We've had to gradually accept the sad truth that, in this day and age, you can't find anyone who will deliver an acceptable product. The housing industry is no exception. Over many months, we observed the building of our new house, in addition to multiple homes in our neighborhood and others. What we saw was subpar work, done hurriedly by workers who either A) don't know what they're doing or B) simply don't care. They obviously put quantity over quality, and the proof shows in the final result. I have neither the time nor the inclination to explain here in detail Richmond's failings during the building process, but let's just suffice to say their over-reliance on vendors has created an inefficient and dysfunctional system. Because incompetent craftsman cannot do the job right the first time, Richmond and the buyer spend precious time and effort arguing over who is responsible for items which need fixing. On the occasion Richmond actually accepts responsibility, getting someone to come over and do the repairs is an entirely different challenge altogether. We had to constantly monitor the building process just to keep everyone honest, and were forced to move into a house with multiple unfinished issues just to close on time. Throw in the fact that their in-house lending entity treated us like potential money launderers, and I have to say having Richmond build us this house has been the most stressful experience we've ever been through. I’ve experienced the home buying process 5 other times before working with Richmond. This is by far the worst experience I’ve had from beginning to end and even after buying the house. The Lender could not give me firm or confident answers to my questions. I go the run around many times from the sales person and the construction person in charge while the home was being built in regards to things the home came with and what, how and when it was going to be finished out with. The underwriter and the lender were not on the same page even after I provided the same documentation to them multiple times. My real estate agent tureens out to lie about commission percentage that we agreed to. The title service was the best part. I’m not new to the home purchasing process. It’s been 40 days after closing and some things are still not painted (doors, walls, touch-ups). I’ve notified them at least 3 times and nothing has been done about it. ... More

progress on the house was pushed back 2 times and then when it came to the end of the month they pushed us in due to rate locks even though the house was not finished to our liking. We went to 3 separate walk throughs and items on our punch list were not taken care of and a month into living here have still not been taken care of or even discussed when the work would be done. They contract out all the finishing work and this was not up to par by far! Base boards have paint run and over spray all over them. nail holes are still exposed and not covered up. corners of the baseboards are not flush or are clumped with paint overall looking terrible. All doors and door frames have chips or holes from the nails that were not filled prior to paint. Areas of the texture on the walls are missing in some spots or over splattered in some. The wrong paint was used in some areas and some areas not even painted at all. Overall finished product was rushed and the Superintendent didn't even look over the final product to even give the okay on the walk through. It was embarrassing to see that many tape marks through the house and between the walk throughs minimal things were addressed. almost as like they just removed tape and didnt think we would check to see if it was fixed. I'll start by saying this was the worst 1st time home buying experience for me and my wife. I feel completely misled from the get go when looking at the model home. I was told my home would look exactly like the model, when come to find out this was completely untrue. There were upgrades in the model home that cost additional and weren't mentioned to us until after we left a deposit. When we found out we weren't getting certain features we tried to back out and get our deposit back, the sales lady gladly mentioned if you back out, we keep your 11,000 deposit. Now would you feel trapped, who walks away from that kind of money? I almost did because the house we were stuck with did not look like the model home, no fireplace, only certain railing up the stairs and not all of it, a huge water heater UPSTAIRS in our laundry room which reduced the size of our master closet nothing like the size of the closet in the model home. I observed the house being built because there was no security onsite and I could literally walk in the house after hours any night of the week. They went through three super intendants so my house was built completely unsupervised which explains the low quality work in some areas. Because of lack of supervision, our closing date continued to get pushed out because delays with materials and deliveries affecting us the new home buyer. Items were broken as they were installed and repaired instead of replaced. Wait, I thought I was buying a NEW home not repaired.When escalating this up to the V P level, he took my call but was prepping for a fishing trip and didn't pay attention to my concerns. Monty mentioned he would return my call and never did and never answered my call after that, what kind of customer service is that, but you're quick to tell me I'm locked in a deal that I was misled into. If I could afford an attorney, I would have reported this company and tried to sue as I was bullied around and forced into buying a home I DID NOT WANT TO BUY! The house over priced. The house have so many problem to fix. Request some one out to fix. It take week before thing could be done.

