I initially like the builders response to repairs of the house. I did not report any issues on my 1 month survey as he was prompt and fair. After the first 1 month, any other repairs were not taken care of in a timely manner and builder ceased to respond

Overall the experience was okay. I love my new home, but getting here was a bit challenging and seemed to have too many bumps in the road. Not sure if it was COVID related or a common issue.

I would say a great professionalism for the Project Manager Jack, but my back yard work is of very poor quality, it was mentioned in the home inspection report to fix some things which are still left pending. When reached out to the builder it says it will be fixed by the developer but don't know when that is one of the burning issue for me

Look of house out side is important as well as inside and sights have to be at list 60 x 130 better landscape in front and back of the home

Can’t seem to get issues that were supposed to be fixed prior to closing fixed over 1 month later.

Pulte mortgage is manipulating people right and left giving 7 higher interest rate where market rate is below 6 and then give $10,000 which they use to buy down the rate.

Focus on Finishings could have been better. Old model water system. Included fans were just worthless. Overall dissatisfied for the worth it was charged.

I have good experience with Pulte. But where they can do better quality checks than waiting for customer to provide feedback. I seen many mid range builders like Pulte have these issues but when I check other builders for example highland homes, first Texas and Taylor Morrison they don’t have these issues.

New home buyers must watch closely at each stage of the construction and third party inspection is a must. Make sure all issues are fixed before closing if they be ready for months and months of follow up. Slightly over priced so try to get discounts or credits before you close.

In general it is a good builder, just the final details are the issue, for example: some cabinets were damaged during installation, the kitchen hood, good news is the builder is helping and fixing the issues, really slowly, but they are taking care.

Long wait for responses, long wait for information, no replies.

Everything started off wonderfully but after several understandable Covid delays we had to force them to admit that our closing date was being delayed. Everyone is very nice and accommodating throughout the building process but once you get closer to the closing table it becomes very aggressive, threatening, and careless especially if you choose to go with a non-Pulte lender. Upon final walk through there were SEVERAL issues discovered by our hired inspector. Thankfully they addressed most prior to closing but there were still issues found after actually living in the home for two weeks. Overall in the end its a beautiful home and it has majority quality items but you have to stay on them and pay attention if you want to make sure it is done right. ... More

Couple of things that I would change from having a pulte home.

My home buying experience was filled with a lot of emotions. The overall experience was a blessing thanks to my realtor & the lender. Other than building my home, Pulte Homes contributed nothing to making this a joyful moment. I wouldn’t recommend them due to the poor quality in customer service. All Pulte well s concern with is securing the contract. They put up a great facade! They build beautiful homes but the customer service is horrible!

The walls are extremely thin. You can carry on conversations from one side of the house to another without raising your voice. And you don't have to bother going upstairs to talk to someone.. they can hear you right thru the floors. They could do a better job keeping the other construction sites clean. I've never seen houses under construction with so much mess around before. Other than that, it's nice being in a new house with new appliances. I'll definitely do more research into wall quality before I build another new house.

Too many negative happened during construction. Not the slightest bit of cooperation from the building side. Landscaping was a complete joke. Only positive results were from the sales, design and mortgage areas.

Let me begin with a positive, our location contact person Laura has been a huge help in the home building process and has gone to bat for us more than once. Our builder Lincoln has also been helpful and patient with us as well. My major issue is the quality of the products and the workmanship. We were very excited to purchase a new home in an area we love, but I am still waiting on actually enjoying my new home without finding something wrong. Typically it's little things you would feel silly pointing out, like spackle left on an outlet or portions of wall that may have only gotten one coating of paint rather than two, caulking that is missing in spots or was not properly applied, or a scratched up stainless steel sink. There are bigger issues (like the master bedroom heating up at night if the door is closed because the AC is not flowing properly) that we have complained about and are in the process of being fixed. But my issue is, THIS IS A BRAND NEW HOUSE! After putting so much money and thought into this new home, I am not completely happy with what we received. Pulte homes will build a quality product if you MAKE them. That may sound odd because there quality standards that they must always meet, but believe me. If you have an experienced and organized field manager, things will go well. If not, you as the buyer will have to ensure things are being done appropriately. If you do not stay on top of the process (that means visiting every day or every other day), then something will be wrong and the contractors will cover it up. Plain and simple. The construction of my home actually went very well initially. Towards the end, I ran into many issues, including a major issue of flooding from a punctured pipe. It wasn’t the pipe puncture that was the issue because things like that happen, but the incredibly slow response to the problem was terrible. Ultimately due to issues with the field manager and contractors, a leak led to 2 weeks of no response, which led to mold being in the home, then more mold being found after the initial mold abatement was “completed”. There are a lot more details there that will be too long to type, but understand that I would have moved into a molded home with water damaged drywall. It took emails and phone calls to corporate staff to get some sort of movement. Now, there is a lot of good with Pulte homes. There were timely weekly updates on construction (when you have a good field manager), the sales consultants at the model home are top notch. They were like family to me and I never at one point felt like I was just another number or sale. I still keep in touch with the sales team. I can’t speak for all sales consultants, but mine in particular is very good, empathetic and trustworthy. I can’t say enough good things about him. I formed a good relationship with Pulte mortgage after a rocky start. I will say that if you as the consumer don’t do your homework when it comes to interest rates, you will not get the best rate. Pulte will match any rate that you get from other lenders. Ensure that you attempt to get other rates. Pulte won’t offer you the best rate initially. That is a fact. I will say that I was hoping to give Pulte 5 stars, but that is not possible. I will still recommend them over other brands, but there will always be a disclaimer accompanying my recommendation due to the issues I encountered. I wish I could give this more positive review. Initial Purchase: Plain. Nothing special to speak of. Our sales agent was very lackadaisical. Could care less if we bought or not. Design and options selection: stressful experience. Very rushed and not enough time given to make informed and carefully weighed selections. During the build: this might have been the only fun part. Did receive regular updates on what was happening week after week. Final Inspection: this was a hot mess. The Builder was not prepared even after given 4 weeks notice. Lots of "critical" problems identified by our inspector. Quality of home: I've been in this house for 2 months and I can hear the plywood creaking when I walk on the second floor and up and down the stairs. Many of the 2x4s within the framework of the house are in poor shape (black). The quality of materials used for this home is terrible. Value of home: What I have for what I spent is sad. I would have expected a whole lot more for almost $450K. Builders team: this team was divided into two people . One person was communicative and helpful, the other wasn't and just simply did not deliver. If I had to answer the question, did they do what they promised? That answer would be no. Did they respond to me in a timely fashion? Yes Would I buy from this Builder again? Absolutely not. No accountability for the subcontractors. Sloppy and hurried work is apparent throughout. ... Sales and financing were great, very helpful. I am dissapointed in the quality of the home. The details are very sloppy and unfinished in some areas. Already having to submit a warranty claim and I have only lived there for a month.

Check the paint in all rooms for different colors in the same room and different gloss. Check carpet, our carpet has paint all over it, paint overspray. Material and workmanship on trim boards.

After you’re in the home it’s almost like you are forgot about. They were supposed to do a 30 day inspection and no one has come by. My office doors are supposed to be replaced but they still haven’t done that either.

Pulte will build you a better and more efficient home than most home builders. However, I am upset with Pulte’s quality control. There have been numerous imperfections with my build that required or require rework. It’s even worse when you feel like a pest when you have to contact the build manager to address the issues and they end up getting mad/annoyed like it’s my fault for catching the imperfections that they failed to fix. It takes less time to do the right thing first than it does to explain or fix the problem later on.
