The beginning of the process was very smooth but by the end was a disaster, disappointment. I think the loan processor and the underwriter didn’t use the information they have for weeks prior to the closing with excellency. They was required information, transactions and payoff the day before closing, and also the closing day they was very late on everything. After we finally close I didn’t have the key for my new house and let me in shame in front of my family and friends, specially my wife, to me was a disaster.

Overall this has been an exhausting process. There were so many issues wrong with the house. You would think paying over $700K for a home would get you more. Materials are cheap. I will never buy another RA home, and I will not be recommending your homes to anyone looking to purchase.

With any new build it’s common advice to be involved in the building process as much as possible. The sales representative was awesome and ensured I had ample walk through given the lead time to closing. In said walk throughs, I listed items that were below the standard or in need of repair months before closing. The week of the final walk through many items had not been resolved and new items came up. The construction team was not aware that my closing was the next morning even though the final walk through and closing had been scheduled and I had come back from out of town. Initially there ...

Buying a house is supposed to be exciting blah blah....Well buying a Richmond Homes was the absolute worse experience I've had. If we wouldn't of been left homeless I would have walked away from this purchase. As I get settled in and what not ive noticed a lot of issues. In the RV garage, the wall outlets are not at the same height level. The sheetrock edges arent on 2x4s. The RV garage has a whole 3 outlets in the 43 foot garage. They left the plastic on the over head lights, when the garage opener was installed they took the power cord and went around the frame to plug it in, this caused ...

I was told my house isn’t worth the asking price and it could appraise for less. It did not. They used this as a sales tactic to convince me to buy at an inflated price. They offer incentives but it’s a far stretch to get them to utilize all of them. Tried negotiating with them for weeks and ultimately gave in to them because we were tired of their games. They didn’t make the sales experience enjoyable. Defects started to show close to closing. The assistant superintendent was giving push back about work being completed. The actual superintendent was extremely helpful and the warranty company ...

There were multiple issues with this experience. Some minor and some major. While the floorplan had some great points, it also has some detractors. The master bedroom door to the bathroom opening to the same space as the shower door so they can’t be opened concurrently was a gross oversight. We will likely need to change the shower door or the door to the master bath to a barn door. Front door is only 32 inches. No person with a wheelchair could buy or live in this house without modification. The placement of the handrail on the steps to the front door removes 4 inches of usable space ...

Our home required removal of a shower pan and some tile/drywall. When the drywall was removed, a water bottle full of urine was found. I’m happy to provide a picture for proof. Overall, the craftsmanship of the home has been lacking. We’ve had to contact the warranty representative frequently. It’s disappointing considering what was paid for the home. We already have concerns about its’ longevity.

Richmond American employees at the build site did not appear to care about the buyer’s experience. Each week, we would receive an update on work that would be done the following week and each week, it was the same work. In other words, for 5-6 weeks, absolutely no progress was made on our build. We had to involve our realtor several times to follow up and go onsite to speak to employees. While I would like to commend our sales representative, Claudia, for her professionalism and assistance throughout the home-buying process, I encountered several issues with the quality of my Richmond American Home (RAH). Just for starters, the floors are not level. The flooring throughout the home is uneven, creating both aesthetic and functional problems. Also, the tile for both bathrooms were substituted, but the grout used was the color for the original tile...this should have been thought out by the builder and designer who substituted the tile, but it was not. Now I have lovely tile ...

To who it may concern. We were never offered coach lighting now we see homes with them, we ask for some outlets to moves up for easier TV viewing (Pre Dry-wall) and could not get a response on the additional moving of the outlets. We would've paid for the modification if we needed too. Lots of builder grade materials and now the homes are lower in price with more upgrades. Just not a very professional experience at all for the wife and I!!

Richmond American Homes responded:
Unfortunately, additions and modifications are not always available on our quick move-in homes, since much of the planning and permitting occurs before the home is listed for sale. I'm sorry you were disappointed with the outcome, but I appreciate the opportunity to hear your feedback.

Buying experience was interesting to say the least. Very intrusive with the Mortgage process… However, what was more shocking was the builder and the Superintendent’s attention to detail and lack of follow up on my needs. I was not made to feel like I was number 1 so why would I make you feel like you are number 1? Poor service and lack of communication. This is who you have representing your homes? Wow. All concerns could have been easily remedied with proper follow up and proper communication. Never received a 30 day walk. Still trying to reach them…

We were rushed to close and did first walk through. Numerous issues pointed out and marked. A week later for follow up walk through nearly nothing was fixed. They rushed that day to fix a couple things and said they would get the rest taken care of. Stupid me I trusted them. Now every little thing needs to be scheduled where you waste your time in 4 hour blocks. I've reached out via the website, phone calls and texts with no response! I came into the sales office, but my Real Estate Agent had a family emergency, and I went by myself as I didn't want to reschedule. I provided the Richmond American Rep with all his information. When we confirmed that I qualified for the Trade Discount we had to remove my agent (who fortunately was ok with it) from the contract. The build is so poor no attention to detail at all. So many mistakes it’s crazy this is a model home. The construction workers blast their music all day from early morning to end of day we can’t sleep from them. Wood delivery dropped off at 5:30 am the other day waking up every one in the house. 5:30am the delivery driver is slamming his flatbed up and down to shake the wood off his truck. They come onto our property many times since we moved in. I bought the home December of last year. Inspection had minor issues. Afterward, the second walkthrough also had not fixed issues. They asked me to waived inspection because it was a new house. Maybe I should not have agreed. In addition, even though I paid 20%, they didn't go over that I could opt out of paying taxes every month. I also submitted a request to fix more minor issues. It was hard to get the issues resolved.

The view is nice, the house looks nice but the quality of work suck! Would I buy another Richmond home? Not in a million years unless it’s been some miracle they actually took their time to build a quality home and not quantity.
