Constant changing of closing dates and the numerous quality issues

They took a little over a year to build our house. We had multiple major issues that seemed to not be taken seriously. I felt like had I not pointed out the issues that they would have allowed them to remain and done whatever they could to have hidden them. I am not speaking of the pulte builders, but the contractors that they use. Overall I expected a memorable experience and I received one. Unfortunately it is not a memory I want to look back on. At the end of the day the issues were repaired and pulte does offer a warranty so we will see what other issues arise in the next year.

Pretty sure I would not build with Pulte again. It was nothing like the last two houses I had built. The process was not very smooth and the quality of some of the workmanship was lacking. I would go into more detail, but it would take too long.

Paid extra for an upgrade. Not worth it. Tiles & Grout were not sealed. Tiles have stained marks & excess grout. Bannister missing screws and nut bolt exposed. A toilet is loose. Vents/Extractors in bathrooms very inefficient. Places for show only. Paint lines crooked. White paint on the metal rails. POWER keeps tripping. Outside railing not stained. Garage and driveway excess cement not cleaned. Garden not weeded before closing. 30 day walk through still not done.

Overpriced, poor workmanship and too much time to fix issues

The houses are overpriced for the quality of materials and workmanship. Every place in the house shows that the construction was rushed. Multiple things damaged which are getting fixed but it just generates a sense of frustration on why these were not addressed before closing - why not get things right in the first place. Issues pointed out by inspectors are often ignored. There is a blatant disregard for the house owners work schedule where some of the third party vendors show up at random times or just keep pushing schedules at will. Disappointed with Pulte

I think the main problem is that the Construction Supervisor is new to this type of house, so the subcontractors took advantage and did subpar work! Overall it is a good build, it’s just that all the little things have added up. It started with the HAVAC system wired wrong it took two appointments to correct. Gutter system installation was and remains incomplete. Promised a “Smart” home with Google nest thermostats instead Pulte installed old Honeywell T6 thermostats. Most requests for warranty service have been submitted twice.

1. When you use Puhlte mortgage company, they change rates on different items to keep your money. It doesn’t do any good to buy down your rate because your payment stays the same with the increase of charges they add. 2. Very hard to get them to fix any new house issues, in a timely manner. The construction manager and maintenance crew will tell you whatever you want to hear to get you off their backs and it won’t be true. A lot of promises on deadlines and work - No followthrough

The home seems to be priced well, compared to the competition, however, this came with a lot of sacrificed quality and workmanship. The final product workmanship is bad, we walked the entire home pointing out to all defects and bad things, and 5-10% of it was redone, all the blue tape we placed for hours was simply removed and no work was done. We had someone inspecting the house when this took place and they saw the contractors that were supposed to do the work simply remove all the tapes and walk away. Site manger just let anything pass once we moved in we found a lot of thing wrong and brought up to building manager let warranty handle it they will fix it we had 67 items on the list they have to come back and fix and a few of the item they had to come multiple times to fix

Aggressive Misdirection

Pulte Mortgage was very aggressive in getting approvals through VA. Even though we had not chosen them as our lender. New home construction standards does not provide insulation over the garage and entrance way; uses 2x4's vice 2x6's ceiling joists over the 3-car garage; and no baseboards provided throughout our home. Pulte is cutting quality to increase their profit, but cost is increased to highest sales price. Once purchased, the warranty repairs are very slow with poor communications.

First off, I understand supply chain issues and have considered that in my review. Our main issue was communication between sales team, project manager, and us. I feel like a lot of things that were caught would not have been caught if we hadn't stopped by the house so much. Many times we knew more about the build than the Pulte team did. A lot of their sub contractors are sub-par after hearing all about the Pulte standards that they have to meet. The AV company they use is a joke and leaves you a mess of wires after charging you over $2,000. My turf was just thrown down with some spots ...

Not a good first time home buying experience

I have been in my new home for 3 months and have yet to be fully settled in the house. My floors were not to standards and what is worst the “replacement” has been just as bad; now I am waiting to get my floor redone again. My wife and I have noticed the workmanship was not as good in other areas but the main thing that stood out was the bad tile work. The responsiveness has not been up to par when asking for something to get fixed.

The sales person was nice at first, then went dark and was unresponsive during the closing process. They agreed to take care of options verbally during close to just turn around and cite the written agreement a week later, claiming the outstanding items weren't on the closing documents so they didn't have to take care of them. Do not go with their mortgage company option I have never seen such incompetence as they displayed throughout the build. This group spent months ignoring my applications and I had to constantly hound them to do the basics of their job. Was not worth the 10k incentive.

We brought our first home with pulte. During 2022 we have signed our contract it took over 12 months for the house to finish…Taking more than an year the house came up with very bad finishing no proper cleaning lot of fixes and it’s been 3 months there are still issues when you spend over 500k in Texas it’s a big thing…they reduce lot sizes and they built very quality less houses… Please do some investigation atleast in San Antonio area when your going with pulte.

Let's start with closing... Closing on our new build was originally 30 June. When going through a walkthrough (blue tape), there were a lot of issues that needed fixing. Building Manager pushed it out 2 weeks to get everything A-OK. Come Wednesday July 13, repairs were being made but still needed to have some things fixed. Building manager said that these repairs would be completed "for sure by Thursday". Pulte title company needed funds transferred 1 day prior to closing to expedite the paperwork which will occur 15 July. So 14 July I wire transferred the amount to close to Pulte Title, then ...

Toward the end of our build process we encountered a few problems with about a month or more to go til closing. When brought to the attention of our construction manager they were either down played or we were told it was suppose to be that way. Do not close on your house until you have had several “final” walkthroughs. I have been in my house a month now, and every day I am finding a new issue. They cut corners, their attention detail is horrible, the craftsmanship for every aspect of my house is subpar. I was told to expect the quality work done on the mode home, what I received is far from that. I wish I never would have closed on the home with Pulte. Our salesperson attended to our every need and is the only reason this is not a 1 star review. Our home inspector said the build quality was well below what he expected from a Pulte home. After noting the many build and finish issues that needed addressing a week before closing, Pulte did nothing for the first 4 days until I sent them an email saying that I could not close on the house in its present state. They had to delay closing from the morning to the afternoon in order to get the house to the point where I would take it. I gave up on trying to address the non-deal breaker issues b/c ...

Overall stay away from Pulte in Davis Ranch. The are slow to respond to warranty because of layoffs and the workmanship is awful so you will have a LOT of warranty requests. Two days before the house was fully purchased my inspector found the roof shingles were out of alignment. They waited until the day of purchase to fix the issue. We had blue taped items to touch up before purchase (paint, calking, cabinet/drawer alignment, etc.) and many of the items they just took the blue tape off and did nothing. Lived in the home for a month and am still finding things where the blue tape was ...
