Standard homebuying experience. Homeownership...needs improvement...quality and materials poor

The experience of purchasing the home direct with Pulte was pleasant. We found the house to have our ideal layout. They included extra favors without cost to us and were much appreciated. The energy efficiency features are noticeable, even when compared to our previous home which was also a new build with similar claims. We generally get very quick responses to fix issues around the house, but the number of issues keep growing. Workmanship and material wise, it is a level below our previous builder. The issues range from things breaking, bad installation, to material choices that could be ...

Hired a home inspector is worth it, although my issues are inside the house. I had a home inspector and he save me by pointing out bad work such as the problem with the roof (sloppy work), he saw the standard water and the bad landscape just to name a few. When the homeowner walks through, look at everything, ensure that your upgrade is quality and what you paid for (mine was not), ensure that the floors are free from having paint drip on them (I am still removing paint drip), ensure caulk is where it should be and no hole, ensure the landscape is done right and when using the sprinkler there ...

Someone told me I have to accept that these are "cookie cutter" homes slapped together and sold at highest market value. I like the house but the quality of craftsmanship and attention to detail are lacking. Repairs were sub-standard.

The quality is par - these are workers not craftsman; wish I could send photos of our upgraded paint work - we purchase upgraded paint (white walls and gray trim.). Our gray trim work should have clean lines - this isn’t the case, we have gray smeared into the floor and walls. We were told that they have replaced those workers for others but how does that help us know, as we now need to hire real painters to fix the paint. And not to mention our front door ( outside) looks like a three year old painted it. As for the material used - all we can say is that it’s cheap, unless you upgrade ...

We love our home, but the experience we went through was not pleasant at all. We came to a house to a non working dishwasher, a hole in the outside roof, the grass had foot prints that made the surface uneven.

The lack of quality and effort into the home

I appreciated the step by step process by construction and leading up to closing, but then once I closed it was all different. My dishwasher was installed wrong and caused major water damage. This resulted in my hardwoods being removed and replaced during my first week (the very next day I closed). I couldn’t properly move in and access my kitchen for days. There were many issues with how the home was completed with an overall “sloppy” completion. Even when workers were sent back out they did not fix it properly and had to come out again and again. I still have unresolved issues. I have to ...

As we walk through our home, I see so many flaws, lack of heart put into the smallest things. The caulking looks like a childs work, corners are not squared and off on sides, counter tops drilled for 3 holes and there should have been one. Instead of replacing, it was covered and left as if we wouldn't notice. It was attempted to be fixed, but for sure still noticable! Cabinets are leaning and it has taken forever to get them to even call us back. The carpet on steps is unraveling. Im having a hard time with all the imperfections! On a new home??

The sales rep, mortgage lender were all very nice. The problems came after. The contractor did not fix everything he said he would. He then ghosted us. We had to file warranty claims and of course they couldn’t all come at the same time so I had to take multiple days off from work and one time a worker stepped through our ceiling causing another thing that needed to be fixed. I finally just gave up. The counter tops chipped (in like three different spots) in the first two months. We were told the counter tops were very durable but obviously not. Tried filling a warranty claim and was denied. ...

The buying experience was great. The builder, Ryan, kept us updated along the way and the mortgage team was very helpful. The overall layout and quality of workmanship has been great. However, since we’ve moved in, the warranty team has been very unresponsive for the issues we have had. We have been in the house almost two months and have had constant AC issues. Multiple rooms, upstairs and down, have been 10+ degrees warmer than the thermostat. The AC company was informative but they told us to make the repairs, they had to wait on Pulte. I reached out to the warranty coordinator multiple ...

I am 2-1/2 months in and here is the list of what I have had issues with. - Cleanliness. The exterior of the home was very dirty and they had to come back 2 other times to clean mud, residues from windows, concrete, and debris. They still left behind razor blades and nails as well as other debris after 2 attempts. - Fence was not finished. Missing topper on front facing section - Wood trusses were missing from the front of the house and one of the ones that was installed was wildly crooked. - Wall plates and other piping that runs into the wall left with gaps where you could behind the ...

After I moved in for a month the most feeling is disappointing. I have so much stress from this house. I have spent so much time cleaning this house when I moved in. They don't even clean it before I close this house. There are stains on the bathtub and shower that I still cannot remove. Every window is full of dust. The quality of this house is not ok. The paint on the wall easily falls off. The dishwasher is not working. The A/C has been fixed 4 times and the pipeline issues are still haven't fixed yet. Sales agent being unprofessional about an issue we had

We’ve had plumbing issues multiple times. One plumber found paint inside the toilet tank clogging it. The paint inside the home rubs off if you attempt to clean anything off of it. Everything that touches the wall leaves a mark or rips the paint off. We have multiple chipped tiles and it occurred within the first 1-2 months of closing. Roxanne, the sales agent was very unprofessional when we had an issue about a stair-railing selection. Pulte was very prompt in following up with these issues once reported. Our home cost in the upper 300’s, we expected a little more.

Not 100% clarity throughout but overall did not seem bad overall. Disappointed how many things were needed on the blue tape walk. Some repairs had to be done more than once. The thin layer of paint on the walls causes them to mark easily. Some finishing touch not applied. There is an essence of cheapness about the finish. Finding lots of little things post purchase that just spoiled the experience of buying a new home.

We would NOT buy a Pulte home again. Not all bad. Our builder was good, but sales team were liars and deceivers. We were sold a lot on a small lake/ pond that retained water when we bought it. Our contract even called it a lake lot. Then a couple months later, Pulte informed us it would not retain water. It was now going to be a Detention pond. Warranty department very slow in responding to simple issues and then telling me that my Ring door bell that never worked was a Do It Yourself warranty return. I don't recall any positive moments throughout the process. Quality questions/concerns were flat or ignored throughout the process, to say communication was poor would be an understatement, having to push closing because of multiple instances of negligence by construction teams, replaced damaged grass with dead grass after rutting up front yard fixing the damaged driveway, and no walk through with anyone except the completely incompetent and rude construction foreman who couldn't answer a single question just finished it off.

"Hydration" cracks in cement in garage, front porch, back porch. I continue to see cracks, chipping, scaling, chunks of concrete missing from garage and front/back porch areas. Repairs have been made once but cracks continue to expand. I've purchased many homes (both new and pre-owned) and have never experienced foundational cracks to this degree. I am continually told the foundation integrity is solid but I can't see how that is true. Even so, the cracks significantly degrade the "curb appeal" of what is otherwise a beautiful home. Given the cost of the home, I'm extremely disappointed ...

The home buying experience is okay. The builder's lender involved some high fees so we didn't choose them. The closing day was okay, but all the documents were delayed so we did not receive community gate access nor trash bins until 6-8 weeks after we moved in. The wood floor and doors are not quality material, chip off easily only a few weeks after moved in. The irrigation valve was broken and Pulte insurance would not take care of it and their management are using freezing weather as excuses. Not at all satisfied with the quality and workmanship of the house. The outside patio/deck slope/gradient does not allow rainwater to flow out, this causes stagnant water on the patio, which could produce mold. The front concrete/cement is breaking. Crushed ducting in the attic, air conditioner breaking, cabinets not installed correctly, appliances not installed properly, wiring done incorrectly, and poor job on the wood floors to name some of the issues. Paint finish quality is horrible. Peeling and chipping paint on walls and doors already. Drywall feels very weak (crumbles when you put basic drywall screws in to mount anything). I was promised at closing that remaining items on punchlist would be taken care of ASAP after I signed. It has been well over a month and we are still waiting on things to be done.
