Oversight of subcontractors is terrible. Obvious poor work left for me to find and then chase down an unresponsive warranty group. I had fewer quality issues when I moved into a used home

We loved Richmond. And were excited to sign to purchase with them. However, the problems started almost immediately. We would visit often as the home was being built, but kept finding problems. Doorways put in the wrong place, non responses to inquiries about things we were seeing. Eventually, we spoke with the jobsiye superintendent who was very confrontational, and when asked why our completion date was pushed back by a month, responded with "I have up to 2 years to build your house, and I van delay it at any time for any reason, or NO reason!" I was aghast that he would speak to me that way, and filed a complaint with Richmonds main corporate office. He was eventually removed, but damage was already done, and we were met with missed deadlines, no communication. And rudeness up until closing. We almost walked away and took the loss of our deposit, but the realtor for Richmond who was awesome, talked us into waiting. . Now we are in and mostly happy. ... More

Hala Sales Rep was good and helpful. Tom a Superintendent was good. Others involved, not so good. You have no power after you sign the sales contract and JIO so make sure everything is addressed to your satisfaction before you sign. Some will say you have power to make corrections get fixes done until you close - not so. You are at their mercy as soon as you sign the sales contract/JIO. They will hold to the closing date they establish at the expense of quality workmanship or construction completion as long as they get the Certificate of occupancy from the county. (Pinal county). Lot of unfinished work/corrective actions needed to be done and were not completed before closing (roll over items) and after closing the repair work was very unorganized and many assigned workers to correct/fix were no shows so follow on workers could not do their tasks. We have pages of items we identified at the first walk through, some were major such as twisted /not square columns. Very few if any of the first walk through items were corrected before closing and many have yet to be corrected over a month after closing. Due to some problem with the way the sewage lines were installed in our house and many others on our street and neighboring streets, the sewage lines had to be dug up and corrected to satisfy the counties requirement. This caused a big delay. No advance notification of people that would be contacting us for financing, Insurance, title, etc. so many phone calls went unanswered since we did not know if it was a spam call or not. Some items on the JIO that we signed and agreed to were not installed. Those items supposedly were not on the instructions the builders received to build the house which we did not sign nor agree to. More than a month after closing and we are still waiting for some of those items to be installed. Material used was poor and low quality in many cases. Although there were some nice touches throughout the house. Warped/twisted material was used and later, if caught, had to be replaced. That warped/twisted material should have been discarded and never used in the first place. The worksite was usually left in a disgusting state at the end of each work day with lots of trash, litter, drink cans, food wrappers, etc. left on site. In one case what appeared to be a bottle of urine was left in a room for what seemed a couple of weeks. My advice is to get to know you construction superintendent, inspect the progress of building regularly, and report defective material and workmanship quickly. Take lots of photos/videos throughout the construction process. Take lots of pics of the framing/electrical/plumbing before the drywall is installed so later when you want to hang curtains or pictures you know what is behind the sheetrock. ... More

So I closed three weeks ago. I submitted my list of repairs things that still needed to take place. You would think the air conditioner not working in August AZ over 110 degrees, and the fire alarm going off would’ve given a prompt response. Nobody ever contacted me until finally today. I got a decent human being and he was going to help. Thank you Dan. Other than that Customer Service from other employees was horrible.

There are lot of issues haven’t been resolved! I found many many sharp nails under the curtain.My kids were poked by them when stepped on the stair. The screen fell off from the window frame. The door got twisted shape. It’s a horrible house!

The Sales Personnel is Outstanding! However, the Project Management Unfortunately is Inexperienced, Lack of Pride in the Craft of Building a Home, Lack of Professionalism (No Shows at Appointments, No Sense of Urgency to Correct Issues, Etc.) and No Corrective Plan of Action within Supervisors to Apprehend those employees.

The builder did ok. House wasn’t really clean when we took possession. Title was fine. Would never use the builders lender again. The incentive was not worth the pain of working with them or the horrible rate. Highly recommend using another lender.

For the amount of money you spend on a home from Richmond, one would expect better quality workmanship and a completely finished house. Instead you get pushed to buying a home as is , and they want you to make and burn of your personal time in order for them to complete the work they should've had done to begin with. But dont worry you'll still get issues surprising you every mo th so you'll have them using/wasting your time for years to come. So exciting.. Also (legal advise) do not make false promises to your buyers and try to give your buyers a hard time after your false advertisements get called out. ... More

The sales team was absolutely amazing. Issues have taken a long time to be resolved even when reported before closing. Richmond is starting to cut corners yet charges the same high dollar price unfortunately. Things like eliminating the large double slider (which is a feature point of the home) in lieu of saving a buck and installing a single door slider is a value loss. Closets are also very cheaply installed and there is no workaround before closing including not installing the cheap wire shelving. Getting reports of workmanship and quality fixed after closing can take upwards of months for simple issues and most subs do not clean up after themselves. For the price of these homes there should be greater quality response and initial workmanship from Richmond. ... More

The house is decent, even though there are some finishing touches that need to be resolved. There seems to be no policing of the contractors that are still building homes right across from us. We expected noise, that’s part of building new houses, however the constant music and the trash everywhere is ridiculous. The contractors also park wherever they want, including in front of our driveway. We have to abide by the HOA rules, but the contractors can do whatever they want, and it’s very frustrating to live next to!

