I came into the sales office, but my Real Estate Agent had a family emergency, and I went by myself as I didn't want to reschedule. I provided the Richmond American Rep with all his information. When we confirmed that I qualified for the Trade Discount we had to remove my agent (who fortunately was ok with it) from the contract. Despite signing all the Richmond American Finance paperwork identifying this home as a primary residence they would only approve me as an investment. When I asked for the Real Estate Agent to be reinstated on my contract Richmond American Refused. This could ...

The build is so poor no attention to detail at all. So many mistakes it’s crazy this is a model home. The construction workers blast their music all day from early morning to end of day we can’t sleep from them. Wood delivery dropped off at 5:30 am the other day waking up every one in the house. 5:30am the delivery driver is slamming his flatbed up and down to shake the wood off his truck. They come onto our property many times since we moved in. The construction workers park in front of our house literally taking our sidewalk parking and drinking beer and having lunch right outside our yard. ...

Inspection had many minor issues.

I bought the home December of last year. Inspection had minor issues. Afterward, the second walkthrough also had not fixed issues. They asked me to waived inspection because it was a new house. Maybe I should not have agreed. In addition, even though I paid 20%, they didn't go over that I could opt out of paying taxes every month. I also submitted a request to fix more minor issues. It was hard to get the issues resolved.

The view is nice, the house looks nice but the quality of work suck! Would I buy another Richmond home? Not in a million years unless it’s been some miracle they actually took their time to build a quality home and not quantity. They give you a 6 month warranty but it takes them almost the same amount of time to fix the issues. No thanks!

Chuck was exceptional, professional and very very responsive. If it wasn’t for him I wouldn’t have bought the home. He went above and beyond the call of duty to get things done and address issues that wasn’t even in his job description. Scott has been great in addressing repair/missing item issues. Quite a gentleman and knowledgeable. Your mortgage side is horrible except for Khrista. She was wonderful. The underwriter was totally absurd. Kept asking for information previously submitted. She aggravated me to the point of me calling the deal off and Chuck actually intervened to help. Wrt ...

All the windows were dirty, all cabinets were dirty with sawdust in them. Base boards are not level. A large crack in the sheet rock drywall to the panty. Many other issues!

The sales person Lia was excellent to deal with. The construction manager was responsive 90% of the time of the time but still could not for full fill my request to fix the many issues. The limited features provided at this price point was extremely disappointing. The laundry is on the first floor away from all the bedroom, not practical or convenient. There are useless upper and lower cabinets in the Master bedroom. A terrible waste of space and functionality. No under cabinet lighting in the kitchen! At this price point you would expect that at a minimum!

Not a very good after closing support for a remote buyer.

When buying a home remotely from Richmond American Homes, I expected a certain level of support and care, especially as a buyer. Unfortunately, the experience has left much to be desired. I closed on my home without being present for the final walk-through or the first two weeks of ownership, trusting that all was in good condition. Shortly after moving in, I discovered that three trees had fallen on the property while I was absent. I asked the builder to stand them back up, which they did, but the trees quickly died. When I reached out to report this, hoping Richmond American Homes might ...

Rushed Construction

We agreed to purchase this home while still under construction when a major leak under the slab was discovered. At that point along with other issues like the grading of the property where water collects around the foundation I no longer wanted to continue with the purchase because of potential problems in the future. In the agreement once they have your money they are not obligated to give it back to you even if the problem is on their end because they are supposed to fix it but the repairs done to my house were band-aid repairs that they won’t accept for themselves. Most of the blue tape ...

My Richmond American Home Building Experience - its not about relationships

We just purchased an Idaho Richmond American spec home. Although it was a spec home, we entered into a purchase contract just as the build began. The Richmond sales team was very friendly and reachable in those early days. We signed their contract and completed their down payment early. After that though, everything changed. Now the salesperson and project manager seemed to avoid us. Their prior promises really didn't seem to matter anymore. For example, one promise they made was that the build could be prioritized and the completion date advanced if we needed it. We needed it. Now though, ...

Don’t go without a Realator and don’t believe the salesman John he will say anything just to make a sale and the he will lie and say he never said it. He had us fly from Hawaii for the frame walk and the project superintendent was not ready to do the frame walk because the home wasn’t ready for it. Remember your not to hold them up in anyway but it will never be there fault if they are not ready when they inform you that they will be. As for the quality of the home I would have expected it to have been much better. The drywall in the home is already cracked in one of the door frames by ...

I recently purchased a home from Richmond American Homes (RAH), and while the overall experience had some positive aspects, there were significant issues that need to be addressed. **Quality of Construction**: While the materials used are good, I was disappointed with the craftsmanship. There were noticeable flaws in the finishing touches, indicating a lack of attention to detail. Additionally, throughout the construction process, the workers left the property extremely dirty and even buried trash in the yard, which was unprofessional and frustrating to deal with. **Design and Layout**: ...

This is my 4th new construction, all with different builders and the quality of the workmanship has been the worst so far. After a month none of the “within 30 day” repairs have been completed. Several rusty nails have been found in the front and back yards. The yard has many low spots in excess of 6”. The sod along the back fence was dead, promised to be fixed and never was. I replaced it myself. Floor boards were replaced once and require continue work due to the replacement damaging adjacent boards. Several area of trim work still need to be fixed. I love the beautiful house that was built. The workers made sure to build the house with great care. However, there are portions of the house that are different than what was discussed with me by the sales representative. In fact, there are quite a few surprises that have come up that were not communicated to me by the sales department. Three weeks before closing I was blindsided by what I was told was a "decision the builder made". There was a delay in getting into our home. Two weeks to finish up. They should have taken another two weeks. At final walk through - punch list items would be taken care of asap. We waited over 4 weeks for even the first things to be addressed. We love the area and we think structurally the house is built well but the quality of the finishing (paint, doors, grout, etc.) has been really disappointing. The initial 4 weeks of hardly any communication was frustrating.
