Overall, I like the people I have dealt with while purchasing my home. I'm not super happy with the workmanship of the home or how slow it is to get the issues addressed. I've been in the house for a month and I still don't have my garage floor problem fixed OR at least had any correspondence from the builder on when it'll be fixed. The said that the problem is out of spec and should be fixed but haven't done anything, to my knowledge, to fix it.

Take people request in consideration instead of ignoring right after you got funded.

David found a home that worked with my time frame, delivered on schedule. Josh was awesome during the walkthrough and follow-up. He was patient, informative, and thorough.

Cheap doors, throughout. Materials are marginal in the bathrooms. Design is nice , but is overshadowed By Poor paint quality.

The appliances were great also the floor plan and front yard and irrigation and plants. Driveway very nice. Great view. The painting and wall work were below standard. very sloppy and not done w care. Looked like very rushed job. Hose to vent dryer missing. Windows filthy. Buying home was amazing, getting the items that where on the 30 day list to be fixed seems impossible, I am now thinking that they will not be done unless, I call everyday, which of course I do not have the time! Very disappointing!

The best part of the entire process is how seamlessly it was. Special mention to Dale on sales, the way he manage the communication to my wife and kids made a difference, I was ready, but the rest of my family gave me the thumbs up after talking to Dale. The handover from sales to finance, then to the loan department, and everyone in between. This process, from Richmond, was focus on making sure I was informed of the next steps and feel comfortable at any point. Buying a home does not have to be a nightmare, but a dream come true with Richmod homes

It has been almost 2 months since we closed on the home, and it is still unfinished. Missing cabinet door hardware for 16 cabinets throughout, and they keep telling me they can't get the hardware for some unknown reason. I have repeatedly pointed out issues in workmanship such as paint overspray on the front gate and garage access door. Paint drips/ stains on driveway, defects in drywall/paint inside and out. Carpet pulled / detached in 2 bedrooms. Cracked floor tiles inside, towel rod in bathroom completely just fell off when we first hung a towel on it. The list goes on! I understand that no one is perfect, and that there will be defects and things missed here and there, but I would expect that the builder would be prompt about resolving these issues and responding to home owners when they raise concerns. I will gladly edit this review if anyone decides to resolve these issues any time soon. We had the Best sales person Elisa. That really cared about our home purchase . She kept us up to date with progress of home being built. She was very helpful with all of our questions. She alone has saved any value that Richmond home has to my wife and I. We found our experience buying a spec home style sale was very frustrating. Even though our home was not even started when we purchased it. We were not afforded the opportunity to add or make any upgrades . We were told that we could not even change the interior wall paint color. Unfortunately the final stages of our of build went south. The pre selected floor tile thru out the house was not available at the last 3 weeks of our build. We had an emergency tile replacement selection that was supposed to keep the house on target closed date, This new tile did not show up at the house until two weeks later. Even though it was order with express delivery! Moving the closed date out two plus weeks. This caused us a very large out of pocket moving expense to compensate for the delay of housing for us. Richmond homes did not have any mercy. We were not compensated one penny. Elisa again was able to get Richmond homes to provide us with one option that was mysteriously left out during production. Again Elisa is a hero for Richmond homes again! Since we have closed the house there has been a very delayed process for items that were called out during the walk thru over a month ago!!! We have been in the house for over a month and there is still a long list items and issues that are not being completed. We have not received ANY communication for any second level manager at Richmond homes about any issue. We do love the model that we purchased. We just feel like since money was exchanged we are not important to Richmond homes anymore. ... More

Overall, we’re happy with our new home—it has great features, and we’ve settled in nicely. However, for a home priced just shy of half a million dollars, there were a few design choices that left us disappointed. For example, the house has a clear color theme, yet chrome accents were used in the bathrooms, while the rest of the hardware and the kitchen faucet are matte black. This inconsistency makes the chrome look cheap in comparison. Also, while the kitchen drawers are soft close, the cabinets are not, which doesn’t make sense in a home at this price point. On a positive note, the staff we worked with were fantastic—very helpful and professional throughout the process. While we love the home, we think more attention to detail in design and craftsmanship would have made the experience even better. ... More

No. 1: After demanding an ridiculously large deposit because this purchase was for an investment, the builder negotiated a price (list price to include appliances, etc.). Then, in addition to forcing us to sign its one-sided contract, at the end of the sales process Richmond American demanded a $500 processing fee just to do its own paperwork. There is no other word to describe this than dishonest. This practice should be outlawed, but no doubt it won't be because of lobbying by the builders. Also, the sales agent said we had to use the builder's title company, but later in the process we were given a document to sign saying that we were free to use any title company. In addition, some problems with the house that supposedly would be taken care of after closing never were corrected. Once Richmond American has your money, you are low priority. You are getting a nice, quickly built new construction home, but ... the appliances are crazy cheap and garage walls move when opening and closing the side door. What other quality issues exist under the surface?

