I would not share about my house

My first Richmond home was pure owned and by far the best customer service of all. The second was purchased in 2007 and aside from the economy tanking was still a good purchase, had a couple issues that were attempted to half repair and one that was never fixed, the way it goes I guess. This last home, 17 years later I figured they would have there act together, I was unpleasantly surprised with a no. Immediately after signing the contract, sales lady became rude. The house was pushed into a rapid completion and it shows. Plumber messed up in the underground and now a toilet touches the wall, super wouldn't stop saying that he will have the new one, well now that the 30 days are over, he won't even look my way, but I can just go buy a new special toilet to fix their problem, what's another $150? Being the last house in the subdivision, the dirt grading was low and argued that it's ok because a couple of their payed contractors say so, my dump truck just brought a full load to spread around the back yard, what's another $1000? I let them out of the final punch walk list because I know their subs will screw something up while fixing what they came for. If you live in Colorado, Richmond might very well be a great home, but in Arizona, run don't walk. Shady, rude and untruthful. Buyers remorse set in about 3 days after earnest money was paid. ... The Forman/supervisor was great during our final walkthrough. Now for the package I was told when I signed the paperwork in Oct that I would get the vanity/cabinet in the master bathroom. Towards the end of the build, I noticed they put up some ugly shelving across from the toilet and not the vanity/ counter. The sales person said that the packages were changed and instead of picking out the items we want it was one Package with color flooring and no upgrades. Which really sucked because I loved that vanity in the Larmar in the bathroom. And Richmond American would not work with me. I will never buy a Richmond American home again. ... More

I did not feel great. Degine of the home is nice but the meterails use are very cheap and but house price is not cheap as they use the meterails quality.

We moved into a corner lot with a water tank behind us, the entire water tank is surrounded by a rock wall and in several other residents backyards but ours. When trying to get answers as to why we did not get a rock wall fence as well no had any answers. The city decided to put up an ugly barb wire prison fence directly in our backyard. When trying to get answers on who the developers were to discuss other options NO ONE KNEW. No one seemed to know anything! There’s no reason we would have thought anything but that rock wall would have just continued over for us like it did for EVERYONE ELSE, we feel tricked and lied to. We were originally tricked when we started the process by our sales agent Desiree who told me we had up to 90 days before closing to back out and get our $20,000 deposit back which turned out to be a lie. Once the house was built we found a lot of sloppy work to be done and getting someone out to fix issues has been a super long waiting game. ... More

Not a good experience because I just told almost maximum closing cost 2% but actually cost was more than that, many issues when came never been solved

Very bad and take long time to fix .look like I beg for repair

We have been absolutely disappointed with this company. We have never had a construction company have not care or their product or it’s finished homes. The outside of the house has so many touch ups that needed to be done. There are so many nail holes that were not covered properly, ,as the inside do too! The cabinets were not finished at the corners, the fans are constantly on and off at all times of the day and night. The furnace makes a loud noise when it comes on and off. The ac unit does the same noise. We have beer asked to check the filters we did that doesn’t have anything to do with the noise. I’m so sad the company doesn’t care who there contractors are, because we love the layout of our house and the design. The first super Rob quit between first walk and final walk and this delayed me moving in by over a week. The new super Shawn was great.

I really like my new home. The only problem I had is the two other bedrooms are super small. I have a three piece bedroom suites and they are all crunched together. So the bedrooms could be a little bigger. My pantry is to die for and so is my laundry room. We love our RV garage. (Our diesel pusher barely fits) but it does. On my walk through we had several things that needed fixed. Especially a hole in the master bath ceiling where the light is on the ceiling. Not fixed. Then …. How in the world did this get through inspection: in our attack the plumber needs to come back and fix the roof, then after that is fixed the roofer needs to come back. This needs immediate attention. I have called a few times. I have been in my home sense March 13, 2024. I need this fixed. The other issues can wait. On my builder Mike, he is super wonderful!!!! He works so hard and now he is short handed and trying to get everything done. He is a hard worker and tries very hard to please everyone. He is only one man and he can not do it all. Appliances are not inspected and tried to operate before leaving the house.

Buying an expensive home you expect it to be well put together and good quality. However, since moving in we have found so many problems and some that can not be fixed. We are hoping they will be fixed in the upcoming weeks, however, when buying a new home (especially one that’s priced so high) you shouldn’t need to have a lot of things replaced/fixed.

