I wish we had asked more questions. We would have made slightly different moving arrangements. There were too many issues after closing.

We purchased a new Pulte home this year. I have purchased 4 other new homes previously by other builders. Tho Pulte builds a nice home, we’ve had more issues than expected. Things that should have been identified prior to posting it for availability. Plumbing issues with 3 sewer backups in the first 2 weeks. Drain lines apparently has construction debris in them. A leak between the wall that required a lot of work and remediation to fix. I’ve noticed other issues that will be addressed to Pulte once we’ve confirmed the most urgent ones are fixed. I’d say Quality Control is an issue that should be addressed. Not just pushing for deadlines in the construction process. As I stated, with my previous home buying experiences. I’ve never had the problems that have arisen with this home. Recommendation is for Pulte to improve Quality Control focusing on attention to detail and ensuring proper functionality of all systems in the home. ... More

For the over-inflated price paid for a Pulte Home, we expect a better quality workmanship on the build with far better attention to detail in the build both interior and exterior.

Our build happened during the COVI-19 pandemic. There were a lot of set backs during the build and our construction manager was great at handling each one and helping us through the process.

The virtual purchasing experience was quick and painless. It helped that the home consultant actually lives in the neighborhood and can give honest feedback about Pulte and the ins-and-outs of the new community. We liked the virtual design center appointment too as it was easier for us to narrow down on our picks and not spend on other things we would have seen if at the center in person. The build process was fast however even though we were told the house would be done by mid-November, this doesn’t mean the whole house, just that it was structurally sound. The house was still being worked on even post-closing. Warranty has been responsive but we definitely recommend that home buyers do not close until even the aesthetically flawed items are fixed if time isn’t an issue. The exterior of the house is nice however the workmanship could improve in the interior. We found the inside of one of our linen closets with an incomplete paint job - as if they were hastily painting to just get it done. I just so happened to notice that the walls facing inward were haphazardly painted with lots of exposed drywall still. A painter was sent quickly after I let the field manager know. We paid extra for hardware in our kitchen and almost all the doors and hardware were misaligned. This took over a month to fix and oddly enough, the cabinet technician that was sent to align our cabinetry did not have a level or a ladder. Luckily, we had these items and just let him use ours. There was a crack on our entranceway tile and we were scheduled a month out for the repair. Once the tile technician came out, he looked at the leftover tile Pulte left for us and informed us that Pulte failed to provide the 17x17 tile so now a box has to be ordered for us and we are going to be scheduled out yet another month. Our front and back yard had nails and trash on it when we moved in after closing. Brown sod was delivered and installed. We noticed afterwards that other houses on our block had their front yards raked and pretty much debris/trash free before sod install and the sod that was delivered to them was still green. FYI warranty doesn’t cover sod. There was a gap under our front door that let bugs in and messed with our insulation -which also took about a month to fix. Overall, the field manager was responsive 30 days post-closing and the warranty officer has also been responsive and easy to communicate with. We’re also glad that we only pre-plumbed for a water softener and then got our water softener system directly from the vendor because it was considerably cheaper than going through Pulte. Same with our security system. We opted to have them put in a panel for us near our Pulte Planning Center for fiber internet and stuff (total waste of money) however it was frustrating that the panel is useless and both our security and AT&T fiber had to drill elsewhere to be able to work. Be prepared to go around with a hammer to hammer down the nails in the carpet as all of us, including our toddler got our feet stubbed plenty of times. Also vacuum as soon as you can so that you can get all the staples, dust, dirt, and other stuff from the build. Having a home inspector is a regular part of any home buying process (regardless of existing or new construction) and ordinary. It would have been great for the Pulte field manager to work with our third party inspector directly. However, Pulte told us they do not interact with our third party inspector so we had to be the go-between. Considering on top of this, this is COVID times, Pulte should consider coordinating (as they strive for excellent customer service) and not leaving it to the homebuyer especially those like us coming from out of state. ... We had great success working with Ellen in sales and Peter as the PM. We are very happy with them and their attention to our concerns and questions. We continue to be frustrated with the paint, texture, tile, door, electrical, appliance, etc.. work the subcontractors completed too quickly and with poor effort and attention to simple detail.

During the home buying and building phase of the process, Ana and Trevor were outstanding. They provided timely updates and even answered my questions when they were not working. Unfortunately Pulte post build process and customer service as been sub-par. I’ve been in my home for just over 30 days and there are lots of issues. My water heater circuit breaker constantly trips even after the plumber and electrician have inspected it. On move in day, I couldn’t lock my front door. The floor in the upstairs hallway squeaks already. My AC unit won’t cool upstairs but downstairs it’s freezing. Thermostat read 72 when it set for 76. I have open tickets with the warranty department and still waiting resolutions. I expected higher standards from Pulte and overall I think it’s a good company. ... More

The home buying experience was easy. The mortgage company was great and responsive. However, the work done on the house was very sloppy. You can tell the house was built by the lowest bidders. For example, there was paint splattered on the floor, cracked tile, towel holder was not anchored to the wall properly so as soon as we hung a towel it fell off the wall, caulking was not finished in some areas, and other minor details that you would normally not expect to deal with from a new house.

