Great Location Modern Homes Bad Craftsmanship

I really like the modern look of the house. The craftsmanship is really poor. Some materials are very cheap. Sales representatives are very good and response to your queries. Expected more valued materials from Big group like Pulte.

They Lie and just want your money

The sales team did their part and got me everything I wanted in the new home, but that’s where the positive experience ended. After closing expect little support, your loan to be sold, and for them to pull your credit again. My loan was transferred to M&T within two month and when Pulte no longer serviced my loan they pulled my credit again. When I asked them about it, they said it was for an audit and I gave them the authorization during closing. This was a lie. Does Not Do What They Say They Will

Pulte Homes does not do what they say they will. Sales Staff (Mark) is dishonest and not transparent about lot release dates, pricing or timelines. The Construction Staff (Robbie) deflects and places the blame on the sub-contractors. Which is silly considering Pulte Homes is ultimately responsible and pays the sub-contractors. They have not been responsive to the 12 month warranty items. Customer Care Team (Mariah) does not respond to service requests. If you have any other option choose them. You will not get what you pay for from Pulte Homes and their customer service is atrocious.

The home buying experience was straight forward. We worked with Mary at the Laurel office. She was responsive and kind. Prior to closing and right after, during our walk through, we noticed so many issues. The quality of materials and the workmanship is so beyond poor. All our window and staircase /rail moulding/trims are poorly finished with visible discrepancies (patched up and uneven caulking on most edges). There are too many separate points of contact in the process between Pulte sales and Pulte lending. Those two offices do not share communication well. Sales could have explained things much better along the way. Lending will not give you the best rate, they will give you a “competitive rate”. While we love the house and the neighborhood, the process of getting here was terrible and we will never go through Pulte again. You have to stay on top of them on every little thing and not trust them to do what they say. Get everything in writing, check every option you pick for your home, follow up on the price of everything because they will get so much wrong and will try to overcharge every chance they get. Pulte Mortgage could’ve been more transparent in getting best rate instead of waiting until the last minute leaving no room to lock the rate. Project Manager, Justin was awesome. He kept to his word and made sure we were comfortable with the quality. He continued to answer calls after closing.

We were impressed with the design and spec of the house and decided to go with Pulte vs. other builders during the pandemic. Once we sat down, we recognized several red flags but went ahead because we needed a place. The first one was the premium for the lot. We asked for an estimate of a property next door and the price difference was outrageous. It wasn't a few hundreds but a more than ten thousand with less options than our current lot. Great looking homes but not so great to live in

Pros: - Appearance and layout of home - Sales staff and build manager are responsive, informative and easy to work with - Base selection options (appliances, cabinets, flooring etc) were generally all decent quality - Builder's mortgage was competitive and great to work with (always shop around other loan estimates) Cons: - Horrendous impact sound insulation. If you have neighbors, especially upstairs/downstairs you WILL hear every footstep, door opening and cabinet closing they do. I can't emphasize enough how poor the sound insulation is, I would be more than happy to pay a higher sales ...

There was a serious lack of creativity when it came to figuring out the siding delay. It was very frustrating! Not to mention that communication did not come from the top down. It’s important that customers know that companies care; not just the sales people.
