Richmond only cares about money, not the product or resident. They use contractors that care about getting paid and will not stand behind their work. Contractors do not properly install items so when issues come up, they will blame you that you messed it up and force you to pay money to fix it. Also, site supervisors will find ways to get out of stuff (ie: quick walkthroughs so you miss something and then claim you caused the issue and not their crews). If you ask to get any work resolved, it takes forever to get someone on site.

We have a bad experience with warranty take a long time to fixed and toilets very small and quality very low that sad

Have been very disappointed in the product I received for 700k. The workmanship is reminiscent of a lesser quality builder. Definitely will NOT purchase nor recommend a Richmond American home to anyone.

I have been in my home for one month and have multiple issues. I had a major roof leak, which has been a fight and has not been complete. The soil surrounding the home is so bad and was not compacted that every estimate for landscaping has mentioned to complete the yard adequately, that I would need to put in about 15k worth of dirt before doing any landscaping. The recent rains have caused major movement in cement and my driveway is already heaving. The cement in my backyard cracks more and more every day. Walk through items on day of closing are yet to be looked at. Carpet is coming up, doors do not close properly or will not open unless you yank on them. The flooring is coming up in the living room. The dishwasher is already broken. Trim is coming off. The track for the rolling trash can receptacle is not functioning properly. There is a giant chip in the new cabinets. There was never a construction clean complete - paint and blemishes throughout. The stone is falling off the front of the house.......all warranty issues that were being brought to the attention of the local warranty agent, Rada - who is apparently the "bod cop" of the organization as she was rude and unprofessional...in regard to the roof leak she said "I don't care - I will stop all repairs" - when I objected to them sending a worker to complete the work who had no idea what was supposed to be done and could not speak English and was asking the occupants what he was supposed to do via a google translator. Considering water was dripping through the light fixture - I thought it was important to have the electrician do a thorough job and not ask the owners how to do electrical work. As I stated earlier Rada added insult to injury by being rude and unprofessional and hanging up on me. The saving grace of this community is Teran and the trades supervisor Luke. They have been so kind and have done as much as they possibly can to support me during this a very stressful time - which should not occur with a brand-new home. Bought a brand new home with Richmond Homes via our own realtor and mortgage broker. Whole process was smooth, minus our first original interested house being sold beneath us the day we said we will put in an offer. We lucked out though and got a better lot anyway. The disappointment lays within the craftsmanship. We had paint run off on the roofs, blue tape from BOTH inspections not taken care of until we pushed and pushed and pushed for a fix but the pre inspection lady just brushed it off and said “that’s just a smudge, it will wipe off”, when clearly it was not. We have lived in our new home for 3 weeks, and had people in and out the entire time to fix things. We still have the interior of the front door to be painted as it never was, and garage door to be repainted as it was half assed, nails on our roof not take down, wires sticking out for no reason outside, and the thinnest layer of mulch laid down with no weed prevention so we have weeds growing through already. Communicating has been a rough road, you have to fight to get anything done that should have been done BEFORE we moved in and did address prior. Now we have to rearrange our schedules to do these appointments and have random contractors show up without appointments. So yeh, house looks nice, you pay the price, and then you open the book and you see the cheap labor. Maybe improve on the labor you hire, final quality and communication. Sales experience was pleasant but a lot of issues with the house such as carpet, caulking, stucco, paint and drywall all done very poorly all of which have not been resolved. Past the 30 days no one has reached out to fix any issues.

Wonderful builder that cares about the small details. Quality materials. Stay away from their recommended Lender. Will cause headaches at best, delays and penalties and risks loss of deposit. Because of the Lenders experience, I took away some stars. Imagine the feeling of unable to close due to Lender wanting proof that something that was NOT done, waiting for IRS response, and delay penalties accruing daily for weeks and to the point of forfeiting the down payment deposit.

Underwriting process was very bad. Loan officer Steven and processor Ryan have done awesome job. Whoever the underwriter was on file was just a disaster. The Underwriting process was very frustrating, overwhelming and nerve wrecking. Please please pay revisit your underwriters because they can cost you business. I had a very strong file but it still gave me a headache.

