House - Not a Great Experience

After moving into the home I realized that all the appliances are very poor quality. My dishwasher was not working.. I had to call several times to get it fixed. not sure how it passed inspection. It is now fixed. The master bathroom doors are backwards. I have to get wet with cold water to turn the water on. Not a good experience. I expressed concern about this and I was told that it is correct. How is this possible? Who has to get wet with cold water every time you take a bath. Not happy about this… Landscaping issues on the back of the house it floods really bad. House gutters ...

New Home Purchase

I have had nothing but issues since I decided to purchase a home. First was the purchase process where documents just given to you with nobody reaching out to make sure you understand them. If it wasn't for my agent I would have been lost in this process. Fast forward to the house itself. Worker did sub par work. During my walk through there were several things that needed to be fixed, door left open at end of business so anyone could walk in my home and beer in my refrigerator from the workers. Even after the walk through I had multiple issues with damaged ceiling, poor paint job in some ...

It's A Shame You Can't Live In It First...

Love the overall layout and most of the workmanship, and the lot/view is what ultimately carried the day. On the other hand, the negatives are numerous. Appliances are a HUGE disappointment for the price of this home. Most are complete crap; dishwasher is a joke. Now that we are painting the entire house (making "contractor white" go away), we are finding all kinds of workmanship issues with the drywall joints, texturing, and initial painting. 3-car garage must be designed for Prius's; can't possibly park normal-sized vehicles next to each other inside and comfortably open a door. And ...

Lacking in communication

Our experience with Richmond American Homes was one of chaos and confusion. The sales team lack the ability to communicate. Three times the closing dates were moved, but the sales team would not inform us until the before and in once instance we were not informed until the day we were supposed to close and get our keys. We have been in our homes for a month and the punch list items have not been completed from our pre-move-in checklist. Richmond American staff does not inform us with someone is coming over to make repairs; people show up at random time. Overall we had a terrible experience ...

It was not a pleasant experience as the home we wanted was told it was sold while in actuality it was not. The home we purchased has issues that are not being resolved. Poor quality of paint resulting in painting with superior paint prior to moving in. Garages are all too small to accommodate larger pickups. And the real clincher was looking in the attic above garage are ceiling joists with incorrect bevel cuts still used offering little ceiling support. Obviously inspectors don’t do their job.

This is my second home. The sales Departmrnt was not honest, and The lending process was the worst experience. . Richmond lenders was not helpful, constantly being condescending and making you feel like you should just give up. Questioning income, questioning why I didn't know certain things. An overall stressful experience that I hope no one else has to endure.

We’ve had a lot of issues after buying the home. A lot of poor quality work done on the home. Many things not put together well, the upstairs bathroom flooded after a storm because there is an issue with the roof or the pipes and now we’re worried about mold and water damage from every storm before that. We’ve appreciated quick responses to our warentee requests to address these issues. And that we are under warentee, but very disappointed in how poorly the condition of our new home was in.

The sales process was very efficient and pleasant. After moving in we found several issues with the house itself. We made a list and were instructed to communicate with their representative to get these resolved. Almost a month and a half later and all communication is one way - me to them. I don’t even get a thanks for the text I am working on it. Nothing. It is very frustrating.

We had a new sales agent that didn’t know much. We mentioned things to him about the house and they were never shared with the builder. He quit prior to our closing only to our surprise and that was not communicated. Our new home orientation was done with someone that had never been to the house prior. So it was not that helpful. Many items from our blue tape walk through were not addressed prior to final walk through. The same person that did our orientation said he was never back at the property since that day so he didn’t even know what has done prior to final walkthrough. Some of ...

The beginning of the process was very smooth but by the end was a disaster, disappointment. I think the loan processor and the underwriter didn’t use the information they have for weeks prior to the closing with excellency. They was required information, transactions and payoff the day before closing, and also the closing day they was very late on everything. After we finally close I didn’t have the key for my new house and let me in shame in front of my family and friends, specially my wife, to me was a disaster.

Overall this has been an exhausting process. There were so many issues wrong with the house. You would think paying over $700K for a home would get you more. Materials are cheap. I will never buy another RA home, and I will not be recommending your homes to anyone looking to purchase.

With any new build it’s common advice to be involved in the building process as much as possible. The sales representative was awesome and ensured I had ample walk through given the lead time to closing. In said walk throughs, I listed items that were below the standard or in need of repair months before closing. The week of the final walk through many items had not been resolved and new items came up. The construction team was not aware that my closing was the next morning even though the final walk through and closing had been scheduled and I had come back from out of town. Initially there ...

While I would like to commend our sales representative, Claudia, for her professionalism and assistance throughout the home-buying process, I encountered several issues with the quality of my Richmond American Home (RAH). Just for starters, the floors are not level. The flooring throughout the home is uneven, creating both aesthetic and functional problems. Also, the tile for both bathrooms were substituted, but the grout used was the color for the original tile...this should have been thought out by the builder and designer who substituted the tile, but it was not. Now I have lovely tile ...

To who it may concern. We were never offered coach lighting now we see homes with them, we ask for some outlets to moves up for easier TV viewing (Pre Dry-wall) and could not get a response on the additional moving of the outlets. We would've paid for the modification if we needed too. Lots of builder grade materials and now the homes are lower in price with more upgrades. Just not a very professional experience at all for the wife and I!!

Richmond American Homes responded:
Unfortunately, additions and modifications are not always available on our quick move-in homes, since much of the planning and permitting occurs before the home is listed for sale. I'm sorry you were disappointed with the outcome, but I appreciate the opportunity to hear your feedback.

Buying experience was interesting to say the least. Very intrusive with the Mortgage process… However, what was more shocking was the builder and the Superintendent’s attention to detail and lack of follow up on my needs. I was not made to feel like I was number 1 so why would I make you feel like you are number 1? Poor service and lack of communication. This is who you have representing your homes? Wow. All concerns could have been easily remedied with proper follow up and proper communication. Never received a 30 day walk. Still trying to reach them…

We were rushed to close and did first walk through. Numerous issues pointed out and marked. A week later for follow up walk through nearly nothing was fixed. They rushed that day to fix a couple things and said they would get the rest taken care of. Stupid me I trusted them. Now every little thing needs to be scheduled where you waste your time in 4 hour blocks. I've reached out via the website, phone calls and texts with no response! I came into the sales office, but my Real Estate Agent had a family emergency, and I went by myself as I didn't want to reschedule. I provided the Richmond American Rep with all his information. When we confirmed that I qualified for the Trade Discount we had to remove my agent (who fortunately was ok with it) from the contract. Despite signing all the Richmond American Finance paperwork identifying this home as a primary residence they would only approve me as an investment. The build is so poor no attention to detail at all. So many mistakes it’s crazy this is a model home. The construction workers blast their music all day from early morning to end of day we can’t sleep from them. Wood delivery dropped off at 5:30 am the other day waking up every one in the house. 5:30am the delivery driver is slamming his flatbed up and down to shake the wood off his truck. They come onto our property many times since we moved in. I bought the home December of last year. Inspection had minor issues. Afterward, the second walkthrough also had not fixed issues. They asked me to waived inspection because it was a new house. Maybe I should not have agreed. In addition, even though I paid 20%, they didn't go over that I could opt out of paying taxes every month. I also submitted a request to fix more minor issues. It was hard to get the issues resolved.

The view is nice, the house looks nice but the quality of work suck! Would I buy another Richmond home?
