Walked through the model home and inquired about options, minor changes and or possible upgrades. I was informed that upgrades / changes were no longer available. So I verbally confirmed that the model home that we were observing was the home that we would be purchasing. Upon our walk through I identified that we were missing 2 electrical outlets in the pantry and master bedroom. I was informed by the general contractor that we should have those plugs. When making a final walk make sure the Superintendent do not rush you

The complete unwillingness to actually work with a buyer to get what they want is utterly astounding. Even on issues that would be a simple change they wouldn’t budge. The subs they use are either discount workers or brand new and don’t know the job. Found too many issues to list. As a previous framer and trim carpenter myself I would’ve never signed off on the work I’ve seen. The super is a nice guy but doesn’t ever actually get any of the repairs done. Buyers remorse!

What should have been a pleasant experience has been anything but. Closing was pushed back a month after the initial walkthrough and at final walkthrough several items had not been addressed. We have been in the house for more than a month and are still waiting for items to be corrected that must now go through a warranty company as it is past the closing date. The quality of the workmanship is not up to par. It seems as if there was a premium placed on finishing the work, not on the workmanship

The Forman/supervisor was great during our final walkthrough. Now for the package I was told when I signed the paperwork in Oct that I would get the vanity/cabinet in the master bathroom. Towards the end of the build, I noticed they put up some ugly shelving across from the toilet and not the vanity/ counter. The sales person said that the packages were changed and instead of picking out the items we want it was one Package with color flooring and no upgrades. We have been absolutely disappointed with this company. We have never had a construction company have not care or their product or it’s finished homes. The outside of the house has so many touch ups that needed to be done. There are so many nail holes that were not covered properly, ,as the inside do too! The cabinets were not finished at the corners, the fans are constantly on and off at all times of the day and night. The furnace makes a loud noise when it comes on and off. Buying an expensive home you expect it to be well put together and good quality. However, since moving in we have found so many problems and some that can not be fixed. We are hoping they will be fixed in the upcoming weeks, however, when buying a new home (especially one that’s priced so high) you shouldn’t need to have a lot of things replaced/fixed.

Michelle was Richmond Americans sales rep and I was her first sell and you could tell. Anytime we asked to see the house she would schedule an appointment get to the house and give us a 5 minute time limit say she needs to get on to her next appointment and did the exact same thing day of closing. Good plans! Workmanship is poor. And supervision of construction. Very poor. I still have issues that I need to now try to get fixed on my time. I’ll be by the grace of God to get these things done. Not to mention some of the main construction there’s issues. I still may have to take things up to the Better Business Bureau.

We did not go through the customizing so cannot speak to that. However, our experience throughout the purchase and after has been sad. We paid for an outside inspection, highly recommended, and had a huge report on a new home. The first site guy was terrible to work with then we got Chad. He helped move the process along but there were still a bunch of items that were never done properly before our close. Still waiting on cabinet repairs (3 months later) and it took a full on fight to use our "warranty" to fix a gas leak at the range. I would not recommend friends or family to use this ...

Tried contacting Homewaranty for issue with pin holes in the floor grouting all over my new home, I acknowledge of being a Holiday weeks and was given 10 working days for replies until up to date. The overall financial part of buying was good. We put 5% down to start construction and did not need to pay anything more until closing, the time it took to complete the build ended up at what was originally scheduled. Took longer than it should have to be able to close on the house as repairs were not done in a timely manner and we were lied to about some of the repairs being completed. Bait and switch - Build is nothing like the model shown.

Beware - the builder doesn’t address any of the items flagged nor conduct cleaning, based on your first walk through. The build looks NOTHING like the model. The model has way more amenities than what the builder provides. Construction workers leave trash all over and the builders just build right on top of it instead of picking up the garbage. Cheaper carpet, less cabinets, less lighting, cheaper grass laid out on all lawn areas (should have been St. Augustine, per my closing document), no backyard irrigation system. The craftsmanship for my home was not up to par. So many cosmetic issues so far and little things that should not fly by an assistant super intendant. They are going to work on fixing the issues but that is now time I have to spend being around for the lack of work that should have been done the first time or after the first walk.
