Overall experience was fine. Like all other homebuilders the craftsmanship of the subcontractors was lacking and we had to call them out on several things. The contractors who come to fix the problems do a good job though. I think there is a lot of pressure put on the subs to work quickly and so at some point they quit caring. Our house is nice and we love the floorplan but I wouldn't say it was an exceptional value.

Our overall experience was mixed, some people like our Super Intendent were terrific while others in Sales and Finance were not very good, being difficult to work with, getting details incorrect because it seemed like they did have time to focus on you or make sure Richmond appeared like a united company. Systems like the main drain were untested until we moved in, and turned out to be an issue that caused the company huge repairs. This is our second Richmond American home and the first one went a lot smoother and I feel was constructed with higher quality.

I like the house and quality of the work they done, but I had a bad experience with one of processor officer lack of communication regarding the paperwork, no response when we call and no retuning, overall I am very happy. Thank you for give me a chance to expression.

Very efficient on responding to emergency calls however the response to normal issues are too slow which is to the unacceptable level.

Everything was going good until we got close to the end of closing and we had an issue with Richmond lending team. We were easily approved and funded with our original lender and he pushed us to look into Richmond because of possible incentives so we did and decided to work with them. But 3 days before closing they came back and said we were not approved even though we signed and filled out all paperwork in the time leading up with no communication from them that we had an issue. Luckily we went back to my original lender and he got us approved and funded within 2 weeks. The whole process seems like their lending exam doesn’t want any business as what they did was unprofessional. And we have been in our home for a little over 60 days and we still have things within the home to be followed up on and finished and ave not heard from anyone from Richmond to get this done. Hey also provided us with a customer service number magnet for the fridge and it is basically worthless as nobody ever answers the phone nor do they call back if you leave a message. ... More

Had a lousy time dealing with the underwriters very lengthy plus the loan process equally, the home came with no ceiling fans or garage door openers or outside garage lighting and needed quite a few touch ups. Block wall had a big gap on corner back yard.and they used flat paint on most of the house except bathrooms

Overall, it's a nice home. Closing process felt rushed. We felt like we were just a house on the assembly line that they wanted to move on from. Lots of little issues. Nothing major was wrong. Getting the little issues takes time to resolve. It's good that we have a year to do it.

The salesman and construction super were great. But the subcontractors who actually did the work are sloppy and don’t have very much regard for the mess they leave for the new owners. There was paint spatter throughout the house, exposed holes in the wall and ceiling, appliance not installed correctly, sink fixture not installed correctly, and the backyard littered with construction debris (nails, broken roof tiles, paint dumped on the ground), and plenty of cigarette butts. Most of this will be corrected, but the backyard is the homeowner responsibility. It will be a beautiful home, but only after the homeowner identifies the shoddy work of the subcontractors. ... More

Nothing bad to say about the experience

The sales lady did fine and would always be helpful and made things easier. The first superintendent was terrible. Then you guys moved him to a different track which was a great idea. The guy who replaced him was much, much, much better (Mike). The tail end superintendent (Chris) was an absolute disaster. Everything was a hassle and all he would do would say he would get it done… but yet nothing would get done. The house starting out from concrete was already messed up. The framing was very shotty and showed poor skills to say the least. The finished concrete is awful. The trim is terrible. Extremely wavy and unskilled finish. Actually still missing pieces of trim in my house I’ve been living in for about a month now… which was supposed to be taken care of by Chris when we did a walk through. Speaking of the walk through I marked everything I wanted fixed with blue tape with Chris. Guess what happened. The blue tape got pulled off the wall with nothing fixed and even took some of the paint off the wall with the tape and still didn’t get fixed LOL… I still have textured wall patches that haven’t been painted. There is literally paint drips on EVERY SINGLE piece of tile in my master bathroom. (Black tile) so yes you can see it clear as day. The exterior paint had a lot of spots missed that Chris didn’t take care of. Some of my faucets aren’t installed correctly. A month in and I’m still missing a lightbulb for my secondary shower. The house was dirty when I moved in. My door bucks are getting pulled off the wall from the RV garage doors assuming the framers didn’t nail/ secure the door buck. It’s been almost nearly impossible to schedule things to get fixed with Chris which means I have to taken time off of work for things that should have been fixed before I moved in. Of course after I closed on the house nobody cares about the homeowner and are on to sell the next crappy built house. I am extremely disappointed with this experience with Richmond American homes. In a humble way of putting this. I WILL NOT BUY ANOTHER Richmond home. And have been socially explaining to others about this experience. Now I have been working in the construction trade since i turned 18. I know everything isn’t gonna be perfect but this has been a complete nightmare. I hope someone reads this and personally try’s to make this fair. I will be reaching out to an inspector shortly to go over this house further and what he does with that information is up to him. Also just to add in, I was supposed to close on my house sooner then I did and I saw so many things wrong with the house I told them to push back the close date to help them out and apparently I got screwed either way even waiting longer to move in. VERY UNPROFESSIONAL. I am sorry this message is so bad but it’s been extremely frustrating and stressful. Also would like to add in when discussing issues to Chris and the concrete super independent, i was told this is not a custom home so it won’t have the finish and quality of a custom home. Way to make a customer feel appreciated!! If i spend over half a million dollars on a house i would like to be treated with some dignity and respect. Char is very knowledgeable about the process and all my questions and concerns were addressed promptly. I have never felt this happy and comfortable in a home. I love my new home.

