I was promised $10k towards closing costs if I signed by a certain date and if I used the preferred lender another $9k. Fine print of contract said all of nothing. Sales agent made a promise and did not keep it. Still have warranty issues, blue tape items not finished and no front yard landscaping after a month of living in the home with no timeline on when it will be completed.

The carpet is so thin and bare the carpet tack made my feet bleed. NONE of the shelving was installed into studs, I had to fix it all myself. The pantry shelves were cut too short, and I am still waiting for that to be fixed. The roof pools water on it during storms instead of having the grading set correctly. The garage door strip was cut short so I have mice in the garage. They pressure you to give them all Five Star reviews, they don't deserve them. The sales staff doesn't explain that the bathroom tile you get is just builder grade white blah, unlike the model home. The appliances on the ...

When we did our walk through, we were told all repairs would be done on a timely manner, which has not been the case. We are going on our third month and we still have several issues, that have not been addressed. I was told by our Sales Rep and Builder to create tickets in the ticketing portal, but this has done nothing to escalate our reported issues. We have talked to our Neighbors and they are also experiencing the same issues with the Builder and Repairs. This is unacceptable in my opinion when purchasing a new home.

I had a deeply disappointing experience working with Richmond American Homes and their mortgage services(Home American Mortgage). As a first time homebuyer, I expected guidance and support throughout the process instead, I felt completely abandoned. Calls went unanswered, my questions were ignored, and I was left to navigate complex and stressful decisions entirely on my own. This was supposed to be an exciting milestone, but instead, it became a source of anxiety and frustration. I would not recommend Richmond American to anyone, especially first time buyers who need responsiveness and ...

We were looking for homes in Los Lunas and fell in love with the model home. We also fell in love with the size of lot. It seemed to be off to great start until it wasn’t. The sales rep Claudia, gave tons of inaccurate Information to our family regarding color schemes ,materials , trim color , all the way down to the lot she said she would hold for us . After about a month of thinking the lot was held for us , when we went back to look at it Claudia took us to the WRONG lot. At this point panic set in as she held the wrong lot . Thankfully it was still available. We sat down to talk colors , ...

I recently purchased a $712,000 home from Richmond American Homes, and my experience has been frustrating and disappointing. Before closing, I was promised four sets of keys, but on the closing day, I was only given two. When I raised the issue with the sales associate, Jmir, he was dismissive and unhelpful, repeatedly insisting that I received all four keys instead of addressing the mistake. Fortunately, the sales coordinator, Genya, was professional and tried to help. She arranged for the superintendent to deliver the missing keys, but instead of providing them, he insultingly handed me ...

The magic and the excitement of moving to a new house was replaced with disappointment and frustration. The entrance column and walls of the house were crooked, and everything that was agreed upon during the final walkthrough was not done, inspite of giving them more time to complete it. Because of this, we were not able to move in right away, and the worst thing is, we had already moved in when the repair took place. If not for Mr. Dale, we would have hated the house and Richmond for the bad expereince. It was Dale that assured us that everything in the final walkthrough list will be ...

This Home Buying Experience was As horrible as I think they come. This is Due to a failure at the lowest level to the Supers inability to follow through on their own check list, To the sales agent who has never contacted me after the purchase date/ To the Contractors and Subs who completed the shotty work. The first issue came when winter came and tried to blow out the sprinklers the home builders excavators did not properly install my shut off valve and in order to turn that off and on I have to call the county/ Refused to fix. The quality of my new richmond america home is very disappointing. There were many, many issues during my initial walk thru before closing. Some major as the oven would not work without tripping the breaker. Since I would not sign off`on the home as is, the scheduled a final walk through 7 days later and said all issues would be taken care of. On my final walk through, only have of the items were fixed. I signed off only because I already gave my notice to move out but in reality I was wishing I wasn't in contract on this home. Since move in, there have been various issues found. Every ...

Carrie was great to work with. Tim the foreman was absolutely horrible. Several months of delays, we kept getting lied to about the how much longer. Tim knows what stage they were at but kept making it sound like not much longer. Then when we had the walkthrough Tim just kept saying "well that's the way it is". We had a massive water leak upstairs within two weeks of moving in on an issue both our inspector and us brought up to Tim. Our flooring downstairs is not level due to the subfloor. Our walls/trim were horribly painted. Grass the the front yard is very patchy and mostly dead ...

The sales agent Dan was extremely helpful, communicative, and accessible during the pre-purchase process. Once I signed the contract, that completely changed. He took multiple days to respond to questions and didn’t come to the blue tape walkthrough. The construction team at the blue tape walkthrough was an assistant and a guy that was here for a week. The assistant left 30 minutes into the walk because he had a doctors appointment and was unaware of the walkthrough until the morning of. This left me asking questions 5 days from closing that couldn’t be answered by the guy there for a week, ...

While the layouts of these homes are appealing, that’s about where the value ends. The construction includes the absolute bare minimum of items, and what is included is often installed poorly. Be prepared to make numerous warranty claims, which can take anywhere from days to months to get resolved. You'll need to budget extra for essentials like additional cabinetry, garage door motors, ceiling fans, a fence, a screen for the lanai, blinds, and much more. The carpet was installed with builder-grade padding, and the flooring is disappointingly curvy and bumpy. I’ve also noticed exposed ...

Sale Dept Great, Designer Ctr Great, Mortgage Company Great, Insurance Co Great but Construction Dept is lacking Pride and Supervision or actucally there is none and when you send emails you get no reply back and I not even sure they read them because nothing is completed or communicated back to you. Had recommended 2 friends and have gone back to them to express my disappointment and wish I had not referred them due to the construction department. Its just sad and heard from my New Neighbors they have had the same experience.

They will over promise and under deliver. Everything was a quick fix during the walk around but they waited a month after closing and my consistent follow up to start making repairs that were supposed to be done prior to closing and then postponed by the builder to the week after closing. To name a few: -water hoses in the washer are cross connected -unable to use a broken tub for a month now and builder is MIA. -they show you better quality appliances and then go with the cheapest. -a door doesn't latch - ceiling was not properly painted -floor has stains -house wasn't ...

My move in date was changed first "by mistake". Then a second time was changed 10 minutes before end of day, the day before with no notice provided to me.