This has been quite the journey. I tried buying a house with Richmond for nearly ten months. Once I got the approval, they rushed through the process. I was railroaded on almost every front while trying to acquire an independent inspection. My experience with McKenna hasn't been ideal either. When we did my walk through, she tried to make some of the issues I noticed small. She also didn't write down all of the issues I mentioned, so she thought I believed her when she said she had mentioned it to the builder and the builder said it wasn't an issue. There were clear issues. What I didn't share with McKenna is I am not newbie. I have purchased a home before. That home had far fewer issues than this one. Not to mention that there are some items that were never corrected, and some warranty issues that haven't been resolved. ... More

Our move in was pushed multiple times. We signed early with the promise from Richmond that multiple issues would be fixed after. 2 months after moving in and there’s still things that haven’t been fixed. It is very hard to get ahold of anyone to take care of these issues and having gone through 3 superintendents on a 6 month period seems to cause things to fall through the cracks. The quality of materials is not great considering the cost of the house.

Because it's my first home, I really expected to have a good experience. But it's been terrible. My house came full of defects. And I have to beg for the warranty to be fixed. There were things I asked someone else to do myself because I gave up.

There has been a lot of issues since buying and it seems as alll the nice people during the buying process have now disappeared or just send over a warranty link when I ask them to fix something but conveniently enough it seems like almost nothing is covered under warranty

Buying a home with Richmond American was an extremely interesting experience. Initially they drew me in with a promotional 3.99 interest rate which is as good of an interest rate anyone can get in the current climate. Unfortunately, that is about the only upside to buying a house with them. Everyone associated with Richmond American knew little about how the house was set up and worked. The HVAC was zoned incorrectly from how they sold us the house, the sprinkler system misses multiple spots in the front yard, and the upgraded features were installed incorrectly. The actual process of buying the house was also equally difficult and frustrating, on the day of our closing they had secretly moved our closing date. This compiled with both Richmond American’s in-house lender and their preferred title company accusing each other of engaging in mortgage fraud and breaching their obligations did not sit well with me. Ultimately, this has been one of the most interesting, bizarre, and awful experiences I have had and it happened to be with one of the most important and expensive purchases one could make. We bought a model house that was built in year 2020 and seeing a couple of physical problems and signs of usage, instead of being a brand new home.

Buying process was okay, build quality is sub-par. Lack of drainage between houses is keeping in between both side our my house swampy, i havent used my sprinkler system since we moved in in December. Tiles in master bathroom cracking, looks like a 3 year old painted the house, these are just some of the extra issues i have found since our mive in walkthrough. Cant get a response for our 30 day warranty check in to address these issues as well.

Richmond American have extremely very low craftsmanship, so if i ever had the chance to bit another home, I would not bother looking at them.

Very disappointed with the construction of our home. Absolutely no quality control during the construction process.

We are mixed in how we feel about our journey with Richmond American Homes. On one hand, the home is beautiful and we are enjoying getting settled in (we started moving in 1 month ago). On the other hand, had we known what we know now - we won't have purchased this home. The model home and the sales agent, Taylor, led us to believe that our new home would have features/details that it doesn't have. These details mattered to us greatly and convinced us to go with this builder. We were and still are deeply disappointed with the numerous features/details that we don't have. Cheap doors, throughout. Materials are marginal in the bathrooms. Design is nice , but is overshadowed By Poor paint quality.

We were so excited, when it comes to the size of the home and location. Salesman Mr. Garrett Luther just awesome to work with. Other than that, build quality can be improved. Covered plumbing underneath the sink should have been caulked to cover them properly. Trim under the island just an eye soring--should not have left the way it was from the start. Run off paint, exhaust tubes for water heater all dirty. Broken gate, water flooding water meter from next door, sprinkler heads left exposed. I wish I could give a higher rating. I hope Richmond can make an improvement from my honest review.

