Several construction delays, quality control issues, cheap materials used, and rushing to complete the house while skimping on quality made this experience a terrible experience for us.

Our walk thru was rushed. After clising someone came and changed our outside circuit breaker. Asked the supervisor and we were told they were just installed to pass the city code. AC breaker now keeps tripping. AC is very uneven and keeps some rooms really cold and others hot. Outside patio lights do not work. Calking is already coming off. On line repair request no respinse!

I would be willing to give perfect score and advise all to work with Richmond Homes if only my overall experience was better. For the price paid, I would expect better after closing customer service, better home/site engineering with less errors and a company that is willing to make customer happy with little effort. Unfortunately, as a buyer, at this stage, I can not recommend this builder due to after closing findings/issues they are unwilling to help. Sales people are helpful and good but it doesn't help much. Repairs have not yet been completed. It’s already been 1 month. Sales staff is great. Travis is a great helpful person . No very happy with the outside staff

You would think buying a new construction would save you alot of headache amd give you piece if mind but it's the complete opposite for me. Too many issues from a leaking roof, leaking hot water tank, garage door replacement, back sliding door that wouldn't lock, unpainted stucco, shaking tiles in the master bath and appliances that were not hooked up. I still have to check the dishwasher. We made note of most of these on the final walk-through and were assured they would be addressed by the time we had keys. We've had to chase Richmond homes down for almost two months to address these as promised. I had to stalk the superintendent. The home warranty specialist has yet to see us as promised. We were told it would happen within 30 days or so after closing, it been almost two months. Bottom line is the build was rushed hence poor workmanship. I mean just yesterday they had to replace a vent and duct in the attic and roof because it was leaking everytime it rained. I had to keep a bucket in my bathroom to catch the rain.while they are better than DR Horton and Lennar, you still have to pay attention to the work. The worst part is they forget your after the closing. If you dint stay on top of them you'll be stuck with issues and your warranty will run out. With all the issues I've had still discovering I just wish that my home warranty person Ashley would communicate with us so we can resolve and move on with our lives and enjoy our home. I don't like to bother people but I paid alot of money for a brand new house and everything should be in working order as promised. If you buy with Richmond pay attention and stay on top of them. I understand that things will need fixing here and there and it's nice that they give you a warranty but I would say responsiveness and communication after closing is a serious problem. ... More

Left a lot of open repairs when closing. Multiple electrical issues with no warranty response. Grading & Drainage is insufficient. Not worth the price paid.

The construction superintendent does not have any control over the subcontractors resulting in shoddy work and a frustrating purchase process. Finishes and materials are less than mediocre. Responsiveness from the builder is below standard.

The purchasing experience was pleasant and efficient. The salesman, Rick was very helpful guiding me through the process, which went relatively smoothly. The communications between the financial institution, mortgage company and Richmond was seamless. During that initial process of walking through my future home, I requested and Rick promised a master bathroom cabinet, the 3rd automatic garage door opener and the raising of the block wall between my house and the neighbor to the East since I literally have to look directly into their master bedroom. There were several other smaller items promised to be installed. After moving in on July 28, 2024, I have gone through three walkthroughs with the Trades Crew Chief, Conner. At each walkthrough, Conner promised that all three major items and the several other items would be installed. As of today, August 2, 2024, I still do not have the master bathroom cabinet, the 3rd garage door opener and I am still looking into my neighbors master bedroom. In addition, Conner finally made a list of all the things that need to be fixed. While he was able to fix a couple if smaller cosmetic problems, the following list contains things that still need yo be completed: Rooms Repair/Paint front door peephole Bedroom 1: paint bottom door; put cover on plate on wall behind door Front Ceiling Grill: Loosen middle bolts on ceiling grills - bowing Front Bath: replace window screen Fix wall or tile at top Paint ceiling above tile Repair tub - severely scratched 2nd Bedroom Replace door - crack Screen repair Install 2nd shelf as promised Rick/Conner Front Door Entryway Wall and moulding issues on east rear wall, repair/replace Wall and moulding issues on west front wall Garage Repair/paint Entryway inside double Garage door Ensuite Bath Repair/paint wall above sink light Tub area left corner Repair tub, severely scratched Replace 1st row floor tile Repair/paint defective cabinet on right side bottom Laundry Room Ceiling above washer needs repair Dining Area Southeast wall at ceiling not at a 90 degree angle Kitchen Area Cleanup repair/painting of Southwest wall corner site Sticking pantry door Living Room Area Replace screen tear on window next to large window Master Bedroom Repair/paint bottoms of barn door Master Bath Level towel bar - Crooked towel bar on closet door wall Install cabinet as promised Master Closet Install 2nd shelf as promised Repair right screen door, it falls off track Conner has not responded to text messages and did not show for an agreed upon meeting on August 1, 2024 for the 4th walkthrough to schedule work to be completed. The qualifying of craftsmanship is border line. The entryway wall is crooked and therefore the baseboard moulding on the wall is a long wavy line. Every single door frame at the bottom looks bad because of unclean cuts. It looks as though the craftspeople used dull blades and instead of filing the ends and cleaning the area, they just painted over the mess. I am absolutely frustrated with trying to work with Conner to get what was promised me, and to make right the repairs needed. While work continues in building more homes further down into the community, it appears as though Richmond is not interested nor care less about completing work with quality and satisfying their customer. Once a property is sold, it appears as though the buyer is no longer a priority although this is a main pitch during the sales process. Overall, terribly disappointed. ... More

