Weekly status updates of the our home construction with pictures from Graham was great and very helpful.

We had a good experience with our sales rep Betty from when we first met her. This made us proceed with the purchase of our home. We were told from the start that it would take 6-8 months to build & complete our home to which we were okay with. We finally moved into our home & after a few days of unpacking, decorating our new home, & having to finally get familiarized with everything, we noticed many things to which it looked like the builder/contractors rushed on installing. We have submitted a few warranty tickets already (Paul has been fantastic) but it is upsetting & ridiculous. I understand a new build home is not and will not be 100% perfect but considering that I’m paying almost $600k for a new build home, I expect the house to have proper installation on certain things. I should be able to move in and not have to worry about submitting a warranty ticket for such and such & waste my time or the contractors time to come out & fix the issue when it could’ve been installed properly the first time. I had to fix some improper installation myself & this is unacceptable. It makes us wonder about the quality of the house and how long it will really last. We love our house, the layout of it, & the staff we had made contact with along the way but we had wish for a better move-in experience, especially with a new build home. ... More

The Richmond-built home that we bought is beautiful and we love it. The struggle was all worth it. The lead-up to closing was stressful because RAH has many rules and restrictions in place that are not buyer-friendly, for example: restriction on pre-closing home inspection, restriction on who can be present during the walkthrough, restricted entry prior to closing. The construction crew were always friendly and helped us with pictures as we planned furniture though! The sales team was great at first, but I can't help but correlate their change in attitude with our desire to not use their preferred lender. We are still unhappy with how their preferred lender cannot come to a competitive loan package even with over $25K in seller credit. However, this process of conversing with multiple lenders taught us a lot about the mortgage lending business. Many voice messages and emails went unanswered and we resorted to persistent phone calls to make sure that we're on track to close on-time. Small paint issues throughout house.

Overall my experience with Richmond American has been alright. In the beginning, my sales associate through Richmond Casey was great. He went down step by step through the process and what I would be needed to do and what I should expect throughout this process. He sold me on being very intuitive and putting a personal touch on all aspects of the home buying process and he'd be there will us every step of the way. Turns out 2 months before closing, Casey just ghosted us basically and left my wife and I to practically fend for ourselves. He should probably change his sales pitch. For all of our walk through, he no showed, no email, no text, no nothing about him not being there. When it came to closing, he never communicated to us via email. He'd call me and tell me he was working on things on the back end but nothing he was working on can true and when I asked him to email me everything we talked about so I had it in writing, he never sent it. I think my realtor and I asked Casey to put these things in writing 6-7 times and he never did. The only bright spot of things was the superintendent Justin. Justin was there for us during the walk throughs and closing period when Casey was not. Justin made sure any issues that we saw were taken care of or he scheduled someone to come out to fix those issues as soon as possible. He has communicated great and overall has been Richmond Americans saving grace for this review not being vastly worse. We love our home; we love the community and quality of the home with the materials it was used to build it. paint splatter all over the new vinyl floor. garage was used to mix paint without using a drop cloth. i assumed when they turned over the house the garage floor would be cleaned. it was left a mess. 90% of the garage floor covered in paint splatter. customers shouldnt have to point out the obvious mess. workers take no pride in caring for the new home. noticed scratches on counter tops from tools. cabinet drawers misaligned. The electrician on the other hand took pride in his work. noticed all wall outlet screws were all aligned. small things do get noticed.

There were a few things that needed to be fixed. We called but we're not getting anywhere, but finally got someone to respond and they apologized and things went forward. They were very responsive after that . Most of our issues have now been addressed. The home itself is nice and we are happy with it.

We had an ok buying experience. Our sales agent was great and super responsive. The main issue we had was with the loan processor Alyssa. She was horrible. Asking for things multiple times, asking for things then letting them expire, asking for uncessary items. She seemed very new and that she had no experience with VA loan requirements. Even after closing we were asked to send back the closing check because they dispersed the wrong amount and had us sign more papers because they were missed. 10/10 would NOT recommend using Richmond American Financing.

We love the look of our home minus some interior finish workmanship on the inside. I’m sure it’s not normal for Richmond but we were blessed with a poor quality trim person on our house (Wasn’t good with corner work). Seemed as if they hurried to much in the final phase and quality dropped in the last days of finishing. Issues w/ mail not being able to be delivered, Internet service still not available w/ the company servicing our new neighborhood and zip code discrepancies. Dave has his hands full as the superintendent. He is on top of issues as well as his assistant Chris. The main issue is poor quality work done by contractors who obviously don't care about their work product. It seems they rush to get the homes put together and cut out quality over quantity. The employees of Richmond are always helpful and care about their service. I would not buy a new home again if this is the acceptable practice for contractors.

