Overall, it's a nice home. Closing process felt rushed. We felt like we were just a house on the assembly line that they wanted to move on from. Lots of little issues. Nothing major was wrong. Getting the little issues takes time to resolve. It's good that we have a year to do it.

The overall financial part of buying was good. We put 5% down to start construction and did not need to pay anything more until closing, the time it took to complete the build ended up at what was originally scheduled. I feel the value of the house and land is good for the price paid. The quality of workmanship is very poor from the things I can see with my eyes. The drywall finishing is very substandard along with the interior/exterior painting. Took longer than it should have to be able to close on the house as repairs were not done in a timely manner and we were lied to about some of the repairs being completed. My inspector found water damage 3 to 4 inches high on all of the kitchen cabinets. The superintendent Gilbert continued to say there was not a flood in the kitchen. Even after I brought a moisture meter that showed the cabinets were 30% wet. The first initial steps of home buying was smooth. The loan officer and sales reps were helpful throughout the way. not until i moved into the home issues starting popping up and when noticed and reported to warranty it took time to be resolved. Bait and switch - Build is nothing like the model shown.

Beware - the builder doesn’t address any of the items flagged nor conduct cleaning, based on your first walk through. The build looks NOTHING like the model. The model has way more amenities than what the builder provides. Construction workers leave trash all over and the builders just build right on top of it instead of picking up the garbage. Cheaper carpet, less cabinets, less lighting, cheaper grass laid out on all lawn areas (should have been St. Augustine, per my closing document), no backyard irrigation system. Cheap and shoddy workmanship

Where do I start? On my escrow closing day, I got 4 remote controls for 2 garages. 2 worked and the other 2 did not work. The craftsmanship for my home was not up to par. So many cosmetic issues so far and little things that should not fly by an assistant super intendant. They are going to work on fixing the issues but that is now time I have to spend being around for the lack of work that should have been done the first time or after the first walk. Rather sad to see this kind of work get breezed over just because the houses are going up so fast.

From the beginning to the end of the process of the build I wasn’t too happy on the quality of the house. The builder don’t see it as a big investment and brushed away your concerns. Everything on the house you expect to look new and flawless but it’s not. There’s some nail hanging out in front of exterior trimming. There’re some area that needed to caulk were missed. The location of drainage was too close to garage driveway every time I pull in always gotta worry about running it over. The sales, lending and escrow staff were outstanding—it ends there with the positive experience. The house still does not have all the numerous dents fixed in the bullnose corners all over the house and paint was poorly applied—we still have spots that need painting near ceilings that have white paint brush strokes over the grey walls.