The quality of work is poor. I have been waiting for a month the get cabinets doors replaced that were miss drilled when the handles were installed and they tried to fill the holes with caulk. One pantry door also broke the first day we moved in and we are still waiting on the to be replaced as well. We also had to have our main sewer line replaced due to a brick being dropped into it. The quality of work from the trades is poor at best.

A complete lack of quality control

Overall a good and happy experience, some minor issues we came across after closing but are being corrected in a timely and professional manner. Suggestions would be to change out the air filters as soon as possible after closing, register appliances and begin a list of items that need to be addressed for the first year warranty.

If we had to use Dayna, sales, again for anything we would not buy, build or even think of owning a home. Working with her was the worst experience for us. She continued to call my fiancé by my last name and Jose when that isn’t even his first name either. Matt, our builder, we would work with him on any home at any time. He was amazing and followed through every time and timely.

Sales personnel were great, we worked with Chris an had a good experience overall. The build of the actual house really showcased the lack of tradesman quality, a lot of poor quality materials are being used. Rushing out on these homes is causing a lot of simple things to be missed. Construction manager Matt was very helpful and responsive. Warranty department so far has been great.

Working with construction team and the finance team was over the top awesome. Very responsive and great people. Steve from construction, and Amber and Cassandra from Finance were just outstanding. As for sales rep, very bad communication with us along with not being truthful at all.

Things went much smoother when Wes took over as construction manager

The quality of the sod and installation were very poor and that has been my primary disappointment.

Beautiful home. The process took 18 months, misinformation and poor communication during this process. In the end we gsve a lovely home!

Construction manager promised to fix issues after signing on closing date. Blinds to be repaired, Never done. construction team was in a rush to close out house and never completed some work promised to us that would be done after we signed. To find out the last 2 construction managers quit and left Pulte. Never should have signed until work was complete. "WE LEARN FROM OUR MISTAKES'

Surprise. No drawers in the bathrooms' counters. Shouldn't "cut corners" this way. Painting is OK but not really "professional".

My sales representative and field manager were wonderful. However, after we moved into our home we noticed more and more issues, mostly cosmetic, with our home. The overall structure seems well done, but paint and drywall especially are poorly done. Recommend very close and thorough inspection before closing.

These homes could be improved a lot if the workers preforming their tasks cared about the quality of their work and not so much about rushing to complete their task. With just a bit of effort they could make so much better a product and without adding a lot of cost. An example is to have a 4 plug electrical outlet at the bathroom vanity instead of the 2 outlet. Offer (at additional cost) a whole house vacuuming system (Bean is a popular manufacturer). The electricians had to replace the 220 volt cable for the clothes dryer. They used a saws-all that thru bits of grease onto the wall. Nobody cleaned the grease up and when I pointed it out to the painters all he did was paint over the grease. Now I have all these spots on the wall where the grease is bleeding thru the paint. ... More

many new appliances that were and are broken; missing outside trim; two electrical problems; retile of the entire house needed.

Stay on top of your team and expect things to be subpar. If it weren't for the construction foreman, community sales manager, and warranty rep, this would've be a 1-2 star review.

It is my third and most expensive home with Pulte in an exclusive neighborhood, yet the quality of the workmanship has been the poorest. I am very disappointed. The salespeople, staff, and field manager were all great as always from my previous Pulte experience, however, the quality of work was very poor. It seems we closed on the house, and it needed at least another month before closing. Every day/week I find new issues. I have spent the last 2 months addressing issues. Pulte has been very responsive and have begun to take care of some, but it seems it will be 6 months before they take care of all of them. These are not nick pick issues BTW but real issues that were not completed and some of them big cosmetic items they seem to have forgotten. The mortgage process was another disappointment. The home took over a year to build and during that year they have to pre-qualify me every quarter (at least 4 times) of which they kept running my credit and affecting my credit score. Every time they will ask for the same updated bank statements, wages, etc. Sometimes ridiculous requests such as asking for a letter from my work that I could live 1 hour from work. At the final month they asked me for more money and an effective rental agreement from my previous home when that was not included in any of the four credit reports they asked during the 16 months they took building the home and approving the mortgage. BTW, I have a consistent 800+ credit score in the last few years and this is the third time I use Pulte mortgage, and it has also been the worst. ... More
