The home is good, but my buying experience is not great. My home was not ready with the occupancy certificate on the date of closing. Builder suggested me to close it on that day and get the keys next or the following day. But I didn't agree to this, so we ended up in closing the home two days after the actual closing date, of-course end up in redoing some of the paper work and end up in taking other day time off for closing which is not good. Sales team, supervisor and finance team are all supportive and moved the closing date to later date smoothl to reduce my burden which is good. Another thing is, the sales team revealed my details to one of my mutual friend and am really surprised to see why the sales team revealed my details to the other new buyer. ... More

There are some quality and workmanship issues that still need to be addressed after 7 or so weeks of ownership. I'd like to hear updates, perhaps once a week, but communication has been unreliable. There are some design issues which we will work around and some that will require some sort of redesign to make acceptable.

Overall price and layout of the place wasn't bad. Only major issue is drywall, paint and uneven walls seems to be pretty bad. Even stuff that I had marked on the walkthrough before purchasing the home they had attempted to fix but still did a poor job.

I am please with the model I purchased. It is beautiful and spacious. My only problem is that construction discrepancies and defects really have not been corrected promptly. Had there been a bit more attention to detail and quicker response I would have awarded a higher score.

The buying process was fairly easy and straight forward. Sales people are on top of any questions and will work with you to make you happy. The quality of workmanship is probably my biggest pain point. I've experienced far worse, but for a new property, the build quality leaves a lot to be desired. Once you're moved in to the house you see the quality is on the lower end. Trim is just badly done. Rough wood cuts & edges everywhere. Drywall texture is randomly splattered in the weirdest places, Lot's of paint splatter on the floors. The flooring is really cheap. The placement of electrical outlets and switches are un-intuitive, and there's no lighting in bedrooms. The foundation has settled and shifted enough in the last couple months that many of the doors don't close correctly. And the sub-flooring is creaking everywhere. I only expect it to get worse and it will have to be dealt with after replacing the cheap flooring in a couple years. The neighborhood is really nice. The process was amazing! We are enjoying our beautiful new home. It almost perfect. There are a few issues that still need to be addressed and it takes a long time to get a response back and to actually get them fixed. The trades could do a better job at paying attention to details so that we could avoid having to fix things.

For me the finish work before moving in was not good. The attention to detail was poor as we had to have cabinets re worked patch work and painting still in progress and cleaning before move in was very poor. Still waiting for work on the fence and gate and paint repair on facia board. I know we have a year to get all these things corrected but who ever is responsible for making sure everything is in order should slow down and take more pride in the finished product as this represents Richmond Homes.

Warranty service seems to never respond

The overall buying experience was great. Some minor issues with communication but that was fixed. The one thing bothering me now is I have submitted a work order of the things not fixed from the final walk through and now 30+ days. I still have not heard from anyone to come and fix these issues. My dishwasher currently does not work and has not worked since day 1.

The main problem with the house is that all the noise from outside feels as if it were inside the house.

Fit and finish of completed homes should match the model homes but builder is too rushed to complete houses resulting in less than ideal quality. Sales team and building superintendent are knowledgable and very easy to work / communicate with.

Love the house sell person wasn’t honest

The best part of my buying experience was getting a quality house and dealing with a very helpful sales agent. Worse part the incompetent loan company I had to send the same documents multiple times. I have excellent credit it took them forever to approve me. We got close to losing the lock on the interest rate. The construction team were not responsive to close the punch list before the closing date and we moved to a dirty house.

I would like to share my overall experience with the sales and construction teams, highlighting both positive aspects and areas for improvement. Sales Team: My interaction with the sales team was generally positive. The representatives were attentive and helpful, addressing most of my queries adequately. However, I believe there is room for improvement in terms of providing more frequent updates and detailed answers to specific questions I had. A more comprehensive approach from the sales department would have enhanced my overall experience. Construction Team: Unfortunately, my experience with the construction team was not great. There were consistent delays, and numerous mistakes were made throughout the building process. I had to bring these mistakes to their attention during my periodic walks of the property under construction. All the mistakes were handled as I brought them to their attention, but still shouldn't have to catch these as a buyer. In addition, the construction team was addressing outstanding issues during the final walk, creating challenges for me to thoroughly assess and sign off on the completed work. I believe there is a need for better coordination and communication within the construction team to avoid such issues. Timely completion of tasks outlined during walk-throughs is crucial for ensuring customer satisfaction. I hope this feedback proves constructive in enhancing future customer experiences. Overall, I am satisfied with the quality of my home, although I had to closely oversee the process and the work's quality. Over all not to bad. Still have a hand full of small things that need to be fixed

Purchasing was fine. The readiness for walk-through was an issue twice. The first time I verified on Friday that the house would be ready Monday. I was traveling from 10 hours away to get there. When I arrived they were framing the driveway to be poured and there was still work to be done inside. The second time it was still not totally done and we discovered that where there was supposed to be an 8 ft french door per the JIO, there was a 5 ft empty opening. I closed anyway thinking it would be handled quickly. I have been out once since then and it wasn't done yet. At that time I also discovered with the help of Richmond staff that there was no modem in the utility closet to set up internet. I plan to be there the week of Thanksgiving for most of the move-in and I have no idea if it's been resolved yet. ... More

The appliances were great also the floor plan and front yard and irrigation and plants. Driveway very nice. Great view. The painting and wall work were below standard. very sloppy and not done w care. Looked like very rushed job. Hose to vent dryer missing. Windows filthy. Make sure that EVERYTHING is fixed or finished BEFORE you sign the closing papers. Because after that nothing gets fixed.

The superintendent Eric was excellent. Very thorough and responsive.

Love my home however we did 2 walkthroughs prior to close to make a list of things that needed to be addressed. None of those things have been addressed. Despite the “ warranty” I cannot get anyone to answer me. I have called, put work orders in and I am ignored. I have a door that won’t even close! Overall I do love my house but do not sign closing documents until everything is correct. You will never hear from them again

This is my second home, but first time with Richmond. Sales representative is great. I appreciate Brad for his prompt replies and sharing progress every week. Construction manager was responsive to the issues reported to him with immediate actions. I am yet to evaluate with the warranty guys as I will need them very soon for the recently discovered construction issues. Overall not a bad experience but could have been better if Richmond had a better policy about after sales and service. This is not people problem, but the Company policy. Problem:. Most of the buyers will have trouble finding drywall's/paint issues during inspection causing them to live or fix their own. Richmond doesn’t provide warranty on drywall and paint which is standard with all the builders. BUT, Most of the other builders provide a couple of “free hours” for paint/drywall post closing, but Richmond just wants you to live with that. If you don’t do any upgrades the quality of material used is very cheap. A lot of simple mistakes are made. Seems like they rush through the process of building these houses. In our experience we had a leak, excess foundation, solar panel box put on wrong, flooring was scratched, carpet was lumpy and you could see the seems, breakers tripping and paint that needed to be redone. They give you a matte finish which scratches and stains very easily. Overall I am happy with my home, just wish everything was done right from the start. The overall look of the home is very nice.. The finishing touches that were done was sloppy and careless in regards to the drywall and painting.

Not too happy with certain problems that I have encountered and still dealing with. I would have hoped for a better experience with the final walkthrough and fewer house problems.

Low quality material repair work are to hard to get done bathrooms are ridiculously small very very unsatisfied.
