I honestly regret buying a home from this builder. This is my second home, and my first one—built in 2010—never had these kinds of issues. The whole reason I chose a new build was to avoid exactly this kind of stress, and instead, I’m dealing with even more problems. Within the first week, we already had a leak in the ceiling, and I had to take days off work just to deal with it. That is completely unacceptable for a brand-new home. My Ring doorbell has not worked since day one, and it still hasn’t been properly resolved. The paint quality is extremely poor—you can’t even wipe the walls without the paint coming off onto the rag. There are also clear workmanship issues throughout the home, including damaged baseboards, uneven wall textures, and patchy, mismatched paint. You can visibly see where things were rushed and cheaply done just to get the house finished and sold. It honestly feels like this builder prioritizes speed over quality, and homeowners are left dealing with the consequences. What makes this even more frustrating is the time and stress this has caused. No one should have to take time off work and deal with repairs immediately after moving into a “new” home. I expected a smooth experience and solid craftsmanship. Instead, I feel let down and disappointed. At this point, I truly hope the builder steps up and makes this right—not just with repairs, but by properly acknowledging the inconvenience and disruption caused. Bank people at first were nice but after I bought the house they kept coming after me asking for more documentation that to me didn't make sence, why did they approved me then? Also waranty is even worst idk is there is any hiring or department ossues but they can't keep up, lead time is extremely long. Quality is bad, cheap low quality materials used on the construction, wind makes the house shake, lack of isolation, walls aren't square, shower doors are flimsy, doors and trims have the same paint as the walls. Superintendent is responsive but she needs costumer service training

The Richmond team was great to work with. They were responsive, professional and helpful all along the way. Any issues found (mostly minor) were fixed before I moved in.

The entire staff at Sorrells, including the superintendent, were exceptional throughout my home-buying process and even after closing. While there were a few issues that arose after I signed my paperwork, the team was prompt, responsive, and made sure those concerns were addressed quickly and professionally. The warranty department was also outstanding very attentive and easy to communicate with. Overall, my experience with Richmond was a positive one. Like any new home purchase, there may be minor issues, but Richmond stood behind their work and ensured everything was taken care of. My husband and I had the most amazing home buying experience. This is our first home and honestly we were not looking and didn't think this was achievable. From the first moment we met at the Richmond community within the Aurora Highlands every person we met was so helpful, patient and made us feel special and important at each step. We closed after a short 15 days and were blown away with all the information provided in such a short time. Pointed out several issues within a week of being in the home. Many they didn’t want to do as we already closed on it and should have pointed out before closing. We had a two week rushed cloth close before new year. The damaged glass panels weren’t noticeable till it was dark out and someone is supposed to “look at” as a courtesy. The cracked tub did get fixed with some push back and the doorbell did get fixed. There is many issues with the slabs and dirt compaction which we were told was normal, I have had new builds before without this. First time home owner. I have heard good things about Richmond home from my family members that owned home that was build from Richmond for 20 years so I decided to give Richmond a try by start looking at their build which I finally found one and fall in love with the home and love the floor plan. We decided to go ahead with the deal and got the good APR from Richmond. The constructors help up with the walk through process and make it easy on repair minor issue.

My wife and I were looking for some remodeling ideas for our house and decided to visit the Settler’s Crossing community. Audra was incredible! She allowed use to browse the house long enough for my wife to fall in love with it, then answered every one of my million questions. We were eager to make an offer but couldn’t until they were done using it as a sales office. Both Audra and Brandon were very patient with our nearly daily visits and excellent in communicating the status of when we could submit our offer. We had a wonderful experience buying our first home from Richmond Homes. Our salesman Travis and the construction superintendent Garrett were so helpful from start to finish. We couldn’t be happier with our new home, thank you!

Richmond builds the exact same home differently (e.g., garage is finished in one, but not the next). Then they claim that code does not require it be finished. All of which may be true, but why am I be punished for making a down payment when the lot is released. Then my neighbor comes along gets the garage finished and pays less for their house. Only one example of how inconsistent and unprofessional Richmond can be.

