We had a smooth process in buying this house. We have only had 1 issue with our kitchen sink which was fixed in a very timely manner. Everyone has been very helpful and nice.

We had our own financing. You treated as if you were our lender. For this reason I would not recommend Richmond homes for anyone that does not want to finance through you.

Richmond is very restrictive. They make no allowance for any changes or upgrades.

Home buying experience was very quick and easy for the most part. Quickly of home seems like a quick done job with cheap materials. Not attention to detail.

Quality was not what we were hoping for. A lot of paint issues, loose towel bars ,and recently noticed windows aren’t level

Have had some post closing issues that have not been addressed.

I am pleased with my overall experience. Moved in just days before the hurricane, and to my surprise, the home held very well. Some water was entered through the ventilation system, but nothing to complaint about.

The home is good, but my buying experience is not great. My home was not ready with the occupancy certificate on the date of closing. Builder suggested me to close it on that day and get the keys next or the following day. But I didn't agree to this, so we ended up in closing the home two days after the actual closing date, of-course end up in redoing some of the paper work and end up in taking other day time off for closing which is not good. Sales team, supervisor and finance team are all supportive and moved the closing date to later date smoothl to reduce my burden which is good. Another thing is, the sales team revealed my details to one of my mutual friend and am really surprised to see why the sales team revealed my details to the other new buyer. ... More

There are some quality and workmanship issues that still need to be addressed after 7 or so weeks of ownership. I'd like to hear updates, perhaps once a week, but communication has been unreliable. There are some design issues which we will work around and some that will require some sort of redesign to make acceptable.

Overall price and layout of the place wasn't bad. Only major issue is drywall, paint and uneven walls seems to be pretty bad. Even stuff that I had marked on the walkthrough before purchasing the home they had attempted to fix but still did a poor job.

I am please with the model I purchased. It is beautiful and spacious. My only problem is that construction discrepancies and defects really have not been corrected promptly. Had there been a bit more attention to detail and quicker response I would have awarded a higher score.

The buying process was fairly easy and straight forward. Sales people are on top of any questions and will work with you to make you happy. The quality of workmanship is probably my biggest pain point. I've experienced far worse, but for a new property, the build quality leaves a lot to be desired. Once you're moved in to the house you see the quality is on the lower end. Trim is just badly done. Rough wood cuts & edges everywhere. Drywall texture is randomly splattered in the weirdest places, Lot's of paint splatter on the floors. The flooring is really cheap. The placement of electrical outlets and switches are un-intuitive, and there's no lighting in bedrooms. The foundation has settled and shifted enough in the last couple months that many of the doors don't close correctly. And the sub-flooring is creaking everywhere. I only expect it to get worse and it will have to be dealt with after replacing the cheap flooring in a couple years. The neighborhood is really nice. The process was amazing! We are enjoying our beautiful new home. It almost perfect. There are a few issues that still need to be addressed and it takes a long time to get a response back and to actually get them fixed. The trades could do a better job at paying attention to details so that we could avoid having to fix things.

For me the finish work before moving in was not good. The attention to detail was poor as we had to have cabinets re worked patch work and painting still in progress and cleaning before move in was very poor. Still waiting for work on the fence and gate and paint repair on facia board. I know we have a year to get all these things corrected but who ever is responsible for making sure everything is in order should slow down and take more pride in the finished product as this represents Richmond Homes.

Warranty service seems to never respond

The overall buying experience was great. Some minor issues with communication but that was fixed. The one thing bothering me now is I have submitted a work order of the things not fixed from the final walk through and now 30+ days. I still have not heard from anyone to come and fix these issues. My dishwasher currently does not work and has not worked since day 1.

The main problem with the house is that all the noise from outside feels as if it were inside the house.

Fit and finish of completed homes should match the model homes but builder is too rushed to complete houses resulting in less than ideal quality. Sales team and building superintendent are knowledgable and very easy to work / communicate with.

Love the house sell person wasn’t honest

The best part of my buying experience was getting a quality house and dealing with a very helpful sales agent. Worse part the incompetent loan company I had to send the same documents multiple times. I have excellent credit it took them forever to approve me. We got close to losing the lock on the interest rate. The construction team were not responsive to close the punch list before the closing date and we moved to a dirty house.

I would like to share my overall experience with the sales and construction teams, highlighting both positive aspects and areas for improvement. Sales Team: My interaction with the sales team was generally positive. The representatives were attentive and helpful, addressing most of my queries adequately. However, I believe there is room for improvement in terms of providing more frequent updates and detailed answers to specific questions I had. A more comprehensive approach from the sales department would have enhanced my overall experience. Construction Team: Unfortunately, my experience with the construction team was not great. There were consistent delays, and numerous mistakes were made throughout the building process. I had to bring these mistakes to their attention during my periodic walks of the property under construction. All the mistakes were handled as I brought them to their attention, but still shouldn't have to catch these as a buyer. In addition, the construction team was addressing outstanding issues during the final walk, creating challenges for me to thoroughly assess and sign off on the completed work. I believe there is a need for better coordination and communication within the construction team to avoid such issues. Timely completion of tasks outlined during walk-throughs is crucial for ensuring customer satisfaction. I hope this feedback proves constructive in enhancing future customer experiences. Overall, I am satisfied with the quality of my home, although I had to closely oversee the process and the work's quality. I really love the home itself, but getting issues identified during inspection addressed has been a real pain. The process feels slow and frustrating, and it takes way too much follow-up to get things resolved. The house is great, but I wish the post-inspection support was smoother, more responsive and reliable.

We love the neighborhood and most aspects of the house. The employees have been top notch. The location is good and the spacing between the houses is nice and that is what enticed us to purchase. The overall quality is not great. Its obvious Richmond is mainly concerned about low costs by using cheap supplies and not finishing key rooms like the laundry room. The cement in the basement is obviously not level and you can feel it even under the carpet and pad. Speaking with neighbors they experience the same issue. This is 2025, leveling cement is not a new technology. Its clear low cost vendors were used who don't care about their work. The landscaping is cheap and its obvious it was only installed to meet the HOA standards. Putting in plants that look like weeds doesn't add to the curb appeal of the property. Mulch in key areas smells when its wet and washes away quickly. Again, another example of low cost/poor quality. Richmond needs to decide what market they want to be in moving forward. if you are going to keep selling $1.1 million homes or higher then it might serve you well to look at quality. Higher end buyers are not going to want cheap quality for that price point. If I would have known about the cheap quality, we would have looked at other home builders before Richmond. No follow up after purchasing, it take more than 2 -3 weeks for come back for defect claims response

We love the town that we are in and the neighborhood. Our sales rep was fantastic, as was the loan officer. However, we were pressured by “corporate” to move up our closing date to meet “their” quarterly sales goals…..which meant that the actual construction crews had to “rush” to finish our home. You can tell by the finish work and attention to detail. (Paint quality is terrible, caulking on countertops is sloppy, contouring of front yard is shoddy, drywall and texture around bathroom light fixtures was sloppy, it was obvious that everything noted issue on the walkthrough was “rushed” to make closing happen….and after talking with other neighbors, I doubt they will be corrected at the one year walk through. We were told of their experience with Richmond, “ that once they sell you your home, good luck getting any response from them…..”We’ll see, I have faith that we will….. ... More
