The complete unwillingness to actually work with a buyer to get what they want is utterly astounding. Even on issues that would be a simple change they wouldn’t budge. The subs they use are either discount workers or brand new and don’t know the job. Found too many issues to list. As a previous framer and trim carpenter myself I would’ve never signed off on the work I’ve seen. The super is a nice guy but doesn’t ever actually get any of the repairs done. Buyers remorse!

What should have been a pleasant experience has been anything but. Closing was pushed back a month after the initial walkthrough and at final walkthrough several items had not been addressed. We have been in the house for more than a month and are still waiting for items to be corrected that must now go through a warranty company as it is past the closing date. The quality of the workmanship is not up to par. It seems as if there was a premium placed on finishing the work, not on the workmanship

They did not repair what they supposed to and did not do the best job on what they did repair.

The Forman/supervisor was great during our final walkthrough. Now for the package I was told when I signed the paperwork in Oct that I would get the vanity/cabinet in the master bathroom. Towards the end of the build, I noticed they put up some ugly shelving across from the toilet and not the vanity/ counter. The sales person said that the packages were changed and instead of picking out the items we want it was one Package with color flooring and no upgrades. Which really sucked because I loved that vanity in the Larmar in the bathroom. And Richmond American would not work with me. I will never buy a Richmond American home again. ... More

We have been absolutely disappointed with this company. We have never had a construction company have not care or their product or it’s finished homes. The outside of the house has so many touch ups that needed to be done. There are so many nail holes that were not covered properly, ,as the inside do too! The cabinets were not finished at the corners, the fans are constantly on and off at all times of the day and night. The furnace makes a loud noise when it comes on and off. The ac unit does the same noise. We have beer asked to check the filters we did that doesn’t have anything to do with the noise. I’m so sad the company doesn’t care who there contractors are, because we love the layout of our house and the design. We wished the contractors had taken care of the details to make sure we were happy with our house. ... More

Buying an expensive home you expect it to be well put together and good quality. However, since moving in we have found so many problems and some that can not be fixed. We are hoping they will be fixed in the upcoming weeks, however, when buying a new home (especially one that’s priced so high) you shouldn’t need to have a lot of things replaced/fixed.

Fools plans a well thought out maximizing square footage. But builder will delayed fixing build problems and extremely poor response to fixing issue.

Michelle was Richmond Americans sales rep and I was her first sell and you could tell. Anytime we asked to see the house she would schedule an appointment get to the house and give us a 5 minute time limit say she needs to get on to her next appointment and did the exact same thing day of closing. Day of tape walk through it went good lots of paint and drywall errors Mike was great, the final walk through a week later come back and the paint is done but with different paint ex. the walls that are flat paint were touched up with satin, they painters got paint all along the carpet and were supposed to return and a month later still haven’t. Mike had said he was going to finish working on unfinished items and then never got around to it. Electricity is messed up that when fans where installed in front bedroom and bedrooms up stairs it will turn 1 on up stairs and 1 downstairs the either both work or both don’t. Outlets are crap the majority your unable to plug anything into them. In one of the rooms up stairs if you plug anything in the outlet all the electricity goes out up stairs. ... More

Good plans! Workmanship is poor. And supervision of construction. Very poor. I still have issues that I need to now try to get fixed on my time. I’ll be by the grace of God to get these things done. Not to mention some of the main construction there’s issues. I still may have to take things up to the Better Business Bureau.

We did not go through the customizing so cannot speak to that. However, our experience throughout the purchase and after has been sad. We paid for an outside inspection, highly recommended, and had a huge report on a new home. The first site guy was terrible to work with then we got Chad. He helped move the process along but there were still a bunch of items that were never done properly before our close. Still waiting on cabinet repairs (3 months later) and it took a full on fight to use our "warranty" to fix a gas leak at the range. I would not recommend friends or family to use this builder at this time. ... More

