We had a fantastic experience working with Richmond to purchase our home. Our sales representative Kaitlin and our building superintendents Dan and Eric all did a tremendous job answering questions and guiding us along the way. Richmond has been very responsive as we have found the odds and ends that need a touch up, just as any new home requires. The craftmanship is what we expected and the finishes have been outstanding with perhaps the exception of the carpet which could use a thicker pad. Greg, my sales person was always available and willing to help with all my questions/concerns from start to finish. Superintendent was always communicating with me on a weekly basis and willing to help me understand the construction process. Overall we have had a great first home buying experience. The quality of work generally is great, we have noticed a few points where it seems like people may have cut corners or simply didn't have a care in the unfinished spaces. (Protruding nail heads) being 1 example. Maybe a few poor cuts in corner spaces etc. Everything is functional though and for that we are delighted. To match the title of my review, Communication has been amazing and we are still reaching out as we get settled within the home. I do trust the builders, I trust the organization, and I think they can take care of any concerns to come through our first year. Warranties have worked wonderfully (not that many were needed at the moment, just small things between appliances.) Everyone is quick to respond and address our needs. I think the home is great, and while we accept the price, it could also have been much less a few years ago so I don't put that on the builders. The markets are inflated and we feel we got fair value for the times. As rates rise we feel like we really lucked out to buy when we did. Similar to previously written material, the team is overall very responsive to what we need. I think the quarterly check ins are in part why, but sometimes it can feel like a lot of time passed to get a response. In terms of general delivery time though I'm sure its because we are swayed by the world of amazon and online deliveries being so competitive. There were punchlist items that were never completed prior to closing and no effort has been made to get them completed. Very unhappy with the service.

Everyone was helpful from the first day. The sales person, superintendent, home care team, title company, and all others were always responsive to our questions. We’re very happy with our new home.

We have owned the house five weeks and only one thing has been completed from the final walk thru list. It is hard to find a wall in the house that is straight. The framing crew did a poor job or the framing material was of poor quality. The dishwasher is poor quality.

Terin has been super helpful with the home buying process with Richmond! We came from the other side of the US and she was able to keep in contact with us to give us updates and would even go above and beyond to FaceTime and send pictures of videos to do the tours for us. And continues to check in even after we move to see how we are enjoying everything and if anything needs attention. Luke has been really helpful addressing any concerns we have and I feel like he truly cares for the people and making sure they are happy with their home. He has been prompt about giving updates on when repairs and other things needed to be done. Everyone I’ve came in contact with has been super friendly and helpful! The home is over priced for the cheap materials used in building the structure. The workmanship is dismal. Multiple feature in the house need to be fixed from replacing windows, sliding glass door, driveway pavers, cabinet drawers and doors and quart’s shower wall. All of these items need to be fixed and have yet to be fixed. The Richmond American home specialist was notified of the issues and still has not reached out to set a time for repairs. We have been living in our home for three months now with no word. I would not buy a home from Richmond American again. I will never recommend them to anyone I care about. ... More

Several issues with drywall, cabinetry not installed correctly, builder is unresponsive . Some items were brought up at walk thru & closing still have not been addressed 30 days later

I was pleased with the whole process. The sales team made us feel like VIPs. They sent fotos of the home at every step. The experience was smooth. I would recommend this builder to any one who wants a new home without issues.

Right from the start of wanting the house, putting down the retaining fee and given the close date, everything went as expected and in a timely order. Happy with the team and would do it all over again.

We had a very positive experience while buying this new home. We moved from another city so it was a bit more challenging. Everything went as planned and in a good time line. The only issues we've had so far are workmanship of items in the home, inop window, lazy touch ups in places and not in others. As far as the value...it's ok. My sister bought a new build with another builder and got so much more for her money. We almost have the exact same lay out too. I feel for half a million dollars a 2,000 sq foot home should come with more upgrades and a few extras. I've purchased a few new builds an preowned homes in my life and that is just my opinion. ... My first Richmond home was pure owned and by far the best customer service of all. The second was purchased in 2007 and aside from the economy tanking was still a good purchase, had a couple issues that were attempted to half repair and one that was never fixed, the way it goes I guess. This last home, 17 years later I figured they would have there act together, I was unpleasantly surprised with a no. Immediately after signing the contract, sales lady became rude. The house was pushed into a rapid completion and it shows. Plumber messed up in the underground and now a toilet touches the wall, super wouldn't stop saying that he will have the new one, well now that the 30 days are over, he won't even look my way, but I can just go buy a new special toilet to fix their problem, what's another $150? Being the last house in the subdivision, the dirt grading was low and argued that it's ok because a couple of their payed contractors say so, my dump truck just brought a full load to spread around the back yard, what's another $1000? I let them out of the final punch walk list because I know their subs will screw something up while fixing what they came for. If you live in Colorado, Richmond might very well be a great home, but in Arizona, run don't walk. Shady, rude and untruthful. Buyers remorse set in about 3 days after earnest money was paid. ... It was a nightmare ,very bad no good terrible experience.

