Overall I had a moderately good experience. I do feel like I had to stay on top of the builder to make sure most of the outstanding items were followed up on before the closing date which I didn't expect with such a short closing period before the holidays. There were also a lot of nails and materials left in the backyard which I didn't anticipate. In general the sales office was helpful and my builder contacts were mostly responsive. There are some quality and workmanship issues that still need to be addressed after 7 or so weeks of ownership. I'd like to hear updates, perhaps once a week, but communication has been unreliable. There are some design issues which we will work around and some that will require some sort of redesign to make acceptable.

The best part of my buying experience was getting a quality house and dealing with a very helpful sales agent. Worse part the incompetent loan company I had to send the same documents multiple times. I have excellent credit it took them forever to approve me. We got close to losing the lock on the interest rate. The construction team were not responsive to close the punch list before the closing date and we moved to a dirty house.

The appliances were great also the floor plan and front yard and irrigation and plants. Driveway very nice. Great view. We had the Best sales person Elisa. That really cared about our home purchase . She kept us up to date with progress of home being built. She was very helpful with all of our questions. She alone has saved any value that Richmond home has to my wife and I. We found our experience buying a spec home style sale was very frustrating. Even though our home was not even started when we purchased it. We were not afforded the opportunity to add or make any upgrades . We have owned the house five weeks and only one thing has been completed from the final walk thru list. It is hard to find a wall in the house that is straight. The framing crew did a poor job or the framing material was of poor quality. The dishwasher is poor quality.

As a real estate agent I’ve had many interactions with RAH. As a buyer I was disappointed RAH has stopped allowing buyers to select their upgrades and designs. This made our purchase a bit hard and honestly more expensive on the back end in order for us to get what we wanted. Do better Richmond. For the people giving you business. The whole process with Richmond American homes (and all the sister companies you have to work with) was pretty stressful. A lot of different people communicating with you and telling you different things. A lot of “this needs to be submitted by ——- or you could lose out on incentives” and they tell you that on a Saturday evening and say it’s due Sunday afternoon when everything is closed during the time you need to have it submitted. After weeks of negotiating with the realtor for Richmond American homes we were finally ready to commit. On Thursday we had been in touch all day and I finally sent a text saying we were ready to go to contract. The realtor should have called me at that time and secured my earnest deposit He didn’t respond until the next morning by which time the price of the house had been raised 5k and no amount of proof that he was in the wrong made a bit of difference. We were most disappointed with the spec only process. We were not allowed to pick anything for design or finishes. We were also disappointed when we were told we had a specific lot to find out a new agent to the development sold it to someone else when our agent wasn’t there. We were told we would be updated through email weekly on the progress of the build. We never received an update until the pre-closing walkthrough.

Had a lousy time dealing with the underwriters very lengthy plus the loan process equally, the home came with no ceiling fans or garage door openers or outside garage lighting and needed quite a few touch ups. Block wall had a big gap on corner back yard.and they used flat paint on most of the house except bathrooms

He went down step by step through the process and what I would be needed to do and what I should expect throughout this process. He sold me on being very intuitive and putting a personal touch on all aspects of the home buying process and he'd be there will us every step of the way. the framing, plumbing, eletrical, roofing was completed to the highest degree of professionalism. Inside trades were not up to the same standards. Warped walls inside, plumbing hardware elements that don't work, mismatch plumbing hardware, paint issues, grout inconsistencies on backsplash, etc were indicative of lower quality standards. Richmond American has several areas the home buyer has to deal with from sales, design center, electrical company for added options, mortgage company, home insurance company, mortgage department, loan officer, etc. It seems everyone does their own thing and your giving the same information to different people at different times. The process becomes extremely draining. They need one person to gather information who can pass it along. Home buying process was ok. Nothing exemplary. I had to do a lot of the “driving” to get things moving. Limited communication on resolution of issues after closing. Highly recommend you force them to fix it all before you close. They seem to have disappeared.

At the time of signing, house was framed. Issues began almost immediately. A section of the garage foundation had to be cut out and repaired. This left a small portion of the garage floor discolored and scarred. It also added about a month to the estimated close. Once the house was back on track, the plumbing/electrical began. Overall experience was fine. Like all other homebuilders the craftsmanship of the subcontractors was lacking and we had to call them out on several things. The contractors who come to fix the problems do a good job though. I think there is a lot of pressure put on the subs to work quickly and so at some point they quit caring. Our house is nice and we love the floorplan but I wouldn't say it was an exceptional value.