The best part of my buying experience was getting a quality house and dealing with a very helpful sales agent. Worse part the incompetent loan company I had to send the same documents multiple times. I have excellent credit it took them forever to approve me. We got close to losing the lock on the interest rate. The construction team were not responsive to close the punch list before the closing date and we moved to a dirty house.

Our Richmond Home experience was not good. We will not build with Richmond homes again, and would not recommend it to family and friends. If fact we would ask them to steer clear! We felt significant pressure to close the house at the end of the month, only to find out the following month had better incentives & that others got $20-30K more in incentives. We paid a lot premium $20K to have a mountain view. Was told there were tennis courts going in behind us. When we moved in the houses they started building houses behind us and our view is almost all lost. This was one of the main reasons we choose this community. The closing was an absolute disaster. Richmond provided us a date for closing. We flew down to close the house only to find out it was not ready. There was no communicate on this. Also our sales agent was gone at this time, we were passed along to three different people. Eventually we started working directly working with the project manager directly (not sure why this was our responsibility) and it kept getting pushed out with lack of communication. This resulted in complications with the title company and we ended up incurring over $3k in cost as a result. When the sales associate got back we asked to speak to manager multiple times. We've never heard back from anyone and was told the cases was closed. We've been in the house for 2 months and still have not had our 30 day inspection. ... More

Tanner did an amazing job! Always there for all of our questions (we had a lot!) Came by to see how we were doing a month after we moved in. Never had that type of customer service when buying a home!

Took longer than it should have to be able to close on the house as repairs were not done in a timely manner and we were lied to about some of the repairs being completed. My inspector found water damage 3 to 4 inches high on all of the kitchen cabinets. The superintendent Gilbert continued to say there was not a flood in the kitchen. Even after I brought a moisture meter that showed the cabinets were 30% wet. I asked for a water restoration team to come and inspect the cabinets and walls as I have dealt with these issues in my previous employment. I had to get Rich our sales associate involved and his supervisor as I told them I would not close until the walls and cabinets were inspected for mold. Sales associate said if the old superintendent was still with the company he would have already taken care of this. Took a week to get them to bring in Serv-Pro who found mold behind two of the walls, and they had to remove cabinets drywall and insulation. Afterwards then they ordered two new cabinets and kick plates for the others. When my inspector returned several of the items on the list that Gilbert said were done were NOT done. After asking the sales associate if I needed to hire an attorney to get the repairs done, they came and made the repairs and ordered new screen doors. The screen doors were supposed to be installed the middle of November. My realtor has been inquiring about the screen doors and consistently received the response waiting on the contractor. Gilbert’s supervisor got involved today and the doors should be here tomorrow. The lack of motivation on Gilberts part and always blaming the contractor is unacceptable. If he worked for me, he would have been terminated especially over the water damage issues. After moving in I submitted a warranty claim as the rear manual RV garage door only opens up 6ft; the 6 foot cinder block wall between our house and the neighbors wobbles and is ready to fall over; front door does not close properly; bathroom counter top has numerous scratches; and no caulk around the bathroom tub. Received a reply email saying they were backlogged but eventually the repairs would be made. Hopefully the wall does not fall over while we are waiting and injures one of our pets. Both my realtor and my inspector said Gilbert was rude and defensive when they asked him about items that were found wrong. I gave him the benefit of the doubt until he lied to me saying the items were fixed and they were not. Time for a new superintendent! ... More

The home buying experience with Richmond was not a walk-in-the park. We experienced a lot of miscommunications or lack of communication starting from their office agent, to their preferred lenders, to walk throughs, escrow and immediately after move-in. We constantly have to call, text or email and it takes days to receive an answer or a resolution to our concerns.

My family and me we are so happy. And in my family we are happy to come across the right people.

Our first view of the models in Rio Rancho and the excellent customer service provided by Geraldine had us sold. She was very professional and went through several scenarios with us so we understood options. She suggested that we visit models located in another community so we could physically see the model we wanted to make sure we loved it before we committed. She is definitely an asset to Richmond American. Once the build was started we met with Mike and Chris throughout the process and they were extremely approachable, knowledgeable and answered our many questions along the way. When there were issues they were there to assist. Their communication skills and knowledge are invaluable for anyone under their care that is buying a Richmond American home. As first time, new home construction buyers, we are extremely grateful for the professionalism of the team that we worked with – Geraldine, Mike and Chris.
