So the home has some pros and cons. Some of the upgrades are nice but then they went cheap on other things…such as upgraded fixtures but didn’t even put in a smart thermostat or the wire for a smart thermostat. There are many things that they went cheap on. In addition we were told before we entered into a contract and received the hoa rules that the only thing we had to worry about was drainage. Once we entered into contract and were towards the end we finally got hoa requirements and by then it was to late to back out as we would have lost all of our deposit. We were not told the truth ...

Builder realtor name Katrina is very nice and she helped me with all the things I need. She is very approachable. The house plan is very nice only one thing didn’t meet my expectations is the flooring. I was told in the first place that the flooring is white vinyl but it turned out as light brown. Also David still has 3 things to complete in the house until now he still not scheduling to complete it.

Oliver is wonderful and truly one of the best parts of purchasing with Richmond. He is there for every little thing you need. Incredible communication. The cons: there were a few miscommunications with their mortgage company relating to their incentive. Also the workmanship could def. be better. They will fix everything you ask so it seems they rely heavily on waiting until you ask for it. Overall, the community will be lovely and we are happy with our purchase so far.

Mixed feeling on buying mainly due to preferred lender

Better don’t go to Richmond preferred lender. It’s a life long traumatic experience. They operate with a selfish, customer don’t care approach. It’s haunting and my body became weak due to huge stress.

Straightforward experience. We utilized the broker from Richmond American. It was a very big purchase and I'm disappointed there was no real home warming gift besides a keychain. The house when we toured it was basically finished and the builders prioritized other homes to put up. While sitting there were multiple things in the house they had to come back to finish such as handles on the cabinet.

Purchasing was fine. The readiness for walk-through was an issue twice. The first time I verified on Friday that the house would be ready Monday. I was traveling from 10 hours away to get there. When I arrived they were framing the driveway to be poured and there was still work to be done inside. The second time it was still not totally done and we discovered that where there was supposed to be an 8 ft french door per the JIO, there was a 5 ft empty opening. We feel that the motto was “ build a home For as inexpensive as we can. No way to hook up a water softener No way to make changes when the house hasn’t even been framed ( little changes even) Heating registers are at the bare minimum

The appliances were great also the floor plan and front yard and irrigation and plants. Driveway very nice. Great view. The painting and wall work were below standard. very sloppy and not done w care. Looked like very rushed job. Hose to vent dryer missing. Windows filthy. The house itself was delivered ok. The workmanship was less than stellar. When we did the final walkthrough we placed lots of blue tape but maybe 10% was fixed and then the clean up was terrible. When you move into a new home you shouldn’t have to clean up before moving in. We found lots of drywall dust in wall and trim throughout the home. The front door looks terrible with bubbling paint and streaks. The painters were sent back but it looks worse now. When we did the 30 day checkup she assured us that it will be taken care of. The home is good, but my buying experience is not great. My home was not ready with the occupancy certificate on the date of closing. Builder suggested me to close it on that day and get the keys next or the following day. But I didn't agree to this, so we ended up in closing the home two days after the actual closing date, of-course end up in redoing some of the paper work and end up in taking other day time off for closing which is not good. Sales team, supervisor and finance team are all supportive and moved the closing date to later date smoothl to reduce my burden which is good. ...

Everyone has been busy here, clearly taking on a lot of work. I have seen this before in new home construction. Things get overlooked, not done at all, or flat forgotten about. I am thankful for James, our warranty contact, as he has done a lot for us. We have a long way to go to be fully happy, but we will get there. Praise The Lord for everyone’s hard work here, before, during, and after the builds.

The overall home buying experience was great with the exception of completion of the final walkthrough punch list. We live up north and Candice our Sales Agent kept us appraised of progress and sent pictures throughout the process. She was extremely helpful in coordinating things for us being our "boots on the ground". I was disappointed having to come back down to the house after the final walkthrough only to find several items not completed. Do not rush pre closing walkthrough….

Try to accomplish to take care of pending issues before closing. You don’t loose anything for asking for upgrade. Take extra family with you to inspect and hire a private inspection firm. Check bathrooms and plumbing upstairs and in crawl space. All the air vent installation of attached properly.check laundry area. We are missing insulation in bump out window spaces, found big 7 holes in the beam for blown insulation hose and they forgot and left it open. Great pair of dudes here. This is my first home and although the process was overwhelming at times, these two gentlemen made it a little better. Overall I have enjoyed our new home. Some issue still to be dealt with but I know the team will get them done. The one thing I will say is training needs to be done on the sprinkler systems.
