Good morning. Overall our experience with Pulte has not been positive. We started excited when we signed/started but it only went downhill. We suffered the filling issues: 1. Closing well past promised due date requiring unnecessary expense on our part and stress on our family, jobs, and children 2. Rudeness by several members of Pulte staff including mortgage, closing office, building team. Issues required bringing in manager to assist 3. Unresponsive construction manager. My over all experience was very bad. My house construction was delayed by 4 months. I was rushed and forced to close the house before fixing all the issues that we identified. The construction manager tried to help us. But still there are several in resolved issues.

So many things.....if I could do it over, I would’ve bought in Fair Oaks Ranch. Pulte Mortgage is a joke. The sales consultants don’t keep your finances private. They also don’t tell you once you sign the note, the HOA sucks and has too many restrictions.

The original home my wife and I designed to built located on 10732 Merrick Run was not completed in a timely manner……..dates were moved from June 2022, August 2022……..and still today not completed. Buying a home should be a great feeling and it was until I settled for the $20K at closing using Pulte Mortgage (Dawn). Never thought I would be saying this but they are not good at their job at all. And just FYI, you don't actually get or control the $20K at closing. Per my closing documents it stated " You are responsible for $0.00 of the discount point" yet when it was closing time they took the discount point for the loan rate out of my $20K closing stating that I actually didn't pay it because it came out of the $20K closing promotion. response has been not at all good after closing is done...all open issues prior closing were not addressed and any service ticket logged has been ignored even after multiple reminders through email or in person. Pending works are not being addressed or paid attention to. if the post closing service as committed provided it would be really great. hope at least feedback like this will change the service provided.

This was a horrible experience. I chose Pulte due to the longevity of house building experience. My experience made me felt this was working with company just starting off . I will say my loan consultant were great. My construction manager(Kelly) answer every call and email. After the move the customer service contact (Meghan )made sure all needed repairs were done.. the sales person in the front office (Robin) was very unresponsive to my concerns and questions . This was the worst home buying experience I have ever had. From the sales person who lied to us over 4 times, from personally having to talk to people to get things fixed proved that this was not worth the investment in time. Timelines were way off when they told us of the bill, they kept realtor in the dark and also messed up the title service paying our people. This is not acceptable when you are selling 350K homes.

My wife and I purchased this new home when we moved to Texas from Georgia. Nice employees but poor company & quality. Still scraping paint from tiles, lots of flaws in paint job, drawers don’t close properly, electrical issues (lights in kitchen won’t work after 3.5 weeks of use), washer not functioning properly (part of deal)...the list goes on. I made a mistake purchasing a new home from PULTE. Love the neighborhood but with I had gone with a different builder.

Bad experience. Every phase of construction was completed (fixed) with the absolute worst sub contractors. Pulte’s Framing was so cheap that they do not even use a top plate (2x4) on most of the interior walls. I even had to inform the builder that trusses were sitting on load bearing walls that Did Not Have a Top Plate. This could’ve been fixed when I originally told them. But no, they decked the roof, and shingled before they decided to fix the truss setting on a loadbearing wall without a top plate. Pulte Sales team at Davis Ranch lacks integrity, respect, and a sense of honesty. The sales team says one thing, but then won't honor it, claiming I misheard them. I am aware of the problem builders are having retaining workers and getting materials due to Covid, but the buyer is the one paying for this shortcoming. The quality of the build and workmanship is very poor, and the companies response to correcting these issues is lacking thus far. The warranty folks have stepped up and are trying to resolve the issues and I am hopeful they will make things right. It is very frustrating to spend you time waiting on worker to show up and correct problems that should have been done right the first time.

Lack of Commutation and Attention to Detail

Construction managers had poor commutation throughout the process. Most importantly the quality was poor. Paint and stain was spilled all over the tile floor and carpet. Things that were supposed to be fixed were not. Closing was delayed and should have been delayed again. The cabinets came off the wall right after moving in. Poor workmanship overall. Better off going across the street to Ashton Woods.
