1-Star Review: Extremely Disappointed with Richmond American Homes – Poor Communication and Follow-Through I purchased a home with Richmond American Homes in Second Creek (Commerce City, CO), and my experience has been extremely frustrating. Once the sales rep completed the sale, they completely abandoned me. They stopped answering my calls, texts, and emails — not even a courtesy response to my follow-up questions about my home or the promised post-closing items. To make matters worse, the construction supervisor has also failed to take responsibility for sprinkler lines that were buried on the property Line that were supposed to be repaired. Despite multiple requests and reminders, nothing has been fixed. It feels like as soon as they handed me the keys, they disappeared and stopped caring altogether. I expected a much higher level of professionalism and accountability from a builder as large as Richmond. Unfortunately, the lack of communication, follow-up, and customer service has left me completely disappointed. Overall the buying experience was very good. The let down came after I closed on the home. There were workmanship issues that were found and discussed when I did my initial walk through. At final walk through some were taken care of but others weren't and still haven't been addressed a month later. Communication has been nil. While I understand that this is only one home out of the hundreds they are building it's still important. The sales team was good, and responsive. The construction team started that way, but as the construction neared completion they became less so. I'll see how it goes with the warranty team. ... More

Richmond overall is a great company and builder. Jim and Angie were wonderful to work with with the process. I am impressed Richmond honored our earnest money thru our unfortunate uncontrollable process. Our first home build was amazing. The one we finally purchased was a disaster from workmanship perspective. A 4 hour walk thru with all the issues, we weren’t able to go over the important things most people do during a walk thru. We paid for an inspection and when we brought that up, the general don’t remember his name, answered oh that’s just how it is? Why waste money for an inspection if the unknown name guy is going to dismiss those issues? ... More

Contacting the warranty office is easy having someone reply and help is the hard part. Literally no communication and being ignored.

Do not fall for any push back from the builder. Demand a quality home. Show home is good but your home has shortcuts,

Pointed out several issues within a week of being in the home. Many they didn’t want to do as we already closed on it and should have pointed out before closing. We had a two week rushed cloth close before new year. The damaged glass panels weren’t noticeable till it was dark out and someone is supposed to “look at” as a courtesy. The cracked tub did get fixed with some push back and the doorbell did get fixed. There is many issues with the slabs and dirt compaction which we were told was normal, I have had new builds before without this. Moving from Maryland was an adventure. We weren't looking for a new build but this house checked all our boxes. The buying process was good as any house buying process could be. The quality of the house is A++. We couldn't be happier with our new home. The builder notated 98% of deficiencies and had them repaired before closing. Can't say enough about the warranty process too. Very responsive and fantastic customer service.

I live my new house, layout and design. Wish they could have added installation throughout the whole house. Carpet could have been better. Overall I am happy with the house.

Many people warned me that the home-buying process would be stressful, but my experience with Richmond's lender was horrible! Unfortunately, you have to go through them to get the best rates...brace yourself. Now that I'm in the house, I'm okay. I still really like the house, but I am finding negligent things here and there. For instance, there were bumps underneath the carpet. They ended up finding entire bundles of nails leftover by the carpet people! Thankfully, they are pretty responsive and quick about getting things fixed.

Overall we had a pretty good experience with you guys. The thing that torched our perspective was the absolute hassle we had to go through to get approved by your loan company. The house is wonderful, neighborhood is nice. Sales rep was great.

Small paint issues throughout house.

Overall I like my new home, but the finishing quality feels incredibly rushed. The trim (baseboards) was only half painted. The trim paint color and the raw baseboard color are not the same white! There is more paint on the door hinges and doorstops (due to ineffective or no taping) than on the baseboards. Drywall tape lines are visible along the steps. There is a huge 4 ft. gouge in the back of the powder room door that was just painted over. (Why was this okay? Because we probably weren't going to go in the powder room and close the door during a walk-through?) The toe kick and quarter round were not attached in an area under the oven because the mitering on the corners was so bad it didn't fit. There are lines of caulk, drips of paint, etc. that were just painted over. There isn't a window sill in the entire house that doesn't have some sort of painted over defect. The list goes on and on. Most issues are cosmetic, and fixable. But who wants to "finish" their brand new house? If you are up for the effort or not too particular, then purchasing one of these homes could be for you. The floor plan and details are well thought out and highly functional. And, so far, all of the people have been easy to work with and responsive. Buying an expensive home you expect it to be well put together and good quality. However, since moving in we have found so many problems and some that can not be fixed. We are hoping they will be fixed in the upcoming weeks, however, when buying a new home (especially one that’s priced so high) you shouldn’t need to have a lot of things replaced/fixed.

Brand new home came with many imperfections. Not very detailed worked. When asking them to fix something they make excuses. Didn’t like their workmanship.

