Sales person, not the one we were talking with,made fun of us as we walked out the door after spending a hour going over lot choices, model selection, and down payment. Sales man we worked with lied on several occasions . Financial department wanted us to submit a document that we and they knew was fraudulent at their request. Head of department later said we would have been approved for our loan had we submitted the fraudulent document.

Amazing experience, workman ship, service, easy transition.

What should have been a pleasant experience has been anything but. Closing was pushed back a month after the initial walkthrough and at final walkthrough several items had not been addressed. We have been in the house for more than a month and are still waiting for items to be corrected that must now go through a warranty company as it is past the closing date. The quality of the workmanship is not up to par. It seems as if there was a premium placed on finishing the work, not on the workmanship

We love the home but the purchase process was difficult and tiring. Since the closing and move in we have had little to no response to our request to make promised repairs and modifications. Very very frustrating and disappointing

I did not like the build process with spec home building. After much thoughts and trials with the new build we were advised that the model home was available so we decided to purchase the pewter model home and could not be happier, even though it cost more than we were willing to pay but in the end we were greatful that we had the money for the model home. Thank you for this great home.

Would not recommend to anyone

Been having pluming and ac issue . Haven’t responded to my concerns in a timely manner. Hard to get a hold of people

We have had a few things pop up since we moved in. Sometimes Jennifer is responsive quickly, other times not. I’m assuming she’s busy. The paint on the floor is frustrating. Was told that it’s water based, by Angel, and should just come right up. It takes elbow grease to get it off. Otherwise we are pretty happy here.

Emily is friendly, courteous and very professional. She works hard to make sure clients are happy and is always available to answer any questions that come up. We are so happy with the quality and layout of our Richmond American Home. The home and area are absolutely beautiful! We are truly loving it here!

all are good but when we reported water leaks of all the bathroom sinks we expected someone to urgently come and fix it. Then next day a lady came and said they don't cover the leaking problem, said it is regular for leaking because the house is new. We are very confused and didn't believe that new house should have this leaking problem as regular. The houses we purchased from other builders don't have such a "regular" leaking problem. The lady left without doing anything to stop the leaking.

Hala Sales Rep was good and helpful. Tom a Superintendent was good. Others involved, not so good. You have no power after you sign the sales contract and JIO so make sure everything is addressed to your satisfaction before you sign. Some will say you have power to make corrections get fixes done until you close - not so. You are at their mercy as soon as you sign the sales contract/JIO. They will hold to the closing date they establish at the expense of quality workmanship or construction completion as long as they get the Certificate of occupancy from the county. (Pinal county). Lot of unfinished work/corrective actions needed to be done and were not completed before closing (roll over items) and after closing the repair work was very unorganized and many assigned workers to correct/fix were no shows so follow on workers could not do their tasks. We have pages of items we identified at the first walk through, some were major such as twisted /not square columns. Very few if any of the first walk through items were corrected before closing and many have yet to be corrected over a month after closing. Due to some problem with the way the sewage lines were installed in our house and many others on our street and neighboring streets, the sewage lines had to be dug up and corrected to satisfy the counties requirement. This caused a big delay. No advance notification of people that would be contacting us for financing, Insurance, title, etc. so many phone calls went unanswered since we did not know if it was a spam call or not. Some items on the JIO that we signed and agreed to were not installed. Those items supposedly were not on the instructions the builders received to build the house which we did not sign nor agree to. More than a month after closing and we are still waiting for some of those items to be installed. Material used was poor and low quality in many cases. Although there were some nice touches throughout the house. Warped/twisted material was used and later, if caught, had to be replaced. That warped/twisted material should have been discarded and never used in the first place. The worksite was usually left in a disgusting state at the end of each work day with lots of trash, litter, drink cans, food wrappers, etc. left on site. In one case what appeared to be a bottle of urine was left in a room for what seemed a couple of weeks. My advice is to get to know you construction superintendent, inspect the progress of building regularly, and report defective material and workmanship quickly. Take lots of photos/videos throughout the construction process. Take lots of pics of the framing/electrical/plumbing before the drywall is installed so later when you want to hang curtains or pictures you know what is behind the sheetrock. ... More