They get you to sign the purchase agreement and put down earnest money under the impression you will get all these benefits, once purchase agreement is signed their lender has impossible standards. They will likely reject you despite being approved by dozens of other lenders. Further the lender requested that I pull my application which would cause a forfeit of earnest money. Do not trust. Do all negotiations up front. They have zero effort in resolving issues.

The builder used cheap materials in building this home, workmanship is really bad. i expected more for the amount that i paid for this house.

Used their low interest rate as leverage to force closure before all things were finished properly, like painting, 220 circuits, hardware fixtures, working water, etc. Company goal appeared to be build fast, at the expense of quality, and close fast. Then deal with the consequences later. Now we're stuck dealing with the consequences and we're not a priority.

In the race to the bottom for quality of materials and craftsmanship, Richmond is winning. And you can’t get there without a commitment to low standards and blind-eye integrity - those things start at the top.

Horrible experience nothing that we said two months before the walk first walk still everything destroyed second walk still not fixed you get to signing still dangerous not fixed. The walk is just a waste of my time and money was pull out of money because of a ridiculous walk that the builder did nothing about, horrible experience

Good experience with sales person and design person. After construction started and during construction, things started to go south. Good materials, but poor workmanship. When I raised concerns about errors, I was being convinced that those were "industry standard." You are paying people to work and should expect them to deliver QUALITY workmanship. A recommendation will be to have a quality control person with good customer service to help!

Not good the who did the initial walkthrough, is not trustworthy, she told things after we closed on the house. When we asked questions about parts missing on the house she became angry and argumentative. Very bad customer service!

Very bad and warranty long process And quality of materials very low

First, for future buyers, read reviews on the builder to know what you’re facing. Next and most important is to have an inspection. There was mold in both the attic and crawlspace and now I cannot get signed documents that remediation was done. I plan to have another inspection done at 10 months. Take several people with you who have great attention to detail capabilities before you buy! The workmanship is substandard! I will have to have the eaves sprayed for mold and the whole house repainted in the next 2-3 years. There is some exposed wood visible on the exterior. At a month now, several doors will not close and the back sliding glass door cannot lock! I have a list of 20+ items that need attention. Had I seen the poor workmanship, I may not have bought this house. The financial process was a very rushed, daily nightmare with so many daily emails, some contradictory that I didn’t sleep for several days wondering what’s next. No issues with Selecting the home, Making upgrades, Getting answers to questions from sales staff on site. Their lending team is not efficient. We have bought multiple properties and have never had so many issues with a Lender. The Lender team would continuously request information that was previously requested Over and over again, we went under contract in July 2023 and my file was still incomplete and unorganized in the last days of closing April 2024. We ended up closing late. It was frustrating to go back-and-forth with the Lender assistant continuously advising documents were already sent. Team was not checking that the documents were turned in, instead, they were just request them. I imagine they had an endless amount of files coming into the same email where people were turning stuff in. It seemed as though no one was organizing the documentation that was coming in. At closing, I was told to send wire transfer payment into an account, Then advised that was not The correct account to send it to a different one, Total disorganization. I paid the wire transfer fee both times. I would never work with this lending team ever again if I had the choice. Have been living in the home for about three weeks, we have found multiple cosmetic issues with the home, Paint washes off with water, Unpainted spots on the walls, Stucco texture missed Outside the property, Light fixtures loose, Cooktop and kitchen not properly fastened to cabinetry, Hanging pole in closet cut too short, Paint splatter on bathroom vanities, faucet with incorrect temperature signaling, And the list continues. I have submitted multiple warranty requests, Still waiting to hear when those will be scheduled for repair. I have observed work getting completed on the homes since I’ve moved in and construction is still very active, only One coat of paint applied this would explain how the paint falls off when you wash the stucco. The same applies to paint job done inside the home. It seems as though the work getting completed on these homes is paid by contract so it’s getting done as quickly as possible, and lacks quality. ... More

