Great pair of dudes here. This is my first home and although the process was overwhelming at times, these two gentlemen made it a little better. Overall I have enjoyed our new home. Some issue still to be dealt with but I know the team will get them done. The one thing I will say is training needs to be done on the sprinkler systems. We could have avoided some issues with a better review of the equipment. Jim even came by to address an issue and still didn’t get it resolved. That’s my only complaint. Our experience as first-time homebuyers with Richmond American Homes was exceptional from beginning to end. We initially visited Sage Park on a whim to explore the community and get a sense of the pricing and features of new homes, as we were moving from out of state in a month and wanted to determine the best place to live and raise our family. Dave at Sage Park was welcoming, professional, and genuinely supportive. He never pressured us into signing a contract just for the sake of it. After touring two homes under construction and the model home, we found the perfect fit. Dave then guided us through what to expect if we decided to make an offer and outlined the timelines for the next steps. That same day, we entered into a contract, started the loan process, and began the waiting period. Over the next 37 days, we worked closely with Dave, as well as the HomeAmerican Mortgage Team, who kept us informed every step of the way. On closing day, Dave welcomed us with a big smile and a heartfelt "Welcome Home" as we walked through the door. He handed us our keys along with our first housewarming gift, and we couldn't have been happier. My wife and I shared a laugh with Dave as we reflected on the whirlwind of the past 37 days—planning our out-of-state move, deciding where to live, choosing schools for our kids, and debating whether to rent or buy. And now, we had not just a house, but our Home. The buying process was somewhat stressful due to Richmond pressuring us to sell quickly! when we sold our home after only being on the market 1 day Richmond lagged on finishing our home 3 weeks past the date it suppose to be finished.

Before we moved in, we noticed that the floors had lots of over sprayed paint on the floors that we thought would be cleaned up but it never got cleaned up, so I've been spending lots of my time going through the floors and slowly removing them. Some of the baseboard or wall is bowled and not even, and the paint job is looking like a rushed job with bad quality. The home is beautiful outside but the inside workmanship has me starting to regret going with this builder. At this point I can't really recommend unless quality is improved.

They did not repair what they supposed to and did not do the best job on what they did repair.

My experience with Richmond American Homes has been very poor. When I first visited the sales office I was treated nicely and given a tour of some models. I was offered a special offering of 4.99% with 10k of closing costs and 2% of base, when I returned within 24 hours to decide on moving forward the offer was no longer valid (I wish I would've backed out then) They changed the offering to 5.5% with only 5k in closing covered. I accepted and we chose a lot, unfortunately there was a mess up on the construction and the lot we wanted didn't have the upgraded kitchen even though we had already been told it did. so another change we had to choose a new lot, which we did and verified it did in fact have the upgraded kitchen. As construction progess continued I hired a home inpector to assess the home pre-drywall. The inspector found many issue including roof issues, electrical, framing and many others (too many to list). Without repairing anything the builder slapped the drywall up and continued. There wasn't even an electrical outlet installed in my garage for the water softner. Due to my extensive knowledge in the construction industry I was able to continually pursue the builder in getting the more major items repaired. Unfortunately the process took months, the customer service was horrific and the builder had a very high employee turn over rate so I was passed around from one sales person to the next, the construction super was fired, one particular sales person (Mike) was passive aggressive and rude and would often be short with me. I had to have my realtor be involved to help me because the builder was treating me so poorly and not fixing anything. The closing was delayed causing us to have to move in July which is the hottest months in Az and may issues still remain on the home. The builder doesn't follow their own stages of construction properly and the contractors are not true craftsman by any means. I didn't even have weather stripping installed on my front door when we moved in. The whole street I live on has now had to be torn up because of an obvious builder screw up and they have exposed trenches at least 6 ft deep all the way down our residential street at every sewer connection, definitely an OSHA violation and a danger to the current residents. We were supposed to have our 30 day inspection last week on Friday 8/9/24 but of course the superintendent cancelled last minute and still hasn't followed up. I have cracked tiles, broken windows, missing screens, and lights that don't work. I would NEVER recommend buying a Richmond American Home as this is the third new home I've owned and it has been by far the worst home buying experience. ... More

My overall experience with Richmond American Homes was awful. The process with their preferred lender was a headache with repeating step after step of the same thing and resending the same documents once already sent. I have had issues trying to make my first payment because they do not tell you where to go to pay it and I have finally figured it out on my own but then my monthly payment is incorrect from what is on my paperwork. My house closed 7 weeks ago and I have yet to get a bathroom door which has been promised multiple times. When we closed on the house, the house was not finished but they assured us it would be with in a week or two. They finished other items that needed to be done but that took 3 weeks before it even started. The builder is nice but seems too busy. The onsite sales rep Michael was great. Nothing negative about him. Overall the experience was a nightmare and they are quick to take your money but not complete what was promised. Excuses is all I have heard and after the amount of time I have waited they do not matter anymore. The home is beautiful but would be nice to have it completed. ... More

I have had nothing but issues since I decided to purchase a home. First was the purchase process where documents just given to you with nobody reaching out to make sure you understand them. If it wasn't for my agent I would have been lost in this process. Fast forward to the house itself. Worker did sub par work. During my walk through there were several things that needed to be fixed, door left open at end of business so anyone could walk in my home and beer in my refrigerator from the workers. Even after the walk through I had multiple issues with damaged ceiling, poor paint job in some places, clogged toilet from workers putting debris down the toilet, messy/dirty windows, hard to remove residue on all countertops, among other things. After filing claims they did respond and come out to fix most of the things but to buy a new home and right out the gate have to do all these things is ridiculous. Tina at the front office was awesome and helped the best she could but other than that, not so much of great experience to have bought a brand-new home. Disappointment ... More

Good customer services and response time

Had to follow-up more than once on project issues that needed to be resolved. A few promises were made and not kept. And a couple appointments for scheduled repairs were no call, no shows.

