I had the great experience while making the offer on the house. The agent was super responsive and provide all the information in timely manner. However after closing builder did not complete the remaining repairs as they promised and as sign in the contract. It took almost 2 months to get those issues addressed after the closing. I needed to follow up multiple times on those repairs. They even lied mentioning everything fixed even when none of those items were addressed. It became very hard to trust.

I was fortunate and had some really good individuals working for my builder at the site where I purchased. The sales side was honestly very above-board at every step, I was fully aware of what I was getting and Pulte stuck to the spirit as well as the letter of their agreement. The builder managed to close on time and got around to all items on the blue tape checksheet, so no complaints there. All in all I was impressed with what I saw.

I purchased the home through online search. Though some aspects of the buying is satisfactory I still felt that Pulte has not lived up to expectations in this community.

Solid experience overall, difficult time to really compare because of the supply chain issues and other factors out of Pulte control. BUT - the neighborhood currently has so much trash in it due to the construction and workers. I have to clean my yard, DAILY, of multiple pieces of trash.. cans, food wrappers, beer boxes, construction trash, etc. It’s really sad, and makes me disappointed that Pulte does not care for the environment at all.

The builder is Pretty responsive to our requests. We had a number of minor issues and a few major issues, and the builder has been incredibly responsive and willing to fix any issues we bring up. When they could not come, I appreciated the clear communication and setting of expectations.

I think there are things that can be improved such as the quality of the toilets, the keys to the bathrooms, showers, kitchen equipment is of low quality, the entrance to the house and the backyard is as if it were under construction, only cement, the poles of the fence are made of wood and not metal, they gave me the house without gutters, it is strange because all the others are delivered like this. The design and colors are great, the rest of the materials are good.

Overall the experience was horrendous from the lack of communication from the sales office to the six different construction managers we had, to the quality of work, and the timeline in which we were guaranteed to close by (which was 9 months off). I would recommend to stay away from this builder overall. The best thing for them was the last construction manager that we got to work with but that eventually got moved to another community. Their lack of professionalism baffles me.

we moved in in dec22 and we were very excited to move into our first new home. after some back and forth with the site manager john/lori they said they couldn’t finish our house prior to closing. thus we had an agreement that all pending work would be completed after we came back from our vacation prior to christmas. needless to say it is now feb and we still have things that need repair / replacing. it seems the builder team was spread too thin at the end of the year and we were at the losing end of it. i am currently working with the site manager at hidden oaks to fix our issues but we are not pleased with the results. also our neighbor had a sewer clog and backup into his 1st floor. shoddy work most likely because they had to rush during the holiday season. it’s too bad because we heard pulte was a good company but now we have some regrets. i’m trying hard not to be angry in this post but i feel we have been more than patient with the builder team. we have photos to prove the work was incomplete. be careful. ... This home buying process was easy with Pulte homes.. The professionalism and care given by the sales department, and mortgage lenders was outstanding. They use high quality materials and the workmanship was great. I am very satisfied with my home and would recommend Pulte homes to anyone looking for a high quality home at a fair price.

Not sure where to begin, because there is so much to say. First, Pulte does a great job of having decent sales representatives and after that it is a steep decline in all other aspects of the home build. The design consultants are horrible, lazy, rude, and pretty much incapable of doing the basic aspects of their job. We never asked for their design opinion and I'm glad we didn't, because I could only imagine how bad our home would have turned out (probably even more in cost than we already paid as well). All of this is just the beginning of your issues to come. Pulte doesn't really do anything on your house and takes almost zero responsibility throughout any issues that might arise. I thought this was indictive of just us, but after talking to our neighbors they had a similar experience. This will be a problem for you, because they subcontract your whole house and the workmanship is mediocre at best and certainly not worth the amount you will pay. With all of that being said, if you do spend money on expensive upgrades like us, you should know that the choices you make are actually good quality materials, but they won't be well taken care of when storing, or installing. An example if you don't understand that. We have excellent cabinets and quartz countertop selections and upgraded trimwork / baseboards, but they are installed poorly and look absolutely sloppy, thus leaving us to deal with home warranty post home closing. Most homes typically have small things to worry about, but craftsmanship shouldn't be an every house issue. Again, this is in large part due to them subcontracting everything and honestly not giving a crap about you or your home that you overpaid for. Everything above be prepared to encounter, but for us personally this was also one of the worst things that could happen to you. Our first and second of three project managers, we had were absolutely horrible. They consistently left us uninformed on our house progression, and completely missed our build timeline without any justification, which there wouldn't have been one that wasn't either a lie or bogus anyways, but still, a common courtesy or small compensation for Pulte's inability to meet deadlines should be expected. I honestly could go on for days about how much I despise Pulte, and I would never have built a home with them knowing what I do now. I will never again build with them or ever recommend them. ... Craig was a super responsive and helpful builder. Through the process he was very respectful and was always willing to go above and beyond to make sure or questions were answered. Even after closing he has helped us with a handful of questions we have had since becoming home owners.

