Sales people were somewhat helpful. Did not disclose some issues specific to lot. Home office was no help. Switched superintendents during construction. Pushed for an early close prior to year end yet haven't completed all punch items so can't use part of house

Overall, it's a nice home. Closing process felt rushed. We felt like we were just a house on the assembly line that they wanted to move on from. Lots of little issues. Nothing major was wrong. Getting the little issues takes time to resolve. It's good that we have a year to do it.

new buyer at West Park community in Queen Creek, after hearing Richmond American as good builder. But I am a bit unimpressed. The workmanship could be better, especially on paint. After Cody being the superintendent at the very end of my house closing, things seem to move along better. But after my house is closed, my issues, like the 30day work list, don't get any attention after weeks' communication to my sales rep, superintendent, and Richmond American Home Care.

Not all the items addressed at the final walkthrough were fixed. Not all the items purchased were delivered at the day of closing. Not feedback from construction regarding roll over items. Customer Service is too busy to prompt respond to requests.

A Band of Brothers - Some Good Some Bad

Our overall experience was mixed, some people like our Super Intendent were terrific while others in Sales and Finance were not very good, being difficult to work with, getting details incorrect because it seemed like they did have time to focus on you or make sure Richmond appeared like a united company. Systems like the main drain were untested until we moved in, and turned out to be an issue that caused the company huge repairs. This is our second Richmond American home and the first one went a lot smoother and I feel was constructed with higher quality.

We loved Richmond. And were excited to sign to purchase with them. However, the problems started almost immediately. We would visit often as the home was being built, but kept finding problems. Doorways put in the wrong place, non responses to inquiries about things we were seeing. Hala Sales Rep was good and helpful. Tom a Superintendent was good. Others involved, not so good. You have no power after you sign the sales contract and JIO so make sure everything is addressed to your satisfaction before you sign. Some will say you have power to make corrections get fixes done until you close - not so. You are at their mercy as soon as you sign the sales contract/JIO. So I closed three weeks ago. I submitted my list of repairs things that still needed to take place. You would think the air conditioner not working in August AZ over 110 degrees, and the fire alarm going off would’ve given a prompt response. Nobody ever contacted me until finally today. I got a decent human being and he was going to help. Thank you Dan. Other than that Customer Service from other employees was horrible.

The builder did ok. House wasn’t really clean when we took possession. Title was fine. Would never use the builders lender again. The incentive was not worth the pain of working with them or the horrible rate. Highly recommend using another lender.

They only care about you buying the house. On our pre close walk we found out the microwave had been used but they didn't care to change it or do anything to fix the problem since they already had the earnest money. They said they would only clean it and that microwave was very stinky. Seller Moises never had a solution, only kept saying that was not part of the deal, Horrible seller that only cares about making money and not the customer.

My first Richmond home was pure owned and by far the best customer service of all. The second was purchased in 2007 and aside from the economy tanking was still a good purchase, had a couple issues that were attempted to half repair and one that was never fixed, the way it goes I guess. So far we’ve passed our 30 days of being in the home and still no follow up on issues that need to be fixed. I pass buy the contractors throwing up other houses very quickly and can tell it’s slapped together just like my house. We blue taped a lot on our first walkthrough and it looked like they just took off the tape and didn’t fix the paint issues. I wouldn’t be so upset if I didn’t pay $3000+ for a paint upgrade on the whole house. The cabinets still have yet to be fixed and they sent the wrong part. Everything was going good until we got close to the end of closing and we had an issue with Richmond lending team. We were easily approved and funded with our original lender and he pushed us to look into Richmond because of possible incentives so we did and decided to work with them. But 3 days before closing they came back and said we were not approved even though we signed and filled out all paperwork in the time leading up with no communication from them that we had an issue. The complete unwillingness to actually work with a buyer to get what they want is utterly astounding. Even on issues that would be a simple change they wouldn’t budge. The subs they use are either discount workers or brand new and don’t know the job. Found too many issues to list. As a previous framer and trim carpenter myself I would’ve never signed off on the work I’ve seen. The super is a nice guy but doesn’t ever actually get any of the repairs done. Buyers remorse!

The Forman/supervisor was great during our final walkthrough. Now for the package I was told when I signed the paperwork in Oct that I would get the vanity/cabinet in the master bathroom. Michelle was Richmond Americans sales rep and I was her first sell and you could tell. Anytime we asked to see the house she would schedule an appointment get to the house and give us a 5 minute time limit say she needs to get on to her next appointment and did the exact same thing day of closing. We did not go through the customizing so cannot speak to that. However, our experience throughout the purchase and after has been sad. We paid for an outside inspection, highly recommended, and had a huge report on a new home. The first site guy was terrible to work with then we got Chad. He helped move the process along but there were still a bunch of items that were never done properly before our close. Took longer than it should have to be able to close on the house as repairs were not done in a timely manner and we were lied to about some of the repairs being completed. My inspector found water damage 3 to 4 inches high on all of the kitchen cabinets. The superintendent Gilbert continued to say there was not a flood in the kitchen. Even after I brought a moisture meter that showed the cabinets were 30% wet. The craftsmanship for my home was not up to par. So many cosmetic issues so far and little things that should not fly by an assistant super intendant. They are going to work on fixing the issues but that is now time I have to spend being around for the lack of work that should have been done the first time or after the first walk. Rather sad to see this kind of work get breezed over just because the houses are going up so fast.

Other than Lauren, The experience was extremely underwhelming. The quality of workmanship was disappointing at best and it became very clear that our Superintendents did not have their finger on the pulse with trades. During our final walk, it was explained to me by Sergio that i "cant expect perfection". That bold statement has been my Richmond American experience in a nutshell.