The sales, lending and escrow staff were outstanding—it ends there with the positive experience. The house still does not have all the numerous dents fixed in the bullnose corners all over the house and paint was poorly applied—we still have spots that need painting near ceilings that have white paint brush strokes over the grey walls. There are holes in drywall that were not repaired, holes in exterior stucco were not repaired. There are paint and scuff marks on many of the door hinges, chips/gouges on interior doors. There are bare wood spots on the exterior door leading to/from master bedroom. There are STILL drywall screws sticking out of the wall next to the shower/tub surround in the guest bath. Several of the cabinet doors rub on some and are too far apart on others. There is a scratch in the middle master shower glass and a chipped tile in the shower. The baseboards looked like we had already lived here for 30 years—I had to paint them—they were filthy. Floor grout is all over the kick-plates of cabinets. The stucco covered styrofoam window trim on the exterior of the house only got one coat of paint in many areas—it needs at least two coats—it looks blotchy where it clearly wasn’t painted thoroughly. Lag crews are not fastened properly on the front fake shutters—very loose at the bottom. One of the cabinate drawers has a gouge in the face that just had some soft putty stuffed in in it. The gate leading to the rear yard sticks—hard to open. For the three screen doors of the two sliding glass doors, they just left the locking latch parts in bags, taped to the frames—I don’t know what I’m supposed to do with those. I’m certain there are items I am forgetting in this list—and who knows what was not done or done wrong where I can’t see… The quartz countertop for the kitchen island already looked worn from trades using it as a catch-all. Honestly, for $640,000, I believe we have a right to expect a much better fit and finish on a new home. The guest bath tub valve cartridge leaked for two weeks before a plumber was sent to repair it. The third car garage lock never did get installed right—it would not lock the garage door. I rectified that by installing a door opener, which I would have done anyway. I’m still scraping paint, calk and who knows what else off of surfaces all over the house. Now that you have our money, we will see if you make good on any of of these items you left us with. From the beginning of our initial look to our final purchase, everyone was very friendly, courteous and explained every step of the process. Was knowledgeable about the homes and was straightforward (honest). You don’t find all those qualities in today’

Scott was great to work with and was always responsive to our requests. He cared more about our experience than our real estate agent. Walkthrough items didn't get completed before our move in date and we are still working through some issues. Overall, it is a good house and we are happy. Quality is not as we anticipated since their models looked much better than any other local builders.

I purchased a Coral model from Richmond American homes. Megan -Sales team was amazing! She was so helpful and made my home buying experience easy. I am happy with my new home. I love the layout, the quality of the home, and the neighborhood. I would recommend RAH to others.

We love our new home and are very happy with our purchase. The only snag we have run into is getting our work orders in and taken care of. We are not concerned that they won’t be address, we only feel they could be handled in a more timely manner.

You would think buying a new construction would save you alot of headache amd give you piece if mind but it's the complete opposite for me. Too many issues from a leaking roof, leaking hot water tank, garage door replacement, back sliding door that wouldn't lock, unpainted stucco, shaking tiles in the master bath and appliances that were not hooked up. I still have to check the dishwasher. We made note of most of these on the final walk-through and were assured they would be addressed by the time we had keys. We've had to chase Richmond homes down for almost two months to address these as promised. I had to stalk the superintendent. The home warranty specialist has yet to see us as promised. We were told it would happen within 30 days or so after closing, it been almost two months. Bottom line is the build was rushed hence poor workmanship. I mean just yesterday they had to replace a vent and duct in the attic and roof because it was leaking everytime it rained. I had to keep a bucket in my bathroom to catch the rain.while they are better than DR Horton and Lennar, you still have to pay attention to the work. The worst part is they forget your after the closing. If you dint stay on top of them you'll be stuck with issues and your warranty will run out. With all the issues I've had still discovering I just wish that my home warranty person Ashley would communicate with us so we can resolve and move on with our lives and enjoy our home. I don't like to bother people but I paid alot of money for a brand new house and everything should be in working order as promised. If you buy with Richmond pay attention and stay on top of them. I understand that things will need fixing here and there and it's nice that they give you a warranty but I would say responsiveness and communication after closing is a serious problem. ... More

The sales agent started out well but in the end was snippy. With this company you won't be treated like a customer so don't expect it. I wouldn't recommend them to friends and family for customer service nor the way construction issues. House hasn't settled so that excuse for the current issues is null. The home is beautiful but the service turnaround is slow.

There are lot of issues haven’t been resolved! I found many many sharp nails under the curtain.My kids were poked by them when stepped on the stair. The screen fell off from the window frame. The door got twisted shape. It’s a horrible house!
