You are getting a nice, quickly built new construction home, but ... the appliances are crazy cheap and garage walls move when opening and closing the side door. What other quality issues exist under the surface?

This is difficult because not every team should be grouped into a rating whereby their performance and responsiveness is tallied with other groups that do not meet a certain standard. The volume that each team has to handle and move production through the process should not be measured collectively nor grouped with another team whose standards fall short of client expectations. Ratings above need to be grouped into the different teams so each team can be rated accordingly. Overall the Sales team, Design Center, and Finance Teams met our expectations and were an absolute pleasure to work with but once production began, Line Production fell short. Knowing that the vendor / contractors in which Richmond contracts with are an absolute representation of the workmanship and quality standards I hold Richmond to, make your vendor / contractors accountable. If I have an issue with quality and craftsmanship so should Richmond. I shouldn’t have to concede to and/or lower my standards because it is a burden to a Richmond representative or that he/she is just Reluctant to Resolve in managing the quality issues I have with the final product. Defend your clients, not your contractors. Hold them to the same standards of quality and craftsmanship I bought into during the initial purchase phase, especially when thousands of dollars are invested in with upgrades and higher quality materials. ... Overall I had a moderately good experience. I do feel like I had to stay on top of the builder to make sure most of the outstanding items were followed up on before the closing date which I didn't expect with such a short closing period before the holidays. There were also a lot of nails and materials left in the backyard which I didn't anticipate. In general the sales office was helpful and my builder contacts were mostly responsive. I do feel they would of been more attentive if I was able to review their work more often but unfortunately I don't live in the state so that wasn't an option. ... More

Have had some post closing issues that have not been addressed.

There are some quality and workmanship issues that still need to be addressed after 7 or so weeks of ownership. I'd like to hear updates, perhaps once a week, but communication has been unreliable. There are some design issues which we will work around and some that will require some sort of redesign to make acceptable.

The best part of my buying experience was getting a quality house and dealing with a very helpful sales agent. Worse part the incompetent loan company I had to send the same documents multiple times. I have excellent credit it took them forever to approve me. We got close to losing the lock on the interest rate. The construction team were not responsive to close the punch list before the closing date and we moved to a dirty house.

The appliances were great also the floor plan and front yard and irrigation and plants. Driveway very nice. Great view. The painting and wall work were below standard. very sloppy and not done w care. Looked like very rushed job. Hose to vent dryer missing. Windows filthy. We had the Best sales person Elisa. That really cared about our home purchase . She kept us up to date with progress of home being built. She was very helpful with all of our questions. She alone has saved any value that Richmond home has to my wife and I. We found our experience buying a spec home style sale was very frustrating. Even though our home was not even started when we purchased it. We were not afforded the opportunity to add or make any upgrades . We were told that we could not even change the interior wall paint color. Unfortunately the final stages of our of build went south. The pre selected floor tile thru out the house was not available at the last 3 weeks of our build. We had an emergency tile replacement selection that was supposed to keep the house on target closed date, This new tile did not show up at the house until two weeks later. Even though it was order with express delivery! Moving the closed date out two plus weeks. This caused us a very large out of pocket moving expense to compensate for the delay of housing for us. Richmond homes did not have any mercy. We were not compensated one penny. Elisa again was able to get Richmond homes to provide us with one option that was mysteriously left out during production. Again Elisa is a hero for Richmond homes again! Since we have closed the house there has been a very delayed process for items that were called out during the walk thru over a month ago!!! We have been in the house for over a month and there is still a long list items and issues that are not being completed. We have not received ANY communication for any second level manager at Richmond homes about any issue. We do love the model that we purchased. We just feel like since money was exchanged we are not important to Richmond homes anymore. ... More

We have owned the house five weeks and only one thing has been completed from the final walk thru list. It is hard to find a wall in the house that is straight. The framing crew did a poor job or the framing material was of poor quality. The dishwasher is poor quality.

As a real estate agent I’ve had many interactions with RAH. As a buyer I was disappointed RAH has stopped allowing buyers to select their upgrades and designs. This made our purchase a bit hard and honestly more expensive on the back end in order for us to get what we wanted. Do better Richmond. For the people giving you business. Your design teams don’t know it all and at times make errors and bad decisions ( like not putting windows on a wall with a MOUNTAIN VIEW). It’s not that important to build homes as fast as you can. People are willing to wait for what they want. On the more personal side, Anne and Mike were amazing and made our experience pleasant and low stress. ... More

Amazing home! Very helpful and a smooth process.