- Sales agent cancelled our contract and falsely stated it was agreed upon by purchaser/seller. - We were provided 3 different start dates of construction in 6-month timeframe. Earnest was placed on July of '23. Build did not start until February of '24. - Our several requests for change in sales agent was ignored. - We've had to file a police report on their sales agent for harassment. - Sales agent stated our selected options were all in order. Builder denies they were informed of the change order, and will not rectify the issue even though proofs were provided as requested. Thus, causing us a major loss in our appliances that was purchased based on the Home Change Order. -Breach of contact. -Interior build was sloppily put together, yet, the superintendent advised he QA's everything. Interior feels like it was put together by subpar tradesmen. Tape lines present, visible mudding/taping between sheets, uneven paint, missed paint, uneven texturing throughout, hallway has a half inch drop in entry height. - Multiple windows shows damage to the framing, i.e. dents, and gouges. - Home Inspector advised of deficiencies in inspection report. While the superintendent stated he repaired it all, it was a blatant false statement. -Flooring was called out as being uneven during our walkthrough. Superintendent stated they are allowed a tolerance. This is true, however, per ROC, it should not be visible, or noticeable. It is clearly visible. - Can't take more than a 4–5-minute shower as the water will not stay hot. -Garage door was improperly installed. Superintendent advised he fixed it, but the tracks are making considerable noise when in operation. -Brand new dish washer was never functional; superintendent stated that he ran one cycle. GE appliance repair technician confirmed unit never worked. -Customer service is lacking. Builder will not commit to providing repair time lines, or acknowledgement of issues. Superintendent, instead will try to justify workmanship or advise their trades won’t correct the issue. -HVAC system did not work for two days, coincidently during our home inspection and 1st walkthrough, after it was noted, the drywall had water saturation from a broken window left unsealed for several days during the monsoon season. Builder would not provide reason for defective unit, or what was repaired. Rooms have uneven air flow while home inspector noted the HVAC ducts were the worst dented ones he's ever seen. I cannot use an air filter higher than a Merv 8 (most basic for home use) before the ducts start making loud noises. We require a higher Merv air filter due to my partners respiratory issues from his time in service. This HVAC issue was mentioned to the builder, and no response. - We wasted our time identifying issues in our walk through as they were not repaired. We were advised that the superintendent corrected majority of the issues before closing, but the issues remain. - Due to the mishaps with Richmond American Homes, my partner and I both have seek professional mental health. The entire process has injured our mental , physical, and wellbeing. -Initial loan officer did not request needed documentation to process our loan after we received our pre approval. Financing advised that it was the purchaser who did not provide requested documentation. Even the new sales agent attempted to say it was the purchaser who did not respond to financing inquiry. It was always the purchaser who had to reach out to the finance department to see if they needed any documentation. -The only positive experience we had was our direct communication with the Finance Regional Manger after our issues. She was the only person at MDCH that provided updates in a timely manner. ... More

Great baying experience specially the real estate agent and the sales.

The beginning was rough. But Jeremy ( RH )and Steve (loan officer)Jennifer (loan processor)step in where my own realtor fell out. The team that does the walk though was amazing!! If not for tough start due to someone leaving and pass-off of clients & miscommunication. I would've marked higher for overall experience. I would recommend.

Very beautiful home and the people involved in the sale were wonderful.

Upstair sub floor squeaks, wall fixtures not square with floor or wall, plaster on carpet, paint on flooring, sliding door screen won’t stay on track, front door frame screws visible, some aspects not fully explained, garbage disposal switch inside de cabinet under sink, cheap appliances, garage GFI keeps tripping, stick ventilation not explained fully…etc

Disappointed with having half bathroom floor dug up to repair issue with flange lodged in sewer piping. Vinyl floor material used in home is very poor qualify. Very disappointed with it.

She is awesome to work with. Extremely thorough, attentive, and follows through. She's communicative, and a problem solver.

I live my new house, layout and design. Wish they could have added installation throughout the whole house. Carpet could have been better. Overall I am happy with the house.

My experience throughout the home buying experience was excellent! Nikki, Tim, and Madison were all very professional, thourough and really made this moving experience, which is naturally stressful, nearly seamless!

Was a horrible Experience.

Our original sales person, Jeff, was not transparent by failing to disclose important information regarding homeowner's insurance. He is no longer with Richmond American, and since then, Brigitte has been spot on. We also had an issue with our Assistant Superintendent, Kevin, who did not complete items prior to closing that he had agreed would be finished. He even removed the blue tape from places that hadn't been touched! The actual Superintendent, Rex, has been incredible, trying to resolve the issues that Kevin didn't rectify. Our biggest disappointment was the "included" front yard landscaping that we paid for; all of the plants were dead prior to move in and only the trees were living. Since then, we have spent more money on creating a beautiful front yard, the one we should've had with our home purchase. We are extremely happy with our home design choices and products, however, because of the major issues we encountered, we would not recommend Richmond American homes to family and friends. ... More

By far this has been the worse experience ever. The entire loan process was ridiculous and overkill, the house was filthy dirty when i received it, my fridge is missing a filter, my garbage disposal wasnt working and i had to pay out of pocket to fix it. I had beer bottles left in my backyards and still had some tape left from the marked areas that needed fixing. Very dissatisfied and the only reason that I finished the pricess waa because of my situation I was in. Beautiful homes but that’s all.

Our agent for Richmond was not the best. The home has been great thus far. The mortgage company Richmond uses is horrible. The first and final walk through was lazy
