Workmanship was inferior. Structural, plumbing and electrical areas were missed. Homeowners had to notify construction team of concerns. Trades were careless.

Overall I think I have a beautiful home and I'm happy with my purchase, but I feel the push at the end compromised the work. I don't even fault the project manager, I fault the company. Many details at the end were missed and in turn, I am now stuck with trying to fix everything. That is frustrating when you spend $650k on a home to have to go in right away and fix things. I also have to say I never understood why so many people parked in there driveways. I know understand. The garages are so small that most vehicles (in the Pacific NW) don't fit. I pretty much have to touch the wall to get my vehicle into the garage. That is a major design flaw and renders my garage almost useless. Rob and Sandy are great to deal with and made the experience better. I just wish the company gave them more breathing room to really execute without feeling the pinch. Paint work was not high quality or complete, some jobs not complete around home.

Let me start by saying we love our house. From the inside it is great. For the price paid the outside drainage issues are unexpected and frustrating. Haveing to dig out all the ditches filled with rock and put the gutter run off underground should have been standard. Rock ditches running through the lawn is pathetic. It wouldn't have cost much more to just do it right especially when people are playing 3/4 of a million dollars.

New home owners need to make sure they write down all of their change order numbers and colors and Pulte comes back and takes care of all of the little things that you didn’t see when you move in, be persistent on that. Other than that Patti and Jeff have been very awesome with all the help that they’ve given us

Great experience during build phase but terrible customer service post sales.

Overall have been happy with my new home. However, I did have an issue where I needed to file a warranty claim due to a pipe leak, and it has nearly bred 2 months without resolution. I am still waiting for repairs to finish and have not been given a timeline for when to expect them to be done. Very unhappy with how this issue has been handled.

We closed on our new home on 1/28/2021. Entered on 1st Feb,2021. We reported our dishwasher was not working and pulte seems to have know there was an issue with our dishwasher but they hid from us during closing because the red horse that supplies water to dishwasher was shut off. When we turned it on the water flooded on floor under the kitchen cabinet. We requested it to be fixed on Feb 2nd and they pronised to send a tech on Feb 23 which they later cancel on Feb 21. It is very frustrating that We have not been able to use the dishwasher since we closed on our home. We don't know when it will be fixed since they canceled the appointment. This is our second new build we have purchased and while some of the features of the house are better than out first, there are details that are needs improvement. Visible dry wall tape that has been painted over in the owners room. Dry wall corners that is protruding/bent through the wall texture. The floor in the owners room excessively pops/shifts near the closet, the same closet door sticks. floor shifts/pops right in front of the balcony door. Messy caulking on the exterior of the balcony door. You can feel the subfloor surface is not entirely level when walking over certain areas. Finishing work on the cabinets in the bathrooms/kitchen messy or not done. Water damage on the baseboards in a bathroom. Some of these are not as big of a deal than others but quality in workmanship is the issue. Trustworthiness, so far so good. We got a third party inspection done and Pulte completed all of the findings. During our walk through we pointed out some details we did not like and they did their best to complete them. We had one service ticket submitted for the dishwasher and they were very quick to come out and resolve the issue. The dry wall corner that is bent through the dry wall texture is something that the builder said they will fix verbally on the day we got our keys but we yet to follow through in submitting the service ticket yet so we will see how they respond. ... John was great, he deserves 5 stars. I truly want to express my gratitude for his work, the relationship and communication. His attention to detail and customer concern was a highlight in the building process. Eric was helpful and professional. Lisa in the design process was very professional, kind and knowledgeable. Pulte has some work to do on its sales process! We are still surprised that the walls were painted with flat paint. The no flexibility policy left negative feelings. Overall, a good experience except for the constant delays and slides in closing.

Once they actually started building the home, things went well.

Purchased a brand new townhouse from Pulte- the property was priced per market and the added upgrades were good too. How er, with being in the house for 2 months, we are starting to see creaking floor at one place (it’s a brand new house), issues with the air conditioners, bathroom hardware not fixed properly and the wall paint is so fragile that the slightest of touch while walking up and down the stairs with boxes is creating major marks. I have not put in a request to fix these yet due to COVID but will see how fast they fix these issues. Other the other hand, the community has been developed nicely and the entire transaction with Pulte for closing using their financier went without much hassle. ... More

Am giving a 3 of 5 star to most categories primarily because of workmanship and materials. Soundproofing in the living room is inadequate; human and TV voices can be heard. Flat wall paint used in kitchen and baths instead of semi-gloss. Floorboards with chips were used instead of being discarded. Cement board siding has spots of gloss paint on it. Framing of the panty door wall is crooked. Heating and cooling design seems haphazard. Electric wall heaters on first floor have to be run most of the time in cold weather. Heat rising from the 2nd floor mini-split makes wall heaters in 3rd floor bath and bedrooms unnecessary. However, floor plan is more functional and esthetically pleasing than other similar townhouses on the market. ... More

The home was priced as per the market value but the craftsmanship of the house is not up to the standards. They just try to rush and finish the home rather than doing the right thing.

