Happy with the house purchase

Make sure Josh is your construction manager, he will take care of you and make sure your home is built correctly.

Try to accomplish to take care of pending issues before closing. You don’t loose anything for asking for upgrade. Take extra family with you to inspect and hire a private inspection firm. Check bathrooms and plumbing upstairs and in crawl space. All the air vent installation of attached properly.check laundry area. We are missing insulation in bump out window spaces, found big 7 holes in the beam for blown insulation hose and they forgot and left it open. Warranty rep scheduled many contractors and she is nowhere to be found. Found cracks in garage concrete floor right after the closings(we were rushed out pre closing walkthrough)now they are giving us cold shoulder. Because it’s not covered after the closing. But our sales rep and project managers were above and beyond to help us purchase this home. ... More

Richmond did a great job on this house. Our salesman and construction super were great to work with. We still paid too much for the house but needed a place to live:(

During the punch walk , we found issues and later some of the things were fixed but not all, had to wait a month because the kitchen drawer was never attached and my mom fell back and hurt herself, another was the kitchen knob, all has been resolved except for the dead tree on the front yard, that should’ve been and still should be replaced by Richmond, but myself and kids love our new home.

We signed for an already started Richmond spec house in June. 2023. Promised to be completed in Aug. 2023, but delayed to what ever the reason is! By the promised time we sold our house by Richmond provided agency and paid rent until the new Richmond home is completed and closed on Oct. 31st. I requested Jaci to consider reimbursement of the rent amount ($3700), but she declined it.

Things that were pointed out during the walk through were said to have been fixed but they were not. When asking to resolve these issues nothing has come of it. They say they will fix it but fail to give a time frame on when making us think it will never be fixed. Corners were cut during the building process that we have noticed after living here for a month.

Richmond is very restrictive. They make no allowance for any changes or upgrades.

Overall price and layout of the place wasn't bad. Only major issue is drywall, paint and uneven walls seems to be pretty bad. Even stuff that I had marked on the walkthrough before purchasing the home they had attempted to fix but still did a poor job.

The buying process was fairly easy and straight forward. Sales people are on top of any questions and will work with you to make you happy. The quality of workmanship is probably my biggest pain point. I've experienced far worse, but for a new property, the build quality leaves a lot to be desired. Once you're moved in to the house you see the quality is on the lower end. Trim is just badly done. Rough wood cuts & edges everywhere. Drywall texture is randomly splattered in the weirdest places, Lot's of paint splatter on the floors. The flooring is really cheap. The placement of electrical outlets and switches are un-intuitive, and there's no lighting in bedrooms. The foundation has settled and shifted enough in the last couple months that many of the doors don't close correctly. And the sub-flooring is creaking everywhere. I only expect it to get worse and it will have to be dealt with after replacing the cheap flooring in a couple years. The neighborhood is really nice. Great location with easy access to the Mountains and Downtown. Views are great too! ... More

The superintendent Eric was excellent. Very thorough and responsive.

Overall the buying experience was very good. The let down came after I closed on the home. There were workmanship issues that were found and discussed when I did my initial walk through. At final walk through some were taken care of but others weren't and still haven't been addressed a month later. Communication has been nil. While I understand that this is only one home out of the hundreds they are building it's still important. The sales team was good, and responsive. Richmond overall is a great company and builder. Jim and Angie were wonderful to work with with the process. I am impressed Richmond honored our earnest money thru our unfortunate uncontrollable process. Our first home build was amazing. The one we finally purchased was a disaster from workmanship perspective. A 4 hour walk thru with all the issues, we weren’t able to go over the important things most people do during a walk thru. We paid for an inspection and when we brought that up, the general don’t remember his name, answered oh that’s just how it is? Why waste money for an inspection if the unknown name guy is going to dismiss those issues? ... More

Contacting the warranty office is easy having someone reply and help is the hard part. Literally no communication and being ignored.

Do not fall for any push back from the builder. Demand a quality home. Show home is good but your home has shortcuts,

I live my new house, layout and design. Wish they could have added installation throughout the whole house. Carpet could have been better. Overall I am happy with the house.

Many people warned me that the home-buying process would be stressful, but my experience with Richmond's lender was horrible! Unfortunately, you have to go through them to get the best rates...brace yourself. Now that I'm in the house, I'm okay. I still really like the house, but I am finding negligent things here and there. For instance, there were bumps underneath the carpet. They ended up finding entire bundles of nails leftover by the carpet people! Thankfully, they are pretty responsive and quick about getting things fixed.

Overall we had a pretty good experience with you guys. The thing that torched our perspective was the absolute hassle we had to go through to get approved by your loan company. The house is wonderful, neighborhood is nice. Sales rep was great.

Small paint issues throughout house.

Brand new home came with many imperfections. Not very detailed worked. When asking them to fix something they make excuses. Didn’t like their workmanship.

Overall I like my new home, but the finishing quality feels incredibly rushed. The trim (baseboards) was only half painted. The trim paint color and the raw baseboard color are not the same white! There is more paint on the door hinges and doorstops (due to ineffective or no taping) than on the baseboards. Drywall tape lines are visible along the steps. There is a huge 4 ft. gouge in the back of the powder room door that was just painted over. (Why was this okay? Because we probably weren't going to go in the powder room and close the door during a walk-through?) The toe kick and quarter round were not attached in an area under the oven because the mitering on the corners was so bad it didn't fit. There are lines of caulk, drips of paint, etc. that were just painted over. There isn't a window sill in the entire house that doesn't have some sort of painted over defect. The list goes on and on. Most issues are cosmetic, and fixable. But who wants to "finish" their brand new house? If you are up for the effort or not too particular, then purchasing one of these homes could be for you. The floor plan and details are well thought out and highly functional. And, so far, all of the people have been easy to work with and responsive. Buying an expensive home you expect it to be well put together and good quality. However, since moving in we have found so many problems and some that can not be fixed. We are hoping they will be fixed in the upcoming weeks, however, when buying a new home (especially one that’s priced so high) you shouldn’t need to have a lot of things replaced/fixed.

I have been trying to get items from my original punch list repaired with very little luck, on top of that I have several other items that I found (like breakers tripping for no reason, lots of drywall issues, flooring issues, broken tile, doors squeaking and hinge pins coming out etc.) that are also needing repaired. The major issue I have is repairs are scheduled but non of the contractors show or show up on a different day not scheduled, I'm beyond frustrated with it all. Most of the employees are great and really good to work with, Overall quality doesn't meet my expectations, one of my baggiest complaints is the stone around my house, they made several attempts to fix it before closing but it still looks horrible.