The home itself is great and Solita was incredible. Home American Mortgage, however, was the most painful lender experience imaginable. We had to essentially micro manage them and continuously follow up to ensure we stayed on track to close on time. We were so diligent to gather all of the documents they needed and then they would go silent for a week. Coincidentally, when I reached out to ensure they had everything they needed, they would let us know they needed additional documentation. We had our own lender that had us fully underwritten in two days. These guys took over a month with a TON of back and forth. Almost worth paying the extra points to use your own lender. They tried throwing our salesperson under the bus, when it was clearly lender miscommunication. Totally unprofessional. ... More

Working with the sales staff was one of the most pleasurable and knowledgeable experiences I've had. I would definitely work with my team again!

My experience with American Richmond is overall neutral after my horrible experience with one of their sales representatives named Victoria. She at first was polite and responsive, however after I entered in contract her behavior changed and I wrote her a polite email asking a question to which she responded extremely rudely and dismissively to my inquiries. I made a complaint and sent the email evident to corporate American Richmond. Victoria’s manager also reached out at one point and instead of apologizing for Victoria behavior she began to answer the questions I had originally inquired to Victoria in the original email. When I explained to her the actual issue is Victoria rude behavior she then apologized but it just further proved that they don’t care about the customer experience. After that Victoria then later went behind my back told my realtor, the lender, the title company that I am trying to get her fired and everyone behavior toward me became cold. The home I am happy with but my experience was not good due to this and I will tell others as well. In such a large purchase it’s extremely disappointing to go through this. ... More

We had an amazing purchase experience until it came to financing with RA. The contractors interest was attractive but the amount of red tape we had to cross to get to YES was not worth the wait so we sought financing elsewhere Dana appeared to not go that extra mile to assist us but at the end of it all we got the home we wanted!

Moving from Maryland was an adventure. We weren't looking for a new build but this house checked all our boxes. The buying process was good as any house buying process could be. The quality of the house is A++. We couldn't be happier with our new home. The builder notated 98% of deficiencies and had them repaired before closing. Can't say enough about the warranty process too. Very responsive and fantastic customer service.

Our community sales representative Mary was amazing, but our recommend lender was a complete nightmare, if it wasn’t for me being a person that stands on business and did not want to lose a great deal, I would have gone with another lender or just gone somewhere else.

The process from beginning to end was great. Sales office was very communicative and upfront. The fixes requested were done in a timely and effective manner..

I like my home, but I almost backed out over struggles with financing. The portal would allow multiple page uploads on pages that didn't need them, but would not allow on pages that needed them. I had to supply the same paperwork several times...4 times on one issue. I was living in a motel and didn't have access to a desktop or laptop. I would receive alerts that I would need to supply something "immediately" that I had already supplied or my financing was going to be delayed and I would loose my buyer's incentives. I was also working out of a different branch at my job. This was my 3rd home purchase, and it was unnecessarily stressful in comparison. I think the parties did not have good communication. ... More

As a real estate agent I’ve had many interactions with RAH. As a buyer I was disappointed RAH has stopped allowing buyers to select their upgrades and designs. This made our purchase a bit hard and honestly more expensive on the back end in order for us to get what we wanted. Do better Richmond. For the people giving you business. Your design teams don’t know it all and at times make errors and bad decisions ( like not putting windows on a wall with a MOUNTAIN VIEW). It’s not that important to build homes as fast as you can. Poor communication and information

The beginning was rough. But Jeremy ( RH )and Steve (loan officer)Jennifer (loan processor)step in where my own realtor fell out. The team that does the walk though was amazing!! If not for tough start due to someone leaving and pass-off of clients & miscommunication. I would've marked higher for overall experience. I would recommend.

She is awesome to work with. Extremely thorough, attentive, and follows through. She's communicative, and a problem solver.

I live my new house, layout and design. Wish they could have added installation throughout the whole house. Carpet could have been better. Overall I am happy with the house.

Our agent for Richmond was not the best. The home has been great thus far. The mortgage company Richmond uses is horrible. The first and final walk through was lazy

Our experience with Jee and our building superintendent, Ruben, has been outstanding. Jee has consistently been available to address our questions and provide assistance, while Ruben’s extensive knowledge and helpfulness throughout the entire process have been invaluable. However, I would strongly recommend reconsidering any future transactions with Richmond’s Mortgage team. We found their lack of expertise, failure to review documents promptly, and inability to adhere to a timeline conducive to closing on time both disappointing and surprising. It is concerning that, despite the high standards evident in other areas of their business, their mortgage division fell significantly short, displaying a troubling lack of organization and professionalism. ... Greg, my sales person was always available and willing to help with all my questions/concerns from start to finish. Superintendent was always communicating with me on a weekly basis and willing to help me understand the construction process.