Rushed through orientation and walk through. Agreed to do things and didn't. Learning much of the information he shared was inaccurate, so trust factor on remaining is at a low. Had an issue with the Garage door and when repairman came indicated hinges just needed oiled, but Contract Supervisor didn't know this? Basically he ruined an otherwise great experience with poor customer service.

Overall our experience has been positive. This positive experience was driven by David, Carl and Austin. My initial support system was very lack and almost deterred us from buying but the crew of gentlemen came in and showed us otherwise.

Sales person in office lied to us from the start which forced us to purchase the home we bought which wasn't our preferred location by telling us many many people had offers on the model home with the same floor plan, as they had accepted an offer on the model & had back up offers. Come to find out it was a lie as even a month later once we moved in, then two months later the model home is still for sale.

Underwhelmed but good enough house. Some cheapness in finishes, appliances/AC unit, materials and installation for cost sitting, cutting corners. Dealings were deceptive or non responsive.

Disappointed with having half bathroom floor dug up to repair issue with flange lodged in sewer piping. Vinyl floor material used in home is very poor qualify. Very disappointed with it.

Signed on at dirt lot. Found out later was quick build. No changes allowed. Builder continually stated to not allow viewing at home could be breach of contract. Though found multiple issues, pointed out. Hopefully fixed. Probably hidden issues, Many neighbors raising concerns about builds related to water, water temp, creaks, cracks, builder repairs, false expectations, false repair orders, sub contractor issues with improper installation or any/appliances or other utilities. None of our appliances were tested prior to purchase date as water/gas wasn't turned on.Now with nee 2024 pricing value of build doesn't make sense probably really 150K less value than reality but 2024 is where we are and hopefully our fixes, modifications and they should have fired their curator as options chosen don't make sense. Having issues with grading of land and concrete

A lot of missing finish part their job. Many mistakes. It looks obviously tried to finish building real quick. Many spots are not perfect compare to other homes. Very disappointed that price i paid. Area, design looks good. But thats it. If its 1-2 or 5 spots r not cleaned finish is okay, But so many things that they built wrong. very very disappointed . But i have no choice. L

the framing, plumbing, eletrical, roofing was completed to the highest degree of professionalism. Inside trades were not up to the same standards. Warped walls inside, plumbing hardware elements that don't work, mismatch plumbing hardware, paint issues, grout inconsistencies on backsplash, etc were indicative of lower quality standards. Lastly, we paid $23K for a side turn garage as an optional add on. We were happy to do so. It was INCREDIBLY disappointing to learn upon possession of the house that a garage door opener was NOT included at that price. This is just another "finish" that was lacking in this build. ... More

For almost half a mil not worth the price and experience

We had issuing plumbing pieces, exterior material. Walls not completely painted, carpeting already fraying and not secure, molding falling off and having to nail or glue back on. For the amount people are paying for these homes it should be better quality and actually still be sturdy and not falling apart in less then a year.

Home plans at Seasons at Green Valley Ranch by Richmond American Homes to be unique and spacious. The community appears to be well-maintained and welcoming, and I would confidently recommend it to our friends for a visit to the sales office and model home. However, there are areas where I believe the builder could make improvements: 1. The Home American Mortgage department could benefit from enhanced communication practices. 2. It would be helpful for the sales office to provide clearer information about layout differences between model homes and actual homes. 3. I recommend that the Construction/Closing department ensures all items are completed before closing. I experienced delays and had to follow up multiple times, even after the home orientation and closing had occurred. ... More

The homes are nice. Still waiting on the 30-day inspection and I’ve been living here for almost four months now. My home was kind of a rush job so things still need fixing.

Overall, I am very happy with the home and with using Fidelity National Title as the title company. They knocked it out the ball park with customer service! I was told by Richmond American that my landscaping would be done in spring time but shortly after closing, landscapers showed up without any notice and I did not appreciate that.

Richmond American has several areas the home buyer has to deal with from sales, design center, electrical company for added options, mortgage company, home insurance company, mortgage department, loan officer, etc. It seems everyone does their own thing and your giving the same information to different people at different times. The process becomes extremely draining. They need one person to gather information who can pass it along. Their computer system constantly sends emails requesting documents to be completed even though the documents were completed and submitted to individuals already. Last but not least, we selected the deluxe upgraded shower in the master bathroom only to find out during the walkthrough that the glass shower door was not installed. We were told it was the responsibility of three different people and then it was put on the buyer that it was not selected in the design center. The assumption was that if you selected the deluxe upgraded shower and you picked the upgraded tile the door would be there. Obviously it was not so now we will have to hire a company to make the door and install it at our expense. Moral of the story, CHECK OUT EVERY DETAIL BEFORE YOU SIGN ON THE DOTTED LINE.
