Pulte homes will build a quality product if you MAKE them. That may sound odd because there quality standards that they must always meet, but believe me. If you have an experienced and organized field manager, things will go well. If not, you as the buyer will have to ensure things are being done appropriately. If you do not stay on top of the process (that means visiting every day or every other day), then something will be wrong and the contractors will cover it up. Plain and simple. The construction of my home actually went very well initially. Towards the end, I ran into many issues, including a major issue of flooding from a punctured pipe. It wasn’t the pipe puncture that was the issue because things like that happen, but the incredibly slow response to the problem was terrible. Ultimately due to issues with the field manager and contractors, a leak led to 2 weeks of no response, which led to mold being in the home, then more mold being found after the initial mold abatement was “completed”. There are a lot more details there that will be too long to type, but understand that I would have moved into a molded home with water damaged drywall. It took emails and phone calls to corporate staff to get some sort of movement. Now, there is a lot of good with Pulte homes. There were timely weekly updates on construction (when you have a good field manager), the sales consultants at the model home are top notch. They were like family to me and I never at one point felt like I was just another number or sale. I still keep in touch with the sales team. I can’t speak for all sales consultants, but mine in particular is very good, empathetic and trustworthy. I can’t say enough good things about him. I formed a good relationship with Pulte mortgage after a rocky start. I will say that if you as the consumer don’t do your homework when it comes to interest rates, you will not get the best rate. Pulte will match any rate that you get from other lenders. Ensure that you attempt to get other rates. Pulte won’t offer you the best rate initially. That is a fact. I will say that I was hoping to give Pulte 5 stars, but that is not possible. I will still recommend them over other brands, but there will always be a disclaimer accompanying my recommendation due to the issues I encountered. I wish I could give this more positive review. Initial Purchase: Plain. Nothing special to speak of. Our sales agent was very lackadaisical. Could care less if we bought or not. Design and options selection: stressful experience. Very rushed and not enough time given to make informed and carefully weighed selections. During the build: this might have been the only fun part. Did receive regular updates on what was happening week after week. Final Inspection: this was a hot mess. The Builder was not prepared even after given 4 weeks notice. Lots of "critical" problems identified by our inspector. Quality of home: I've been in this house for 2 months and I can hear the plywood creaking when I walk on the second floor and up and down the stairs. Many of the 2x4s within the framework of the house are in poor shape (black). The quality of materials used for this home is terrible. Value of home: What I have for what I spent is sad. I would have expected a whole lot more for almost $450K. Builders team: this team was divided into two people . One person was communicative and helpful, the other wasn't and just simply did not deliver. If I had to answer the question, did they do what they promised? That answer would be no. Sales and financing were great, very helpful. I am dissapointed in the quality of the home. The details are very sloppy and unfinished in some areas. Already having to submit a warranty claim and I have only lived there for a month.

Check the paint in all rooms for different colors in the same room and different gloss. Check carpet, our carpet has paint all over it, paint overspray. Material and workmanship on trim boards.

I was literally cheated with Sales Person. I was not told when i am signing a contract. I bought a corner lot and charged $10000 extra for lot premium saying that i would get extra fencing in back and sixe yard. After construction they mentioned that lot was key-locked lot and dont get any extension for my corner lot. Sakes guy simply said sorry.

After you’re in the home it’s almost like you are forgot about. They were supposed to do a 30 day inspection and no one has come by. My office doors are supposed to be replaced but they still haven’t done that either.

Pulte will build you a better and more efficient home than most home builders. However, I am upset with Pulte’s quality control. There have been numerous imperfections with my build that required or require rework. It’s even worse when you feel like a pest when you have to contact the build manager to address the issues and they end up getting mad/annoyed like it’s my fault for catching the imperfections that they failed to fix. It takes less time to do the right thing first than it does to explain or fix the problem later on. Build quality is not good

Too many promises and very nice people till you close

Overall good process but elongated by Covid delays in materials. Home build is mostly fine but we are finding some sub par workmanship in areas and obviously things done quickly and not to highest quality. I personally had to chase things up myself and noticed things not done which the construction manager didn’t notice. A number of cosmetic issues after close which took quite some time to fix. Nice team and friendly but overall some poor finishing details.

Pulte has beautiful homes and great features but the final quality work lacks making for a disappointing experience. They take great upgrades and don’t watch carefully how the final touches are being complete and that’s where the quality suffers.

