Fools plans a well thought out maximizing square footage. But builder will delayed fixing build problems and extremely poor response to fixing issue.

Love my house but experience was not ideal

Michelle was Richmond Americans sales rep and I was her first sell and you could tell. Anytime we asked to see the house she would schedule an appointment get to the house and give us a 5 minute time limit say she needs to get on to her next appointment and did the exact same thing day of closing. Good plans! Workmanship is poor. And supervision of construction. Very poor. I still have issues that I need to now try to get fixed on my time. I’ll be by the grace of God to get these things done. Not to mention some of the main construction there’s issues. I still may have to take things up to the Better Business Bureau.

We did not go through the customizing so cannot speak to that. However, our experience throughout the purchase and after has been sad. We paid for an outside inspection, highly recommended, and had a huge report on a new home. The first site guy was terrible to work with then we got Chad. He helped move the process along but there were still a bunch of items that were never done properly before our close. Still waiting on cabinet repairs (3 months later) and it took a full on fight to use our "warranty" to fix a gas leak at the range. I would not recommend friends or family to use this ...

Tried contacting Homewaranty for issue with pin holes in the floor grouting all over my new home, I acknowledge of being a Holiday weeks and was given 10 working days for replies until up to date. The overall financial part of buying was good. We put 5% down to start construction and did not need to pay anything more until closing, the time it took to complete the build ended up at what was originally scheduled. Took longer than it should have to be able to close on the house as repairs were not done in a timely manner and we were lied to about some of the repairs being completed. My inspector found water damage 3 to 4 inches high on all of the kitchen cabinets. The superintendent Gilbert continued to say there was not a flood in the kitchen. Bait and switch - Build is nothing like the model shown.

Beware - the builder doesn’t address any of the items flagged nor conduct cleaning, based on your first walk through. The build looks NOTHING like the model. The model has way more amenities than what the builder provides. Construction workers leave trash all over and the builders just build right on top of it instead of picking up the garbage. Cheaper carpet, less cabinets, less lighting, cheaper grass laid out on all lawn areas (should have been St. Augustine, per my closing document), no backyard irrigation system. Cheap and shoddy workmanship

Where do I start? On my escrow closing day, I got 4 remote controls for 2 garages. 2 worked and the other 2 did not work. The craftsmanship for my home was not up to par. So many cosmetic issues so far and little things that should not fly by an assistant super intendant. They are going to work on fixing the issues but that is now time I have to spend being around for the lack of work that should have been done the first time or after the first walk. Rather sad to see this kind of work get breezed over just because the houses are going up so fast.

From the beginning to the end of the process of the build I wasn’t too happy on the quality of the house. The builder don’t see it as a big investment and brushed away your concerns. Everything on the house you expect to look new and flawless but it’s not. There’s some nail hanging out in front of exterior trimming. There’re some area that needed to caulk were missed. Other than Lauren, The experience was extremely underwhelming. The quality of workmanship was disappointing at best and it became very clear that our Superintendents did not have their finger on the pulse with trades. During our final walk, it was explained to me by Sergio that i "cant expect perfection". That bold statement has been my Richmond American experience in a nutshell.

I have been trying to get items from my original punch list repaired with very little luck, on top of that I have several other items that I found (like breakers tripping for no reason, lots of drywall issues, flooring issues, broken tile, doors squeaking and hinge pins coming out etc.) that are also needing repaired. On the day of my walkthrough, the electrical was not working in the kitchen, no hot water, the back fence was crushed by a tractor, screens missing and torn and so forth. The person conducting the walkthrough for Richmond had no idea of the condition of the house because Richmond did not complete a pre inspection.