1-Star Review: Extremely Disappointed with Richmond American Homes – Poor Communication and Follow-Through I purchased a home with Richmond American Homes in Second Creek (Commerce City, CO), and my experience has been extremely frustrating. Once the sales rep completed the sale, they completely abandoned me. They stopped answering my calls, texts, and emails — not even a courtesy response to my follow-up questions about my home or the promised post-closing items. To make matters worse, the construction supervisor has also failed to take responsibility for sprinkler lines that were buried on the property Line that were supposed to be repaired. Despite multiple requests and reminders, nothing has been fixed. It feels like as soon as they handed me the keys, they disappeared and stopped caring altogether. I expected a much higher level of professionalism and accountability from a builder as large as Richmond. Unfortunately, the lack of communication, follow-up, and customer service has left me completely disappointed. If you’re considering buying a Richmond home in this community, be cautious and make sure you get every promise in writing — because once you close, you may be on your own. ... More

Overall, mostly positive experience. The sales, and construction team were professional. The only exception was the representative for American Home Insurance, who recommended and attempted to push the highest possible insurance and underwrote a policy for $750K for a $500K loan. Needless to say, it was cancelled immediately after closing. Only minimal items noted after move-in. For example, ship item sticking up from under carpet in one room.

Riley at first seems to be an engaged construction super, but it is only superficial. There are so many things wrong with this house, and you soon learn that it's because Riley does not lead by example and hold his workers accountable. Tiled backslash with glazing worn off--rather than use a handful of new tiles, just slap them up on the wall. Plumbing fixtures that aren't quite tight and leak. Mis-wired switches. Scratched windows, with damaged frames and broken locks. Mis-cut trim around most doors. So many things to fix, we filled more than a page prior to closing, and it continued even after closing. And then some things only get partially fixed. I could write an even longer essay on the lack of attention to detail and poor follow through, but it will only fall on deaf ears. When we first started looking at the new Westridge homes, we were greeted and treated with excellence in customer service from Abby at the sales office, it continued with HomeAmerican loan officer Shawna who guided us thru the process with ease, Steven at the home site was extremely helpful and completed the walk thru before we moved in and repaired any small items. Recently Madison went thru the 30-day walk thru, to again repairing any items that came up after a month of living in the home. We are extremely pleased how well Richmond American has taken care of us and made everything so easy. Their secure portal made submitting documentation so easy. Richmond American has made the buying process the best we have ever had, and we have bought 3 new construction homes so we know and speak from experience. We highly recommend Richmond American homes and thank them for making our home buying experience fantastic! ... More

We love the neighborhood and most aspects of the house. The employees have been top notch. The location is good and the spacing between the houses is nice and that is what enticed us to purchase. The overall quality is not great. Its obvious Richmond is mainly concerned about low costs by using cheap supplies and not finishing key rooms like the laundry room. The cement in the basement is obviously not level and you can feel it even under the carpet and pad. Speaking with neighbors they experience the same issue. This is 2025, leveling cement is not a new technology. Its clear low cost vendors were used who don't care about their work. The landscaping is cheap and its obvious it was only installed to meet the HOA standards. Putting in plants that look like weeds doesn't add to the curb appeal of the property. Mulch in key areas smells when its wet and washes away quickly. Again, another example of low cost/poor quality. Richmond needs to decide what market they want to be in moving forward. if you are going to keep selling $1.1 million homes or higher then it might serve you well to look at quality. Higher end buyers are not going to want cheap quality for that price point. If I would have known about the cheap quality, we would have looked at other home builders before Richmond. Richmond should be in the first time homebuyer market with these supplies. ... More

Dealing with the lending team was terrible. Pre approved my loan and then canceled it a week before closing had to rush to find a lender and get everything done because I was selling my house and couldn’t back out of sale of my house.
