Home design is exactly what we wanted, location is great, and the house was completed on time. Sales office and related offices for mortgage and insurance were very responsive. Builder was accommodating for non-standard features we requested. However, quality of workmanship and materials used were less than anticipated. Examples are plumbing lines/shutoff valves, and not using 16-inch centered studs on non-weight bearing walls. Appliances are builder grade, and we needed to have the microwave repaired in the first week.

There's a lot of things I'm starting to see in the house that I might have issues with. I haven't used the warranty yet but some of these things should have been taken care of when the house was built

Check icemaker in frig, ours was block of ice missing the cube tray! Check all tv hdmi cable are easily accessible, ours was hidden deep inside the wall, had to dig it out. All receptables are on , none are “tripped” , cable man had trouble powering the internet panel...check gutters during heavy rain, water missing gutters.

We are having issues from the day signing the contract as not much information shared on lot grading. We have to dig in and research rather depend on pulte. And also they gave outdated appliances which is not worth for the price.

Overall it was a bad experience. The quality of workmanship is not up to the mark as I see several issues including the hot water which was not coming after I moved in and later found out that the coils are completely burnt out. How come this is possible for a new house and I strongly believe that it is a sheer negligence. They must have run the heater without water. The pre drywall and final inspection revealed some issues and not all of them fixed. The most disappointing was the wooden flooring sheets on the second floor started to lift out since it is just a month showing the poor quality of workman ship. There are couple sheets on the first and second floor with chips. Another one which made us to lose the trust is that before final inspection, we marked several places on all there floors where painting and smoothing needs to be done and we marked those spots in presence of the construction manager using the blue tape. There was more than a week time but to our surprise, all the blue tapes were removed but nothing has been done including the cleaning. I don’t know what to call this……. How can we trust as the blue tapes were removed and nothing (not even a single point) was done (either painting and smoothing) causing us the home openers to lose the trust on the workmanship. I would say 70 % of the issues were fixed after repeated requests. I am disappointed that the some of the important issues raised during final inspections were not yet fixed. I have already raised my issues to Pulte customer care and someone is coming to inspect this Wednesday the 11th of September and let’s see how Pulte is going to deal and fix the issues. First time buying a new construction home. Built by Pulte. Process was all good except for the choices available at the design center. Fine details needs to be improved. Enough misalignment to makes you think about the qualiti control. If visible imperfections are noticed what about the those items not visible after dry walls.and paints have covered them?

We have had so many issues that would require us reaching out to service department for requests. Each issue is addressed by different person and it takes forever to come out to work on it might even take multiple visits. We paid for the upgraded padding for the carpet but they didn’t install it in the house. Overall I would say I expected better quality, planning, and service.

home price is high, but the quality lower than we expected

The sales process was good. The construction process mostly trouble free. The financing process was a joke, totally awful. The settlement company was useless, archaic and time consuming processes. Responsiveness to issues after moving in has been awful.

Home floorplan and value are great. Quality and finishing touches seemed rush and lacking in craftmanship. The only consolation is the Pulte warranty program.

Be thoroughly aware during inspection. Ask questions and don’t be pressured to buy.

Have had a gutter issue since purchase. Finally someone responded this week. Grass was dead at time of closing waiting for it to be replaced.

Follow-up on issues that were not completed at closing has not been in a timely manner.

Now is almost 2 months after closing and there are still some items such as pendant lights in the kitchen and wood panels that are not being installed.

I like my new home, however I would expect a lot more of the home to be cleaner when getting and building a new home.

David, who ended up running the project on the ground in the final months, was first rate. His predecessor was not.

Upon moving in I'm not thrilled about the quality of materials and finishes of my townhome.

Pulte is refusing to address poor insulation in the home that is resulting in excessive heat in the loft and extreme noise from the road behind my home even though I was required to pay for upgraded windows and insulation. They also refused to address high radon levels in my home which is a known problem in the entire development.

Pulte’s painter vendor did a horrible job. It’s obvious that the painter vendor only used 1 coat of paint on the walls, doors, and trim. At this price point, Pulte needs to provide more oversight of its painter vendor.

Overall the homes and the community are beautiful. The exterior aesthetic is different than most builders currently. I fell in love with the open layout design of the Isleton model, particularly the rear kitchen. However, a lot of the luxury options are not included with Pulte as they are with other builders. This is a huge negative. I also did not have a good experience with Pulte Mortgate. Tiffany was good but I did not have a good experience with my loan counselor Ryan and this led me to switch to a different mortgage lender, Truist, during the housebuying process. I am glad I made that decision. I would not recommend using Vintage, the security company that Pulte is contracted with. You are better off with ADT or a home security system such as Ring. Vintage made a mistake in my selections and did not wire my sound system correctly. As a result, they had to come back out after I closed and break a hole in the wall to rewire. We purchased one of the last condos in Crown East - Gaithersburg. The communication within Pulte departments was terrible. Many times, we were left to fend for ourselves working with the various depts (Mortgage, Construction, Sales and now Warranty. We have built 3 other homes in our past and none were as non-responsive as Pulte. One last comment that explains their lack of coordination. This request for our opinion states that we purchased an MPDU home. That is incorrect, we actually purchased a full priced Condo. Hopefully their records don't show this.

Bottom Line: If you buy a Pulte home do not close/sign until your problems are resolved because they will not care once the papers are signed. Building workmanship /quality came with many issues that were pushed off and required multiple trips by the construction team to fix simple items that should have been caught by the builder before we arrived. We were accepting that things are busy and that it may take some time to get people over to fix things but now we are a month in and still having issues getting these initial problems addressed. This lack of quality control on items that were visible obvious to someone who has no background in home building and buying a first home only leads to more questions on what is wrong with things I cannot see. I will say Ben and the sales staff were absolutely wonderful to work with. Ben was responsive from the moment we walked through closing. Ben was honest and trustworthy.
