We decided to buy from Richmond American because of the sales agent Jessica. She was great through out the whole process. The lender on the other hand gave us a bad experience. We didn’t feel valued at all and we had to proactively call to get things done ourselves to meet timelines. Calling lender was like pulling teeth and couldn’t get a response where we had to result to calling Jessica to hopefully get us a response. If I did not stay on top of the time lines I honestly think they would forget about us. Lender needs to do better.

I wanted to wait to write this review, after being in the home for a liitle. Overall experience was good, Erik in the office was great no issues, always took our calls and our questions. Our biggest problem is all of the finish work that was completed or not really completed. Alot of stuff was just touched up quickly so that they could close the house. Our baseboards/trim and walls are probably the worst; uneven and rushed. We still have people coming back to fix things; it just takes so long even though we've paid and we are in our home. It's really just an inconvenience to us as the buyer, we can't decorate due to walls needing to be re painted. We can't fill our cabinets since those need to be fixed as well. They forgot our soft closed cabinets and doing the extra finish on them at the end so they are mot so dull. Plus, they almost forgot our covered balcony that they ended up having to take off the roof that they had started and redo it which is probably why things were rushed since they were 2 to 3 weeks behind. Our problem is, is where is the quality control? We understand that people are not perfect. But, for a new home priced over 500k. You would think there would be some more consideration with the details and finishes. We're still finding things and it's just makes us feel like we come last. Home is fine but since I’ve moved in I feel my warranty service request has been totally ignored. Dishwasher did not work at time of walkthrough and it was noted; but has not been repaired

Average experience Home purchase. Difficulty with Builder with contract terms and underwriting

Before we moved in to the spec home, everybody wwas so responsive, so responsive. After that event especially when it comes to fixing things, even major things is absolutely negligent. You can't get a person on the phone or if they finally come out, they don't have the time to spend to look at and take into account. Leaking garage under door, inches space on roofing, uncentered doors, etc. So first, the workmanship. There are goods and bads. Labor quality is divided. Some do really bad job, some do excellent. It is up to who they contract. But it buffles me that they would recontract bad workers, way below certification quality. In our case the builder pushed us to move in in 3 weeks from us first seeing the house. Well we budged. But they didn't have time to correct things before move in. 30 day warranty came and still items were left to correct. Submitted warranty requests but nobody cares to answer phone after a month and followups on warranty jobs are gone with the wind. Is this real? Richmond raised the price of the house the next business day we checked it out by 15K. So we lost on that. Structure: Is fine and the paint on the finishes are really good, tile work is great, kitchen is great too. Layout: that is mediocre. We actually had to change and buy new furnishing from our previous house because of the layout change. They were either unusable for the space and sized wrong for the layout. Who designs these Emeralds? No real living room space. the whole kitchen, great troom living room area is 16 ft wide and elongated. Who in normal mind does that? Master toilet room is the smallest out of all, really. you have to wiggle around to sit down because the door hits you otherwise. Master walking closets are small. Nowhere in the house with 9ft ceiling did they use storage space. One shelving everywhere and 42 inches space above it. Bedrooms are tiny except the master. It is good sized. ours is 2100sqft. For the layout it should ahve had at least 2500sqft to give some space in the bedrooms. Garage: 3-car and Love the space. good work except for concrete guys on sheen, consistency on the surface. Tankless heater with stub for water softener. We got neon light that is a downside. Neon? Let's get up to 21st century guys! It is bringht though. I still installed my LEDs. Genie doors and openers are great although MyQ aftermarket system is more responsive. I did epoxy, water softener system, one shelving system around the walls to make it look very functional and enjoyable. I don't like that 9ft ceiling does not have any storage space above the garage door when they are open. Lost space. Doors: quite a few issues that should be fixed when doors are installed. They were not. Many workers came and pointed out to bad craftsmanship while assitant superintendent brushed some things off that these issues are just normal part of life. Windows: Are good Floor: I wish they had thicker carpet. Walls: many parts have only beams at 24 inches apart. No good! Lot size: Great! Roof: Here and there things. They havent fixed them yet after 30 days of request. Electrical: bedrooms dont come with lights. Are you kidding? and they sell the house like that to you. Not even functional!!! Some palces ahd the wiring mixed up. Color codes are horrible. Certified technician could not install a smart dimmer switch even after 40 mins of trying... We ended up doing it. LED lights were ordered throughout and they are great! Gutters: should be a lot better. So there are some really good things and really bad things. At this price point 500K, I definitely expect that things are in top notch order. Hmm...not and are responsive to requests. That bugs me and others a lot. Overall, we made the house look amazing inside. Did not have time for outside yet but it will be amazing too. ... More

Spec home. Highly disappointed in low end appliances and driveway. Rigid rules on walk-through for our situation was not pleasant. Several issues that need to be fixed. Lois and John were good to work with. We'll see how the post buy service is fixing the issues. So far nobody has reached out to ask how everything is. I would find another company besides Home Technology. HVAC isn't balanced. I could go on...

When we tested the water dispenser during walk through, but it does not work after we moved-in. It took 3 weeks to get someone from home warranty team to fix it. It turned out some dirts get into fridge water filter and blocked the water flow. Since the water filter is not in the warranty so we have to spend $50 to purchase a new one to replace the one that was new, but we could not use.

