Extremely dirty inside and out. Walls way out of square, paint rubs off of the walls with ease. Paint all over the exterior windows. Electrical outlets not connected. Would never purchase another home with this builder.

The sales person Lia was excellent to deal with. The construction manager was responsive 90% of the time of the time but still could not for full fill my request to fix the many issues. The limited features provided at this price point was extremely disappointing. The laundry is on the first floor away from all the bedroom, not practical or convenient. There are useless upper and lower cabinets in the Master bedroom. A terrible waste of space and functionality. No under cabinet lighting in the kitchen! At this price point you would expect that at a minimum!

Where do I start? On my escrow closing day, I got 4 remote controls for 2 garages. 2 worked and the other 2 did not work. I immediately notified the sales office, who assured me someone would be by to rectify that issue. Over a month later, still have not seen anyone at my door to rectify the issue. This needs to be remedied. During the final walk through I noticed 30-40 scuff marks on the primary bath shower floor. Gustavo assured me it was part of the pattern. I have the design book, there are no black marks in the primary shower tile. This needs to be remedied. Why put a tankless water heater in a 2800+ sq ft house that doesn't have a recirculating pump? No hot water on the one side of the house. I had to replace it for $2000 so that I could get hot water in my kitchen and the multi-gen suite. The top drawer in the primary bath has to be pulled out with a lot of force. It also does not slow-close like all the other drawers in the house. This needs to be remedied. The top row of tile in the primary bath has a broken tile. This needs to be remedied. Multiple bathroom faucets are loose and move around a lot. This needs to be remedied. The front yard landscaping was crap from the start. Still is. I will have to pay to have that fixed. The toilets are cheap. I will be replacing them (3 of them). The "free" washer and dryer may have been GE, but they were the bottom of the barrel for sure. I had to replace them. The garbage disposal had screws and paint in it when we did the final walk through. While my plumber was installing a loop for the circulating pump, water began to leak from the garbage disposal. The upper ring was not secured on the garbage disposal. The electricity in the kitchen and multi-gen suite have tripped off several times. I get bit (by electricity) multiple times a day in the house. There is a ground/neutral issue in this house and when my house burns down, I will hold Richmond American Homes responsible. The driveway lip is cracked and broken. Gustavo told me to put on a request to have it fixed. This is what I have found in just 35 days. I cannot imagine what waits for me going forward. Overall, I would say I’m pretty pleased with Richmond American. We love our house and our neighborhood. Our sales associate was upfront and communicated well with us. I wish I didn’t have to use their lender, but that was the deal that we had to make to get a great rate. The initial and final walk-through of our house were excellent and everything was fixed and addressed. A few minor issues after that a call to the warranty hotline and they responded quickly. I have to say I’m impressed with Richmond, especially when it comes to the quality of the build and the service. Would definitely buy again and would definitely Buy in Abrams point. ... More

After weeks of negotiating with the realtor for Richmond American homes we were finally ready to commit. On Thursday we had been in touch all day and I finally sent a text saying we were ready to go to contract. The realtor should have called me at that time and secured my earnest deposit He didn’t respond until the next morning by which time the price of the house had been raised 5k and no amount of proof that he was in the wrong made a bit of difference. The paint contractor did a horrible job and cleaned his paint brushes in the kitchen sink! All the doors in the house have issues with paint splatters and don’t look like they were cleaned or sanded before painting. Upstairs bathroom has a piece on the bottom of the door coming off (can’t be replaced because it was seen at walk through! Puddling water between the houses.

I had a great experience with Richmond American Homes, specifically with the sales associate Todd and the builder Chris. They were very helpful with everything I needed. This was my first time buying a home, and they made sure to educate me and guide me through the entire process, making the transaction smooth. The financial team also did a great job. If you are a first-time homebuyer, you should definitely consider them. Whatever they told me at the start was exactly what I spent and received in the end.