I have been trying to get items from my original punch list repaired with very little luck, on top of that I have several other items that I found (like breakers tripping for no reason, lots of drywall issues, flooring issues, broken tile, doors squeaking and hinge pins coming out etc.) that are also needing repaired. The major issue I have is repairs are scheduled but non of the contractors show or show up on a different day not scheduled, I'm beyond frustrated with it all. Most of the employees are great and really good to work with, Overall quality doesn't meet my expectations, one of my baggiest complaints is the stone around my house, they made several attempts to fix it before closing but it still looks horrible. I would think twice before purchasing a home by Richmond. The quality is poor and they don't care about workmanship. If you find an issue after your walk through and closing they won't fix it. Make sure you document everything. Still waiting for a response to an issue the superintendent said he would take care of. It's been a month and half wirh NO response from him. Home buyer be aware!

Dealing with the lending team was terrible. Pre approved my loan and then canceled it a week before closing had to rush to find a lender and get everything done because I was selling my house and couldn’t back out of sale of my house.

Get everything in writing up front. Can't trust anybodys word.

I purchased a new Richmond home 30 years ago. The quality of the home then was was great. I can't say the same today. The appliances are unbelievably bad. Home builders are saving money by installing "contractor grade" items in the home. If they offered to let us upgrade to something better during the construction process, that would be fine, but they do not let you upgrade anything. When you walk through the model homes, the appliances and upgrades you see are what you would get months and months ago. When they cut costs, they didn't remodel the models so you can see what you'll actually get. ... More

We purchased a new build from dirt. The overall experience was frustrating to say the least. This was our first time buying a new build, so we did not know a lot of key things we should have received from a builder. We met with the sales guy multiple times before we finally decided to buy from Richmond. We pick out the lot from the RICHMOND plans, paid our earnest money and were told it would take 12-14 months to build. This was on 2/27/23. Around July we asked our sales guy if he had any idea what our backyard was going to look like. He said that should have been discussed on our plot call to go over the plot the city(not Richmond) finalized. I told him we never had a plot call. He instantly had a look of fear in his face as he realized this was a HUGE mess up somewhere in the chain of the Richmond organization. So he gave us a copy of the plot designed and approved by the city. We looked at it and realized our backyard had a huge retaining wall in the middle of the ENTIRE YARD. No other house in the whole neighborhood has this crappy retaining wall. Had we known about this retaining wall, we would have NEVER picked this lot. The city signed off on that plot design on 2/24/23. We signed our paperwork on 2/27/23. It was a huge miss from Richmond. We didn't know about a separate plot as we were shown Richmond's plot, they were not the same at all. We had the option to forfeit our earnest money or take the house. We ended up sticking with the house. But this was a huge miss by Richmond for a home buyer. Future buyers, make sure you get a city plot call before you give them any money. I wish we would have known that. The design center was great. The woman we worked with was phenomenal and super helpful. Our sales guy was either let go, or moved on to a new position so we were transitioned over to a different guy. Our first guy was super responsive, replied to calls, texts and emails. The new guy that we were transitioned to was horrible. He still hasn't replied to 4 different emails I sent him, which it's past the point now. Our superintendent was amazing. We had a great experience with him. He was very responsive, fixed things we noticed wrong right away. He was definitely the best person we worked with at Richmond. I stopped reaching out to the new sales guy that took over our deal and started reaching out to our superintendent because he was so responsive. As far as workmanship, I would say it's mediocre. We have a crooked wall in the bedroom in the basement. We have the wrong grout color. We had a corner of our backsplash fixed three different times. We had major roofing debris in our gutter which caused flooding on our front porch. I think some of the work done was not quality work by the contractors that are hired to do the work. Our house was completed in 6 months instead of the 12-14 they originally said. Which was unexpected, but also not an issue for us. Like I said, our design center experience was great. Richmond builds the exact same home differently (e.g., garage is finished in one, but not the next). Then they claim that code does not require it be finished. All of which may be true, but why am I be punished for making a down payment when the lot is released. Then my neighbor comes along gets the garage finished and pays less for their house. Only one example of how inconsistent and unprofessional Richmond can be.

The build is so poor no attention to detail at all. So many mistakes it’s crazy this is a model home. The construction workers blast their music all day from early morning to end of day we can’t sleep from them. Wood delivery dropped off at 5:30 am the other day waking up every one in the house. 5:30am the delivery driver is slamming his flatbed up and down to shake the wood off his truck. They come onto our property many times since we moved in. The construction workers park in front of our house literally taking our sidewalk parking and drinking beer and having lunch right outside our yard. You guys have over stretched your employees it’s hard to get a timely response and so many missed appointments I can’t begin to mention. This all takes time out of my life. There’s so much construction debris in and out the house. The hardwood floors are full of paint marks and paint drips. The windows are damaged and paint stuck on them. The concrete outside my house is so bad everyone who comes to my house mentions how bad it is. I’ve had 2 friends get nails in their tires. ... More

The only good thing about this company was the foreman. Otherwise, we were misled and deceived.