My overalls buying experience with Richmond wasn’t so great. Not to mention when I did my walk thru’s I notice in the final walk thru that they had taken tape off but hadn’t fixed the issue and when I asked about it the response was oh it will be fixed before you move in and it wasn’t. So now I find myself calling frequently to address issues I’m finding that should have been fixed before move in which is annoying but at least the builder is quick to take care of things and is very easy to work with.

Once we closed, the sales person was non responsive. We have questions and have sent emails, with no response. The drawers are very shallow and don't hold any of size

We’ve been living here for a month now and have had a few important issues that have yet to be resolved. I get the typical response to shut me up and continue to drag the issue on. Then I get timeframes during the day that never get concluded either. I’m really frustrated and not sure what else to do in order to get real traction on the repairs that are needed.

No. 1: After demanding an ridiculously large deposit because this purchase was for an investment, the builder negotiated a price (list price to include appliances, etc.). Then, in addition to forcing us to sign its one-sided contract, at the end of the sales process Richmond American demanded a $500 processing fee just to do its own paperwork. There is no other word to describe this than dishonest. This practice should be outlawed, but no doubt it won't be because of lobbying by the builders. Also, the sales agent said we had to use the builder's title company, but later in the process we were given a document to sign saying that we were free to use any title company. In addition, some problems with the house that supposedly would be taken care of after closing never were corrected. Once Richmond American has your money, you are low priority. One helpful note, suggested by our real estate agent: Have a home inspection before closing. Our inspector pointed out several problems that I would have missed. ... More

Sales no help. Originally I worked with Moises whom was fantastic however the home I chose was not in his section after that I had to stay on sales to keep me posted. Then after move in 30 day review I am being ignored

Multiple issues found prior to closing. Still not resolved. Once contract to buy is signed, it's difficult to get assistance. Staff is friendly, but limited to how they can help the homebuyer.

Sales experience was the best part of the process. Sales person responded promptly and often with updates. Overall quality of the home was fine with one major issue and several smaller issues. The major issue was finally resolved after a battle with the builder and the rest of the warranty work is subpar which the neighbors said it would be as they fought the same battles. A month and a half later two of the three are still unresolved and on one I still have not even been contacted. Not sure I would go through this again

Many small issues were not taken care of. We were told smoke detector batteries were replaced. They were not. Back deck repair to ceiling never completed. Many bent screens were not replaced. Bathroom mirror promised replacement was never done. I have called Paul about these problems with no response. We were not asking much to have these problems resolved. Guess I will be repairing myself

the salesperson was very nice. But after purchasing the house the customer service is not very responsive to correct issues .

I love the craftsmanship of my home. The 2 x 6 construction and design is great. The issue I have is with the sales rep Steven A. He out right lied to me and my realtor about the options for my house - specifically the windows in the basement. I spent a lot of money for several options that were important to me. I wanted to a full size window in an unfinished bedroom in the basement. I would have paid to have a regular size window put in and he said that I would get a regular sized window as I do stained glass & need the light as well as ventilation. The day they poured the foundation, I came by and found a small window in that room. My realtor was sitting right next to me when we went over the house details so I have her as a witness when I went through the options for my house. I am so disappointed and angry at the sales rep, Steven A, because he knew how important this feature was but totally disregarded my wishes. If he would have told me it’s extra, I would have paid for it, so in the end, he missed out on extra money for his commission. Otherwise a sinkhole has developed above my sewer pipe leading to my house and the backyard is not graded per the plan. Part of the backyard is always wet due to insufficient fall and grading to the backyard. They emailed me back on 7/17 saying due to staffing changes there is a significant backlog. So far no word back as of 7/29. I really did enjoy meeting with Ann in the Design Center and love the design of the house & the way it turned out. ... More

Paid the house in a premium price but they have not let us pick the materials of choice because they said it is already pre selected. We just have no choice because we are buying for the location and schools. Quality is okay, they always rush you to close instead entertain or ask you about concerns or what not. Overall. They are just okay. Typical builder that prioritize business over customer satisfaction

The home we bought from Richmond American is lovely; however, the process and journey to get settled in and get all of the details that needed to be fixed as we settled into our new home has taken quite a while. Big company means slow responses and we're still waiting. Glad we have a comfortable place to wait.

Be prepared to moved in and have trades in an out of your home for the first few months. Everyone is very nice, but after you move in you will notice blemishes and issues that may have you questioning the workmanship and value of your home. The good news, you have a 1-year warranty to ensure trades come in to fix issues (but read the fine print).

Builder used poor quality of materials and couldn’t get defect kitchen island countertop and flaw garage door panel replaced soon. All wood material is MDF, not solid wood.

Stock homes only with no flexibility to alter the smallest detail. Material used and appliances are mostly dated. Sales team is pretty considerate but have no say with design. Designers likely work with limited SKUs but designs and materials need to be refreshed to current trends

I wish the builder would pay more attention to the details and quality of work. I had unfinished doors and cabinets. The bathroom countertop was scratched quite badly. The rain gutter was missing, I had to point it out and then and it took 4 weeks to get them to install it. After four weeks, I'm still waiting for repairs to be made, such as replacing a damaged door weather strip.

The first super Rob quit between first walk and final walk and this delayed me moving in by over a week. The new super Shawn was great.
