But make sure they do what they say at walk through

THE BAD. Our house was filthy after closing. Workers used our bathrooms, broking promises by builder in regard to our driveway. Paint spots on carpet in every room. The tile floor had paint specks and excess grout and some type of adhesive spots. Bathroom counter top had silicone smudges all over them. THE GOOD, The neighborhood and residents are great. The beginning of the process was very smooth but by the end was a disaster, disappointment. I think the loan processor and the underwriter didn’t use the information they have for weeks prior to the closing with excellency. They was required information, transactions and payoff the day before closing, and also the closing day they was very late on everything. After we finally close I didn’t have the key for my new house and let me in shame in front of my family and friends, specially my wife, to me was a disaster.

Low quality workmaship of details. Property was deliveres not cleaned except vacuum. Provided list of items to constructed and seems it was ignored, never camr back to report. Seems people do not want to be bothered after closiog.

The people they hire to build your house do a terrible job, workmanship is horrible. Their models are built to detail and beautiful! Don’t expect your home will be built that way. Everything they give you has some sort of damage, from doors, door frames, floor molding, kitchen sinks, marble countertops, appliances,etc. Sprinklers they put in your yard are not properly done and they basically sit on top of your lawn. My advice run as fast as you can. Cause you’re going to have to spend thousands of dollars fixing stuff.

Richmon construction team have been using my electricity and nobody has respond to my requests about this inconvenience

Worst company I have ever dealt with. Regret ever buying a home from them.

Sales process good. However, the title company HORRIBLE. the house has a leak, they forced me to close with an uncompleted list of items that they have not fixed yet. It’s been a month and no one has contacted me.

There was no one present for walkthrough or closing. We were alone. We had a great sales associate initially but when she left , the experience became worse. We felt alone and w had to constantly follow up on the process. Items in the home are still not complete. I would not recommend Richmond to anyone.

I loved the design of the house. However there was lot of things were not done before closing. They gave us bad walls, some walls they didn’t even finish painting, broken tiles with holes in the grout, bathroom tub has a big hole, light fixture broken, floodligh missing, roof was leaking when it start raining, the faucets are not properly sealed so the water drips down to the cabinet. Toilet paper dispenser they drilled a big nail. Big list. I bought the house I because I love the design. I know you guys take care of your customer, the supervisor David who build the house did a horrible job. I have to go through warranty to get things fixed. They forced us move when my wife was pregnant, I asked them if they can postponed the closing since the house is not done. They said NO. Very bad experience. But I am hopeful with the warranty. While the layouts of these homes are appealing, that’s about where the value ends. The construction includes the absolute bare minimum of items, and what is included is often installed poorly. Be prepared to make numerous warranty claims, which can take anywhere from days to months to get resolved. You'll need to budget extra for essentials like additional cabinetry, garage door motors, ceiling fans, a fence, a screen for the lanai, blinds, and much more. The carpet was installed with builder-grade padding, and the flooring is disappointingly curvy and bumpy. I’ve also noticed exposed screws on the drywall that were just painted over, and there are random items with screws missing entirely. I also have exterior cracks that look like foundation issues which the builder claims is no big deal. Most importantly, the HVAC system is a major letdown. They provide an underpowered system, so if you have a larger home, expect to run your AC nearly 20 hours a day to keep the place cool. If you are deciding to go with the builder lender for the incentives they offer, it’s going to be an extreme headache. The lending experience was the worst I’ve ever had and owning multiple homes. While my experience with this builder was poor, from what I’ve heard from other buyers from other builders in my surrounding area, their experiences were not much better. I choose my home due to the location, timing, and most importantly home layout. Additionally, the Richmond sales rep who showed us the homes was very sweet and accommodating. My experience was very bad from the beginning. The seller deceived me into signing a contract and giving my deposit by offering things I did not received. When I brought it up to a management absolutely nothing was done. I moved into a home I am not happy with. I will give them a zero if I could, the whole process was very bad.

Our experience with Richmond America has been extremely disappointing, primarily due to being misled multiple times throughout the process. First, we were lied to about how the incentives work. Additionally, we were given an incorrect cash-to-close amount, which was nearly double what we were initially told. Despite having my child support amount accurately listed on all signed papers, I was treated with suspicion and accused of lying about it. This resulted in the child support not qualifying, and I was required to pay off all my remaining debt to get approved. This process took about a month to resolve. After finally getting our house, the issues only continued. During our first walk-through, we pointed out several problems that still have not been fixed. The attitude from Rafael, our point of contact, has been particularly frustrating. He dismissively told us that no house is perfect, which we understand, but the number of issues we found is unacceptable. For instance, the backyard grass was dead, and we were told it would come back to life, which it never did. Even our lawn care professional confirmed that the grass was dead. We sent an email about a month ago detailing all the issues we found, and we were promised a response within 3-4 days, but we never heard back. I sent another email yesterday requesting an update and to provide additional issues. Since then, I have discovered two more problems: our sliding door doesn’t stay closed, and three plants have died despite daily rain. Overall, the entire process has been horrible, and our experience with Richmond America has left us feeling frustrated and disappointed. ... More