Tried contacting Homewaranty for issue with pin holes in the floor grouting all over my new home, I acknowledge of being a Holiday weeks and was given 10 working days for replies until up to date. No respond from the Honewaranty and we're unable to properly moved my furniture until the grout problems is resolved.. POOR RESPONS FROM RICHMOND AMERICAN TO RESOLVE THIS ISSUES.. Also after 5 days of occupying my homes without my furnitures the AC system went down with issues with the equipment. REPRESENTATIVE I TALK WITH TRY TO BLAME ME FOR THE PROBLEM SHE SAYS THAT BECAUSE INFAILED TO CHANGE THE AC FILTERS,WICH I WAS TOLD BY THE PROPERTY MANAGER TO REPLACE IT 1 TO 2 MONTHS AFTER WE MOVED IN JUST FOR PRECAUTIONS.. The overall financial part of buying was good. We put 5% down to start construction and did not need to pay anything more until closing, the time it took to complete the build ended up at what was originally scheduled. I feel the value of the house and land is good for the price paid. The quality of workmanship is very poor from the things I can see with my eyes. The drywall finishing is very substandard along with the interior/exterior painting. I had the idea that when you take possession of a newly built house it would be like a new car, everything sparkly, clean, nothing to do but enjoy it. Not the case with our house, although things have slowly been taken care of that were on the builders ‘To Do List’, we still have paining to be done, a dented dishwasher, missing door strike plates. ... Took longer than it should have to be able to close on the house as repairs were not done in a timely manner and we were lied to about some of the repairs being completed. My inspector found water damage 3 to 4 inches high on all of the kitchen cabinets. The superintendent Gilbert continued to say there was not a flood in the kitchen. Even after I brought a moisture meter that showed the cabinets were 30% wet. I asked for a water restoration team to come and inspect the cabinets and walls as I have dealt with these issues in my previous employment. I had to get Rich our sales associate involved and his supervisor as I told them I would not close until the walls and cabinets were inspected for mold. Sales associate said if the old superintendent was still with the company he would have already taken care of this. Took a week to get them to bring in Serv-Pro who found mold behind two of the walls, and they had to remove cabinets drywall and insulation. Afterwards then they ordered two new cabinets and kick plates for the others. When my inspector returned several of the items on the list that Gilbert said were done were NOT done. After asking the sales associate if I needed to hire an attorney to get the repairs done, they came and made the repairs and ordered new screen doors. The screen doors were supposed to be installed the middle of November. My realtor has been inquiring about the screen doors and consistently received the response waiting on the contractor. Gilbert’s supervisor got involved today and the doors should be here tomorrow. The lack of motivation on Gilberts part and always blaming the contractor is unacceptable. If he worked for me, he would have been terminated especially over the water damage issues. After moving in I submitted a warranty claim as the rear manual RV garage door only opens up 6ft; the 6 foot cinder block wall between our house and the neighbors wobbles and is ready to fall over; front door does not close properly; bathroom counter top has numerous scratches; and no caulk around the bathroom tub. Received a reply email saying they were backlogged but eventually the repairs would be made. Hopefully the wall does not fall over while we are waiting and injures one of our pets. Both my realtor and my inspector said Gilbert was rude and defensive when they asked him about items that were found wrong. I gave him the benefit of the doubt until he lied to me saying the items were fixed and they were not. Time for a new superintendent! ... More

I recently purchased a home from Richmond American Homes and wanted to share my overall experience. On the positive side, the home is well-designed, and the construction quality is generally good. The craftsmanship for my home was not up to par. So many cosmetic issues so far and little things that should not fly by an assistant super intendant. They are going to work on fixing the issues but that is now time I have to spend being around for the lack of work that should have been done the first time or after the first walk. Rather sad to see this kind of work get breezed over just because the houses are going up so fast.

From the beginning to the end of the process of the build I wasn’t too happy on the quality of the house. The builder don’t see it as a big investment and brushed away your concerns. Everything on the house you expect to look new and flawless but it’s not. There’s some nail hanging out in front of exterior trimming. There’re some area that needed to caulk were missed. The location of drainage was too close to garage driveway every time I pull in always gotta worry about running it over. The appliance has some dents to it and they still installed it thinking we wouldn’t care. The list goes on. The buying process was somewhat stressful due to Richmond pressuring us to sell quickly! when we sold our home after only being on the market 1 day Richmond lagged on finishing our home 3 weeks past the date it suppose to be finished.

