I like my home, but I almost backed out over struggles with financing. The portal would allow multiple page uploads on pages that didn't need them, but would not allow on pages that needed them. I had to supply the same paperwork several times...4 times on one issue. I was living in a motel and didn't have access to a desktop or laptop. I would receive alerts that I would need to supply something "immediately" that I had already supplied or my financing was going to be delayed and I would loose my buyer's incentives. The beginning was rough. But Jeremy ( RH )and Steve (loan officer)Jennifer (loan processor)step in where my own realtor fell out. The team that does the walk though was amazing!! If not for tough start due to someone leaving and pass-off of clients & miscommunication. I would've marked higher for overall experience. I would recommend.

Our experience with Jee and our building superintendent, Ruben, has been outstanding. Jee has consistently been available to address our questions and provide assistance, while Ruben’s extensive knowledge and helpfulness throughout the entire process have been invaluable. However, I would strongly recommend reconsidering any future transactions with Richmond’s Mortgage team. We found their lack of expertise, failure to review documents promptly, and inability to adhere to a timeline conducive to closing on time both disappointing and surprising. It is concerning that, despite the high standards evident in other areas of their business, their mortgage division fell significantly short, displaying a troubling lack of organization and professionalism. ... Greg, my sales person was always available and willing to help with all my questions/concerns from start to finish. Superintendent was always communicating with me on a weekly basis and willing to help me understand the construction process. Our community sales representative Mary was amazing, but our recommend lender was a complete nightmare, if it wasn’t for me being a person that stands on business and did not want to lose a great deal, I would have gone with another lender or just gone somewhere else.

The process from beginning to end was great. Sales office was very communicative and upfront. The fixes requested were done in a timely and effective manner..

As a real estate agent I’ve had many interactions with RAH. As a buyer I was disappointed RAH has stopped allowing buyers to select their upgrades and designs. This made our purchase a bit hard and honestly more expensive on the back end in order for us to get what we wanted. Do better Richmond. For the people giving you business. Your design teams don’t know it all and at times make errors and bad decisions ( like not putting windows on a wall with a MOUNTAIN VIEW). It’s not that important to build homes as fast as you can. The time line for closing changed 3 times. That cost me extra money for temporary housing.

We love our home. The preferred lender was really great. I feel like the builder agent could have communicated a bit better. It caused a delay of a few months and we had to spend several thousand on an apartment. They wouldn't sell us the lot we wanted because our down payment was contingent on selling our house. We went under contract for a different lot being very clear we intended to transfer to the lot we wanted if it was still available. The home we wanted was supposed to be finished late September/early Oct. But once we went under contract for the lot we didn't want, they stopped working on the house we wanted and rushed to finish the house we put a deposit on. We sold our house, did everything to transfer the paperwork to the original lot we wanted only to find out that now it wouldn't be done until mid December. Kind of threw a wrench in Christmas. The builder also didn't notify us that the house was built 10' further back than the plot map showed until we were under contract. This makes the backyard very small, but we've come to appreciate that we have a view out our side windows whereas everyone else has a view of their neighbors' windows. That's all just some feedback. All of the above will be just a silly memory in a few years. Just odd that they'd stop construction on a house that had a buyer to focus on building a house we told them we weren't interested in. Poor communication and information

She is awesome to work with. Extremely thorough, attentive, and follows through. She's communicative, and a problem solver.

I live my new house, layout and design. Wish they could have added installation throughout the whole house. Carpet could have been better. Overall I am happy with the house.

Our agent for Richmond was not the best. The home has been great thus far. The mortgage company Richmond uses is horrible. The first and final walk through was lazy

The whole process with Richmond American homes (and all the sister companies you have to work with) was pretty stressful. A lot of different people communicating with you and telling you different things. A lot of “this needs to be submitted by ——- or you could lose out on incentives” and they tell you that on a Saturday evening and say it’s due Sunday afternoon when everything is closed during the time you need to have it submitted. The fact that you need to use their sister companies to get the incentives but then sell your mortgage to a different company before you even makeyour first payment, is annoying. So far (it’s been almost a month) the house is great, no major issues, a few smaller issues and getting those handled can be a frustrating process. A few people that we worked with were very helpful and kind and some just made things stressful and confusing. So we love the house but likely would not do it again. ... More

After weeks of negotiating with the realtor for Richmond American homes we were finally ready to commit. On Thursday we had been in touch all day and I finally sent a text saying we were ready to go to contract. The realtor should have called me at that time and secured my earnest deposit He didn’t respond until the next morning by which time the price of the house had been raised 5k and no amount of proof that he was in the wrong made a bit of difference. She is experienced and knows a lot of real estate-related knowledge. She helps Buyer and answer various questions. She is very patient and helpful, making buyer very satisfied and have good experience.

The home is very advanced compared to other home builders. Would recommend builder as starter home.

Many people warned me that the home-buying process would be stressful, but my experience with Richmond's lender was horrible! Unfortunately, you have to go through them to get the best rates...brace yourself. Now that I'm in the house, I'm okay. I still really like the house, but I am finding negligent things here and there. For instance, there were bumps underneath the carpet. They ended up finding entire bundles of nails leftover by the carpet people! Thankfully, they are pretty responsive and quick about getting things fixed.

We were most disappointed with the spec only process. We were not allowed to pick anything for design or finishes. We were also disappointed when we were told we had a specific lot to find out a new agent to the development sold it to someone else when our agent wasn’t there. We were told we would be updated through email weekly on the progress of the build. We never received an update until the pre-closing walkthrough.

Salesperson, David and the construction supervisor, Bob are the only persons I can say, WOW they are amazingly amazing!!!! Responsible, responded in timely manners, kind, friendly… I can’t really finish the list of how incredible person they are, God bless them!

Overall I can say we love our Richmond American home. However the buying experience did not go as smoothly as I imagined it to be when it came down to closing. Our house was definitely not ready to close on our closing date. I was pushed back once already for a stairwell railing replacement due to the wrong railing installed. I wish I could of delayed our closing again due to the fact our house was very dirty on our closing date. My first 2 days of owning the house was spent cleaning the entirety of the house from dust and dirt. It took several repeats of deep cleaning to remove dirt and excess paint off the LVO and carpet. Something that should not of happened and did take away the excitement of moving into a new home. I did hire a 3rd party inspection in which found a few major and several cosmetic issues. Major issues were repaired but had still had several other cosmetic issues needing to be repaired that was not completed prior to closing. Management did complete almost all cosmetic items in a timely manner after settlement. We have had multiple issues regarding irrigation pipes leaking but they have been addressed. The grass that is placed throughout the property and community is Bahia. Bahia grass so far has been low maintenance but our grass was not watered regularly when placed prior to settling. Majority of the grass in the front yard is very patchy along with the countless nails and metal fragments that is constantly being found. I have yet to walk barefoot on my own grass without the fear of stepping on a rusted nail. ... More

Overall ok but too early to write a full review

Our closing date was changed twice due to missing electrical and gas meter. Moving my family from the far side of the state, made our experience even worse on so many levels. After the final walkthrough and after we moved in, we noticed a few items that still have not been addressed. For example, we have a temporary oven. Still waiting for the one we ordered, in the laundry room the wrong fuse amp was installed. Its supposed to be 20 amp instead of 15, therefore we haven't washed our clothes going 2 weeks! The laundry room cabinet is partially installed, front porch light is not functioning, in the garage there's cement splatter in the corner, the owners bathroom medicine cabinet neets to be textured and painted.
