Major grade/drainage issues: Well, where to start this experience. •The day before closing and after a rain storm, our upper neighbor which did not have sod or grading, had erosion sweep into our yard and the builder had to frantically remove the erosion from our yard, place erosion barriers up and put new sod for us to close the next day. Poor workmanship and materials, worse than buying a cheap fixer upper.

This is the second home from Pulte we purchased because of the quality work based on the first one. Unfortunately, the quality of the workmanship and materials on this new house is so poor, we just can’t even compare to the first one or even some fixer uppers. Doors and door frames are refurbished with new paints over them but still can be seen visibility on the outside with dents and uneven surface. Poor workmanship, the quality process is very very poor. Houses pass quality inspection with lots of things missing from what we signed up for. Many items are not in working order and had t be fixed after closing. Response to issues is very poor. Construction team just tries to dust off issues.

Home looked good on paper, demo house was good as well. After signing trouble began. During build there was a lack of initial contact, got however changed by Raul, sales guy and Steve our build foreman. No changes could be done to house and promises of a water loop got forgotten and I had to pay out of pocket. Build quality is what can pass the code inspections plus lots warranty issues. Not sure where to begin, because there is so much to say. First, Pulte does a great job of having decent sales representatives and after that it is a steep decline in all other aspects of the home build. The design consultants are horrible, lazy, rude, and pretty much incapable of doing the basic aspects of their job. We never asked for their design opinion and I'm glad we didn't, because I could only imagine how bad our home would have turned out (probably even more in cost than we already paid as well). Right from the beginning, it was so tough to get any update from the construction manager. Target closing date Aug 2021 got delayed for 1 year. Finally closed in Aug 2022. Final walkthrough was a nightmare. They missed to put the window in one bedroom and got caught during inspection. Workmanship was horrible! Office customer service was not good! Was told we were buying certain options later to find out towards the end when they were putting materials into the house that tons of options changed and wasn’t updated to us the homebuyers. Poor Quality - Overly priced - horrible experience from mortgage to warranty services

I had multiple issues from the time of setting mortgage with Pulte to problems with the home. we had issues with the tiles broken || Laundry room did not have space for dryer (poor planning) || Cabinets cracking || Doors were not sealed correctly and made squeaking sounds. || My laws was damaged by the construction workers || The water lines were broken and leaked waters|| the walls are not build in straight line hmm and i can go on and on || more than half of the issues is still not fixed.

Found fa bunch of issues during pre-purchase inspection. Though they promised to fix those, non of them were fixed, Only cosmetic work done and others were ignored, but provided wrong status to us. Same issues reported by other buyers in the community. Multiple issues noticed during move-in, submitted tickets. The agent promised to fix the issues during the purchase process, but not updates after that. No response to follow up. Prior to purchase, heard Pulte was a good builder, but now would not recommend to anyone after the experience.

Donot close your home with any issues pending. Construction Managers are so irresponsible and donot address minor issues despite of 10+ reminders. Lennar has a better quality homes compared to Pulte Homes. With the money they took and quality they delivered is poor. They pretend to be acting on issues but they never.

No responsiveness on the service request line, always asks to leave on voicemail. No follow up. Customer care manager pushes back on everything with no real concern to the home owner. Major water line leak in first 10 days of ownership. Electrical issues. Very late follow up on closing items closing. Overall very bad experience owning a pulte home.

I don't have any words to say how bad the whole process is and how much mental stress and pain they can give to buyer. Everything they will say we will fix and force you to close the home and they will give you letter of intent and finally after the close ... you hear the words "" As per Plan"", we won't do anything. Overall the experience was horrendous from the lack of communication from the sales office to the six different construction managers we had, to the quality of work, and the timeline in which we were guaranteed to close by (which was 9 months off). I would recommend to stay away from this builder overall. The best thing for them was the last construction manager that we got to work with but that eventually got moved to another community. Their lack of professionalism baffles me.

The trades rushed to get the job complete and botched everything.
