To know what I know now I would have made a different choice in purchasing a new home. Quality of materials Craftsmanship Responsiveness to issues Are all the reasons I would have chosen another builder. I do believe the people who work at Richmond (for the most part) want to do the right thing; however, they are hindered by turn over, horrible contractors and bottom of the barrel materials. The craftsmanship for my home was not up to par. So many cosmetic issues so far and little things that should not fly by an assistant super intendant. They are going to work on fixing the issues but that is now time I have to spend being around for the lack of work that should have been done the first time or after the first walk. Rather sad to see this kind of work get breezed over just because the houses are going up so fast.

With any home your going to run in to issues I have had some issues come up that the Richmond team took care of promptly and with a sense of urgency. I have only had my home for a few months now but everything seems to be going smooth.

We were most disappointed with the spec only process. We were not allowed to pick anything for design or finishes. We were also disappointed when we were told we had a specific lot to find out a new agent to the development sold it to someone else when our agent wasn’t there. We were told we would be updated through email weekly on the progress of the build. We never received an update until the pre-closing walkthrough.

We loved Richmond. And were excited to sign to purchase with them. However, the problems started almost immediately. We would visit often as the home was being built, but kept finding problems. Doorways put in the wrong place, non responses to inquiries about things we were seeing. Eventually, we spoke with the jobsiye superintendent who was very confrontational, and when asked why our completion date was pushed back by a month, responded with "I have up to 2 years to build your house, and I van delay it at any time for any reason, or NO reason!" I did not like the build process with spec home building. After much thoughts and trials with the new build we were advised that the model home was available so we decided to purchase the pewter model home and could not be happier, even though it cost more than we were willing to pay but in the end we were greatful that we had the money for the model home. Hala Sales Rep was good and helpful. Tom a Superintendent was good. Others involved, not so good. You have no power after you sign the sales contract and JIO so make sure everything is addressed to your satisfaction before you sign. Horrific First Time New Build Experience. We thought this was a real season of Pranked.

Our original sales person, Jeff, was not transparent by failing to disclose important information regarding homeowner's insurance. He is no longer with Richmond American, and since then, Brigitte has been spot on. We also had an issue with our Assistant Superintendent, Kevin, who did not complete items prior to closing that he had agreed would be finished. He even removed the blue tape from places that hadn't been touched! The actual Superintendent, Rex, has been incredible, trying to resolve the issues that Kevin didn't rectify. Signed on at dirt lot. Found out later was quick build. No changes allowed. Builder continually stated to not allow viewing at home could be breach of contract. Though found multiple issues, pointed out. Hopefully fixed. Sales agent Brigitte was wonderful and patient with me. Loan officer Jennifer went the extra mile. Superintendent Jesse took personal interest in ensuring any concerns fixed. We had, and still have, bad experience with the superintendent and assistant superintendent when it comes to 30-day inspection repairs. They are non-responsive most of the time. Quality of the actual home is subpar compared to other builders we’ve used in the past.

So I closed three weeks ago. I submitted my list of repairs things that still needed to take place. You would think the air conditioner not working in August AZ over 110 degrees, and the fire alarm going off would’ve given a prompt response. Nobody ever contacted me until finally today. I got a decent human being and he was going to help. Thank you Dan. Other than that Customer Service from other employees was horrible.

My experience with Richmond American Homes has been very poor. When I first visited the sales office I was treated nicely and given a tour of some models. I was offered a special offering of 4.99% with 10k of closing costs and 2% of base, when I returned within 24 hours to decide on moving forward the offer was no longer valid (I wish I would've backed out then) They changed the offering to 5.5% with only 5k in closing covered. The sales, lending and escrow staff were outstanding—it ends there with the positive experience. The house still does not have all the numerous dents fixed in the bullnose corners all over the house and paint was poorly applied—we still have spots that need painting near ceilings that have white paint brush strokes over the grey walls. The whole process, from buying to moving in, was super smooth and well-organized! The quality and value of my new home totally exceeded my expectations, with great craftsmanship and design. There are some quality and workmanship issues that still need to be addressed after 7 or so weeks of ownership. I'd like to hear updates, perhaps once a week, but communication has been unreliable. There are some design issues which we will work around and some that will require some sort of redesign to make acceptable.
