My home buying experience was phenomenal due to my real estate agent helping me. The overall home of lantana is average. The house is obviously build quickly to have many customers move in. The quality is not $460k, but that is something most people will need to realize is the norm. The structure is not the same quality as older homes but I accepted it. It is a good starter home.

No follow up after purchasing, it take more than 2 -3 weeks for come back for defect claims response

So we love the house and the location. The floor plan is exactly what we have wanted for years and the community is quiet and will be great as we move into retirement. Material quality if very good although I marked down worksmanship because of the many sloppy minor errors made that had to be fixed. I've gone through several houses and honestly the subcontractors need to just care a little bit more and take a little more time. Jason, the salesperson for our area, did a very good job. He's pleasant to work with and a good communicator. The house itself is exactly what we wanted and we like it very much. Because of the price point, everything is not high quality, but acceptable. We are impressed with the carpet/pad, stove and dishwasher. The real issue is quality of workmanship - it is not very good overall. Many problems are easily avoidable if workers took didn't splatter paint, grout on the tile (use drop cloths or paper!) and used the correct chemicals to clean silicone, adhesive, etc. off the floor rather than ...

The house buying process was overall smooth and without difficulty however; there are still some unresolved issues with the house that haven't been addressed in a satisfactory time frame. Hopefully Richmond Amercian will come through with their end of the deal and fix the requests I submit. Again, I am happy with Paul and John for their help in these matters.

When we came to look at the house, the sales rep was fully invested and responsive to questions. After pre qualifying for the loan and moving forward the communication became lack luster. after closing and moving in with issues the communication became almost nonexistent. The builder also used rocks to cover that part of the walk way has a giant gap missing in the corner, garage door seal doesn’t seal flush and can’t really be fixed, they stoped doing finished basements because of a sprinkler system. Poor landscaper contractor directions, low quality paint issues, no caulk around the bathroom trim. Construction Superintendent only concerned about his timelines and needs. He made commitments and failed to initiate contractors or work orders to complete them. Sales team was great to work with locally. Financial threats were made of $322.00 accumulated daily because the VA inspector would not release a positive inspection. VA required egress, stairs and landing from deck for a disabled veteran. Richmond finally put on three stairs and two papers to meet the requirements.

With any large transaction you are going to have some issues along the way. But one thing that I felt confident about along the way, was that those issues would get solved. Travis was always a phone call away and willing to help or point me in the right direction anytime I needed anything. The loan team (Jenn Fuggi) did a good job breaking things down for us so we could understand our options. This was our first home, so it was a bit overwhelming ant first, but Travis and Jen helped calm us down and Keep us on pace. Overall I felt satisfied with the experience.

The home buying experience was pretty decent, however I didn't like how I was expected to read all my paperwork and understand all the terminology used, without anyone going over it with me. Being a first time home buyer it would have been nice if someone took the time to go over things with me. I couldn't share my documents with my realtor either. Responsiveness to issues is very poor, it took 3 weeks to address my garage door opener issue, and nearly 2 months to obtain a working set of keys to my home.

Hire a home inspector

Go through your home with a fine tooth comb, there were a lot of things that were not properly done and covered up, things like chipped tiles that had been painted ect. If we were to do it over again we would definitely hire a home inspector to help identify deficiencies up front.

We love the town that we are in and the neighborhood. Our sales rep was fantastic, as was the loan officer. However, we were pressured by “corporate” to move up our closing date to meet “their” quarterly sales goals…..which meant that the actual construction crews had to “rush” to finish our home. You can tell by the finish work and attention to detail. Overall I had a good experience buying my first home. My sales rep was amazing. She reassured me the entire time, didn’t pressure me, and overall made me feel like I could do it. Buying your first home can be so nerve wracking but she was such a calming presence and made it a lot smoother. The loan officer I worked with was awesome too. We love our home beautiful home and it’s in a beautiful area in Black Ridge Cove. We love the deck and terrace, size of rooms, etc., but as a spec home there are things we couldn’t give input on through the building process. There appears to be a clear emphasis on speed of subcontractor work and not quality. The floating floor was not checked to ensure that it was cut close enough to the walls so that when the floor moldings were installed, the ends were covered. So the home has some pros and cons. Some of the upgrades are nice but then they went cheap on other things…such as upgraded fixtures but didn’t even put in a smart thermostat or the wire for a smart thermostat. There are many things that they went cheap on. In addition we were told before we entered into a contract and received the hoa rules that the only thing we had to worry about was drainage. Builder realtor name Katrina is very nice and she helped me with all the things I need. She is very approachable. The house plan is very nice only one thing didn’t meet my expectations is the flooring. I was told in the first place that the flooring is white vinyl but it turned out as light brown. Also David still has 3 things to complete in the house until now he still not scheduling to complete it.
