Overall this is a good way to go.

With any large transaction you are going to have some issues along the way. But one thing that I felt confident about along the way, was that those issues would get solved. Travis was always a phone call away and willing to help or point me in the right direction anytime I needed anything. The loan team (Jenn Fuggi) did a good job breaking things down for us so we could understand our options. This was our first home, so it was a bit overwhelming ant first, but Travis and Jen helped calm us down and Keep us on pace. Overall I felt satisfied with the experience.

Hire a home inspector

Go through your home with a fine tooth comb, there were a lot of things that were not properly done and covered up, things like chipped tiles that had been painted ect. If we were to do it over again we would definitely hire a home inspector to help identify deficiencies up front.

Overall good experience, but there is a clear lack of attention to some details of subcontractor work

We love our home beautiful home and it’s in a beautiful area in Black Ridge Cove. We love the deck and terrace, size of rooms, etc., but as a spec home there are things we couldn’t give input on through the building process. There appears to be a clear emphasis on speed of subcontractor work and not quality. The floating floor was not checked to ensure that it was cut close enough to the walls so that when the floor moldings were installed, the ends were covered. The floor moulding subcontractor also didn’t pause when they clearly saw that the floor was cut short, so now we have several ...

Mixed feeling on buying mainly due to preferred lender

Better don’t go to Richmond preferred lender. It’s a life long traumatic experience. They operate with a selfish, customer don’t care approach. It’s haunting and my body became weak due to huge stress.
Richmond American Homes responded:
I’m sorry to hear you had a disappointing experience with your lender. I will reach out to the mortgage company and pass along your feedback.

Straightforward experience. We utilized the broker from Richmond American. It was a very big purchase and I'm disappointed there was no real home warming gift besides a keychain. The house when we toured it was basically finished and the builders prioritized other homes to put up. While sitting there were multiple things in the house they had to come back to finish such as handles on the cabinet.

Nice home

The house itself was delivered ok. The workmanship was less than stellar. When we did the final walkthrough we placed lots of blue tape but maybe 10% was fixed and then the clean up was terrible. When you move into a new home you shouldn’t have to clean up before moving in. We found lots of drywall dust in wall and trim throughout the home. The front door looks terrible with bubbling paint and streaks. The painters were sent back but it looks worse now. When we did the 30 day checkup she assured us that it will be taken care of. I really like the home but the little things make it hard to be ...

You are getting a nice, quickly built new construction home, but ... the appliances are crazy cheap and garage walls move when opening and closing the side door. What other quality issues exist under the surface?

Everyone has been busy here, clearly taking on a lot of work. I have seen this before in new home construction. Things get overlooked, not done at all, or flat forgotten about. I am thankful for James, our warranty contact, as he has done a lot for us. We have a long way to go to be fully happy, but we will get there. Praise The Lord for everyone’s hard work here, before, during, and after the builds.

Great pair of dudes here. This is my first home and although the process was overwhelming at times, these two gentlemen made it a little better. Overall I have enjoyed our new home. Some issue still to be dealt with but I know the team will get them done. The one thing I will say is training needs to be done on the sprinkler systems. We could have avoided some issues with a better review of the equipment. Jim even came by to address an issue and still didn’t get it resolved. That’s my only complaint. As I said some items will still need to be tended to but I’m positive the team will get it ...

During the punch walk , we found issues and later some of the things were fixed but not all, had to wait a month because the kitchen drawer was never attached and my mom fell back and hurt herself, another was the kitchen knob, all has been resolved except for the dead tree on the front yard, that should’ve been and still should be replaced by Richmond, but myself and kids love our new home.

Cindy DeValle may the whole experience great without the purchase would have never happened John made walk through easy. The old saying you get what you pay for. I think quality on products in house could be better than what you represent in retail numbers you have a huge buying power for your products. Also your 24 hour policy is terrible with closing escrow arranging move un your expected to get problems reported and then you say it takes 10 days to schedule for problem to get resolve. Jennifer is great at getting problems done. Except you only had 24 hours to report. If you asked would I ...

This is difficult because not every team should be grouped into a rating whereby their performance and responsiveness is tallied with other groups that do not meet a certain standard. The volume that each team has to handle and move production through the process should not be measured collectively nor grouped with another team whose standards fall short of client expectations. Ratings above need to be grouped into the different teams so each team can be rated accordingly. Overall the Sales team, Design Center, and Finance Teams met our expectations and were an absolute pleasure to work ...

This was my FIRST home buying experience and it went fairly easily. The sales team was exceptional, the loan team was okay, the building team was also fine. The loan team had some gaps in communication throughout the process due to their volume of applicants. The construction team also felt pressed for time and breezed through the inspection but they completed most of the adjustments.

Moderately Positive Experience

Overall I had a moderately good experience. I do feel like I had to stay on top of the builder to make sure most of the outstanding items were followed up on before the closing date which I didn't expect with such a short closing period before the holidays. There were also a lot of nails and materials left in the backyard which I didn't anticipate. In general the sales office was helpful and my builder contacts were mostly responsive. I do feel they would of been more attentive if I was able to review their work more often but unfortunately I don't live in the state so that wasn't an ...

We signed for an already started Richmond spec house in June. 2023. Promised to be completed in Aug. 2023, but delayed to what ever the reason is! By the promised time we sold our house by Richmond provided agency and paid rent until the new Richmond home is completed and closed on Oct. 31st. I requested Jaci to consider reimbursement of the rent amount ($3700), but she declined it.

Rob, the superintendent we had in the beginning was absolutely amazing! He provided updates every week on the home building process for us. Alex was our rep was absolutely outstanding with how he handles business and makes the process so smooth. Towards the end of the home building process, we got a new superintendent named John. John lacked communication and hardly ever responded to text messages. He would always tell us text messages were the best way to reach him but never responded back. It got to the point that we had to reach out to Alex numerous times to get a response back from John. ...

Things that were pointed out during the walk through were said to have been fixed but they were not. When asking to resolve these issues nothing has come of it. They say they will fix it but fail to give a time frame on when making us think it will never be fixed. Corners were cut during the building process that we have noticed after living here for a month.

The house buying process was overall smooth and without difficulty however; there are still some unresolved issues with the house that haven't been addressed in a satisfactory time frame.
