Everyone has been busy here, clearly taking on a lot of work. I have seen this before in new home construction. Things get overlooked, not done at all, or flat forgotten about. I am thankful for James, our warranty contact, as he has done a lot for us. We have a long way to go to be fully happy, but we will get there. Praise The Lord for everyone’s hard work here, before, during, and after the builds.

It sounds frustrating that the promised gutter and other items weren't addressed before closing. I have contacted the superintendent to express my concerns and inquire about getting these issues resolved. Nothing has been done yet.

My only issue is repairs that promise to be fixed have not been fixed or partially fixed. And every home in my subdivision foundation isn’t showing like it is on my home. It seems like another piece of siding should go there. So unfortunately I’m not happy until this matter is taking care of.

The beginning was rough. But Jeremy ( RH )and Steve (loan officer)Jennifer (loan processor)step in where my own realtor fell out. The team that does the walk though was amazing!! If not for tough start due to someone leaving and pass-off of clients & miscommunication. I would've marked higher for overall experience. I would recommend.

Nice home, nice lot. Craftsmanship could be a little better but not bad. Beware of an annual ($1,200) Silverleaf Master Owners Association due that is NOT included with the quarterly HOA dues. Evidently I am not the only one that was not told about this additional cost to live in this development according to a representative that collects these dues.

Disappointed with having half bathroom floor dug up to repair issue with flange lodged in sewer piping. Vinyl floor material used in home is very poor qualify. Very disappointed with it.

Just "Ok" home buying experience

The sales process was quick and easy. Overall the sales team was communicative and transparent. There were typical and atypical bumps and bruises along the way, most of which were resolved in an acceptable timeframe. We were forced into closing before the home was ready, leaving us with three pages of open items and a dirty home to move in to. Richmond and our supervisor Rob did work with us to resolve all of the issues after closing, and relatively quickly too. I love the openness of the floor in lan I picked. The door knobs will all have to be replaced in the next couple of years because they are probably the cheapest and lowest quality on the market. The sliding glass doors are cheaply made, the front door was installed incorrectly so air and light all around the frame. The concrete is so cracked in the garage I will always have problems. The yard is going to cost a fortune to make it enjoyable because of the sod and sod layers doing such a horrific job. Never again will I buy a ‘new build’.

Well, to be honest, the overall experience has not been very good at all. It was a rough start in the buying process. Then it got a little rough during the building process. And now that the house has been built and I have issues that I have addressed. I am overall very Concerned about how the issues are being addressed. It's like pulling teeth. All I hear is yeah. Lack of follow through.

All the items identified in our inspection were not addressed. I don’t believe any of them other than very easy paint blemishes were fixed before closing. None of our appliances were connected except the dishwasher and stove. My backyard washed away on the first rain after we moved in.

Not impressed with the quality of work at all .. Roof leaked bad during the rain for a Mew Home very Dissatisfied .. the Moisture test man does Not allow enough time to get to the home, NOT DEPENDABLE at all Still awaiting on the moisture test, it’s been over 3 weeks, Give last minute notice. Not Acceptable. People have Jobs. Walls are cheaply made too much DRYWALL. Cheap toilets, bathroom & kitchen fixtures also very cheap.… DISHWASHER is very cheap DOES NOT WORK PROPERLY! No instructions. my 17yr old Whirlpool works better than this dishwasher. Small Cheap garage door opener… No kitchen ...

Home was not ready to close, first walk was done without power, but corporate refused to move the closing date. Almost a month in the home and still asking for things to be fixed that were promised to be done since closing wouldn't be moved. Word to the wise, simply refuse to close if they don't fix things. Love the floorplan and location, wish the builder kept their word.

House - Not a Great Experience

After moving into the home I realized that all the appliances are very poor quality. My dishwasher was not working.. I had to call several times to get it fixed. not sure how it passed inspection. It is now fixed. The master bathroom doors are backwards. I have to get wet with cold water to turn the water on. Not a good experience. With any new build it’s common advice to be involved in the building process as much as possible. The sales representative was awesome and ensured I had ample walk through given the lead time to closing. In said walk throughs, I listed items that were below the standard or in need of repair months before closing. The week of the final walk through many items had not been resolved and new items came up. The view is nice, the house looks nice but the quality of work suck! Would I buy another Richmond home? Not in a million years unless it’s been some miracle they actually took their time to build a quality home and not quantity. They give you a 6 month warranty but it takes them almost the same amount of time to fix the issues. No thanks!

We agreed to purchase this home while still under construction when a major leak under the slab was discovered. At that point along with other issues like the grading of the property where water collects around the foundation I no longer wanted to continue with the purchase because of potential problems in the future. In the agreement once they have your money they are not obligated to give it back to you even if the problem is on their end because they are supposed to fix it but the repairs done to my house were band-aid repairs that they won’t accept for themselves.
