Fit and finish of completed homes should match the model homes but builder is too rushed to complete houses resulting in less than ideal quality. Sales team and building superintendent are knowledgable and very easy to work / communicate with.

The best part of my buying experience was getting a quality house and dealing with a very helpful sales agent. Worse part the incompetent loan company I had to send the same documents multiple times. I have excellent credit it took them forever to approve me. We got close to losing the lock on the interest rate. The construction team were not responsive to close the punch list before the closing date and we moved to a dirty house.

I really love the home itself, but getting issues identified during inspection addressed has been a real pain. The process feels slow and frustrating, and it takes way too much follow-up to get things resolved. The house is great, but I wish the post-inspection support was smoother, more responsive and reliable.

We love the neighborhood and most aspects of the house. The employees have been top notch. The location is good and the spacing between the houses is nice and that is what enticed us to purchase. The overall quality is not great. Its obvious Richmond is mainly concerned about low costs by using cheap supplies and not finishing key rooms like the laundry room. The cement in the basement is obviously not level and you can feel it even under the carpet and pad. Speaking with neighbors they experience the same issue. We love the town that we are in and the neighborhood. Our sales rep was fantastic, as was the loan officer. However, we were pressured by “corporate” to move up our closing date to meet “their” quarterly sales goals…..which meant that the actual construction crews had to “rush” to finish our home. You can tell by the finish work and attention to detail. So the home has some pros and cons. Some of the upgrades are nice but then they went cheap on other things…such as upgraded fixtures but didn’t even put in a smart thermostat or the wire for a smart thermostat. There are many things that they went cheap on. In addition we were told before we entered into a contract and received the hoa rules that the only thing we had to worry about was drainage. Purchasing was fine. The readiness for walk-through was an issue twice. The first time I verified on Friday that the house would be ready Monday. I was traveling from 10 hours away to get there. When I arrived they were framing the driveway to be poured and there was still work to be done inside. The second time it was still not totally done and we discovered that where there was supposed to be an 8 ft french door per the JIO, there was a 5 ft empty opening. The appliances were great also the floor plan and front yard and irrigation and plants. Driveway very nice. Great view. Make sure that EVERYTHING is fixed or finished BEFORE you sign the closing papers. Because after that nothing gets fixed.

Love my home however we did 2 walkthroughs prior to close to make a list of things that needed to be addressed. None of those things have been addressed. Despite the “ warranty” I cannot get anyone to answer me. I have called, put work orders in and I am ignored. I have a door that won’t even close! Overall I do love my house but do not sign closing documents until everything is correct. You will never hear from them again

This is my second home, but first time with Richmond. Sales representative is great. I appreciate Brad for his prompt replies and sharing progress every week. Construction manager was responsive to the issues reported to him with immediate actions. I am yet to evaluate with the warranty guys as I will need them very soon for the recently discovered construction issues. If you don’t do any upgrades the quality of material used is very cheap. A lot of simple mistakes are made. Seems like they rush through the process of building these houses. In our experience we had a leak, excess foundation, solar panel box put on wrong, flooring was scratched, carpet was lumpy and you could see the seems, breakers tripping and paint that needed to be redone. They give you a matte finish which scratches and stains very easily. Overall I am happy with my home, just wish everything was done right from the start. We recently purchased and moved into a new home. Overall, we like the house. Unfortunately, many of our blue tape items were not taken care of prior to moving like we were told they would be, including items that should have been resolved prior to closing. The responsiveness of the team has been less than ideal. Several of our items (broken concrete, broken screen door- to name a few) are still unresolved. We recognize we are not the only customers. However, when you purchase a home, there are certain expectations that have not been met.

I already submitted like 5 warranty issues in only 1 month of buying the house. Including and issue of the floor. Every time that rains a lot of water comes from the garage floor and living room. This is crazy!!
