Buying an expensive home you expect it to be well put together and good quality. However, since moving in we have found so many problems and some that can not be fixed. We are hoping they will be fixed in the upcoming weeks, however, when buying a new home (especially one that’s priced so high) you shouldn’t need to have a lot of things replaced/fixed.

During building process, there is no option to change some minor improvements. For example, I like to change the toggle switch to flat one, change the non efficient light bulb etc. The is only one water outlet in entire hose for outdoor. I would like to have one in backyard but it was not happened.

My home buying process went well with Richmond

Sales representatives, Chris, helps us a lot, and very responsible. Location is good and some of house design is good. The building workers are bad, quality of overall finishing is poor, finding a lot of small issues after move in . Warranty service is bad.

Caleb and Anthony are the rockstar in our home buying experience. They were professional, pleasant to work with and answers all our questions. They both gave us timely updates regarding our house and made sure we are satisfied. Chris from the lender however sent me a “formality” mortgage rate lock in form to sign which made me think I had a lower interest rate of 6.5%. My credit was checked before this form was sent and was within the 60 days I was allowed to lock in. Instead of locking me in, I was sent this form which made me think i was getting a lower interest rate. I was later told that my actual rate is 7.3%. ... More

To start things off, my wife and i just HAPPENED to be in the area looking for homes with our broker. We had a great first impression with our sales person. He was straight forward, very knowledgeable and only showed us homes that would only meet our needs. The home buying process was just a disaster from there. Our sales person Jordan initially told us our lease would be bought out, and that we would not pay any closing costs. Anytime we spoke to the lender Jenna it seemed she had a different story and had no idea about our closing costs and lease buy out. Zero communication between the seller and the lender of our deal. We constantly felt like the middle man between the builder and lender. Our broker was often times left completely in the dark and relied on us for information about where we were in the process. The day before we were scheduled to have our walk through we received a phone call saying we MISSED THE SCHEDULED WALK THROUGH. Apparently they scheduled it for a different day and time and did not INCLUDE us on the invite. Closing day was frustrating, to say the least. Thirty minutes before our scheduled closing time we were notified by the TITLE COMPANY that we have not received final approval and our closing would be postponed. Then we immediately got a call from the lender apologizing because he should have told us a few days prior that he needed verification of two more items. We were upset that he had not reached out sooner, which in turn pushed the closing time. All in all it is a beautiful home, however the sales communication was horrible, Jenna was always rude to not only my wife but to my Broker, and Alex the on site superintendent has been phenomenal. Good experience during the build

We have had several problems noted at walk through that have not been fixed! Hard to get anyone here to fix them without taking off days from works.

All Issues noted on first walkthrough where not finished by final walkthrough, the kitchen sink was clogged since the move in date

I was promised $10k towards closing costs if I signed by a certain date and if I used the preferred lender another $9k. Fine print of contract said all of nothing. Sales agent made a promise and did not keep it. Still have warranty issues, blue tape items not finished and no front yard landscaping after a month of living in the home with no timeline on when it will be completed.

My sales person was great

If you enjoy being overpromised, undelivered, completely ignored and overall frustrated for over 6 months straight to only find yourself living in an unfinished, overpriced, cheaply built home… then you’ll LOVE Richmond American Homes. I cannot say enough terrible things about this company, and they have managed to make an experience that should be one of the most exciting and happy experiences for you and your family into a dumpster fire.

Fools plans a well thought out maximizing square footage. But builder will delayed fixing build problems and extremely poor response to fixing issue.

If I would have no I would be going through so many issues with Richmond I would have never purchased a house. They have horrible communication and never get anything done when you TRY and get ahold of them. I explained to them how I didn’t want the supervisor on our property to do anything to try and get our issues resolved but still nothing has happened. The only reliable person was jose . He helped us purchase the house but other than that the first time home buying experience with Richmond in sahuarita has been horrible. Please really look into it before you buy. I do not recommend.

Home plans at Seasons at Green Valley Ranch by Richmond American Homes to be unique and spacious. The community appears to be well-maintained and welcoming, and I would confidently recommend it to our friends for a visit to the sales office and model home. However, there are areas where I believe the builder could make improvements: 1. The Home American Mortgage department could benefit from enhanced communication practices. 2. It would be helpful for the sales office to provide clearer information about layout differences between model homes and actual homes. 3. I recommend that the Construction/Closing department ensures all items are completed before closing. I experienced delays and had to follow up multiple times, even after the home orientation and closing had occurred. ... More

The home is good buth the sale say me live the curtains but not live noting I'm waiting

It been a month since purchase new house and. Still waiting for repairs Bad service no calls no confirmation when can have done

This home was sold to us as located in Surprise AZ. We are hoping that is correct, we noticed that on this survey it was described as Wittman Az.

So far we’ve passed our 30 days of being in the home and still no follow up on issues that need to be fixed. I pass buy the contractors throwing up other houses very quickly and can tell it’s slapped together just like my house. We blue taped a lot on our first walkthrough and it looked like they just took off the tape and didn’t fix the paint issues. I wouldn’t be so upset if I didn’t pay $3000+ for a paint upgrade on the whole house. The cabinets still have yet to be fixed and they sent the wrong part. I went up into the attic and there’s huge nails sticking out everywhere. Low quality beams used and just slapped together with some having fat gaps between. All in all, Richmond, like most new builders, have quotas to meet and are trying to make as much money as possible and cheating out on the contractors. I don’t have confidence this structure will last long without major issues long term. It’s unfortunate for nearly half a million dollar house that sold for $250k a few years ago. But it allowed my wife and I a place to finally call our own and we love the floor plan and some of the upgrade options. Just wish the quality of work was actually appreciated and Richmond spent better money hiring better contractors that took pride in what they do. The sales agent is excellent, but unfortunately, the home is poorly built with numerous issues. Moreover, I discovered that the construction of the home did not adhere to building department codes. During the walkthrough, they may attempt to deceive you to cover their mistakes. So when the issue happens, they will not be responsible. I will be filing to the contractor board
