It is my third and most expensive home with Pulte in an exclusive neighborhood, yet the quality of the workmanship has been the poorest. I am very disappointed. The salespeople, staff, and field manager were all great as always from my previous Pulte experience, however, the quality of work was very poor. It seems we closed on the house, and it needed at least another month before closing. Every day/week I find new issues. I have spent the last 2 months addressing issues. Pulte Mortgage was very aggressive in getting approvals through VA. Even though we had not chosen them as our lender. New home construction standards does not provide insulation over the garage and entrance way; uses 2x4's vice 2x6's ceiling joists over the 3-car garage; and no baseboards provided throughout our home. Pulte is cutting quality to increase their profit, but cost is increased to highest sales price. Once purchased, the warranty repairs are very slow with poor communications.

Let's start with closing... Closing on our new build was originally 30 June. When going through a walkthrough (blue tape), there were a lot of issues that needed fixing. Building Manager pushed it out 2 weeks to get everything A-OK. Come Wednesday July 13, repairs were being made but still needed to have some things fixed. Building manager said that these repairs would be completed "for sure by Thursday". Pulte title company needed funds transferred 1 day prior to closing to expedite the paperwork which will occur 15 July. So 14 July I wire transferred the amount to close to Pulte Title, then ...

The amount of mistakes that had to be redone and corrected was astronomical. It was the norm for things to get done two or three times before they were done in an acceptable manner. And even this wouldn't have happened without us insisting. We noticed workers of all ages and even children and woman doing work. No wonder the exterior paint was a mess, and sloppy work observed. First off, I understand supply chain issues and have considered that in my review. Our main issue was communication between sales team, project manager, and us. I feel like a lot of things that were caught would not have been caught if we hadn't stopped by the house so much. Many times we knew more about the build than the Pulte team did. A lot of their sub contractors are sub-par after hearing all about the Pulte standards that they have to meet. Overall the home was to my standards. The only complaint I have is the back yard. It was left a mess and unfortunately sod installation was not included back there which takes down the value of the home. The builder kept in contact the entire time with multiple updates so communication was great. I've had to submit quite a few work orders since moving in so small issues but they've been great at taking care of these problems.

Overall we had a good experience buying through Pulte. The value and quality of the home per square footage was much better than other similar builders, such as Perry and Highland. But sometimes there was sloppiness in the details of the home (painting the garage), but overall I am very pleased. This was my second Pulte home, and I would buy through them again.

2021 -We were in the list with multiple builder. We choice Pulte at Cielo Ranch Andrew @Sales came through for us with the great lot. Pulte's sales person was good, but the construction manager and crews did a poor job executing and communicating. We were given a close date about a month or so out, and we jumped through hoops to prep and sell our previous home to meet that date. Although Pulte has been responsive to addressing the numerous issues I have had with my home there are two big problems. First a lot of my time was wasted in getting issues resolved. Second numerous other small annoyances remain but I’m to exhausted to deal with them. I would never buy a Pulte home again. Life is to short.

Before buying a Pultle home I went to their website and watched their promotional materials. It featured a lot of people that knew what they were talking about and took pride in their work. This is not what I experienced at all. I experienced lots of fighting to get things done correctly and in the end, there are still a lot of things that look awkward. Walls that look twisted, a roof that has dips in it, ceilings that have boils, creaky floors, unfinished mortar work, and the list goes on. They took a little over a year to build our house. We had multiple major issues that seemed to not be taken seriously. I felt like had I not pointed out the issues that they would have allowed them to remain and done whatever they could to have hidden them. I am not speaking of the pulte builders, but the contractors that they use. Overall I expected a memorable experience and I received one. Unfortunately it is not a memory I want to look back on. At the end of the day the issues were repaired and pulte does offer a warranty so we will see what other issues arise in the next year.

House was completed 6 months behind schedule and everything was rushed to completion. House wasn’t thoroughly cleaned at closing, and the builders had to come back after closing to repair areas that were lacking.
