Nice house, some sub par workmanship, delays

Overall good process but elongated by Covid delays in materials. Home build is mostly fine but we are finding some sub par workmanship in areas and obviously things done quickly and not to highest quality. I personally had to chase things up myself and noticed things not done which the construction manager didn’t notice. A number of cosmetic issues after close which took quite some time to fix. Nice team and friendly but overall some poor finishing details.

Pulte has beautiful homes and great features but the final quality work lacks making for a disappointing experience. They take great upgrades and don’t watch carefully how the final touches are being complete and that’s where the quality suffers.

More choices on selections needed

It was my first buying experience and things seemed great. I didn't know any better. First I would say that the choices for selections was limited and anything outside of the dull plain choices was very expensive. I am a colorful person and the wall choices for paint was 3 or 4 versions of the same color. If I wanted something else it was ridiculously expensive. $950 for under cabinet lighting is absurd. While going through the building process or project manager kept saying after closing if you have any issues let me know and they will be taken care of. After closing he doesn't respond ...

Quality awasn’t up to par with what you expect from a new home. Appliance broke within a week of moving in, finding minor issues every day. House didn’t appraise at selling cost, builder didn’t budge on price, etc.

Do not like front end garage, gives home a tacky look. Mail boxes should be in front of homes. Not in central location like a apartment complex. Some of us seniors may be able to walk to mailboxes or do not to get in cars to get mail.

Although, was not 100% completed by our close date. We trusted Pulte's Contruction Manager to complete our Punch List within a reasonable period shortly after our close. We are now over 30 days since our close and unfortunately, many of our punch list items remain incomplete or poorly done. Because we are now 30 days past our close date, Pulte's Construction Manager now refuses to respond to our texts and emails regarding the open issues. I suggest the buyers beware and do not close until your home is complete and satisfactory.

Originally I was very impressed with the quality of work when walking through the houses. After almost completely going through the process we find out we should have had a couple of walkthroughs as the house was being built. The only walk through we had was during the final punch list. During the punch list numerous issues were found and unless specifically written they won’t try to fix even if mentioned. We tapped a lot of errors, but they were overlooked. Even at final closing there are still tape markers not addressed. In addition it almost seems like a burden to get them to fix. They are ...

Buying a new build with Pulte was a mixed experience. Their communication process with us was okay but there are alot of problems that we’ve experienced since moving into the house that was supposed to be fixed before close. They took it down to the last minute and assured us that everything that needed to be fixed would still be fixed after closing and that hasn’t happened. We had a 30 day check in and everything that we pointed out during the check in still hasn’t been fixed. At this point we feel like we’ve been strung along in regards to the existing house problems that were present ...

We were treated great by the sales agent, the design center and even the title company. We felt our construction builder, Al, was subpar as he did not catch a lot of simple things that were not right. He had a bad attitude anytime I tried to talk to him and he did not return an email until after we moved into our house. It’s very obvious to me now that when you buy a house you are paying for the construction builder and his or her desire to perfect your house. In this case we don’t feel like we got a perfected house but only a barely above par house.

Pulte homes are average. Lots of things they can update especially in the design center. In regards to the loan that was all good. Warranty is where it seems to be slow. I’ve been dealing with an issue since moving in and still no resolution. It’s inconvenient and now playing a waiting game.

The sales team is great and the financing team is great!! The builders/contractors lack in quality work and getting back to you on issues. If I had known this, I would not ever considered Pulte as my builder. I will never refer anyone to Pulte as the worksmanship is absolutely horrible.

An Unexpected Second Full-Time Job

Chose to pick a ground-up construction choosing my own options. All was fine during design process. Not many options or customizable IMO. The build process was a full-time job that I was not expecting. I was there 3-4x a week spending 30-45mins each visit to ensure the structural portion was built correctly. Pointed out many issues and received a ton of push back from the Field Manager. At one point, had to contact the Field Manager's Boss to get resolved. They will make changes to the floor plan without informing you and also take shortcuts throughout the build-out. Luckily for me, ...

I'm two months into owning my Home and I still have issues that have not been resolved. The house does look very nice as long as you don't look to close. When we first recieved our home most of our counter tops are dirty or have scraps all around the edges. Our stair way still has unpainted spots. they are small so its not the biggest deal but it shows a lack of attention to detail. Our Gas line for the heater was never even turned on! We had to find out the hard way that our heater didn't work by freezing in our home the first time it became cold out here. Our waps where not installed ...

Disappointing experience with Pulte Homes. Little customization options were available even when willing to pay for basic changes such as adding tile to a room instead of carpet. Felt mislead and lied to at various parts of the process as the sales office would tell you what to expect or what is upcoming but when you got to the build process that was not the case. Stressful closing process as the house was not completely ready and the builder fell back on excuses of "you can trust me" or the warranty will cover that after closing. Construction crew left trash throughout the house and yard ...

Very disappointment, Poor workmanship!

Good building materials but very poor workmanship or poor contractors. Almost everything are heavily scratch after they finished installing (doors, windows, sink, bathtub, door handle .....). 3 sprinkler unit were buried sideways, some of units buried too low. There are many hairline cracks on the floor before we move in (bedroom, patio, garage). The cracks length from 1 foot to 8 feet and we was told those cracks are hydration cracks but I believe these are the foundation issues and it does come with 10 years foundation warranty, they don't do anything until the cracks 1/4 inch.

We got a good deal our house, but if you're OCD in any way, don't go with Pulte. The longer I've been here the more I've noticed how the air vents, lights, outlets, etc. are not lined up with each other which is shocking. The trim board is literally cardboard and doesn't seem of high quality. Also, we had an issue with a door handle not working within the first 30 days. The builder just dropped the parts off at our door for us to fix it ourselves. He didn't ring the doorbell or anything. That was also shocking to me.

The good - the build quality was generally good. It's been a month since I moved in and I see the quality and workmanship are comparatively good to homes that I had researched. The bad and the ugly - 1) I was cheated in the options package. I opted in for a smart home package which included among other things a smart garage door opener. This item along with the smart door lock were the only items which warranted the price quoted. I later learnt from neighbors that the smart garage door opener was standard and was installed even if we don't opt for the smart home package. I was never given ...

We were moving from out of state so just really felt like we were forgotten or intentionally pushed to the side because of that. We had delay on top of delay, which we understand happens in construction and wasn’t 100% Pulte’s fault, but they way they handled it left us feeling very discouraged and nervous. We had a really poor experience with our sales guy who called us every day before putting the earnest money down and then rarely heard from unless prompted by us during the building process.
