We were the easiest buyers ever. We walked in, said we want that house, and were ready to put 20% or more down using "their" lender. Unfortunately their lender Home American Mortgage Corporation is TERRIBLE to work with. Their complete lack of communication with the builder made the rest of the process unbearable. Richmond appeared to want to sell the house as badly as we wanted to buy it, but the lender was more or less useless, and seemed completely disinterested in making the deal work. I purchased a new Richmond home 30 years ago. The quality of the home then was was great. I can't say the same today. The appliances are unbelievably bad. Home builders are saving money by installing "contractor grade" items in the home. If they offered to let us upgrade to something better during the construction process, that would be fine, but they do not let you upgrade anything. Sales lady Lori provided good information about the residence and options of the house. However, when providing information about lenders, the information was not correct The lenders, the home owners insurance, the sales department were not in sync when providing me the right information I would get an answer from one department then a different one from the other department, and so on. This was the worst experience in regard to communication period. Our agent Mayra shared no concern with my and my wife's concerns to the home purchase. She seemed simply satisfied to getting the signatures required and the deposits then after that she simply disappeared! She made numerous blunders. Not mistakes but huge blunders and wouldn't answer her phone or return messages as needed. Rough Experience, Good House

I'll be honest, it was a pretty rough experience overall. I put the money down in January. They initially said July was the goal, and then pushed to mid August, then mid October, mid November, end of November, mid December, end of December, mid January, then I finally closed (barely) at the end of January. We purchased a new build from dirt. The overall experience was frustrating to say the least. This was our first time buying a new build, so we did not know a lot of key things we should have received from a builder. We met with the sales guy multiple times before we finally decided to buy from Richmond. We pick out the lot from the RICHMOND plans, paid our earnest money and were told it would take 12-14 months to build. This was on 2/27/23. I would like to write a good review in regards to issues in my home that still need to be resolved but unfortunately I have not had a good experience as of now. After the inspection, I was told that whatever needed to be fixed would be fixed within the first 30 days of the closing date. It is now past the 30 days and i have nothing fixed.

THE BAD. Our house was filthy after closing. Workers used our bathrooms, broking promises by builder in regard to our driveway. Paint spots on carpet in every room. The tile floor had paint specks and excess grout and some type of adhesive spots. Bathroom counter top had silicone smudges all over them. THE GOOD, The neighborhood and residents are great. Nice floor plans and lots, poor agent communication, some poor craftsmanship, very poor work order follow up

The floor plans and lots are nice. The sales agents seldom gave updates, and was very hands off and everything was “out of their control”. There were frequent delays, communicated last minute, with vague reasons give. The day before closing, we were told it was delayed, yet again. The day before closing! Several rollover items from the final walk are still incomplete. Several new work orders after move in are still incomplete, going on over a month.

First off, the house itself is very nice. The floor plan is awesome, the materials aren’t bad. It’s a very welcoming home. However, 1 month later. The people I worked with, sales and construction, are outstanding and continue to be so. They are just being asked to do too much, too fast and the results show it. Quality of work is lacking, during initial inspection many items were brought up. During the final inspection most of the initially mentioned issues had not been resolved. We already have a list for about 30 items that will need to be addressed during the 30 day inspection. Home buying process was not good. Their lender was terrible and I had zero communication with sales rep declined and a few things he described were inaccurate. He also didn't tell me about the upcoming inventory. Their site project manager was the saving grace. We purchased a home and did the final walkthrough etc and all was taken care from the list our inspector provided. Their was one issue that wasnt…water dispenser from fridge. We were told part had arrived and scheduled the technician to repair. Technician arrived no part was given to us and tech knew nothing about it. The technicians made several trips and still hasnt been fixed as of 11/25….moved in 10/11. My wife or I have had to take time away from work and be at the house each time. House - Not a Great Experience

It's A Shame You Can't Live In It First...

Love the overall layout and most of the workmanship, and the lot/view is what ultimately carried the day. On the other hand, the negatives are numerous. Appliances are a HUGE disappointment for the price of this home. Most are complete crap; dishwasher is a joke. Our experience with Richmond American Homes was one of chaos and confusion. The sales team lack the ability to communicate. Three times the closing dates were moved, but the sales team would not inform us until the before and in once instance we were not informed until the day we were supposed to close and get our keys. We have been in our homes for a month and the punch list items have not been completed from our pre-move-in checklist. I would not do it again!

It was not a pleasant experience as the home we wanted was told it was sold while in actuality it was not. The home we purchased has issues that are not being resolved. Poor quality of paint resulting in painting with superior paint prior to moving in. Garages are all too small to accommodate larger pickups. And the real clincher was looking in the attic above garage are ceiling joists with incorrect bevel cuts still used offering little ceiling support. Obviously inspectors don’t do their job.

This is my second home. The sales Departmrnt was not honest, and The lending process was the worst experience. . Richmond lenders was not helpful, constantly being condescending and making you feel like you should just give up. Questioning income, questioning why I didn't know certain things. We’ve had a lot of issues after buying the home. A lot of poor quality work done on the home. Many things not put together well, the upstairs bathroom flooded after a storm because there is an issue with the roof or the pipes and now we’re worried about mold and water damage from every storm before that. We’ve appreciated quick responses to our warentee requests to address these issues. And that we are under warentee, but very disappointed in how poorly the condition of our new home was in.

The sales process was very efficient and pleasant. After moving in we found several issues with the house itself. We made a list and were instructed to communicate with their representative to get these resolved. Almost a month and a half later and all communication is one way - me to them. I don’t even get a thanks for the text I am working on it. Nothing. It is very frustrating.