You want to believe that they will help. They show you their warranties and how often they are, see it's in those forms you signed. But they said yes to all of it and that they'd take care of all of it, tomorrow.... Tomorrow comes and goes. I have waited two months (since October 2). The weather stripping on garage, stucco issues, deadbolt doesn't lock, no door on bathroom, screen door, right front window doesn't lock. You get the picture don't you? I have contacted corporate in Denver, they passed me on to Albuquerque. Guess what? They will fix it....NOT. Still waiting. How can such gross incompetence be excusable? Why not take care of the problem? I spend more time trying to chase someone down (anyone) to take care of problems then it would have taken them to fix it! It's probably a ageism issue. Overall the buying experience was good on our end. Communication was good throughout the process, the only issue we had was communication towards the end with one of the loan officers. Other than that issue, we had no problems with Richmond American during this process. Our walk through with DJ went as well as it could have and she’s already reached out to see if we needed anything since we moved in.

Richmond American have extremely very low craftsmanship, so if i ever had the chance to bit another home, I would not bother looking at them.

Overall, we are happy with the process and quality of work. Yes, there were issues along the way, but the construction manager (Scott), sales agent (Michael), and loan officer (Chris) all went above and beyond to help get resolutions.

From the start we have had an overall positive experience with Richmond American homes. Maggie the sales rep was very friendly and responsive as have the warranty reps, Ruben and Joshua. We love our new home and the lot size is great!

My overalls buying experience with Richmond wasn’t so great. Not to mention when I did my walk thru’s I notice in the final walk thru that they had taken tape off but hadn’t fixed the issue and when I asked about it the response was oh it will be fixed before you move in and it wasn’t. So now I find myself calling frequently to address issues I’m finding that should have been fixed before move in which is annoying but at least the builder is quick to take care of things and is very easy to work with.

Good solid material and value is American home

While I would like to commend our sales representative, Claudia, for her professionalism and assistance throughout the home-buying process, I encountered several issues with the quality of my Richmond American Home (RAH). Just for starters, the floors are not level. The flooring throughout the home is uneven, creating both aesthetic and functional problems. Also, the tile for both bathrooms were substituted, but the grout used was the color for the original tile...this should have been thought out by the builder and designer who substituted the tile, but it was not. Now I have lovely tile that is offset with ugly grout. Another issue, is the countertops for the bathrooms were misaligned over the sinks, which is both visually unappealing and reminds us everyday of the lazy "craftsmanship" RAH touts. These issues do not reflect the high standards I expected from a reputable builder like RAH. As a homeowner, I relied on their commitment to quality and craftsmanship to ensure my investment provided me long-term satisfaction, and I feel like I was duped. Recommend if you buy from RAH, you do your homework and look at other builders and their "craftsmanship". RAH needs better quality control of their contractors. Contractors should be customer focused and company awarded so they feel some sort of pride in their work and not just "get'er done and get out" leaving the homeowner to just deal with it. ... More

nice house, great upgraded appliances, decent grade paint on the walls (unlike a lot of new build).Massive 3-car garage and large laundry room. wish house was prewired for audio (good that all rooms have ethernet hookups). Need more/upgraded sockets in kitchen and garage.

Builder realtor name Katrina is very nice and she helped me with all the things I need. She is very approachable. The house plan is very nice only one thing didn’t meet my expectations is the flooring. I was told in the first place that the flooring is white vinyl but it turned out as light brown. Also David still has 3 things to complete in the house until now he still not scheduling to complete it.

Your sales person was your typical sales person, very nice and friendly in the beginning till I signed on the dotted line. To this date, it does not give me updates on issues happening with services. An example is your shoulder company went bankrupt, she never bothered to contact me to let me know and has been dismissive whenever I have called with questions or issues. Your loan officer pretty much the same as your sales person was not responsive to questions. The manager had to get involved and I was not impressed with the speediness, the loan rate, and communication. Your homeowners insurance guy, same as the previous two. Once he was unable to obtain homeowners insurance for the property, he pretty much just washed his hands and gave me a referral to another company who might be able to help me. I have not been happy or impressed with Richmond American homes. I would never recommend you as a builder to any family or friends. ... More
