We are having issues from the day signing the contract as not much information shared on lot grading. We have to dig in and research rather depend on pulte. And also they gave outdated appliances which is not worth for the price.

Overall it was a bad experience. The quality of workmanship is not up to the mark as I see several issues including the hot water which was not coming after I moved in and later found out that the coils are completely burnt out. How come this is possible for a new house and I strongly believe that it is a sheer negligence. They must have run the heater without water. The pre drywall and final inspection revealed some issues and not all of them fixed. The most disappointing was the wooden flooring sheets on the second floor started to lift out since it is just a month showing the poor quality ...

First time buying a new construction home. Built by Pulte. Process was all good except for the choices available at the design center. Fine details needs to be improved. Enough misalignment to makes you think about the qualiti control. If visible imperfections are noticed what about the those items not visible after dry walls.and paints have covered them?

We have had so many issues that would require us reaching out to service department for requests. Each issue is addressed by different person and it takes forever to come out to work on it might even take multiple visits. We paid for the upgraded padding for the carpet but they didn’t install it in the house. Overall I would say I expected better quality, planning, and service.

The sales process was good. The construction process mostly trouble free. The financing process was a joke, totally awful. The settlement company was useless, archaic and time consuming processes. Responsiveness to issues after moving in has been awful.

Home floorplan and value are great. Quality and finishing touches seemed rush and lacking in craftmanship. The only consolation is the Pulte warranty program.

Pulte is refusing to address poor insulation in the home that is resulting in excessive heat in the loft and extreme noise from the road behind my home even though I was required to pay for upgraded windows and insulation. They also refused to address high radon levels in my home which is a known problem in the entire development.

Pulte’s painter vendor did a horrible job. It’s obvious that the painter vendor only used 1 coat of paint on the walls, doors, and trim. At this price point, Pulte needs to provide more oversight of its painter vendor.

Pulte - Watershed Community Isleton model

Overall the homes and the community are beautiful. The exterior aesthetic is different than most builders currently. I fell in love with the open layout design of the Isleton model, particularly the rear kitchen. However, a lot of the luxury options are not included with Pulte as they are with other builders. This is a huge negative. I also did not have a good experience with Pulte Mortgate. Tiffany was good but I did not have a good experience with my loan counselor Ryan and this led me to switch to a different mortgage lender, Truist, during the housebuying process. Never buy a new build Pulte home as a development is closing out

We purchased one of the last condos in Crown East - Gaithersburg. The communication within Pulte departments was terrible. Many times, we were left to fend for ourselves working with the various depts (Mortgage, Construction, Sales and now Warranty. We have built 3 other homes in our past and none were as non-responsive as Pulte. One last comment that explains their lack of coordination. This request for our opinion states that we purchased an MPDU home. That is incorrect, we actually purchased a full priced Condo. Hopefully their records don't show this.

Bottom Line: If you buy a Pulte home do not close/sign until your problems are resolved because they will not care once the papers are signed. Building workmanship /quality came with many issues that were pushed off and required multiple trips by the construction team to fix simple items that should have been caught by the builder before we arrived. We were accepting that things are busy and that it may take some time to get people over to fix things but now we are a month in and still having issues getting these initial problems addressed. Everything about this experience was, “just ok.” This is not to take away from any of the persons involved in the process. We never had a bad experience with a single person involved in this transaction. However, from the choices in the design center to truly shoddy work throughout the home. There is still a hole in the concrete near the foundation of our home. There are patches of compound that were not properly sanded or painted over. We have been moved in since March 23rd and have had issue after issue that has gone unresolved. Pulte hasn’t sent us any help besides a few emails. In my opinion we shouldn’t even be paying the mortgage if none of our warranty or services are not being upheld.

The thing that really bothered me was at the walkthru; the Pulte guys gave me an assurance that "If I needed anything to just reach out to them". Well I did. And no response. Guess they did not care anymore since the unit was sold. It was all song and dance.
