Overall, I like the people I have dealt with while purchasing my home. I'm not super happy with the workmanship of the home or how slow it is to get the issues addressed. I've been in the house for a month and I still don't have my garage floor problem fixed OR at least had any correspondence from the builder on when it'll be fixed. The said that the problem is out of spec and should be fixed but haven't done anything, to my knowledge, to fix it.

Cheap doors, throughout. Materials are marginal in the bathrooms. Design is nice , but is overshadowed By Poor paint quality.

The appliances were great also the floor plan and front yard and irrigation and plants. Driveway very nice. Great view. The painting and wall work were below standard. very sloppy and not done w care. Looked like very rushed job. Hose to vent dryer missing. Windows filthy. Buying home was amazing, getting the items that where on the 30 day list to be fixed seems impossible, I am now thinking that they will not be done unless, I call everyday, which of course I do not have the time! Very disappointing!

Smooth process

The best part of the entire process is how seamlessly it was. Special mention to Dale on sales, the way he manage the communication to my wife and kids made a difference, I was ready, but the rest of my family gave me the thumbs up after talking to Dale. The handover from sales to finance, then to the loan department, and everyone in between. This process, from Richmond, was focus on making sure I was informed of the next steps and feel comfortable at any point. Buying a home does not have to be a nightmare, but a dream come true with Richmod homes

It has been almost 2 months since we closed on the home, and it is still unfinished. Missing cabinet door hardware for 16 cabinets throughout, and they keep telling me they can't get the hardware for some unknown reason. I have repeatedly pointed out issues in workmanship such as paint overspray on the front gate and garage access door. Paint drips/ stains on driveway, defects in drywall/paint inside and out. We had the Best sales person Elisa. That really cared about our home purchase . She kept us up to date with progress of home being built. She was very helpful with all of our questions. She alone has saved any value that Richmond home has to my wife and I. We found our experience buying a spec home style sale was very frustrating. Even though our home was not even started when we purchased it. We were not afforded the opportunity to add or make any upgrades . Nice Home, but Design Inconsistencies Disappoint

Overall, we’re happy with our new home—it has great features, and we’ve settled in nicely. However, for a home priced just shy of half a million dollars, there were a few design choices that left us disappointed. For example, the house has a clear color theme, yet chrome accents were used in the bathrooms, while the rest of the hardware and the kitchen faucet are matte black. This builder is crooked! It negotiates a price and then forces you to pay a surprise "processing fee" of $500

No. 1: After demanding an ridiculously large deposit because this purchase was for an investment, the builder negotiated a price (list price to include appliances, etc.). Then, in addition to forcing us to sign its one-sided contract, at the end of the sales process Richmond American demanded a $500 processing fee just to do its own paperwork. There is no other word to describe this than dishonest. This practice should be outlawed, but no doubt it won't be because of lobbying by the builders. Lynette (Verrado AZ location) made the whole experience easy going. Since I live out of state she even sent pictures of the house being built here and there. Extremely disappointed with the lack of communication, transparency and quality of work throughout pre/post home buying. Still waiting for several issues to get fixed that funny enough were identified by the super intendent. They are taking there sweet time and there is no sense of urgency. I understand many homes has several issues and I'm not the only one but that's where communication comes into place. Definitely feel like if I don't frequently stay in touch nothing will be done. Going on 2 months now trying to fix things prior to close. May need to file some ROC complaints.

As a real estate agent I’ve had many interactions with RAH. As a buyer I was disappointed RAH has stopped allowing buyers to select their upgrades and designs. This made our purchase a bit hard and honestly more expensive on the back end in order for us to get what we wanted. Do better Richmond. For the people giving you business. Your design teams don’t know it all and at times make errors and bad decisions ( like not putting windows on a wall with a MOUNTAIN VIEW). It’s not that important to build homes as fast as you can. To who it may concern. We were never offered coach lighting now we see homes with them, we ask for some outlets to moves up for easier TV viewing (Pre Dry-wall) and could not get a response on the additional moving of the outlets. We would've paid for the modification if we needed too. Lots of builder grade materials and now the homes are lower in price with more upgrades. Just not a very professional experience at all for the wife and I!!

The complete unwillingness to actually work with a buyer to get what they want is utterly astounding. Even on issues that would be a simple change they wouldn’t budge. The subs they use are either discount workers or brand new and don’t know the job. Found too many issues to list. As a previous framer and trim carpenter myself I would’ve never signed off on the work I’ve seen. The super is a nice guy but doesn’t ever actually get any of the repairs done. Buyers remorse!

I don’t even know where to begin. Let’s sum it up to the superintendent Mike being incredibly insulting and aggressive to his boss Javier not responding to issues in a timely manner to the other superintendent Gab never returning any text or phone calls for now going on 3 weeks. There’s lots of Builders out there and I would HIGHLY recommend purchasing a home from any other builder!

WORST EXPERIENCE OF HOME BUYING IN MY 57 YEARS

The Estrada Del Oro II site home builder contractors are terrible. the cart was always before the horse. The studs are crooked and uneven. the floor has lumps and squeaks everywhere do to water damage. The wall are all wavy and it looks like a roller coaster. over 1 inch out of flatness. The roof is full of cracked tiles and construction debris. the cheapest material are installed. lower grade than Home depot lowest quality. Richmond loan officer was very difficult to work with. Had to wait long periods of time to get responses. Total home purchasing took 3.5 months. Would have liked a definite answer. Was asked to get a separate appraisal then it wasn't accepted. Finally Richmond decided to share their appraisal after 3 months of back and forth on purchasing the home.