Overall, my experience with my recent house purchase from Pulte Constructions was mixed. While the price was budget-friendly and the community seemed promising, there were several design flaws in the house. Specifically, the backyard was not properly graded, resulting in water buildup during rain. Additionally, there was a linen closet space included in the design without plans to actually build one. Additionally, we had an issue with our house's main drain line being clogged, that was identified in the first week of moving. However, the warranty team and construction manager were able to take care of it after closing. The third party who did the pressure test also left the test ball line in the drain. During this year freeze, we also noticed air infiltration in various parts of the house, and we have raised a ticket but have not yet received a resolution from Pulte. On the positive side, our Sales Consultant, Construction Manager, and Warranty Manager were all helpful and responsive. They truly seemed to care about their customers and resolved issues as best as they could. The neighborhood is quiet and family-friendly, with good schools nearby. I really enjoyed working with Jessica Vincent from the paperwork aspect of things, she made the process very easy, and she was/is well educated on all the home buying “need to knows”. The wife and I were first time home buyers at the time, so it was and can be very stressful. Jessica made that process easier and smoother. I also want to give a shout-out to Steve the building manager, that guy is great to work with. He made sure that everything was perfect prior to our closing date and continues to assist me with any questions I may have! Thanks Pulte!

Very unprofessional workmanship. Not Pulte Standards. Useless in Paying premium price. Below points justifies my rating: 1) Very bad finish on the Kitchen backsplash. How will CM says that sometimes construction will end up with gaps and that is out of their hands. Then what is the use of having CM for a house. Any one from office can give directions to contractors and accept what they deliver. 2) Waste water pipe lines are blocked and no one care to check them before close. My house after closing flooded with water twice and made wood flooring wet in master bed room. First time it is just water but next round poop (biological waste) returned back from the pipes and flushed back in 2 bathrooms toilets and again made wood floor wet in master bathroom. I have to clean some one poop in brand new home. I cannot say it is a brand new home after poop everywhere in bathroom and bedroom. The plumbing team came to unblock and flooded with poop in my front yard and care not to clean. We can call this home a Poop home then Pulte home. 3) Did a patch work on the nook celling and it clearly visible as patch. 4) Power in one of the bed room trips off if under kitchen sink disposal is turned on, as well as some one use power plugs in the opposite house. They blame it is city that some have connected two house power line and they can do nothing about it. This is still not addressed, I atleast reset the breaker twice daily. 5) Backyard grass is dead and fence is broken and water get stagnant at the end of the backyard near fence. 6) They made mistake with brick on my neighbor house and removed the brick, they did not even inform me to cover my AC unit in the backyard or did they not cover it. Now my AC unit is filled with little brick pieces. Who is responsible for that bad workmanship? 7) I made about 10-15 warranty tickets and only 5 are addressed and god know when others will be addressed. Waiting to review till all punch list items are taken care of!

It was a nightmare with Pulte. They never gave clear timelines. Huge mismanagement. No proper planning. Delays on everything. Now seeing at other friends houses from a different builder I see how bad Pulte’s work is.

If you’re looking for just buying home with minimal requirements its a good place not the BEST

The Sales Team where phenomenal LaMonica and Carlton. Exceptional sales agent and represented Pulte very well. They were kind, caring and exceptional. The Building Managers Fred and Brad very good guys and walked us thru as the house was moving along. They were always responsive and made themselves available to us. The nightmare started when it was getting close too closing in the home and the standard that Pulte claimed too have went out the window. On closing day, the house was so dirty that you wouldn't nor even believe it. The price we paid for the house did not match the quality of how it was built. We would know because this is the 3rd we have built in the last few years. We called them out on the crappy work their vendors did and the low quality. They were apologetic and said they would make it right. So for the first 3 weeks of moving into our brand new home, service folks were coming in fixing issues. So instead of enjoying our expensive brand new home, we were waking up to service people fixing things and even with all of that not everything was taken care of. 2 months into moving in and living in the home, it is glaring that the quality of work sucks and was shady. The Area Manager was called in but since then we have not heard from anyone. Not even a "we are sorry note". Not a follow up. I guess this is what corporate greed looks like. You buy a very expensive home during the highest real estate prices in history and companies like PULTE, bid, strong and bad take advantage if you.
