Purchasing was fine. The readiness for walk-through was an issue twice. The first time I verified on Friday that the house would be ready Monday. I was traveling from 10 hours away to get there. When I arrived they were framing the driveway to be poured and there was still work to be done inside. The second time it was still not totally done and we discovered that where there was supposed to be an 8 ft french door per the JIO, there was a 5 ft empty opening. The appliances were great also the floor plan and front yard and irrigation and plants. Driveway very nice. Great view. The painting and wall work were below standard. very sloppy and not done w care. Looked like very rushed job. Hose to vent dryer missing. Windows filthy. Make sure that EVERYTHING is fixed or finished BEFORE you sign the closing papers. Because after that nothing gets fixed.

Love my home but….

Love my home however we did 2 walkthroughs prior to close to make a list of things that needed to be addressed. None of those things have been addressed. Despite the “ warranty” I cannot get anyone to answer me. I have called, put work orders in and I am ignored. I have a door that won’t even close! Overall I do love my house but do not sign closing documents until everything is correct. You will never hear from them again

This is my second home, but first time with Richmond. Sales representative is great. I appreciate Brad for his prompt replies and sharing progress every week. Construction manager was responsive to the issues reported to him with immediate actions. I am yet to evaluate with the warranty guys as I will need them very soon for the recently discovered construction issues. Overall not a bad experience but could have been better if Richmond had a better policy about after sales and service. This is not people problem, but the Company policy. Problem:. If you don’t do any upgrades the quality of material used is very cheap. A lot of simple mistakes are made. Seems like they rush through the process of building these houses. In our experience we had a leak, excess foundation, solar panel box put on wrong, flooring was scratched, carpet was lumpy and you could see the seems, breakers tripping and paint that needed to be redone. They give you a matte finish which scratches and stains very easily. Overall I am happy with my home, just wish everything was done right from the start. Finishing on home could be better

The roof line looks like it has speed bumps in it. Speaking to neighbors I learned everyone has issues. The walk thru was a joke. Andrew was like, "We aren't fixing that." All houses have been sold and the retaining ponds are horrible. Full of trash and debris. My house humidity runs around 75-85% due to fresh air return not working. I've been in my home 30 days and had to clean out my gutters. They were clogged solid on inspection and they told us that it wasn't their problem. They were not cleaning them. Very poor design on the HVAC for the house.

When we first moved in some of the electrical did not work. But the main problem we have is the HVAC system, I thought that with this much square footage of living space, that Richmond would do different control for the 2 different levels of the house. But now we’re stuck with the house only heating in the second level and no so much in the main level. We had the Best sales person Elisa. That really cared about our home purchase . She kept us up to date with progress of home being built. She was very helpful with all of our questions. She alone has saved any value that Richmond home has to my wife and I. We found our experience buying a spec home style sale was very frustrating. Even though our home was not even started when we purchased it. We were not afforded the opportunity to add or make any upgrades . Overall the buying experience was very good. The let down came after I closed on the home. There were workmanship issues that were found and discussed when I did my initial walk through. At final walk through some were taken care of but others weren't and still haven't been addressed a month later. Communication has been nil. While I understand that this is only one home out of the hundreds they are building it's still important. The sales team was good, and responsive. The construction team started that way, but as the construction neared completion they became less so. I'll see how it goes ...

Home pad heat and cold insulation

My experience for my new home was not properly installed heat and cold insulation protecting heat during summer time During heat waves my house reached over 98 degrees if you don’t used air conditioning.I used to live in Stockton I never experienced 98 degrees inside my home even outside with 115 degrees.

Bad customer service with build/warranty issues

During our final walk we had a list of things that were wrong. Only half of them were resolved. Head contractor didn’t seem to care about the issues that were not fixed. We were unable to get a hold of him after that day. We had to contact home warranty people to have someone else come over and fix some issues. Shouldn’t the final acceptance form half to be signed and the customer satisfied before you release the home?? This never happened. To this day we have never signed off the final walk paperwork. Terrible!