Conflicting information received & cost more time to correct later.

I really want to rate the experience higher - because I know how hard the employees at Pulte work. Some of the most honest, kind, and hard working folks that really care about what they do. Living in the neighborhood I see how late the project managers work and how during the home buying process the reps make themselves available. At the same time they seem spread really thin, too many projects per person at once. I think sometimes folks would mix up our home with others in their update, there wasnt always a clear path to what would get worked on when, there was delays for a bunch of reasons outside of folks control but sometimes the transparency wasnt there. ... Our garage door is broken 2nd week into a new construction home because the J bar was not installed into the wall at all. When it came undone, it caused damage to the garage door, and would have caused serious injury to anyone walking into the garage , or damage to our vehicles. Most of the window latches don't close correctly in the house either. We also do not have the property line marked correctly to setup a fence in the backyard.

Very important to have proper expectations, that workmanship/quality is very average. You will find many eyesore or things that you think should be done better, but you will get told that it's within the "company standards/tolerances/guidelines" so thats just the way it is. Examples are, uneven painting/trim, paint on trim, poor carpet installation, lots of touch up work left for you to find, asymmetrical stairs, asymmetrical shower hardware. Just various things you'll find in the home where you can tell things were done very quickly and slapped together to meet a corporate deadline. I've submitted many of these items to Pulte and I'm waiting to see how they respond so my review could change. However, it is important to have the expectation that if you are a person who cares for details, that you will have to spend a good chunk of money fixing many of these items on you own, which many people wouldn't expect when buying a brand new house. ... We had an amazing experience with onsite sales and the construction team. Since closing we have had a few warranty items come up, one of which is major. The Warranty Manager for our community it very lackadaisical about the whole things. His communication is poor & follow through is untimely. There is just no sense of urgency. It is frustrating because we want to enjoy our new home, but the issues have left portions of our house under construction with no end date for the repairs.

Love the home but lacks in detail and finishing touches that I would expect from this builder. The structure is amazing but there are some items that you would expect to be of higher grade in a home built by Pulte.

From a distance homes look beautiful, inside and out. However, upon closer inspection there are design flaws, styling inconsistencies, and poor workmanship throughout from subcontractors with subpar and sometimes damaged materials. I have experience with a Murray Franklin home and the MF quality control is superior by comparison. At the end of the day though, I love my house and love where I live and that makes up for a lot.

Sadly the materials used are low quality unless you upgraded and paid extra. Workmanship quality is low!

Delays, delays and more delays only to point figures and trade/subs versus taking ownership and producing the quality product Pulte in known for. Just way to many poor workmanship and quality issues versus quality of work seen in other Pulte developments. Construction Sups try hard, but they are severely limited with their resources and constantly having to address workmanship issues versus a build first-time-right quality standard. This is where Trust was lost and the building a new home experience that was suppose to be positive was taken away. We are very happy that we are finally in our new house and in the Glenmore Neighborhood, but walking through the house daily we are reminded of the poor quality of overall finishes and workmanship which is really disappointing. But, after having a recent meeting with Pulte’s warranty team, they seem to have a positive approach on items and seem to recognize that there are indeed quality of workmanship items that do need to be addressed and have started that process. Again, we are thrilled to be in our new house (our Home), however, it was a very difficult, long and emotional process that no home owner should ever have to go through with a reputable builder such as Pulte. Pulte “Sr Mgmt” failed to step in to drive schedules to get back on track and never once did we here a sincere apology or a sorry for the continued delays and poor quality workmanship. It simply seems Pulte Sr Mgmt are disconnected from the Glenmore Development and perhaps they are the ones that should spend some time with the buyers/customers to understand what has happen with this Glenmore Pulte division. Buying process was very good and the sales office responsinve and fantastic to work with. Construction manager is a very diffferent story, with a clear lack of communication throughout the process. Closing on the house without everything completewas a big mistake. Everything pending takes at least 4 calls/emails to get a response, with construction passing the problem to warranty. Some problems persist and hoping the warranty will address these.