After weeks of negotiating with the realtor for Richmond American homes we were finally ready to commit. On Thursday we had been in touch all day and I finally sent a text saying we were ready to go to contract. The realtor should have called me at that time and secured my earnest deposit He didn’t respond until the next morning by which time the price of the house had been raised 5k and no amount of proof that he was in the wrong made a bit of difference. We were fixed to pay the increase in price. He took the earnest deposit within a very short amount of time. Totally unfair selling practices ... More

We were most disappointed with the spec only process. We were not allowed to pick anything for design or finishes. We were also disappointed when we were told we had a specific lot to find out a new agent to the development sold it to someone else when our agent wasn’t there. We were told we would be updated through email weekly on the progress of the build. We never received an update until the pre-closing walkthrough.

Had a lousy time dealing with the underwriters very lengthy plus the loan process equally, the home came with no ceiling fans or garage door openers or outside garage lighting and needed quite a few touch ups. Block wall had a big gap on corner back yard.and they used flat paint on most of the house except bathrooms

Overall my experience with Richmond American has been alright. In the beginning, my sales associate through Richmond Casey was great. He went down step by step through the process and what I would be needed to do and what I should expect throughout this process. He sold me on being very intuitive and putting a personal touch on all aspects of the home buying process and he'd be there will us every step of the way. Turns out 2 months before closing, Casey just ghosted us basically and left my wife and I to practically fend for ourselves. He should probably change his sales pitch. For all of our walk through, he no showed, no email, no text, no nothing about him not being there. When it came to closing, he never communicated to us via email. He'd call me and tell me he was working on things on the back end but nothing he was working on can true and when I asked him to email me everything we talked about so I had it in writing, he never sent it. I think my realtor and I asked Casey to put these things in writing 6-7 times and he never did. The only bright spot of things was the superintendent Justin. Justin was there for us during the walk throughs and closing period when Casey was not. Justin made sure any issues that we saw were taken care of or he scheduled someone to come out to fix those issues as soon as possible. He has communicated great and overall has been Richmond Americans saving grace for this review not being vastly worse. We love our home; we love the community and quality of the home with the materials it was used to build it. It was our experience during the last couple months with the sales associate Casey that left us with a beyond sour taste in our mouths. We are glad Justin was able to help us in the end! ... More

Signed on at dirt lot. Found out later was quick build. No changes allowed. Builder continually stated to not allow viewing at home could be breach of contract. Though found multiple issues, pointed out. Hopefully fixed. Probably hidden issues, Many neighbors raising concerns about builds related to water, water temp, creaks, cracks, builder repairs, false expectations, false repair orders, sub contractor issues with improper installation or any/appliances or other utilities. None of our appliances were tested prior to purchase date as water/gas wasn't turned on.Now with nee 2024 pricing value of build doesn't make sense probably really 150K less value than reality but 2024 is where we are and hopefully our fixes, modifications and they should have fired their curator as options chosen don't make sense. But our upgrades should improve property value. Richmond American has been around for quite sometime but our neighborhood was rushed. ... More

the framing, plumbing, eletrical, roofing was completed to the highest degree of professionalism. Inside trades were not up to the same standards. Warped walls inside, plumbing hardware elements that don't work, mismatch plumbing hardware, paint issues, grout inconsistencies on backsplash, etc were indicative of lower quality standards. Lastly, we paid $23K for a side turn garage as an optional add on. We were happy to do so. It was INCREDIBLY disappointing to learn upon possession of the house that a garage door opener was NOT included at that price. This is just another "finish" that was lacking in this build. ... More

Richmond American has several areas the home buyer has to deal with from sales, design center, electrical company for added options, mortgage company, home insurance company, mortgage department, loan officer, etc. It seems everyone does their own thing and your giving the same information to different people at different times. The process becomes extremely draining. They need one person to gather information who can pass it along. Their computer system constantly sends emails requesting documents to be completed even though the documents were completed and submitted to individuals already. Last but not least, we selected the deluxe upgraded shower in the master bathroom only to find out during the walkthrough that the glass shower door was not installed. We were told it was the responsibility of three different people and then it was put on the buyer that it was not selected in the design center. The assumption was that if you selected the deluxe upgraded shower and you picked the upgraded tile the door would be there. Obviously it was not so now we will have to hire a company to make the door and install it at our expense. Moral of the story, CHECK OUT EVERY DETAIL BEFORE YOU SIGN ON THE DOTTED LINE. It has been almost 2 months since we closed on the home, and it is still unfinished. Missing cabinet door hardware for 16 cabinets throughout, and they keep telling me they can't get the hardware for some unknown reason. I have repeatedly pointed out issues in workmanship such as paint overspray on the front gate and garage access door. Paint drips/ stains on driveway, defects in drywall/paint inside and out. Carpet pulled / detached in 2 bedrooms. Cracked floor tiles inside, towel rod in bathroom completely just fell off when we first hung a towel on it. The list goes on! I understand that no one is perfect, and that there will be defects and things missed here and there, but I would expect that the builder would be prompt about resolving these issues and responding to home owners when they raise concerns. I will gladly edit this review if anyone decides to resolve these issues any time soon. In the meantime, I guess we will keep living in an incomplete home and keep trying to get someone to take action. ... More
