Buying process was a hassle - closing date was moved several times without anyone contacting us, buyers. Ordered inspection, it discovered lots of issues with build. Nobody took it seriously although report was shared with builder. Construction manager couldn’t care less. Had to order 2nd and 3rd follow up inspections. They produced somewhat acceptable at closing date. Issues discovered after closing. Site manger just let anything pass once we moved in we found a lot of thing wrong and brought up to building manager let warranty handle it they will fix it we had 67 items on the list they have to come back and fix and a few of the item they had to come multiple times to fix

There are lots of issues after closing mostly cosmetic but they are not being addressed timely broken sinks , fireplace rock falling out, doors and bathroom hardware not installed correctly, irrigation exposed , cabinet doors loose or falling apart, scratches on cabinets and appliances, floors were left with huge amounts of grout on tiles that was not cleaned out after the fact, blinds that do not work properly, paid for cabinet hardware that has not been installed 1 month and a half after closing, overall responsiveness to issue is terrible

Home wasn't completed during the timeframe given, and there was never any communication from Pulte unless I initiated it. Excuses were the norm during the process, and even after I'm still waiting on things to be resolved!

Overall stay away from Pulte in Davis Ranch. The are slow to respond to warranty because of layoffs and the workmanship is awful so you will have a LOT of warranty requests. Two days before the house was fully purchased my inspector found the roof shingles were out of alignment. They waited until the day of purchase to fix the issue. We had blue taped items to touch up before purchase (paint, calking, cabinet/drawer alignment, etc.) and many of the items they just took the blue tape off and did nothing. Lived in the home for a month and am still finding things where the blue tape was ...

The whole process took too long and communication was an issue all through the process. Issues were never communicated as highlighted from the beginning and all the building stages meetings were not scheduled as prescribed in the building process. Numerous errors were discussed at the end of the process. Lastly, the lawn was not properly down. There are multiple pot holes that collect water when it rains.

We were really disappointed in Pulte Homes. There were so many instances of poor craftsmanship and so many instances of work not being completed, such as both front and back doors not painted right, sloppy caulking, sloppy finish work on driveway, etc. It goes on and on. And absolutely no clean up. Obviously, there was a big rush to close on the house with disregard to the finishing touches. We WOULD NOT recommend Pulte homes

We experienced unmet promises. Unmet deadlines. The craftmanship was poor quality throughout home. Had leak within the first week. Asked them to please bleach the damaged wood from the leak, since it was a bathroom leak, they did not. Had to do it myself. Had sink hole in my front yard, again I had to fix it myself. Still waiting for them to fix it properly. A huge safety hazard. The mason stone fell off the front porch within a few weeks of moving in. You don't actually make lemonade. If this was a Netflix series, my home buying process would qualify for the "horror" section. I could write several books about WHY YOU SHOULDN'T BUY A PULTE HOME. Unreal experience, that I wouldn't wish upon my enemies. I'm already planning on ditching my home and buying a different home, even with higher interest rates. DO NOT BUY A PULTE HOME.

The original home my wife and I designed to built located on 10732 Merrick Run was not completed in a timely manner……..dates were moved from June 2022, August 2022……..and still today not completed. Build process is ok. Putle mortgage never replies . Loan officer never replies and did not lock In rate on time. Home quality is very poor. Carpets have paint and now needs to be replaced at home owner cost. All handles and equipment have paint. No repair done after creating ticket

We knew during this uncertain time of the pandemic that it would take a while to build a new home, and we were right, but the team at the Preserve in SR was second to none! From Karla getting us in the model and location we wanted to Shane ensuring our home is perfect, they have been a great team to work with. Bad experience. Every phase of construction was completed (fixed) with the absolute worst sub contractors. Pulte’s Framing was so cheap that they do not even use a top plate (2x4) on most of the interior walls. I even had to inform the builder that trusses were sitting on load bearing walls that Did Not Have a Top Plate. This could’ve been fixed when I originally told them. But no, they decked the roof, and shingled before they decided to fix the truss setting on a loadbearing wall without a top plate. By this time, three of the trusses had already broken due to the downward force ...

I had a salesperson who wasn't honest about things like the fact they submitted permits incorrectly to the city and had to RE submit so it took 5 MONTHS to get permit to build! The first construction manager would also lie and say things were done and I would go by and those things were NOT done then he backtracked and denied telling me these things. FINALLY got a construction manager who was awesome (Austin M) and things went pretty smoothly. Still took 18 months to build what should have taken 6-8 months.

Don’t get me wrong we love our home… there were some cosmetic issues that I feel should’ve been addressed, and some that still need to be addressed. A lot of my windows are the wrong size which leaves small gaps on the sides.. one window is completely different than the others. We have been working with them on getting our screens all replaced, because they were all too small. I don’t think my yard was leveled before the sod was laid (seems a little lumpy) and whoever did our sprinklers didn’t bury one of the sprinkler heads…. there was paint on the rails of the banister upstairs. Cheap quality with uneven walls, floors and other defects

Unsure if all builders are the same but Pulte does not share plans and designs and quality is lacking so, be ready for surprises and oopsies. The irrigation system zones are set up in a way that does not make sense, the sod was set on top of rocks, weed and construction debris. The yard is dramatically uneven. The floor tile is not flat and the wall tile on the backsplash and the showers is worse. It is difficult to trust the brand and when they don't share tests for energy star compliance, blue prints and other plans like the irrigation system layout makes me wonder if they don't share ...