They only care about you buying the house. On our pre close walk we found out the microwave had been used but they didn't care to change it or do anything to fix the problem since they already had the earnest money. They said they would only clean it and that microwave was very stinky. Seller Moises never had a solution, only kept saying that was not part of the deal, Horrible seller that only cares about making money and not the customer.

My first Richmond home was pure owned and by far the best customer service of all. The second was purchased in 2007 and aside from the economy tanking was still a good purchase, had a couple issues that were attempted to half repair and one that was never fixed, the way it goes I guess. This last home, 17 years later I figured they would have there act together, I was unpleasantly surprised with a no. Immediately after signing the contract, sales lady became rude. The house was pushed into a rapid completion and it shows. Plumber messed up in the underground and now a toilet touches the wall, super wouldn't stop saying that he will have the new one, well now that the 30 days are over, he won't even look my way, but I can just go buy a new special toilet to fix their problem, what's another $150? Being the last house in the subdivision, the dirt grading was low and argued that it's ok because a couple of their payed contractors say so, my dump truck just brought a full load to spread around the back yard, what's another $1000? I let them out of the final punch walk list because I know their subs will screw something up while fixing what they came for. If you live in Colorado, Richmond might very well be a great home, but in Arizona, run don't walk. Shady, rude and untruthful. Buyers remorse set in about 3 days after earnest money was paid. ... Not a good experience because I just told almost maximum closing cost 2% but actually cost was more than that, many issues when came never been solved

Appliances are not inspected and tried to operate before leaving the house.

We have had several problems noted at walk through that have not been fixed! Hard to get anyone here to fix them without taking off days from works.

So far we’ve passed our 30 days of being in the home and still no follow up on issues that need to be fixed. I pass buy the contractors throwing up other houses very quickly and can tell it’s slapped together just like my house. We blue taped a lot on our first walkthrough and it looked like they just took off the tape and didn’t fix the paint issues. I wouldn’t be so upset if I didn’t pay $3000+ for a paint upgrade on the whole house. The cabinets still have yet to be fixed and they sent the wrong part. I went up into the attic and there’s huge nails sticking out everywhere. Low quality beams used and just slapped together with some having fat gaps between. All in all, Richmond, like most new builders, have quotas to meet and are trying to make as much money as possible and cheating out on the contractors. I don’t have confidence this structure will last long without major issues long term. It’s unfortunate for nearly half a million dollar house that sold for $250k a few years ago. But it allowed my wife and I a place to finally call our own and we love the floor plan and some of the upgrade options. Just wish the quality of work was actually appreciated and Richmond spent better money hiring better contractors that took pride in what they do. This is a lovely home, and the buying process was easy. However, there were a number of items on the punch list that needed to be addressed, for example, a bowed wall, unfinished wood trim, a chipped granite counter, gouges around the front door, scratches in the tub, etc. Ultimately the builder was willing to address everything, but I had to push to get some of these things fixed, as if it really wasn’t their standard and they didn’t want to be bothered with it.

Builders did not disclose certain items to buyers, during and even after purchases. When discovered by buyers, builder were not responding to covered dispute/mediation. Not very trustful builder imho. Build quality is above average, except the painting workmanship, worst than regular DIYer. Builder should be more honest and more responsive to buyers' concerns/inquiries.

Last week was a push and we ended up with a mess!! Very disappointed.

we love the city, the community, and the housing styles and brevarde. love our location but the home, the finishing, was rushed too much.. so many things are defective or not done correctly. a few major items also. some are very very negligent that should never have occured unless the team wasn't caring or paying attention. very unprofessional in the finishing items both inside and out. very difficult process to get corrected

Fit and Finish and Quality Control in all aspects are completely lacking and unfortunately very frustrating to get issues resolved. Their staff is overworked but trying the best they can.

Not impressed with the quality of work at all .. Roof leaked bad during the rain for a Mew Home very Dissatisfied .. the Moisture test man does Not allow enough time to get to the home, NOT DEPENDABLE at all Still awaiting on the moisture test, it’s been over 3 weeks, Give last minute notice. Not Acceptable. People have Jobs. Walls are cheaply made too much DRYWALL. Cheap toilets, bathroom & kitchen fixtures also very cheap.… DISHWASHER is very cheap DOES NOT WORK PROPERLY! No instructions. my 17yr old Whirlpool works better than this dishwasher. Small Cheap garage door opener… No kitchen Storage whatsoever . paid nearly half of million dollars for this home. My previous home Was built much better than this home at half the price.. workman ship of the home is poor… I will Not recommend a Richmond home.. people will have to find out gor themselves. Everything was going good until we got close to the end of closing and we had an issue with Richmond lending team. We were easily approved and funded with our original lender and he pushed us to look into Richmond because of possible incentives so we did and decided to work with them. But 3 days before closing they came back and said we were not approved even though we signed and filled out all paperwork in the time leading up with no communication from them that we had an issue. Luckily we went back to my original lender and he got us approved and funded within 2 weeks. The whole process seems like their lending exam doesn’t want any business as what they did was unprofessional. And we have been in our home for a little over 60 days and we still have things within the home to be followed up on and finished and ave not heard from anyone from Richmond to get this done. Hey also provided us with a customer service number magnet for the fridge and it is basically worthless as nobody ever answers the phone nor do they call back if you leave a message. ... More

Our builders representative was not responsive or helpful. Several time requests for information were ignored or delayed.
