Low quality builds for premium price

Baseboards aren’t straight, tile squares don’t line up, inside is horribly painted( paid 4k extra for that), granite countertops have paint all over them. Brand new carpets stained from workers. Cabinets are falling apart( again paid 6k extra for those) no hot water presssure in the shower. I could go on for days with the things wrong with this house. After paying almost a half a million dollars I expected my house to be in new condition. Would never recommend anybody to buy from Richmond American

Although Sonja was an excellent representative for the company as her character always shined when we were around and continues to shine now if we need anything. She is really top notch!! First time buying a house and it's been quite the experience. Not all the things were done that were supposed to be prior to settlement. Never got everything I was promised in the deal. I feel like after everything was signed I became chop liver. I regret buying this house.

Disappointing experience

The home buying experience with Richmond was not a walk-in-the park. We experienced a lot of miscommunications or lack of communication starting from their office agent, to their preferred lenders, to walk throughs, escrow and immediately after move-in. We constantly have to call, text or email and it takes days to receive an answer or a resolution to our concerns.

The process was difficult and stressful the lenders are like robots who don't care then call for double or triple documents and the automated system never stops worst experience I've had dealing with a company

Richmond loan officer was very difficult to work with. Had to wait long periods of time to get responses. Total home purchasing took 3.5 months. Would have liked a definite answer. Was asked to get a separate appraisal then it wasn't accepted. Finally Richmond decided to share their appraisal after 3 months of back and forth on purchasing the home.

My experience with Richmond American Homes has been very poor. When I first visited the sales office I was treated nicely and given a tour of some models. I was offered a special offering of 4.99% with 10k of closing costs and 2% of base, when I returned within 24 hours to decide on moving forward the offer was no longer valid (I wish I would've backed out then) They changed the offering to 5.5% with only 5k in closing covered. I accepted and we chose a lot, unfortunately there was a mess up on the construction and the lot we wanted didn't have the upgraded kitchen even though we had already ...

Sales team has not responded to questions regarding sales incentives offered prior to closing. 3 months from closing and still no response.

Make sure all sales incentives are reflected correctly prior to closing. Sales team is non-responsive even if matters are included and followed up on in writing with the lender, Gallery, escrow and Sales representatives. This is my second Home with Richmond American and this item has ruined the experience.

Our Richmond Home experience was not good. We will not build with Richmond homes again, and would not recommend it to family and friends. If fact we would ask them to steer clear! We felt significant pressure to close the house at the end of the month, only to find out the following month had better incentives & that others got $20-30K more in incentives. Buying Richmond has been a huge pain. Their own mortgage company was awful to work with. The build quality is super low and they haven’t fixed the things they said they would fix when we closed. Can’t even get them to call me back. I will avoid Richmond like the plague in the future

Chose a new build in the Phoenix area because I loved the build site and was happy with the interest rates they offered. Extremely disappointed with the lack of communication, transparency and quality of work throughout pre/post home buying. Still waiting for several issues to get fixed that funny enough were identified by the super intendent. They are taking there sweet time and there is no sense of urgency. I understand many homes has several issues and I'm not the only one but that's where communication comes into place. Definitely feel like if I don't frequently stay in touch nothing will be done. Going on 2 months now trying to fix things prior to close. May need to file some ROC complaints.

Let’s sum it up to the superintendent Mike being incredibly insulting and aggressive to his boss Javier not responding to issues in a timely manner to the other superintendent Gab never returning any text or phone calls for now going on 3 weeks. There’s lots of Builders out there and I would HIGHLY recommend purchasing a home from any other builder!

The Estrada Del Oro II site home builder contractors are terrible. the cart was always before the horse. The studs are crooked and uneven. the floor has lumps and squeaks everywhere do to water damage. The wall are all wavy and it looks like a roller coaster. over 1 inch out of flatness. We had, and still have, bad experience with the superintendent and assistant superintendent when it comes to 30-day inspection repairs. They are non-responsive most of the time. Quality of the actual home is subpar compared to other builders we’ve used in the past.