Chose a new build in the Phoenix area because I loved the build site and was happy with the interest rates they offered. Was skeptical of all of the negative reviews I had seen chalking them up to new build experiences in general, but quickly found out why. Completion was delayed twice during my purchase process. Delays are somewhat understandable, but the last delay happened just two weeks from my scheduled closing date. I had to be out of the house I was renting by the end of the month and there was no option for me to extend my lease, leaving me homeless for the period of the delay. Richmond American told me to pound sand, and that the contract protected them from delays in closing on time, of which, the only chance of recourse was for them if the delay had been caused by me, the buyer. They flat out refused to offer any assistance for my out of pocket expenses towards my lodging, storage of my stuff, and the second trip for the movers to take my stuff from the storage locker to my new house. All told, I was out ~3k. This was money that could have been spent towards finishing my back yard, or additional down payment, but instead was just removed from my pocket with just a "tough cookies, our contract protects us" from the builder. After I had finally closed, I discovered that the oven that they installed was not the oven I had paid for, and immediately brought this up to the construction supervisor. He gave me the run around for two weeks, saying he was expecting a call back from GE, and then that the oven I was supposed to get was discontinued. He ultimately told me that I had a better chance of settling this with GE than he did (which tells me that he wasn't that interested in solving this problem). After a very quick call to GE, they were able confirm that Richmond American had ordered the incorrect oven for my house. I sent this info along to the sales team and they miraculously we able to "find my oven" within a few days. I suspect they just swapped from another unsold house that was supposed to receive the same oven. Sucks to be them I guess... I would never recommend dealing with Richmond American. They use the cheapest available materials to build their houses and are only looking out for themselves. Definitely not interested in building a quality product, nor are they concerned about the consumer. ... More

The super was personal and responsive to my concerns at every step. I feel this home has a better overall design and finish than others in this price range!

Lynette (Verrado AZ location) made the whole experience easy going. Since I live out of state she even sent pictures of the house being built here and there. The follow up to making sure we were comfortable in the house was spot on. So a great experience in purchasing this house and I absolutely love it!!! Thank you all who had a hand in this experience

Extremely disappointed with the lack of communication, transparency and quality of work throughout pre/post home buying. Still waiting for several issues to get fixed that funny enough were identified by the super intendent. They are taking there sweet time and there is no sense of urgency. I understand many homes has several issues and I'm not the only one but that's where communication comes into place. Definitely feel like if I don't frequently stay in touch nothing will be done. Going on 2 months now trying to fix things prior to close. May need to file some ROC complaints.

As a real estate agent I’ve had many interactions with RAH. As a buyer I was disappointed RAH has stopped allowing buyers to select their upgrades and designs. This made our purchase a bit hard and honestly more expensive on the back end in order for us to get what we wanted. Do better Richmond. For the people giving you business. Your design teams don’t know it all and at times make errors and bad decisions ( like not putting windows on a wall with a MOUNTAIN VIEW). It’s not that important to build homes as fast as you can. Sales no help. Originally I worked with Moises whom was fantastic however the home I chose was not in his section after that I had to stay on sales to keep me posted. Then after move in 30 day review I am being ignored

To who it may concern. We were never offered coach lighting now we see homes with them, we ask for some outlets to moves up for easier TV viewing (Pre Dry-wall) and could not get a response on the additional moving of the outlets. We would've paid for the modification if we needed too. Lots of builder grade materials and now the homes are lower in price with more upgrades. Just not a very professional experience at all for the wife and I!!

The complete unwillingness to actually work with a buyer to get what they want is utterly astounding. Even on issues that would be a simple change they wouldn’t budge. The subs they use are either discount workers or brand new and don’t know the job. Found too many issues to list. As a previous framer and trim carpenter myself I would’ve never signed off on the work I’ve seen. The super is a nice guy but doesn’t ever actually get any of the repairs done. Buyers remorse!

I don’t even know where to begin. Let’s sum it up to the superintendent Mike being incredibly insulting and aggressive to his boss Javier not responding to issues in a timely manner to the other superintendent Gab never returning any text or phone calls for now going on 3 weeks. There’s lots of Builders out there and I would HIGHLY recommend purchasing a home from any other builder!

The Estrada Del Oro II site home builder contractors are terrible. the cart was always before the horse. The studs are crooked and uneven. the floor has lumps and squeaks everywhere do to water damage. The wall are all wavy and it looks like a roller coaster. over 1 inch out of flatness. The roof is full of cracked tiles and construction debris. the cheapest material are installed. lower grade than Home depot lowest quality. The baseboards are put down before the tile so all the edges of the tile have cracked grout showing. The toliets and fixtures install are all trash. The kitchen cabinets are worst than a old water heater shed material. Richmond American Homes refuse to fix anything, these house are worst built than KB homes. The sale folks and finance company are thief's and scammers. The entire Richmond American homes staff have lied to me from day one. promises from sale people that are never keep. There rude as hell... Buying from Richmond American Homes has been one of the biggest mistakes of our lives. Richmond loan officer was very difficult to work with. Had to wait long periods of time to get responses. Total home purchasing took 3.5 months. Would have liked a definite answer. Was asked to get a separate appraisal then it wasn't accepted. Finally Richmond decided to share their appraisal after 3 months of back and forth on purchasing the home.
