We had many issues with our new home. The quality of workmanship was substandard and Richmond should better monitor their contractors/emplyees building homes. Major issues like sewer belly, frozen pipes due to poor insulation, failure to exit the dryer venting on roof, poor installation of front door, gas range pipe leak, and other etc were all move in frustrations that were quickly fixed.

We have had good interactions with all staff. We are not complete with our punchlist items, yet, but feel very certain that all will be remedied. We have struggled in our move and in our health, so we have not been as available as we would’ve liked. I wished the Richmond American homes builders would put quality materials and closets in these new build homes. The builders put wire shelves in the closets and pantry, which is the cheapest way to go. Just build it quality and put it back in the price if you have to. Now, the new home owners are forced to hire a contractor to add hanging poles and shelves in all closets and pantry. Plus, Richmond American homes builders should have added a coat closet in the front living room. Lastly, Richmond American homes builders should have made a small basement. Do not rush pre closing walkthrough….

Try to accomplish to take care of pending issues before closing. You don’t loose anything for asking for upgrade. Take extra family with you to inspect and hire a private inspection firm. Check bathrooms and plumbing upstairs and in crawl space. All the air vent installation of attached properly.check laundry area. We are missing insulation in bump out window spaces, found big 7 holes in the beam for blown insulation hose and they forgot and left it open. During the punch walk , we found issues and later some of the things were fixed but not all, had to wait a month because the kitchen drawer was never attached and my mom fell back and hurt herself, another was the kitchen knob, all has been resolved except for the dead tree on the front yard, that should’ve been and still should be replaced by Richmond, but myself and kids love our new home.

We signed for an already started Richmond spec house in June. 2023. Promised to be completed in Aug. 2023, but delayed to what ever the reason is! By the promised time we sold our house by Richmond provided agency and paid rent until the new Richmond home is completed and closed on Oct. 31st. I requested Jaci to consider reimbursement of the rent amount ($3700), but she declined it.

Things that were pointed out during the walk through were said to have been fixed but they were not. When asking to resolve these issues nothing has come of it. They say they will fix it but fail to give a time frame on when making us think it will never be fixed. Corners were cut during the building process that we have noticed after living here for a month.

Ok overall, drywall and paint low quality

Overall price and layout of the place wasn't bad. Only major issue is drywall, paint and uneven walls seems to be pretty bad. Even stuff that I had marked on the walkthrough before purchasing the home they had attempted to fix but still did a poor job.

The buying process was fairly easy and straight forward. Sales people are on top of any questions and will work with you to make you happy. The quality of workmanship is probably my biggest pain point. I've experienced far worse, but for a new property, the build quality leaves a lot to be desired. Once you're moved in to the house you see the quality is on the lower end. Trim is just badly done. Rough wood cuts & edges everywhere. Overall the buying experience was very good. The let down came after I closed on the home. There were workmanship issues that were found and discussed when I did my initial walk through. At final walk through some were taken care of but others weren't and still haven't been addressed a month later. Communication has been nil. While I understand that this is only one home out of the hundreds they are building it's still important. The sales team was good, and responsive. The construction team started that way, but as the construction neared completion they became less so. I'll see how it goes ...

Richmond overall is a great company and builder. Jim and Angie were wonderful to work with with the process. I am impressed Richmond honored our earnest money thru our unfortunate uncontrollable process. Our first home build was amazing. Good once you're in the house!

Many people warned me that the home-buying process would be stressful, but my experience with Richmond's lender was horrible! Unfortunately, you have to go through them to get the best rates...brace yourself. Now that I'm in the house, I'm okay. I still really like the house, but I am finding negligent things here and there. For instance, there were bumps underneath the carpet. They ended up finding entire bundles of nails leftover by the carpet people! Thankfully, they are pretty responsive and quick about getting things fixed.