It was my first buying experience and things seemed great. I didn't know any better. First I would say that the choices for selections was limited and anything outside of the dull plain choices was very expensive. I am a colorful person and the wall choices for paint was 3 or 4 versions of the same color. If I wanted something else it was ridiculously expensive. $950 for under cabinet lighting is absurd. While going through the building process or project manager kept saying after closing if you have any issues let me know and they will be taken care of. After closing he doesn't respond to texts. I had a dented vent hood. Supposedly it was ordered but that was over a month ago and no communication. There were other issues/questions and still no response. While it was nice there was landscaping done it was nothing that I would have chosen. A choice of A or B on plants would be nice. I had to give away all of it. What a waste of time and money. ... Do not like front end garage, gives home a tacky look. Mail boxes should be in front of homes. Not in central location like a apartment complex. Some of us seniors may be able to walk to mailboxes or do not to get in cars to get mail.

Not very impressed

Although, was not 100% completed by our close date. We trusted Pulte's Contruction Manager to complete our Punch List within a reasonable period shortly after our close. We are now over 30 days since our close and unfortunately, many of our punch list items remain incomplete or poorly done. Because we are now 30 days past our close date, Pulte's Construction Manager now refuses to respond to our texts and emails regarding the open issues. I suggest the buyers beware and do not close until your home is complete and satisfactory.

Originally I was very impressed with the quality of work when walking through the houses. After almost completely going through the process we find out we should have had a couple of walkthroughs as the house was being built. The only walk through we had was during the final punch list. During the punch list numerous issues were found and unless specifically written they won’t try to fix even if mentioned. We tapped a lot of errors, but they were overlooked. Even at final closing there are still tape markers not addressed. In addition it almost seems like a burden to get them to fix. They are respectful, but the intention doesn’t seem to be there. All the windows had issues with a breeze coming through. Then when asking the builder about it he didn’t infer there was really any issue, but when the window people came they said all windows have issues. Had one of their door contractors come out to fix the door alignment, but in the end he fixed the seam to weather stripping error, but ended up making the door latch very stiff and not fit correctly. When I tried to explain why this is an issue he brushed it off and said that’s how it’s suppose to be. After they left I had to fix this on my own. Which isn’t the issue. The issue is we spend money on a new house, and have to correct the mistakes made by pulte. Numerous paint errors, but were told that is what the touch up paint kit is for. They said they could get someone to come out, but it might be easier to do it ourself. Which is what I did seeing the quality of subs. Personally would not recommend these builders to anyone. Buying a new build with Pulte was a mixed experience. Their communication process with us was okay but there are alot of problems that we’ve experienced since moving into the house that was supposed to be fixed before close. They took it down to the last minute and assured us that everything that needed to be fixed would still be fixed after closing and that hasn’t happened. We had a 30 day check in and everything that we pointed out during the check in still hasn’t been fixed. At this point we feel like we’ve been strung along in regards to the existing house problems that were present during the close. The sales agents we dealt with were great to work with. Our second project manager was significantly better than the first one. We’re just very disappointed that none of the issues that we pointed out during the 30 day and even before close were addressed and we keep hearing the same answer of “oh I’ll reach out to the crews and get back to you”. ... After paying 500k for my home. I feel the home is not that great quality especially the doors they are so poor in quality.

We were treated great by the sales agent, the design center and even the title company. We felt our construction builder, Al, was subpar as he did not catch a lot of simple things that were not right. He had a bad attitude anytime I tried to talk to him and he did not return an email until after we moved into our house. It’s very obvious to me now that when you buy a house you are paying for the construction builder and his or her desire to perfect your house. In this case we don’t feel like we got a perfected house but only a barely above par house.

Pulte homes are average. Lots of things they can update especially in the design center. In regards to the loan that was all good. Warranty is where it seems to be slow. I’ve been dealing with an issue since moving in and still no resolution. It’s inconvenient and now playing a waiting game.

The sales team is great and the financing team is great!! The builders/contractors lack in quality work and getting back to you on issues. If I had known this, I would not ever considered Pulte as my builder. I will never refer anyone to Pulte as the worksmanship is absolutely horrible.

Chose to pick a ground-up construction choosing my own options. All was fine during design process. Not many options or customizable IMO. The build process was a full-time job that I was not expecting. I was there 3-4x a week spending 30-45mins each visit to ensure the structural portion was built correctly. Pointed out many issues and received a ton of push back from the Field Manager. At one point, had to contact the Field Manager's Boss to get resolved. They will make changes to the floor plan without informing you and also take shortcuts throughout the build-out. Luckily for me, there were two other houses with the same floor plan being built at the same time that I could compare to and point out to the Field Manager. Timing of the complete build was on-time. Quality of the build is a 6 out of 10. I would rate it a 4 out of 10 had I not been persistent on having them fix issues such as paint drips, poor alignment of switches and canned lights, uneven entry ways, sloppy grouting, and sloppy staining of handrails that bled onto paint. Had to delay closing date cause they were rushing to finish the touch ups, but were still sloppy. Overall, I'm satisfied with the house as it was completed to the "best of their ability". When choosing to build again, it will not be with Pulte. The quality of materials aren’t very good. They rush things together. There are still things I’m trying to get fixed in my home.