Several construction delays, quality control issues, cheap materials used, and rushing to complete the house while skimping on quality made this experience a terrible experience for us.

I would be willing to give perfect score and advise all to work with Richmond Homes if only my overall experience was better. For the price paid, I would expect better after closing customer service, better home/site engineering with less errors and a company that is willing to make customer happy with little effort. Unfortunately, as a buyer, at this stage, I can not recommend this builder due to after closing findings/issues they are unwilling to help. Sales people are helpful and good but it doesn't help much. The construction superintendent does not have any control over the subcontractors resulting in shoddy work and a frustrating purchase process. Finishes and materials are less than mediocre. Responsiveness from the builder is below standard.

They get you to sign the purchase agreement and put down earnest money under the impression you will get all these benefits, once purchase agreement is signed their lender has impossible standards. They will likely reject you despite being approved by dozens of other lenders. Further the lender requested that I pull my application which would cause a forfeit of earnest money. Do not trust. Do all negotiations up front. They have zero effort in resolving issues.

The builder used cheap materials in building this home, workmanship is really bad. i expected more for the amount that i paid for this house.

Used their low interest rate as leverage to force closure before all things were finished properly, like painting, 220 circuits, hardware fixtures, working water, etc. Company goal appeared to be build fast, at the expense of quality, and close fast. Then deal with the consequences later. Now we're stuck dealing with the consequences and we're not a priority.

First, for future buyers, read reviews on the builder to know what you’re facing. Next and most important is to have an inspection. There was mold in both the attic and crawlspace and now I cannot get signed documents that remediation was done. I plan to have another inspection done at 10 months. Take several people with you who have great attention to detail capabilities before you buy! The workmanship is substandard! I will have to have the eaves sprayed for mold and the whole house repainted in the next 2-3 years. There is some exposed wood visible on the exterior. At a month now, several doors will not close and the back sliding glass door cannot lock! I have a list of 20+ items that need attention. Had I seen the poor workmanship, I may not have bought this house. The financial process was a very rushed, daily nightmare with so many daily emails, some contradictory that I didn’t sleep for several days wondering what’s next. No issues with Selecting the home, Making upgrades, Getting answers to questions from sales staff on site. Their lending team is not efficient. We have bought multiple properties and have never had so many issues with a Lender. The Lender team would continuously request information that was previously requested Over and over again, we went under contract in July 2023 and my file was still incomplete and unorganized in the last days of closing April 2024. We ended up closing late. It was frustrating to go back-and-forth with the Lender assistant continuously advising documents were already sent. Team was not checking that the documents were turned in, instead, they were just request them. I imagine they had an endless amount of files coming into the same email where people were turning stuff in. It seemed as though no one was organizing the documentation that was coming in. At closing, I was told to send wire transfer payment into an account, Then advised that was not The correct account to send it to a different one, Total disorganization. I paid the wire transfer fee both times. I would never work with this lending team ever again if I had the choice. Have been living in the home for about three weeks, we have found multiple cosmetic issues with the home, Paint washes off with water, Unpainted spots on the walls, Stucco texture missed Outside the property, Light fixtures loose, Cooktop and kitchen not properly fastened to cabinetry, Hanging pole in closet cut too short, Paint splatter on bathroom vanities, faucet with incorrect temperature signaling, And the list continues. I have submitted multiple warranty requests, Still waiting to hear when those will be scheduled for repair. I have observed work getting completed on the homes since I’ve moved in and construction is still very active, only One coat of paint applied this would explain how the paint falls off when you wash the stucco. The same applies to paint job done inside the home. It seems as though the work getting completed on these homes is paid by contract so it’s getting done as quickly as possible, and lacks quality. ... More