Other than Lauren, The experience was extremely underwhelming. The quality of workmanship was disappointing at best and it became very clear that our Superintendents did not have their finger on the pulse with trades. During our final walk, it was explained to me by Sergio that i "cant expect perfection". That bold statement has been my Richmond American experience in a nutshell.

I have been trying to get items from my original punch list repaired with very little luck, on top of that I have several other items that I found (like breakers tripping for no reason, lots of drywall issues, flooring issues, broken tile, doors squeaking and hinge pins coming out etc.) that are also needing repaired. The major issue I have is repairs are scheduled but non of the contractors show or show up on a different day not scheduled, I'm beyond frustrated with it all. Most of the employees are great and really good to work with, Overall quality doesn't meet my expectations, one of my baggiest complaints is the stone around my house, they made several attempts to fix it before closing but it still looks horrible. On the day of my walkthrough, the electrical was not working in the kitchen, no hot water, the back fence was crushed by a tractor, screens missing and torn and so forth. The person conducting the walkthrough for Richmond had no idea of the condition of the house because Richmond did not complete a pre inspection. All this means that Richmond rushes to get you to the closing table, hoping to push you into a long post closing list. Any buyer should be aware that it is highly unlikely that anyone from Richmond will come back to complete the "post-closing" punch list. I've not seen anyone, and speaking with neighbors, they haven't either, one neighbor has been trying to complete a long list for 11 months. I still don't have a missing screen for my sliding door and there are missing handles on my cabinets. After 30 days, I have been completing/fixing many open items myself. Do notttt waste time and effort using there in-house financial resources, BRUCE. HE cost me lotsss of money and insensitives.

The sales, lending and escrow staff were outstanding—it ends there with the positive experience. The house still does not have all the numerous dents fixed in the bullnose corners all over the house and paint was poorly applied—we still have spots that need painting near ceilings that have white paint brush strokes over the grey walls. There are holes in drywall that were not repaired, holes in exterior stucco were not repaired. There are paint and scuff marks on many of the door hinges, chips/gouges on interior doors. There are bare wood spots on the exterior door leading to/from master bedroom. There are STILL drywall screws sticking out of the wall next to the shower/tub surround in the guest bath. Several of the cabinet doors rub on some and are too far apart on others. There is a scratch in the middle master shower glass and a chipped tile in the shower. The baseboards looked like we had already lived here for 30 years—I had to paint them—they were filthy. Floor grout is all over the kick-plates of cabinets. The stucco covered styrofoam window trim on the exterior of the house only got one coat of paint in many areas—it needs at least two coats—it looks blotchy where it clearly wasn’t painted thoroughly. Lag crews are not fastened properly on the front fake shutters—very loose at the bottom. One of the cabinate drawers has a gouge in the face that just had some soft putty stuffed in in it. The gate leading to the rear yard sticks—hard to open. For the three screen doors of the two sliding glass doors, they just left the locking latch parts in bags, taped to the frames—I don’t know what I’m supposed to do with those. I’m certain there are items I am forgetting in this list—and who knows what was not done or done wrong where I can’t see… The quartz countertop for the kitchen island already looked worn from trades using it as a catch-all. Honestly, for $640,000, I believe we have a right to expect a much better fit and finish on a new home. The guest bath tub valve cartridge leaked for two weeks before a plumber was sent to repair it. The third car garage lock never did get installed right—it would not lock the garage door. I rectified that by installing a door opener, which I would have done anyway. I’m still scraping paint, calk and who knows what else off of surfaces all over the house. Now that you have our money, we will see if you make good on any of of these items you left us with. I feel like I was misled when some of the things that I called out during my walk-through were promised to be fixed before I close after receiving my keys as well as living in the home for 75 days some of the issues that I called out during the walk-through are still issues. And after moving in and asking for items to be fixed, promise that they would come out the next couple days nobody ever showed up still currently working on getting these issues resolved as well as building supplies a lot of scrap material left in the garage which I had to take to the dump and pay to dispose myself From brackets to handrails to scrap wood all just left in the garage for me to take care of. I currently still have blue tape on my wall from my original walk-through of items that were supposed to be taken care of. They still haven’t been. ... More
