Had a lousy time dealing with the underwriters very lengthy plus the loan process equally, the home came with no ceiling fans or garage door openers or outside garage lighting and needed quite a few touch ups. Block wall had a big gap on corner back yard.and they used flat paint on most of the house except bathrooms

The home has high quality finishes and features. (Quartz counters, 2 a/c units, tankless water heater, paver driveway, double gates for yard, sherwin williams paint). My sales person was lazy. Handed me her master keys, no explanation or details. That is, when you could find her. Often I would go to the sales office and remnants of her were there - phone, purse, but her? No. I think she was fired, justifiably, before my close. Construction supervisor emailed saying I’d get weekly updates on the progress of the build. Got one in six weeks. Overall my experience with Richmond American has been alright. In the beginning, my sales associate through Richmond Casey was great. He went down step by step through the process and what I would be needed to do and what I should expect throughout this process. He sold me on being very intuitive and putting a personal touch on all aspects of the home buying process and he'd be there will us every step of the way. Signed on at dirt lot. Found out later was quick build. No changes allowed. Builder continually stated to not allow viewing at home could be breach of contract. Though found multiple issues, pointed out. Hopefully fixed. Probably hidden issues, Many neighbors raising concerns about builds related to water, water temp, creaks, cracks, builder repairs, false expectations, false repair orders, sub contractor issues with improper installation or any/appliances or other utilities. the framing, plumbing, eletrical, roofing was completed to the highest degree of professionalism. Inside trades were not up to the same standards. Warped walls inside, plumbing hardware elements that don't work, mismatch plumbing hardware, paint issues, grout inconsistencies on backsplash, etc were indicative of lower quality standards. Lastly, we paid $23K for a side turn garage as an optional add on. We were happy to do so. Richmond American has several areas the home buyer has to deal with from sales, design center, electrical company for added options, mortgage company, home insurance company, mortgage department, loan officer, etc. It seems everyone does their own thing and your giving the same information to different people at different times. The process becomes extremely draining. They need one person to gather information who can pass it along. Their computer system constantly sends emails requesting documents to be completed even though the documents were completed and submitted to individuals already. ...

Josh was fantastic. There were a few hiccups. It wasn't a great experience but it wasn't bad. House is great. Process felt really pushy so it was annoying to have to sort of block that off a bit. Overall Josh was great. Process was mediocre from a customer service perspective. Our home is awesome.

Most of the actual buying facts that we responded to were not correct or they were altered to fit Richmond Homes. We were told we were purchasing our home at 2.99 3.99 4.99, never happened. Home buying process was ok. Nothing exemplary. I had to do a lot of the “driving” to get things moving. Limited communication on resolution of issues after closing. Highly recommend you force them to fix it all before you close. They seem to have disappeared.

It has been almost 2 months since we closed on the home, and it is still unfinished. Missing cabinet door hardware for 16 cabinets throughout, and they keep telling me they can't get the hardware for some unknown reason. I have repeatedly pointed out issues in workmanship such as paint overspray on the front gate and garage access door. Paint drips/ stains on driveway, defects in drywall/paint inside and out. At the time of signing, house was framed. Issues began almost immediately. A section of the garage foundation had to be cut out and repaired. This left a small portion of the garage floor discolored and scarred. It also added about a month to the estimated close. Once the house was back on track, the plumbing/electrical began. County inspection occurred and the dryer vent was determined to be too long and out of code. Overall experience was fine. Like all other homebuilders the craftsmanship of the subcontractors was lacking and we had to call them out on several things. The contractors who come to fix the problems do a good job though. I think there is a lot of pressure put on the subs to work quickly and so at some point they quit caring. Our house is nice and we love the floorplan but I wouldn't say it was an exceptional value.

Before we moved in to the spec home, everybody wwas so responsive, so responsive. After that event especially when it comes to fixing things, even major things is absolutely negligent. You can't get a person on the phone or if they finally come out, they don't have the time to spend to look at and take into account. Leaking garage under door, inches space on roofing, uncentered doors, etc. So first, the workmanship. There are goods and bads. Labor quality is divided. Some do really bad job, some do excellent. No. 1: After demanding an ridiculously large deposit because this purchase was for an investment, the builder negotiated a price (list price to include appliances, etc.). Then, in addition to forcing us to sign its one-sided contract, at the end of the sales process Richmond American demanded a $500 processing fee just to do its own paperwork. Many small issues were not taken care of. We were told smoke detector batteries were replaced. They were not. Back deck repair to ceiling never completed. Many bent screens were not replaced. Bathroom mirror promised replacement was never done. I have called Paul about these problems with no response. We were not asking much to have these problems resolved. I really like my new home. The only problem I had is the two other bedrooms are super small. I have a three piece bedroom suites and they are all crunched together. We very much like our home now that we are moved in however: we were give major misinformation and promised things in the sales process that couldn't be delivered in the actual agreement; preclosing fixes still have not been completed even though we have now been in the house 30 days, many excuses are quickly given when issues arise but action is slow.

new buyer at West Park community in Queen Creek, after hearing Richmond American as good builder. But I am a bit unimpressed. The workmanship could be better, especially on paint. After Cody being the superintendent at the very end of my house closing, things seem to move along better. But after my house is closed, my issues, like the 30day work list, don't get any attention after weeks' communication to my sales rep, superintendent, and Richmond American Home Care.
