I really like my new home. The only problem I had is the two other bedrooms are super small. I have a three piece bedroom suites and they are all crunched together. So the bedrooms could be a little bigger. My pantry is to die for and so is my laundry room. We love our RV garage. (Our diesel pusher barely fits) but it does. On my walk through we had several things that needed fixed. Especially a hole in the master bath ceiling where the light is on the ceiling. Not fixed. Then …. How in the world did this get through inspection: in our attack the plumber needs to come back and fix ...

It's Getting Better

Early Finish but Late Punch completion

Sales people were somewhat helpful. Did not disclose some issues specific to lot. Home office was no help. Switched superintendents during construction. Pushed for an early close prior to year end yet haven't completed all punch items so can't use part of house

Poor Craftsmanship throughout the home

Overall, it’s clear that Richmond American used the cheapest materials and cheapest workers to put up the home as quick as possible. The community roads are terrible with the asphalt having huge dips likely due to unsettled ground or the ground not being compacted correctly. I highly recommend getting a inspection from a quality person prior to closing. Our inspector found a multitude of small issues that quite frankly shouldn’t have happened in a brand new 2024 build. Well, to be honest, the overall experience has not been very good at all. It was a rough start in the buying process. Then it got a little rough during the building process. Overall, it's a nice home. Closing process felt rushed. We felt like we were just a house on the assembly line that they wanted to move on from. Lots of little issues. Nothing major was wrong. Getting the little issues takes time to resolve. It's good that we have a year to do it.

Would highly recommend that home buyers have a pre-dry wall and final inspection and do not assume because it's new construction that everything is fine. My inspection revealed workmanship that would void the manufacturer's warranty.

Great to start… lacking in follow through

Initial buying experience with the sales team and mortgage team were great. Since moving in it has gone downhill. Slow response or no response from our original Warranty person. Better response from second warranty person but little to no response from any of the trades who should be coming to fix any issues. It’s disappointing to spend this much money to be treated as if we don’t matter once the sale is closed. Overall we are happy with the house but are very disappointed in some of the quality and lack of timely service regarding issues beyond closing.

The buying experience wasn't too bad, but going through our "blue tape walkrhrough" we found many items that should have been done that weren't (marks all over the walls, window framing that never got painted at all, paint all over the LVP flooring, a closet door put on backwards). The morning we were set to close on our house we showed up to make sure all of the blue tape marks had been corrected, only to find out that the super intendent had shown up and re marked all of the same stuff cause it still had never been fixed. We are now 7 weeks after closing and they still have not repaired items from the pre closing walk. We have submitted warranty items back from the beginning of September and no one has reached out.

The home buying process was overwhelming but they were always there to respond to any questions we had. Only thing that I would recommend is more security, Our home was broken into a couple days after closing and unfortunately our appliances was stolen. So it ruined our homebuying experience.

Beautiful home but with slow responsiveness and terrible quality.

Before we moved in, we noticed that the floors had lots of over sprayed paint on the floors that we thought would be cleaned up but it never got cleaned up, so I've been spending lots of my time going through the floors and slowly removing them. Some of the baseboard or wall is bowled and not even, and the paint job is looking like a rushed job with bad quality. The home is beautiful outside but the inside workmanship has me starting to regret going with this builder. At this point I can't really recommend unless quality is improved.

The beginning process was great, onece it came to finish work absolute trash, light fixtures secured to sheet rock not the boxes, tile alignment, paint work all trash, the hand rail to the stairs missing hardware if used it falls off the wall.

All the items identified in our inspection were not addressed. I don’t believe any of them other than very easy paint blemishes were fixed before closing. None of our appliances were connected except the dishwasher and stove. My backyard washed away on the first rain after we moved in.

nice, but crappily finished

Overall I like my new home, but the finishing quality feels incredibly rushed. The trim (baseboards) was only half painted. The trim paint color and the raw baseboard color are not the same white! There is more paint on the door hinges and doorstops (due to ineffective or no taping) than on the baseboards. Drywall tape lines are visible along the steps. There is a huge 4 ft. gouge in the back of the powder room door that was just painted over. (Why was this okay? new buyer at West Park community in Queen Creek, after hearing Richmond American as good builder. But I am a bit unimpressed. The workmanship could be better, especially on paint. After Cody being the superintendent at the very end of my house closing, things seem to move along better. But after my house is closed, my issues, like the 30day work list, don't get any attention after weeks' communication to my sales rep, superintendent, and Richmond American Home Care.

our closing experience is not very good, delivered the home with lot of nails in the backyard. with in a week, many door nob handles came out. lot of cracks in the exterior. while delivering these cracks are covered instead of fixing. I am disappointed

Massive Amount of Turnover - Unresolved Issues

The process to complete this purchase was difficult and often left me without a point of contact due to high volume of turnover. No one who started the process of buying the home was working for Richmond once the process concluded. The sales team turned over twice before the home was closed, causing a huge lapse in communication. After move in there are issues to resolve (of course). The issue was more turnover, unfinished work, a lack of follow up. Without having a realtor to assist with the process, I would have had a much more difficult time.
