physically reviewed home on sep 6th 2024 was told by real estate folks it was move in ready so the sign said on the home site asked if the accessories would be what this home would be and was told it was move in ready no way would i ever had thought between the 6th and the twenty third all would be change it was the old bate an switch very disappointed to say the least very unprofessional and probably illegall. RAH however did change my paper work to match what i presently have which shame on me i never looked but did sign however why would i when i was told move in ready still feel bate an switch don't know how much RAH saved by changing out all the trim an accessories hope it was worth it but i think iwas a cheap thing to do and it stinks ... Sales no help. Originally I worked with Moises whom was fantastic however the home I chose was not in his section after that I had to stay on sales to keep me posted. Then after move in 30 day review I am being ignored

There is so much to say but I am not going to waste my time typing it up as I know nothing will be done.

To who it may concern. We were never offered coach lighting now we see homes with them, we ask for some outlets to moves up for easier TV viewing (Pre Dry-wall) and could not get a response on the additional moving of the outlets. We would've paid for the modification if we needed too. Lots of builder grade materials and now the homes are lower in price with more upgrades. Just not a very professional experience at all for the wife and I!!

The salesperson and loan officer are very helpful and responsive. Catered to me every step of the way. The only thing that got me were the placements of the thermostat upstairs and downstairs. Both are only about 42 inches from the floor. Way too low for me. I’m 5’8 and my son is over 6 feet. I am a disabled veteran and I can’t see LCD screens unless they are straight in front of me. I asked for them to move it higher as like any other new or old homes I’ve been to that I and all I got was static and a definite no. I looked at all the other Richmond American homes in my neighborhood and non are happy about it. Other than the usual few scoffs here and there for minor mistakes and mishaps, the thermostat really bugs me the most even just by looking and thinking about it. I have a brand new home and apparently it is made for very short people to have the thermostat close to eye level. Finger and hand prints all over the place and the garage not painted inside. Only 2 drawers in the house. Just cabinets with no drawers in the kitchen and bathrooms. Other than that, I love my new house. I just wish they can fix the small things such as raising a thermostat. First, I would like to thank my loan officer for being proactive and responsive to my questions. Thank you Kim for all you did, was pleasure working with you. I just hoped that we were given the right amount from the get go by our first sales agent. It was a great tactic pitching the house for a lower price, and when we are seen as really eager, we were informed that all houses needed to be curated and prices will increase. Not appreciated since we really wanted to move forward. And we switched to another sales agent, as the first one switched to a higher role. I really like Mina as she answers my questions right away even in her days off. Very responsive and gives me updates from time to time. There was just misunderstandings on my attempt to switch lots which I am glad did not happen as I really love the one we ended up having. So, it worked out well. There was some minor issues upon moving in which can be fixed right away. And Aleks and Kyle make sure it is resolved or advise on how to get them done. Overall, this buying and moving process was a crazy process but I was really surprised with how things turned out. It was my plan to move to a new house this year and I was not disappointed. The complete unwillingness to actually work with a buyer to get what they want is utterly astounding. Even on issues that would be a simple change they wouldn’t budge. The subs they use are either discount workers or brand new and don’t know the job. Found too many issues to list. As a previous framer and trim carpenter myself I would’ve never signed off on the work I’ve seen. The super is a nice guy but doesn’t ever actually get any of the repairs done. Buyers remorse!

The team of Valentina and Nick handled everything in a very professional manner. They were prompt and efficient on any concerns we had. After looking at several other builders we chose Richmond for its design and workmanship. Great value for the money.

The sales stuff does not communicate timely and make preparing for walk through and closing very difficult and not a pleasant experience.

We had a positive experience on the sales and builder side. Lauren and Mike were professional and responsive. The biggest challenge was working with the loan officer. Lauren went above and beyond answering all of our questions and collaborating well with our realtor. Mike, the superintendent, was awesome. I can tell he takes pride in his work and he is personable. After closing he attended to the little things that needed attention. We feel like we got a great deal on this house and love the fact that the basement is finished.

This was my third experience with new construction. I can honestly say this was my best experience. The Sales team was super friendly throughout the process. The construction manager was outstanding!

I expected a better quality build, materials and especially workmanship very disappointing.

I don’t even know where to begin. Let’s sum it up to the superintendent Mike being incredibly insulting and aggressive to his boss Javier not responding to issues in a timely manner to the other superintendent Gab never returning any text or phone calls for now going on 3 weeks. There’s lots of Builders out there and I would HIGHLY recommend purchasing a home from any other builder!

Very satisfactory experience of buying home. Great customer experience. Prompt response to the queries. and smooth process to address any concerns post move in.

The home buying process was overwhelming but they were always there to respond to any questions we had. Only thing that I would recommend is more security, Our home was broken into a couple days after closing and unfortunately our appliances was stolen. So it ruined our homebuying experience.

I love my new home.

We sure are in our new home. Every bit of the process was smooth. Every person I worked with was kind, professional, and very responsive. I think it was 21 days from purchase agreement to full loan approval. Thank you for building us a great home, Richmond American!

Sara, Mary, and Dave were all terrific to work with and took care of us getting what we wanted in the house. Great home for the value compared to other builders in the area.

The Estrada Del Oro II site home builder contractors are terrible. the cart was always before the horse. The studs are crooked and uneven. the floor has lumps and squeaks everywhere do to water damage. The wall are all wavy and it looks like a roller coaster. over 1 inch out of flatness. The roof is full of cracked tiles and construction debris. the cheapest material are installed. lower grade than Home depot lowest quality. The baseboards are put down before the tile so all the edges of the tile have cracked grout showing. The toliets and fixtures install are all trash. The kitchen cabinets are worst than a old water heater shed material. Richmond American Homes refuse to fix anything, these house are worst built than KB homes. The sale folks and finance company are thief's and scammers. The entire Richmond American homes staff have lied to me from day one. promises from sale people that are never keep. There rude as hell... Buying from Richmond American Homes has been one of the biggest mistakes of our lives. It’s taken 30 days to get a response on my warranty items. Had me submit pictures for your app that they can’t even access. Nothing in the process was smooth or even I would say it was friendly.