The Forman/supervisor was great during our final walkthrough. Now for the package I was told when I signed the paperwork in Oct that I would get the vanity/cabinet in the master bathroom. Towards the end of the build, I noticed they put up some ugly shelving across from the toilet and not the vanity/ counter. The sales person said that the packages were changed and instead of picking out the items we want it was one Package with color flooring and no upgrades. Which really sucked because I loved that vanity in the Larmar in the bathroom. And Richmond American would not work with me. I will never buy a Richmond American home again. ... More

I had a great experience with the entire team from the beginning to the move in date. They were on time, great customer service, and professional services. My family and I loved living here.

Warranty service seems to never respond

After a change in construction Foreman’s I noticed a huge change in customer service. The new foreman Paul was extremely helpful with concerns or questions. He was also very good at communicating what could and could not be done for small discrepancies we notice during the building process. Paul made the rest of the experience much better. Unfortunately we felt the lender was not as responsive as we’d like. It seems there was little to no communication between the builder, lender and sales team. Our close date changed several times (which was expected). But however, when we asked for an updated close date, often times we got three different answers. Additionally, the lender would tell us to ask the sales team and the sales team would tell us to ask the lender. That at times was frustrating because during the last two weeks, we were living in a hotel. Overall the process was good though. ... More

Lori & Jake were extremely helpful & answered all are questions when we had one . In addition, the time of the closing they were very patient with us & provided us alll the necessary paperwork that made us able to close the house. We appreciate their help & would love to work with them in the future.

Bought a brand new home with Richmond Homes via our own realtor and mortgage broker. Whole process was smooth, minus our first original interested house being sold beneath us the day we said we will put in an offer. We lucked out though and got a better lot anyway. The disappointment lays within the craftsmanship. We had paint run off on the roofs, blue tape from BOTH inspections not taken care of until we pushed and pushed and pushed for a fix but the pre inspection lady just brushed it off and said “that’s just a smudge, it will wipe off”, when clearly it was not. We have lived in our new home for 3 weeks, and had people in and out the entire time to fix things. We still have the interior of the front door to be painted as it never was, and garage door to be repainted as it was half assed, nails on our roof not take down, wires sticking out for no reason outside, and the thinnest layer of mulch laid down with no weed prevention so we have weeds growing through already. Communicating has been a rough road, you have to fight to get anything done that should have been done BEFORE we moved in and did address prior. Now we have to rearrange our schedules to do these appointments and have random contractors show up without appointments. So yeh, house looks nice, you pay the price, and then you open the book and you see the cheap labor. Maybe improve on the labor you hire, final quality and communication. It's a very low-quality build. I would have rated Builder 0/10 if I could. After moving in, we found so many errors. The builder did not caulk many gaps between trims (cabinet crown mold, bedrooms top and bottom trims, bathrooms, all over the house); too many to list. Most door knobs were loose. Trims were cut unevenly. Messy paint job. Thinking buying a new one is wonderful, but this for us is a nightmare. Please build with a heart *Richmond American Homes Builder.

Worst builder I have ever seen. Door trims are not even, patched poorly, and missing caulks. Fixtures installed in wrong position and loose. it has been more than 90 days since the 30 day warrant walkthrough and only one repair have been made. Paid north of 500K for the home and it doesn't worth it in my opinion.

The houses are slapped together as fast as possible with multiple serious errors. Much talk, but little action is expended in resolving the issues. I DARE Richmond American to contact me. They won't.

There was a delay in getting into our home. Two weeks to finish up. They should have taken another two weeks. At final walk through - punch list items would be taken care of asap. We waited over 4 weeks for even the first things to be addressed. We love the area and we think structurally the house is built well but the quality of the finishing (paint, doors, grout, etc.) has been really disappointing. The initial 4 weeks of hardly any communication was frustrating.
