First time buying a house and it's been quite the experience. Not all the things were done that were supposed to be prior to settlement. Never got everything I was promised in the deal. I feel like after everything was signed I became chop liver. I regret buying this house.

To know what I know now I would have made a different choice in purchasing a new home. My experience has been bad from the start. We originally wanted to design our own house but the lot we wanted “wasn’t available yet” so we decided on a pre approved plan. It was also on a corner and the bedroom and larger side of the yard was on the corner side away from the neighbors. We were assured this is the exact layout of the house we were buying and happy with our purchase. Make sure all sales incentives are reflected correctly prior to closing. Sales team is non-responsive even if matters are included and followed up on in writing with the lender, Gallery, escrow and Sales representatives. Richmond loan officer was very difficult to work with. Had to wait long periods of time to get responses. Total home purchasing took 3.5 months. Would have liked a definite answer. Was asked to get a separate appraisal then it wasn't accepted. Finally Richmond decided to share their appraisal after 3 months of back and forth on purchasing the home.

My experience with Richmond American Homes has been very poor. When I first visited the sales office I was treated nicely and given a tour of some models. I was offered a special offering of 4.99% with 10k of closing costs and 2% of base, when I returned within 24 hours to decide on moving forward the offer was no longer valid (I wish I would've backed out then) They changed the offering to 5.5% with only 5k in closing covered. Our Richmond Home experience was not good. We will not build with Richmond homes again, and would not recommend it to family and friends. If fact we would ask them to steer clear! We felt significant pressure to close the house at the end of the month, only to find out the following month had better incentives & that others got $20-30K more in incentives. My move in date was changed first "by mistake". Then a second time was changed 10 minutes before end of day, the day before with no notice provided to me. When I finally did move in there was no walk through and several items were not finished, to include; issues with both showers no range installed, and several leaks. Since then superintendents have been rude, cussed at me, and been generally non responsive.

Extremely disappointed with the lack of communication, transparency and quality of work throughout pre/post home buying. Still waiting for several issues to get fixed that funny enough were identified by the super intendent. They are taking there sweet time and there is no sense of urgency. I understand many homes has several issues and I'm not the only one but that's where communication comes into place. Definitely feel like if I don't frequently stay in touch nothing will be done. Going on 2 months now trying to fix things prior to close. May need to file some ROC complaints.

Let’s sum it up to the superintendent Mike being incredibly insulting and aggressive to his boss Javier not responding to issues in a timely manner to the other superintendent Gab never returning any text or phone calls for now going on 3 weeks. The Estrada Del Oro II site home builder contractors are terrible. the cart was always before the horse. We had, and still have, bad experience with the superintendent and assistant superintendent when it comes to 30-day inspection repairs. They are non-responsive most of the time. Quality of the actual home is subpar compared to other builders we’ve used in the past.
