Our first new home buying experience with Richmond could not have been smoother. We were very fortunate with our realtor Christian and our builder Jared who built us a wonderful home.

My realtor, Veronica, was extremely helpful in understanding my requirements for a new home and communicating that with the builder's sales agent, Christian. He showed me the perfect home to meet every requirement I had. During the initial walkthrough, the builder's program manager, Dave, and warranty representative, Dawn, walked me through the home taking great notes on issues requiring attention. Approximately 30 days after closing, the warranty rep once again reached out to me to see if I had noticed anything needing repair. I had one spot at the top of the stairs where the floor squeaked. She had a team come out the following week to repair the subfloor installation to eliminate the squeaking noise. Sale was smooth and accommodating. Good value for the dollar. Appearance and design are attractive. Inspections were on time and through. Follow up was punctual. The only major ongoing issue was silt in the water supply that created appliance operation problems that could have perhaps been cleared up much earlier in the installation with careful, timely flushing of the water supply before installation of appliances. Yard and rear ditch drainage issues (erosion) are an ongoing problem. These have been attended to but not remediated.

I love the area I chose & so far the home I am in is amazing.

There were a lot of little things that needed addressed from our home inspection and walkthrough. The superintendent was super attentive to the issues that we experienced. The most concerning was the potential for shingle damage by wind. It was supposedly addressed but after Milton it looks like the area that they fixed had damage. Riding around the whole community, we saw no other homes with shingle damage so we are concerned of the quality of the roofers fixes that the home inspection brought out.

Probably the easiest home buying experience I have ever had. Moved very fast and very professional. Love my new home.

We had a great sales representative, Allison at Tributary. She was so easy to work with and responded to all of our questions. On the warranty side, we still have some outstanding items that need to be addressed. Hopefully they will be completed soon.

We have numerous issues in this home all related to workmanship. I called the representative for home warranty and left a voicemail mail and no one responded.

It seems that they rush to finish building the house. Hot water is lukewarm, garage is unpainted, no hand towel racks.

The whole process from start to finish was smooth and organized, and the quality and value of the house is very good. The builders are very tentative to my questions and was able to resolve any issues. If you are looking for good value and affordable mortage payment this builder is best bet.

Was not given an estimate of closing costs for a cash sale. Was very surprised to learn a few days before closing that the costs were $7000.

Scott was great to work with and was always responsive to our requests. He cared more about our experience than our real estate agent. Walkthrough items didn't get completed before our move in date and we are still working through some issues. Overall, it is a good house and we are happy. Quality is not as we anticipated since their models looked much better than any other local builders.