To start things off, my wife and i just HAPPENED to be in the area looking for homes with our broker. We had a great first impression with our sales person. He was straight forward, very knowledgeable and only showed us homes that would only meet our needs. The home buying process was just a disaster from there. Our sales person Jordan initially told us our lease would be bought out, and that we would not pay any closing costs. Anytime we spoke to the lender Jenna it seemed she had a different story and had no idea about our closing costs and lease buy out. Zero communication between the seller and the lender of our deal. We constantly felt like the middle man between the builder and lender. Our broker was often times left completely in the dark and relied on us for information about where we were in the process. The day before we were scheduled to have our walk through we received a phone call saying we MISSED THE SCHEDULED WALK THROUGH. Apparently they scheduled it for a different day and time and did not INCLUDE us on the invite. Closing day was frustrating, to say the least. Thirty minutes before our scheduled closing time we were notified by the TITLE COMPANY that we have not received final approval and our closing would be postponed. Then we immediately got a call from the lender apologizing because he should have told us a few days prior that he needed verification of two more items. We were upset that he had not reached out sooner, which in turn pushed the closing time. All in all it is a beautiful home, however the sales communication was horrible, Jenna was always rude to not only my wife but to my Broker, and Alex the on site superintendent has been phenomenal. Alex communication and follow through has been amazing and the rest of the team could really learn something from him. ... More

We have had several problems noted at walk through that have not been fixed! Hard to get anyone here to fix them without taking off days from works.

Fools plans a well thought out maximizing square footage. But builder will delayed fixing build problems and extremely poor response to fixing issue.

So far we’ve passed our 30 days of being in the home and still no follow up on issues that need to be fixed. I pass buy the contractors throwing up other houses very quickly and can tell it’s slapped together just like my house. We blue taped a lot on our first walkthrough and it looked like they just took off the tape and didn’t fix the paint issues. I wouldn’t be so upset if I didn’t pay $3000+ for a paint upgrade on the whole house. The cabinets still have yet to be fixed and they sent the wrong part. I went up into the attic and there’s huge nails sticking out everywhere. Low quality beams used and just slapped together with some having fat gaps between. All in all, Richmond, like most new builders, have quotas to meet and are trying to make as much money as possible and cheating out on the contractors. I don’t have confidence this structure will last long without major issues long term. It’s unfortunate for nearly half a million dollar house that sold for $250k a few years ago. But it allowed my wife and I a place to finally call our own and we love the floor plan and some of the upgrade options. Just wish the quality of work was actually appreciated and Richmond spent better money hiring better contractors that took pride in what they do. This is a lovely home, and the buying process was easy. However, there were a number of items on the punch list that needed to be addressed, for example, a bowed wall, unfinished wood trim, a chipped granite counter, gouges around the front door, scratches in the tub, etc. Ultimately the builder was willing to address everything, but I had to push to get some of these things fixed, as if it really wasn’t their standard and they didn’t want to be bothered with it.

It’s been frustrating working with them.

Builders did not disclose certain items to buyers, during and even after purchases. When discovered by buyers, builder were not responding to covered dispute/mediation. Not very trustful builder imho. Build quality is above average, except the painting workmanship, worst than regular DIYer. Builder should be more honest and more responsive to buyers' concerns/inquiries.

Last week was a push and we ended up with a mess!! Very disappointed.

we love the city, the community, and the housing styles and brevarde. love our location but the home, the finishing, was rushed too much.. so many things are defective or not done correctly. a few major items also. some are very very negligent that should never have occured unless the team wasn't caring or paying attention. very unprofessional in the finishing items both inside and out. very difficult process to get corrected

My initial closing and delivery of our new home was disappointing however Dawn B. in the warranty department has turned things around and resolved many of the problems with professionalism, promptness and knowledge of new build issues.

Michelle was Richmond Americans sales rep and I was her first sell and you could tell. Anytime we asked to see the house she would schedule an appointment get to the house and give us a 5 minute time limit say she needs to get on to her next appointment and did the exact same thing day of closing. Day of tape walk through it went good lots of paint and drywall errors Mike was great, the final walk through a week later come back and the paint is done but with different paint ex. the walls that are flat paint were touched up with satin, they painters got paint all along the carpet and were supposed to return and a month later still haven’t. Mike had said he was going to finish working on unfinished items and then never got around to it. Electricity is messed up that when fans where installed in front bedroom and bedrooms up stairs it will turn 1 on up stairs and 1 downstairs the either both work or both don’t. Outlets are crap the majority your unable to plug anything into them. In one of the rooms up stairs if you plug anything in the outlet all the electricity goes out up stairs. ... More

Fit and Finish and Quality Control in all aspects are completely lacking and unfortunately very frustrating to get issues resolved. Their staff is overworked but trying the best they can.

Not impressed with the quality of work at all .. Roof leaked bad during the rain for a Mew Home very Dissatisfied .. the Moisture test man does Not allow enough time to get to the home, NOT DEPENDABLE at all Still awaiting on the moisture test, it’s been over 3 weeks, Give last minute notice. Not Acceptable. People have Jobs. Walls are cheaply made too much DRYWALL. Cheap toilets, bathroom & kitchen fixtures also very cheap.… DISHWASHER is very cheap DOES NOT WORK PROPERLY! No instructions. my 17yr old Whirlpool works better than this dishwasher. Small Cheap garage door opener… No kitchen Storage whatsoever . paid nearly half of million dollars for this home. My previous home Was built much better than this home at half the price.. workman ship of the home is poor… I will Not recommend a Richmond home.. people will have to find out gor themselves.
