I like my home, but I almost backed out over struggles with financing. The portal would allow multiple page uploads on pages that didn't need them, but would not allow on pages that needed them. I had to supply the same paperwork several times...4 times on one issue. I was living in a motel and didn't have access to a desktop or laptop. I would receive alerts that I would need to supply something "immediately" that I had already supplied or my financing was going to be delayed and I would loose my buyer's incentives. The beginning was rough. But Jeremy ( RH )and Steve (loan officer)Jennifer (loan processor)step in where my own realtor fell out. The team that does the walk though was amazing!! If not for tough start due to someone leaving and pass-off of clients & miscommunication. I would've marked higher for overall experience. I would recommend.

Our experience with Jee and our building superintendent, Ruben, has been outstanding. Jee has consistently been available to address our questions and provide assistance, while Ruben’s extensive knowledge and helpfulness throughout the entire process have been invaluable. Our community sales representative Mary was amazing, but our recommend lender was a complete nightmare, if it wasn’t for me being a person that stands on business and did not want to lose a great deal, I would have gone with another lender or just gone somewhere else.

As a real estate agent I’ve had many interactions with RAH. As a buyer I was disappointed RAH has stopped allowing buyers to select their upgrades and designs. This made our purchase a bit hard and honestly more expensive on the back end in order for us to get what we wanted. Do better Richmond. For the people giving you business. We love our home. The preferred lender was really great. I feel like the builder agent could have communicated a bit better. It caused a delay of a few months and we had to spend several thousand on an apartment. They wouldn't sell us the lot we wanted because our down payment was contingent on selling our house. We went under contract for a different lot being very clear we intended to transfer to the lot we wanted if it was still available. The whole process with Richmond American homes (and all the sister companies you have to work with) was pretty stressful. A lot of different people communicating with you and telling you different things. A lot of “this needs to be submitted by ——- or you could lose out on incentives” and they tell you that on a Saturday evening and say it’s due Sunday afternoon when everything is closed during the time you need to have it submitted. After weeks of negotiating with the realtor for Richmond American homes we were finally ready to commit. On Thursday we had been in touch all day and I finally sent a text saying we were ready to go to contract. The realtor should have called me at that time and secured my earnest deposit He didn’t respond until the next morning by which time the price of the house had been raised 5k and no amount of proof that he was in the wrong made a bit of difference. Many people warned me that the home-buying process would be stressful, but my experience with Richmond's lender was horrible! Unfortunately, you have to go through them to get the best rates...brace yourself. Now that I'm in the house, I'm okay. I still really like the house, but I am finding negligent things here and there. For instance, there were bumps underneath the carpet. They ended up finding entire bundles of nails leftover by the carpet people! Thankfully, they are pretty responsive and quick about getting things fixed.

We were most disappointed with the spec only process. We were not allowed to pick anything for design or finishes. We were also disappointed when we were told we had a specific lot to find out a new agent to the development sold it to someone else when our agent wasn’t there. We were told we would be updated through email weekly on the progress of the build. We never received an update until the pre-closing walkthrough.

Overall I can say we love our Richmond American home. However the buying experience did not go as smoothly as I imagined it to be when it came down to closing. Our house was definitely not ready to close on our closing date. I was pushed back once already for a stairwell railing replacement due to the wrong railing installed. Our closing date was changed twice due to missing electrical and gas meter. Moving my family from the far side of the state, made our experience even worse on so many levels. After the final walkthrough and after we moved in, we noticed a few items that still have not been addressed. For example, we have a temporary oven.