Richmon construction team have been using my electricity and nobody has respond to my requests about this inconvenience

I work in the remodel/rehab and new residential and commercial construction industries. The home I purchased fails to meet basic, minimum industry standards. Poor finish work. Five weeks since close and still not moved in because repairs not complete. Unskilled labor executing tasks requiring high-level, specific skills (skip trowel texture). New windows won’t open and told that’s how they are. False. Threshold improperly installed and told that’s how it is. False. Four property walks later and only the drywall and texture issues addressed, but these repairs were inadequate to the point the walls need completely refloated and retextured. Lack of follow through by builders warranty/repair team. There’s much, much more. Cabinets damaged, toilet seat damaged, air gap cover wrong color, screen dented and hanging off window, toilet paper holder ripped off wall, handrail severely lacking prep work, two different color caulking used on tile floor, tiles in shower cracked, doors warped, door handles loose enough to fall off, cutouts in drywall some of the worst I’ve ever seen, repair team dripped paint all over tile, paint job is absolutely horrible and that’s an understatement, multiple roof tiles were severely damaged, window frames and sliding door frame scratched, exterior paint lacking coverage in multiple areas, pavers for patios and driveway not level…and more. ... It started from the beginning where the sales rep wasn't sure about how to input our info. We ended up having to do these forms about correct names due to her not entering our driver's license correctly and it went down hill from there. The superintendent got fired and there were a lot of things wrong with the build and still are until the warranty person comes. Guest bathroom is a mess and most of the products used were cheaply made. Overall experience was poor.

My experience has been bad from the start. We originally wanted to design our own house but the lot we wanted “wasn’t available yet” so we decided on a pre approved plan. It was also on a corner and the bedroom and larger side of the yard was on the corner side away from the neighbors. We were assured this is the exact layout of the house we were buying and happy with our purchase. Then They built it “flopped” or reverse so now it’s jammed against the wall, our bedroom and large side is against the neighbors. This is exactly what I didn’t want. We were told by Gina, in the fine print the builder can do anything, anytime, for any reason and we’re stuck with this. There was virtually 0 communication from the builder A.B during the process. We had none of the pre walks of anything before our punch walk. At this time there were about 50 issues, including no heat, missing faucet, cracked countertop, missing lights, a loose paver at the entrance, missing backsplash, dirty inside, paint all over the concrete. I can go on and on. After closing we didn’t move in for a week because we made a deal with the new builders Tom and Dan, to take care of the issues. After a week not 1 single thing was done. After that week I brought my kids to their new house and my 7 year old daughter tripped on the loose paver and fell. This is her first experience at our new home. Since moving in they have slowly addressed some of the major items, but barely touched the list and we still have incomplete items all over. 2 weeks ago our A/C stopped working. It took 2 weeks to fix. There are so many things that need to be fixed, and the worst part is the quality of the craftsmanship mainly on the interior trim/doors/base. Every time I look at a door I get so frustrated because they all look awful. Walking down the entry hall you can see every stud in the wall. It looks so bad. I have sent emails and texts and pictures to the builder and to Richmond homes corporate asking for help. I always get the same response. Nothing. I don’t know what to do at this point. I have been slowly fixing things when I have time, but I work 10-12 hrs at my job. The only people who have made an effort to help us are Tom and Dan, but now they avoid us. Darren looked to be burned out. Just did not care. Issues not resolved. To many issue still no resolved. Paul is now taken over for Darren and very hard to get ahold of and not getting communication on issues getting finalized. Emille was the worst. Not truthful Did not support the home office stated items that we were to have in our home that was not true. Of the 7 homes I have purchased she was the worst. She should not be apart of your company. It’s all about her and will lie talk down RAH I fill she scammed us . We do love our new home however and can’t wait for the list of issue get fixed by Paul ... More

If I would have no I would be going through so many issues with Richmond I would have never purchased a house. They have horrible communication and never get anything done when you TRY and get ahold of them. I explained to them how I didn’t want the supervisor on our property to do anything to try and get our issues resolved but still nothing has happened. The only reliable person was jose . He helped us purchase the house but other than that the first time home buying experience with Richmond in sahuarita has been horrible. Please really look into it before you buy. I do not recommend.

Baseboards aren’t straight, tile squares don’t line up, inside is horribly painted( paid 4k extra for that), granite countertops have paint all over them. Brand new carpets stained from workers. Cabinets are falling apart( again paid 6k extra for those) no hot water presssure in the shower. I could go on for days with the things wrong with this house. After paying almost a half a million dollars I expected my house to be in new condition. Would never recommend anybody to buy from Richmond American
